Builder confidence virtually unchanged in FebruaryBuilder confidence in the market for newly built, single-fami-
ly homes was virtually unchanged in February with a one-point decline to 46 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI), released today.
“Following solid gains over the past year, builder confidence has essentially leveled out and held in the same three-point range over the last four months,” noted NAHB Chairman Rick Judson, a home builder from Charlotte, N.C. “This is partly due to ongoing uncertainties about job growth and consumer access to mortgage credit, but it’s also a reflection of the fact that build-
ers are now confronting rising costs for building materials and, in some markets, limited availability of labor and lots as demand for new homes strengthens.”
“Having risen strongly in 2012, the HMI hit a slight pause in the beginning of this year as builders adjusted their expectations to reflect the pace at which consumers are moving forward on new-home purchases,” observed NAHB Chief Economist Da-vid Crowe. “The index remains near its highest level since May

Derived from a monthly survey that NAHB has been conducting for 25 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores from each component are then used to cal-
culate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.
Holding above the critical mid-point of 50 for a third consecutive month, the HMI component gauging cur-rent sales conditions fell by a single point to 51 in Feb-ruary. Meanwhile, the component gauging sales expec-tations in the next six months rose by one point, to 50, and the component gauging traffic of prospective buyers slipped four points, to 32.
Three-month moving averages for each region’s HMI score were mixed in February, with the Northeast up
three points to 39 and the West up four points to 55 and the Midwest and South each down two points, to 48 and 47, respectively.

NAHB study reveals what home buyers really wantThe housing downturn
of the last few years affected not only the number of new homes that are built each year, but also the character-istics, features and size of the ones that do get built. Builders and other industry professionals now have an opportunity to find out what home buyers really want and will not give up in today’s market, as well as which features they are ready to leave behind in light of current economic realities with a new publication from the National Association of Home Builders (NAHB).
NAHB’s publishing arm, BuilderBooks, recently re-leased What Home Buyers Really Want, a study which outlines home buyers’ preferences for home type and size, room layout and design, kitchen and baths, win-dows and doors, accessibility and outdoor features, elec-tronics and technology in the home, energy efficiency and choosing a community.
The study was conducted by NAHB’s Economics and Housing Policy Group in 2012, based on a survey of home buyers nationwide. Results from the study are available by age, income, race and Census division, among other demographic characteristics.
“This survey is a great resource for building profes-sionals, as it provides an inside look at the things home buyers really want or don’t want in their homes,” said Rose Quint, NAHB’s Assistant Vice President for Sur-vey Research, and one of the study’s authors. “With the housing market beginning to recover, and more con-sumers in the position to purchase a home, it is more important than ever for builders to be armed with this information.”
What do home buyers really want?
• First and foremost, energy efficiency. Some of the most wanted features involve saving energy, i.e. energy-star rated appliances and windows, and an energy-star rating for the whole home. Nine out of ten buyers would rather buy a home with energy-efficient features and
permanently lower utility bills than one without those features that costs 2 percent to 3 percent less.
• Home buyers also want help with organization and storage. Large majorities want a laundry room, a linen closet in the bath, garage storage and a walk-in pantry.
What do most buyers not want?
• An elevator – 70 percent would be unlikely to buy a home with this feature.
• High density communities or golf courses.• Only a shower stall (no tub) in the master bath.

average prices, which are skewed higher by a relatively small share of upper-end transactions.
A shrinking market share of lower priced homes con-tinues to account for some of the price growth. Distressed homes - foreclosures and short sales generally sold at deep discounts - accounted for 23 percent of fourth quarter sales, down from 30 percent a year ago.
Total existing-home sales, including single-family and condo, rose 5.0 percent to a seasonally adjusted annual rate of 4.90 million in the fourth quarter from 4.66 mil-
lion in the third quarter, and were 12.1 percent above the 4.37 million pace during the fourth quarter of 2011. Sales in the last quarter were at the highest level since the fourth quarter of 2009 when they reached 4.95 million.
At the end of the fourth quarter there were 1.82 mil-lion existing homes available for sale, which is 21.6 per-cent below the close of the fourth quarter of 2011 when 2.32 million homes were on the market. Unsold inven-tory is at the lowest level since January 2001 when there were 1.78 million homes for sale.
According to Freddie Mac, the national commitment rate on a 30-year conventional fixed-rate mortgage av-
eraged a record low 3.36 percent in the fourth quarter, down from 3.54 percent in the third quarter and 4.01 percent in the fourth quarter of 2011.
NAR President Gary Thomas, broker-owner of Ev-ergreen Realty in Villa Park, Calif., said favorable af-fordability conditions dominate the landscape. "In re-ality, home prices over-corrected on the downside and homes in most of the country were selling for less than replacement construction costs, which means they were undervalued," he said. "At the same time we've had re-cord low mortgage interest rates and slow but steady im-provements in median family income. Combined, these factors boosted housing affordability conditions to the highest on record in 2012."
NAR's national annual Housing Affordability Index, with breakouts for metropolitan areas, rose to a record high 193.5 in 2012 from 186.4 in 2011. The index is cal-culated on the relationship between median home price, median family income and average effective mortgage interest rate. The higher the index, the stronger house-hold purchasing power; recordkeeping began in 1970.
An index of 100 is defined as the point where a me-dian-income household has exactly enough income to qualify for the purchase of a median-priced existing sin-gle-family home, assuming a 20 percent downpayment and 25 percent of gross income devoted to mortgage principal and interest payments. For first-time buyers making small downpayments, the affordability levels are relatively lower.
"The housing affordability index shows that the na-tional median income of families was almost double the income needed to buy a median-priced home in 2012, so most buyers are able to stay well within their means," Yun said. "Even with rising home prices, conditions are expected to stay very favorable with the index averaging 161 in 2013, which would be the third best on record."
Metro areas with the greatest housing affordability conditions in 2012 include the Detroit-Warren-Livonia area of Michigan, with an index of 571.1; Decatur, Ill., at 419.5; and Lansing-East Lansing, Mich., at 397.0. There were 145 out of 156 metros that set records for housing affordability in 2012.
In the condo sector, metro area condominium and cooperative prices - covering changes in 56 metro areas - showed the national median existing-condo price was $179,900 in the fourth quarter, up 12.2 percent from the fourth quarter of 2011. Forty-seven metros showed in-creases in their median condo price from a year ago, one was unchanged and eight areas had declines.
In the West, which is the region most impacted by lim-ited housing supplies, existing-home sales increased 5.9 percent in the fourth quarter, and are 5.0 percent higher than a year ago. The median existing single-family home price in the West jumped 20.1 percent to $245,200 in the fourth quarter from the fourth quarter of 2011.

Study reveals the home scents that help you sell
Real estate professionals have long paid attention to the smell of a home, making sure the scent is pleasing to buyers to hopefully bring about a quicker sale. But new re-search suggests that some of the common scents real estate professionals may reach for in prepping a home for sale can actually turn off home buyers.
Some of the worst scents for real estate open houses: Pot-pourri, chocolate-chip cookies, gourmet foods, and other baked goods, according to the study.
On the other hand, some of the best smells: Lemon, green tea, cedar, pine, basil, and vanilla.
Researchers studied 402 people in a home decor store in Switzerland to find which scents were the most pleasing to customers. Shoppers spent nearly 32 percent more when the store had a simple orange scent over a more complex scent of orange, basil, and green tea—all combined.
Researchers have applied the findings to help provide in-sight into the smell of homes during open houses.
Researcher Eric Spangenberg, dean of the college of busi-ness at Washington State University, says that complex scents, like baked goods, can be a distraction to potential home buy-ers because they’ll subconsciously dedicate time to try to figure out what the scent is. But at a real estate open house, you want a potential buyer not to be distracted by processing a smell. “They are there to process whether this is a place they want to live,” says Spangenberg.
Instead simple scents — like pine, lemon, and cedar — are easier to process and less distracting, Sprangenberg says.

ers Council, he served on the HBA Board of Directors and the HBA Cares Board of Directors and the Parade of Homes Com-mittee. In the community, he volunteered at the Deerfields Hills Renovation project. He is involved with his local church and is a commissioner for the Town of Palmer Lake Planning Commission. He was the team captain for multiple projects for the Griffiths Center, including the Boys Home in Falcon.
Builder Member of the Year
The Builder Member of the Year is pre-sented to a member who has made consis-tent contributions toward the betterment of the housing industry and the associa-tion. The award is given for significant ac-complishment during the past year.
In 2012, Mark Bussone served as Chair of the Code Review Committee. A very important issue, even before the Waldo Canyon Fire, is fire codes. Mark has led the charge on how fire codes are adopted. Finding a code that focuses on saving lives while keeping housing cost
down is a bal-ance that can be reached when everyone is at the table for dis-cussions. He served on the Board of Direc-tors and was the top member re-cruiter during the November m e m b e r s h i p drive, and the year overall. He
was actively involved in the Waldo Can-yon rebuild efforts and is a supporter of Falcon Youth Sports.
Industry Person of the Year
The Industry Person of the Year Award is presented to a member who has made consistent contributions toward the bet-terment of the housing industry and the association. The award is given for signif-icant accomplishment over a prolonged period of time.
Jerry has been with the HBA since its incep-tion – well, at least, since the inception of the Political Action Committee and the Public Policy Council. He has worked on nu-merous special projects includ-ing the El Paso County Impact Fee Community and El Paso County Water Quality Committee. He has held all executive offices including President and is a Senior Life Director for the Na-tional Association of Home Builders.
In the community, Jerry currently serves on five Title 32 Metro District boards and has recently been nominat-ed for a seat on the Regional Advisory Council of the Area Agency on Ageing, and agency of the Pikes Peak Area Coun-cil of Governments
Jerry has represented the HBA on many issues, including:
City and County Drainage Board, Major Thoroughfare Task Force, The Hillside Fire Task Force, EPC Highway Advisory Committee and was on the Colorado Springs Utility Policy Advi-sory Committee.

Recently a joint study was conducted by the National Asso-ciation of Realtors and Google. No, it had nothing to do
with the passage of Amendment 64 legalizing marijuana in Col-orado. Over 8,500 consumers who purchased a home between July 2011 and June 2012 were surveyed about the methods they used to search for their home. The results reveal trends that con-tinue to gain momentum and must be taken seriously by real estate agents that want to remain relevant … and in business.
It is now 90% of home buyers that utilize the internet as one of their primary sources for real estate research, with 52% of them relying on it as their first step. Currently one-fifth of the searches done on real estate occur on mobile de-vices; so, while real estate searches on Google.com have grown 22% in the last year, those done specifically on mobile devices grew 120% last year and 253% over the past four years. Consumers are on the go – probably why the busiest Starbuck’s are those with a drive-thru.
Depending on how you as a real estate professional approach computer technology will dictate whether the internet is a colleague or a competitor of yours. Agents should look at their website as if it were another salesperson on their team – and a commis-sion-free one at that. If you haven’t reviewed the effectiveness of your website lately, now is actually past the time to put on a pot of coffee and give that site a performance evaluation. While you’re at it, make certain it is mobile-user friendly; the number of searches on mobile devices will surely continue to increase.
There’s lots of competition out there on the world-wide-web. Google the term Cy-ber Real Estate and you’ll find 61.3 Million results, literally. The NAR/Google study found that 78% of home shoppers visit at least three websites before finally taking ac-tion on a real estate site, with 11 searches the average before committing to a site. To get noticed and gain activity, your website needs to be attractive, interactive and fresh – like a really successful blind date. It’s those qualities that will garner return visits, and additional dates.
