Why ?

F4 Designs specializes in providing service to people who are looking to buy a home and can’t find what they are looking for. We have the in-house capability to find and acquire properties, re-design, construct and deliver a virtually new home just the way you want it.

Our clients often want an aesthetic, attention to details and quality of home they are not finding in traditional searches. Even the homes that have been remodeled still leave much to be desired. And, because the process of buying a home, and then planning and executing a remodel is such a daunting task, most buyers wind up settling for less than they feel their money ‘should be able to buy.’

To be clear, F4 does not make magic. But, we do provide a comprehensive platform that allows our clients to make informed decisions about what their dollars can purchase. Specifically, we assist our clients in stretching their budgets as much as possible in a way that is organized, transparent and reflects our design chops and building experience.

Bottom line:

F4 will deliver you a home that reflects who you are… speaks to your lifestyle… and will make your friends envious. This is typically how we get our new customers.

The name F4 Designs is derived from a philosophy of marrying the three “F’s” of

design, FORM, FIT, and FUNCTION with a fourth . . . FINANCE.

The F4 Custom program works like this:

1. We work with you in developing a list of wants and needs and establish your

timing and budget (we call it your ‘wish list.’

2. We identify a property that, when re-developed, would satisfy your needs,

wants and budget.

3. We develop a floor plan. Upon floor plan approval, we complete the set of

plans to prepare for submittal to local planning and development services.

4. We will cost out the project and leave allowances for finish materials and

provide a line item budget (we call it our ‘commitment sheet’) for your

approval.

5. Upon your approval of budget and plans, the plans will be submitted to

planning and development for permits.

6. While plans are in review, we will complete

A. a 3D rendering of your new home so that you can get a visual sense of the space, as well as select finishes, furniture locations and show off to your friends.

B. Complete finishing schedules of all flooring, tile, cabinetry, countertops, appliances, door hardware and specialty features.

7. Once permits have been issued, we will set a construction schedule and begin ordering the finishing materials. We will construct your home in accordance with the plans you helped create.

8. Upon obtaining a final certificate of occupancy (C of O) we will issue to you and your lender an affidavit of completion, and provide copies, as well as any other information needed by and requested by your lender.

9. On the date that we close escrow, we will hand you the keys to your new home… and the garage door openers… and your warranty information…. And a complete set of records that includes before and after photos, the commitment sheet, plans, sub-contractor contact information, receipts and paid invoices for all services and materials provided in the construction of your home.

Q: When does the customer commit to the project?

A: When F4 receives an accepted contract on the offer of your subject property, we have 10 days to determine if we want to move forward. The customer must commit to the project within that 10 day period.

Q: How much money am I required to provide to do an F4 Custom project?

A: You are required to open escrow with a deposit that is equal to your required down payment.

(example: if the purchase price of the house is $300,000 and you are required to put 10% down on the home, you would open escrow with $30,000 of non-refundable earnest money).

Q: How involved am I in the process?

A: We will establish early on those items where you want to have influence and decision making authority, and communicate how we bring you into the process for such purposes.

Q: Are there any expenses that are not covered in the plans?

A: Yes: typically Landscaping, Audio/Video, Window Treatments and some Custom Trim Carpentry are outside the scope of what F4 includes in project budgets. Of course, such expenses can be paid out of pocket by clients and incorporated into the design.
