The Escape Ranch consis ts of 13,952 acres front ing on U.S.
Highway 441 about 40 miles southeast of Orlando at the town of
Kenansvi l le . I t i s considered to be one of the f inest quai l
plantat ions in the southeast . I t has been aggressively managed
for wi ld quai l for many years using every known management
technique with no expense spared to maximize populat ions of wi ld
birds . Ninety three (93) miles of wel l -maintained internal dir t
and grass roads provide complete access to the quai l courses . The
ranch also of fers outs tanding hunt ing for trophy qual i ty deer
and turkey. In addi t ion, there are 2 wel l -designed ponds and
extensive marshes and wet land areas of fer ing great waterfowl
hunt ing. The classic 6-bedroom lodge is new and beaut i ful ly
designed with spacious sui tes and comfortable publ ic areas. There
is a 2-bedroom guest house and al l of the working faci l i t ies

The Escape Ranch l ies approximately 40 miles southeast of
Orlando front ing on the east s ide of U.S. Highway 441 in the
unincorporated vi l lage of Kenansvi l le . Fel lsmere Road, a
secondary unpaved r ight of way, crosses the property. Yeehaw Junct
ion l ies 15 miles south of the property where one can access the
Flor ida Turnpike. The ranch is less than a 2-hour dr ive from the
Palm Beaches and Flor ida’s Gold Coast and contains two grass a i
r-s t r ips (4 ,000 feet and 2,000 feet) ; a l lowing easy access
for most pr ivate propel ler dr iven aircraf t .
Major commercial a i rport hubs within close proximity include
Orlando Internat ional (45 minutes) , Palm Beach Internat ional (
less than 2 hours) and there is a f ixed-base operat ion at
Kissimmee (about 30 minutes) .

The Escape Ranch is located in an area of Flor ida that is home
to some of the largest cat t le ranches and hunt ing plantat ions
remaining in the s ta te . The neighbors to the north, east and
south are a l l large ranches – some even larger than Escape. There
is some smaller acreage development a long U.S. Highway 441 – par t
icular ly to the west .
Fortunately i t i s within easy dr iving range of important hubs
such as Melbourne and Vero Beach to the east about 40 miles ,
Orlando to the north about 40 miles , the Tampa/St . Petersburg
area to the west about 110 miles and the Palm Beach and associated
communit ies to the south about 120 miles . At the same t ime i t i
s not subject to the development pressures that come with being
more closely associated with those communit ies . I t i s , as the
name indicates “an escape.”

One cannot help but be impressed as one leaves the bi ts and
pieces of c ivi l izat ion along U.S. Highway 441 and turns onto
Fel lsmere Road that passes through the ranch. The fencing is good
along the road and the diverse countryside has a wild natural feel
to i t . As one watches on the r ight for the ranch entrance one
soon becomes aware that one is approaching an important ranch
headquarters as the fencing changes to brown post and panel and a
tas teful overhead gate panel announces “ESCAPE RANCH”. Behind the
gate is a long road f lanked by the grass a i r s t r ip on the lef
t and a row of pines on the r ight . A fork at the end of this road
takes one to e i ther the lodge or the main hunt ing headquarters

t . Based upon this same information approximately 2/3 or 9453
acres are considered uplands and the 1/3 or 4499 acres are
considered wet lands. The wet lands consis t of a wide band of land
running north-south through the center of the property. They consis
t of wet prair ies , bay heads, cypress swamps, and open bodies of

Approximately 11,768 acres are encumbered by a perpetual
conservat ion easement in favor of the St . Johns River Water
Management Distr ic t . I t i s recorded in Off ic ia l Records
Book 1370, Page 2160, Publ ic Records of Osceola County, Flor ida.
Complete easement documents are avai lable a t the off ices of Hal
l and Hal l or The Atlant ic Western Companies . The intent ion of
the easement is to maintain the property in i ts current s ta te in
accordance with approved management plans that permit the current
uses of hunt ing, recreat ion, and cat t le ranching. The easement
a l lows the encumbered t ract to be divided into 5 parcels and i t
a l lows a s ignif icant amount of addi t ional construct ion of
lodges, houses , barns , ponds etc . When combined with over 2 ,000
acres that are unencumbered, i t i s hard to imagine a use of the
property that would not be permit ted except for real es ta te
development which would not be reasonably expected in this area at
anyt ime in the foreseeable future . This leaves approximately
2,184 acres unencumbered. The unencumbered lands l ie in the
northwest quadrant of the ranch front ing on U.S. Highway 441.When
one considers the s t rong ownership of large ranches in the
surrounding area and the qual i ty of the hunt ing, i t seems l

that one could imagine. Beginning with the main lodge, guest house
and i ts beaut i ful , natural ly landscaped grounds, to the
wonderful road system which provides wel l drained access to vir

Main Lodge:This ten year old elegant and understated s t ructure
is set amongst the enchantment of large oaks draped with Spanish
moss on extensive natural ly manicured grounds. One wakes each
morning to sandhi l l cranes and deer feeding outs ide the window –
not to ment ion the songs of a myriad of local birds . In keeping
with the t radi t ion of the Deep South the house is s ided with
wide planks of cypress and has metal roofing. There are 5 covered
screen porches with quarry t i le f looring al lowing each main f
loor bedroom and the great room to have immediate access to the
outdoors .
On the main f loor there are 3 corner bedroom sui tes with large
ceramic t i led bathrooms featur ing double vani t ies , Jacuzzi
tubs, separate shower and a wet bar. There are two smaller bedrooms
with ful l baths and there is a half bath off the great room.
Custom f looring throughout includes laminate , t i le , and carpet
ing where appropriate . The great room has f lagstone f loors , a
2-s tory f i replace, cypress panel ing, and cei l ing fans. There
is a comfortable dining area and this room accesses screened
porches on each s ide. I t current ly funct ions as a t rophy room
for a magnif icent col lect ion of Afr ican and local game animals
. ( I t i s not known at this t ime i f these t rophies and some of
the ar t wil l remain) . The separate ki tchen is ful ly equipped
to cook for the guests who gather there . The s ixth bedroom is
accessed by a set of s ta i rs f rom the great room which cl imbs
to a balcony overlooking the dining and l iving areas . This is a
large bedroom with ful l pr ivate bath. There is a lso a nicely
paneled separate pr ivate dining room which has doubled as a
recreat ion room.
The lodge has i ts own emergency generator a l lowing i t to
operate even during major power outages.

Other Faci l i t ies of Note:The guest house i s a funct ional 1
,200 square foot modern home with 2 bedrooms, 2 bathrooms, a
comfortable l iving room, a small ki tchen and front and rear
screen porches.
The dog kennel was bui l t 4 years ago and is a 5 ,000 square
foot concrete block bui lding with a comfortable dry wal led ranch
off ice and a feed room in the front and extensive chain l ink
kennel ing in the rest of the bui lding. The off ice has heat ing
and air condi t ioning. This is a s ta te of the ar t faci l i ty
that ref lects the importance of the dogs to the quai l shoot ing
operat ion.
The cook house contains 1 ,425 square foot and was bui l t in
1985. For many years this s t ructure was the focal point of the
ranch operat ions before the main lodge was bui l t . With i ts
paneled wal ls i t s t i l l holds the ambiance of a men’s hunt ing
camp where many ta l l ta les were told.
Other bui ldings: Every bui lding on the ranch was bui l t for a
purpose and has been wel l maintained and used for what i t was
intended. Every s t ructure is needed and is in good condi t
ion.

There are two very separate and dis t inct operat ions going on
at Escape Ranch – hunt ing and cat t le .
Catt le operat ions – The ranch is ra ted to carry 2,300 animal
uni ts and in fact the conservat ion easement cal ls for a minimum
carrying capaci ty of 1 ,350 animal uni ts which is approximately
where the ranch is s tocked as this brochure is being wri t ten at
yearend 2009. The ranch recent ly sold down their cat t le herd and
is in the process of res tocking at this t ime. Flor ida is general
ly considered to be one of the most prof i table places in the U.S.
to run cat t le and has one of the highest populat ions of cat t le
of any s ta te in the U.S. The cat t le operat ion here however,
plays second f iddle to the hunt ing operat ion. I t i s a cow/calf
operat ion run by a cat t le foreman and 2 cowboys. The cat t le
are concentrated on a more open par t of the ranch (approximately
4,500 acres) during the quai l season and then are used in the off
season to keep the quai l courses f rom get t ing overgrown. They
also provide a modest source of income to offset the expense of the
hunt ing operat ion. The current owners are not act ive l ivestock
operators , and the cat t le operat ion has the potent ia l to
generate higher re turns .

The hunt ing operat ion by contrast is being operated at the
highest level possible . Over 50% of the ranch is managed with
rotated control led burns in the off season, roads are maintained,
there is a ful l t ime predator control person, food plots are
seeded and maintained, and the birds are offered supplemental feed
to maximize populat ions. Escape Ranch has worked extensively with
Tal l Timbers Research Stat ion (www.tal l t imbers .org) to inst i
tute the best pract ices to enhance the habi ta t on the ranch.
While the ranch concentrates on wild birds , they have set as ide a
small preserve near the main lodge where raised birds are put out
each year to a l low heavier hunt ing pressure and a higher covey
count . The manager of the hunt ing operat ion is a re t i red
professional dog t ra iner so the dogs are of the highest cal iber.
I t i s a great pleasure to watch these animals do what they were
bred for and there is no room for debate that they love what they
do.

The Escape Ranch is r ich in wildl i fe due to the divers i ty
of vegetat ive systems throughout the property. The species of pr
imary commercial interest are quai l , whi te- ta i l deer, turkey,
and waterfowl. The hunt ing for these species is considered to be
about as good as i t gets and the ranch is managed to maximize
these hunt ing experiences for the owners and the owner ’s family
and guests . Of lesser interest there is a lso a populat ion of
wild boar on the property that can be hunted though the species is
considered somewhat of a nuisance. Due to their destruct ive nature
the populat ion of boar is kept to a minimum.
However, in addi t ion to the huntable species , the ranch hosts
a wide cross sect ion of other wildl i fe f rom sandhi l l cranes
and burrowing owls to species of special concern such as the red
cockaded woodpecker, wood s tork, crested caracara , and whooping
crane and predators such as fox and bobcats . The wet lands areas
are home to al l igators and a var ie ty of birds to numerous to l
is t here .
At this point i t seems appropriate to address the quai l hunt
ing on Escape Ranch. One of the owners , who has been quai l hunt
ing for s ix decades al l over the southeast including many of the
most renown plantat ions in the famous Thomasvi l le , Georgia
area, feels that Escape Ranch is absolutely as good as i t gets
when i t comes to wild quai l . He has a lso commented that the
wide divers i ty of wildl i fe species on Escape Ranch make i t a
much more interest ing place to hunt and the consis tency of the
experience is unequal led anywhere.

Under the current ownership Escape has a lways been ut i l ized
pr imari ly by family and fr iends. Some choose to hunt in the t
radi t ional way on horseback and others avai l themselves of the
custom bui l t t ruck with wel l -padded bench seats . Harvest
records are not maintained on the ranch but we understand that 20
covey days are not uncommon and our br ief but personal experience
hunt ing the ranch bears this out . They have maintained a s t r ic
t l imit of 24 birds when hunt ing the wild quai l and i t i s very
rare for good shooters to have any diff icul ty in reaching the l
imit .
An added asset to Escape Ranch is i ts proximity to three of the
f inest large mouth bass f ishing lakes in Flor ida. Lake Marian
and Lake Kissimmee l ie immediately to the west of the ranch and
Blue Cypress Lake l ies a few miles to the southeast . These locat
ions are a l l open to the publ ic and there are top qual i ty
guide services avai lable to provide an exci t ing day of f ishing
to supplement the ranch’s act ivi t ies . The ranch also has i ts
own small bass pond near the lodge.
