Dear readers,There are a lot of people

looking at the real estate market this spring and

summer with some trepidation, due to the vast changes over the past few months, uncertainty about the future and the prospects of a dismal outlook for the economy in the short term. In part, they’re right; the developers are under pressure from many quarters – even the ones which have traditionally been viewed as solid. This frightens people off of buying off-plan at the moment as they are (wisely) in a “wait and see” holding pattern. But the fact is, the real estate market in Egypt may have slowed in the past few years but prices, particularly in the secondary market, have remained stable and demand will remain high for years to come. Now is the time to take advantage of the uncertainty and invest in something certain which is property ownership. In order to take advantage of the current situation, you have to move fast, get educated and play tough.

Now is the time to educate yourself about the properties that have been selling in your market to ascertain how much a home for sale is really worth. You can also figure out how long a home has been on the market and how much it sold for. Then your goal is to see what options are available for you. See how much homes are priced for and how much they really cost. This is where your ERA agent can really help, as they have a fast track to all of this information. The best option, of course, is to utilize the services of ERA Egypt’s appraisal office.

In order to see a deal you have to be educated enough to recognize it. Study the location you are interested in and take note of the overall market trend and conditions.

In order to effectively ask for what you want you have to clearly know what you want. This might seem simple but you’d be surprised how

few people have this clarity when they set out to buy. Understand that in most cases, price is not the only important issue.

One murky area, or lack of clarity agents experience often with buyers is this; they want a deal, and insist that if they can’t get a deal, they won’t buy. After viewing numerous lower priced properties, none of which they like they ask to be shown them houses that qualify according to their other criteria but are more expensive.

The agent shows them nicer residences in better neighborhoods and inevitably they end up paying more than their initially proposed budget for a property they fall in love with. What they failed to realize in advance was that getting the ideal house was much more important to them than paying a cheaper price. The best scenario would be to get both. Every day new listings become available. If you can’t find what you want in a particular area today, it might become available tomorrow. Don’t rush into one of the biggest purchases you will ever make.

The biggest challenge for both seller and buyer is to know when to walk away from the table, and be able to have the strength to do so. If your ideal purchase price is LE350,000 and your maximum price is LE400,000 and the seller’s lowest acceptable price LE400,000, you may just have to meet that price to get the ideal home.

There are many negotiation techniques but no matter how you go about it - proper preparation sets the right tone. Compromise on minor issues to get major ones, stick to your principles and act with confidence.

As a seller you want to receive the highest possible price for your property, as a buyer you want to pay as little as possible. The art of negotiating is to create an outcome that both seller and buyer find acceptable.

The Heliopolis district is highly regarded by Cairenes for its amenities and surroundings, which is why it is considered one of the best places to live in the crowded capital. Heliopolis is a lovely suburb of Cairo, close to the airport and next to Nasr City. The area, particularly Korba, is a quiet pleasant area to walk around at anytime of the day or night, doing shopping, visting cafés and excellent restaurants. The Korba area is the old center of Heliopolis, with beautiful Andalusian style architecture and lots of old churches and cultural centers from the days of cosmopolitan, multicultural Cairo.One of the best features about Heliopolis is

that it’s very close to the airport. Heliopolis also has many recreational facilities, earning it the reputation of being a relaxing part of town in contrast to the high level of excitement and activity of surrounding areas.As it was initially established to offer its resi-

dents and visitors rest and relaxation Heliopolis features a number recreational facilities. One of the most visited spots in Heliopolis is the Heliopolis Club, a very popular sporting club, first opened in 1905, shortly after the Heliopolis City district was established. There are at least four other major sporting clubs in the areas, including the El Shams Club, probably the big-

gest sporting club in size and in total members, as well as the Heliolido Club, El-Ghaba Club and the El-Tayaran Club. Merryland is a large recreational park with a

lake, an amusement park and a few restaurants. It has shaded walkways and is an oasis of greenery even in leafy Heliopolis. It is an ideal place to take young children or enjoy a roman-tic afternoon

Heliopolis also has modern cafes, coffee houses and restaurants, serving everything from fast food to traditional Egyptian cuisine to more exotic fare. There are also a few night-clubs and bars, as well as cinemas. Its cafes run the gamut from strictly modern (including Harris, Starbucks, Cilantro, Costa Coffee, and Beanos) to the more Egyptian traditional ones with a smattering of everything in between.The Korba Street Festival is an annual cultural

festival that takes place each spring, centering on Heliopolis’ Baghdad Street. The festival fea-tures Egyptian performing artists and brings throngs area residents and people from all ar-eas of Cairo and beyond.For people that are passionate about architec-

ture, the area offers a thrilling counterpoint to other districts, whether New Cairo, Old Cairo or all those in between.The Baron Palace, comfortably situated on an

extensive lot on Al-Uruba Street was erected by Baron Empain. This incongruous structure was inspired by Cambodia’s Angor Wat and the Hindu temples of Orissa, and looks thoroughly out of place in Cairo.Another unique and beautiful structure is the

Basilica of Notre Dame, at the end of Al-Ahram Street. A miniature version of Istanbul’s Hagia Sophia, the Basilica dominates the street which is route for Cairo’s sole remaining tram sys-tem. There is even an edifice dating to the age of

the pharaohs. The Obelisk of Senusert I, locat-ed in a small park at Midan Al-Misallah near the Saraya Al-Kobba metro station, originates from the Temple of Atum, the same complex where Cleopatra’s Needle in London and the one in New York’s Central Park came from. The obe-lisk dates back to approximately 1900 BC, pro-viding a reminder of Heliopolis’ past. Once a grand hotel that opened in 1910, the

Oruba Palace is located on Al-Ahram Street. The hotel fell into disuse in the 1960s, and for a

brief period, the palace was home to the Federa-tion of Arab Republics. In the 1980s, the palace was restored and became home, until recently, official offices of the former presidency. Heliopolis, the comfortably sized area with-

in Greater Cairo is home to some of the best schools for children in Cairo and a number of adult language education programs. The population of Heliopolis has increased in

recent years and the district is no longer strict-ly considered the quiet suburb it once was, giv-en its rapid growth. However, it has retained its tranquil nature and unique atmosphere includ-ing its turn of the century architecture and wide streets. This is a great place to live, whetherv you are and just starting out, moving to a better location for your growing family or retiring to a smallerpalce, especially if you want to get away from the heavy traffic of Cairo but not too far from other areas you visit regularly, all of which you will findare easily accessible via Cairo’s network of ring roads.

The properties for sale or rent in Heliopolis have the benefit of having all the advantages that comes with living in a metropolitan area. They range from turn of the century to modern villas to art deco apartment buildings to high rises. Many people usually have no idea where to

begin to start looking for their dream home in such a bewildering mix of styles. Before get-ting to look at the various homes that are on sale, it will be important to first think of yourself and the people that will be living in that home. It will be important for a person to consider look-ing for a home that will not only fit their style and needs but the needs of other family mem-bers. Set among the a row of similar buildings of the storied district of Heliopolis, this one-bedroom apartment retains the charm of its early pre-vious century building with hints of a middle class Paris dwelling, parquet wood floors and heavy wood doors with original locks. Located on the ground floor r of the three storey struc-ture, the apartment has a view of a garden and heavily flower laden flame trees that line the street in the suburb, famous for its cafes, book-shops and restaurants.As with many buildings of this area, the stone

facade retains the charm of a bygone era, and the structure was built to house a single person on the ground floor and a family in the two sto-rey apartment above, along with a largish front garden with a smaller one behind, “probably used as a kitchen garden,” explains Kat, the proud new owner. Now the apartment, which is right off of Beirut Street, is all full-floor apart-ments going to restored and its kitchen thor-oughly modernised.The 100 square meter apartment features a liv-

ing room with a working fireplace, a rare touch in a Cairo apartment. Bordering the fireplace is

a set of built in bookcases that are painted white but which Kat plans to strip down to reveal the original wood. The honey-colored wooden floor is laid out in exquisite parquet, a touch of old world quality. Facing the rising sun, the room has high ceilings and large double casement windows with lead trimming that provide ample light during the day.Off the living room is a long thin kitchen, cur-

rently split with bookcases with half used as an office/craft making space, where Kat makes her lesson plans and clothes of her own de-sign. Beside the large bedroom with an in suite full bathroom with an elevated bathtub, and two side by side basins.Though the kitchen has old-fashioned touch-

es with wood cabinets, painted pale green, Kat has plans to modernize.“I want to keep the cabinets, stripping them

down to the original wood,” she says, “But I cook a lot and the kitchen is one of my favor-ite rooms so I want to knock out part of a wall and have the space flow out to the living room.” The countertops and a backsplash above the stovetop and sink are laid with blue ceram-ic tiles which Kat plans to replace with black granite.The building, not far from the Basilica on Al-

Ahram Street, which Kat remembers as the haunt of her friends as teenagers and young adults, is just a few minutes’ walk from Merry-land Park, or in the other direction, Korba. The building is also close to the Normandy Cinema and about 30-minutes’ drive to Kat’s teaching job in New Cairo.“I did a lot of searching before I found this

place,” Kat says. “I felt as soon as I entered the street that could be happy in this neighborhood and when I saw the building had a garden and the apartment was just perfect, I knew that this was the right one.”

In many areas of the Cairo, buildings and apartments have a generic look. This means there are other properties in your area, maybe a lot, that are very similar to yours. So, how do you make yours stand out when selling your home?

There are a wide variety of little steps that can make your property stick out in the mind of po-tential buyers. Remember the key is to make your property appear better than the others, even if it is just a bit. If you are planning on selling your home, it needs to look as appealing as possible. Most people know this, and take basic steps to clean a property up. This is a good move, but going the extra yard can make a big difference. Here are a few tips. Before you go out on a date, what do you do?

You clean up and put on your best outfit in an ef-fort to make the best impression. When it comes time to sell your car, what do you do? You wash and wax it all in an effort to make it look as good as possible before potential buyers come to look at it. This general approach of preparation is true for everything from job interviews to meeting a potential client. Well, your home is no different.At the end of the day, there are a lot of things

you can do to spruce up a home. Plants and photographs are relatively cheap and fast ways to make a big impactPractically every home has that one room that

is pretty bland. It is boring and you often use it as a throw away room. It may have basic fur-
