UP UP DN DN UP UP DN ROOF DEFECT: Natural Welsh Slates are falling off in all construction eras. WALL DEFECT: Cracks throughout the wall because the sand and cement render applied during the 1948 re-construction was not suitable for the stone rubble construction of 1847 wall which originally consisted of the lime based render. FIRE HAZZARD: The existing smoking shelter is a fire hazzard in accordance to Technical Guidance Document-Part B. It must be demolished durig re- construction. FLOOR DEFECT: The floors are made from timber joists therefore they must be breathable. Vents located at ground floor level. Defect is that there are pathways too close to the building walls and therefore they create moisture build- up and let the moisture rise up to the building. ROOF SOFFIT: 1847-There is no soffit. 1948-The soffit is 450mm. The junction of the two roofs makes it difficult to insulate externally. SECOND ERA WAS IN THE 1948 WHERE CONSTRUCTION MATERIALS WERE STILL LIMITED, BUT IMPROVEMENTS WERE MADE REGARDING TO THE 1847 CONSTRUCTION. FINAL CONSTRUCTION ERA WAS DURING THE 1992 WHEN A KITCHEN EXTENTION WAS MADE, THEN MATERIALS WERE BETTER IN REGARDS TO INSULATION. THE WHOLE BUILDING MUST PROVIDE BREATHABILITY THROUGHOUT THE WALLS, FLOORS AND ROOFS TO AVOID CONDENSATION BUILD UP. SITE INFORMATION: THE SITE IS VERY LIMITED IN REGARDS TO ACCESS, ESPECIALLY FOR DISABLED PEOPLE, AS THERE IS ONLY RUBBLE STONE AROUND THE BUILDING AND A LIMITED PATHWAY AT THE BACK OF THE BUILDING WHICH IS BADLY CONSTRUCTED. PARTS OF THE PATHWAY ARE ATTACHED TO THE WALLS OF THE BUILDING, WHICH CREATES EXCESSIVE MOISTURE BUILD UP WITHIN THE FLOORS AND WALLS OF THE BUILDING. THERE ARE NO RAMPS AT ENTRANCES WHICH ARE AS HIGH AS 200MM ABOVE GROUND FLOOR LEVEL. THERE ARE NO PARKING SPACES. FIRE SAFETY: THERE IS NOT ENOUGH SPACE ON THE SITE FOR A FIRE BRIGADE TO ENTER AND PERFORM A SAFE TURNING CIRCLE. THERE IS A SMOKING SHELTER ON THE LEFT SIDE OF THE BUILDING WHICH WAS STATED TO BE A FIRE HAZZARD BECAUSE OF THE CONSTRUCTION MATERIAL IT WAS MADE OF. 1847 CONSTRUCTION: WALLS DURING THE 1847 CONSTRUCTION ARE ASSUMED TO BE RUBBLE STONE WITH LIME MORTAR BUILD UP, THERE WAS NO INSULATION AT THAT TIME PERIOD. FLOORS ARE MADE FROM TIMBER JOISTS WHICH ARE ASSUMED TO BE SUPPORTED BY STONE TASSEL WALLS. THERE ARE VENTS AT GROUND FLOOR LEVEL TO ALLOW FOR THE WALLS TO BREATHE. ROOF IS CONSTRUCTED FROM TIMBER RAFTERS, THERE IS NO DPC, AND THE FINISH OF THE ROOF IS COVERED BY NATURAL WELSH SLATES, WITH INSULATION AT CEILING LEVEL BETWEN THE JOISTS. WINDOWS WERE TRADITIONAL TIMBER SHUTTER TYPE, WITH A TIMBER FRAME AND SINGLE GLAZING. 1948 CONSTRUCTION: WALL CONSTRUCTION URING THIS PERIOD IS ASSUMED TO BE FROM BLOCKWORK WITH A CAVITY WITH A SAND & CEMENT RENDER FINISH WHICH CREATED WALL CRACKING PROBLEMS ON THE SURFACE, AS IT WAS AN UNSUITABLE FINISH FOR THE WALLS. THERE WAS NO INSULATION THROUGHOUT THIS PERIOD. THE FLOORS WERE BEING KEPT CONSISTENT THROUGHOUT THE BUILDING AND CONSTRUCTED FROM TIMBER JOISTS WITH A TIMBER SHEETS AND MARMOLEUM AS FINISH THROUGHOUT CORRIDORS, TERRACCOTTA THROUGH WC'S, AND CARPET THROUGHOUT THE BEDROOMS. ROOF CONSTRUCTION WAS SAME AS THE 1847 CONSTRUCTION. AT THIS RECONSTRUCTION PERIOD THE OLD WINDOWS OF THE 1847 CONSTRUCTION WERE REPLACED TO STEEL WINDOWS. 1992 CONSTRUCTION: WALLS DURING THIS CONSTRUCTION PERIOD WERE ASSUMED TO BE A CAVITY BLOCKWORK WALL WITH 30-60MM INSULATION. THE FLOORS WERE ASSUMED TO BE CONCRETE, THEREFORE VENTILATION WAS NOT NEEDED AS PR TIMBER FLOORS OF THE OLDER CONSTRUCTION, THE FINISH OF THE FLOORS CONSISTS OF MARMOLEUM. THE ROOF CONSTRUCTION IS ASSUMED TO BE THE SAME AS THE OLDER CONSTRUCTION PERIODS.
