´Fez Tá Pronto´ / ´Luxury Housing for the Poor´ represent a unique methodology to confront the issue of low income housing which – with initial plans to confront the severe shortages in Brazil (estimated at over 6.5 million

units excluding the widescale favela and urban slum communities).

The only construction system on the planet that can genuinely and effectively resolve the issue of global affordable housing provision.

´How?´ The copyrighted ´Fez Tá Pronto´ / ´Luxury Housing for the Poor´ construction system uses a patented gypsum plaster block: a material popularly used in ancient Roman, Greek, Persian, Syrian and Egyptian

building structures – many of which remain today.

Gypsum is in abundant supply as well as being scientifically proven to be both stronger and more durable than what is used conventionally across the

globe (including both brick and cement).

The business model presents a minimum 40 percent reduction in construction costs (measured against the SINAPI index produced by the

Brazilian government) .

Whilst adopting the highest standards of quality akin to luxury building structures, the programme is therefore in a unique position of being able to provide housing at a realistic price that works for low income earners.

A realistically affordable end buyer price that works in line with real time low income wage levels – prices for the best builders / developers in the country, including Gafisa, MRV, RJZ and Agenco, range between R$ 80,000 and R$

120,000; prices for a ´Luxury Housing for Poor´ / ´Fez Tá Pronto´ housing unit range between R$ 40,000 and R$ 60,000 (for exactly the same unit).

Prices lie between R$ 80,000 and R$ 120,000 for a 2 bedroom apartment

with a living room, kitchen, bathroom, and laundry area (47m² constructed area)

The programme has been approved by the principal Brazilian banking institutions for the purposes of mortgage finance (namely the Caixa Econômica Federal, Banco Itaú, Banco do Brasil and Banco Real /

Santander).

A realistic solution to meet the Brazilian government´s target of annually constructing 1.8 million affordable housing units by 2023 (which is already

significantly behind schedule).

The creation a wide range of employment opportunities not only on the building site but in the production and distribution of the plaster blocks (largely

There are three essential environmental benefits of the ´Fez Tá Pronto´/ ´Luxury Housing for the Poor´programme:

(i) Zero building site waste: the material itself is 100% recyclable and non- toxic meaning that there are no streams of wastes from building sites going to landfills;

(i) Water conservation: all housing units incorporate a recycling network via a dual networked hydraulic pump and a tank that holds between 11,000 and 14,000 gallons per unit in addition to a rainwater filtration unit;

(i) Low energy consumption: the blocks require 300˚ of heat to be produced which is 70% less than what is used for conventional brick and cement structures; are lightweight (whilst maintaining full strength higher than products used across the construction industry); emit no carbon emissions and can be mounted / stored in any weather condition.
