FINANCIAL TEAMUnder the guidance of qualified accountants and financial consultants, we ensure that all landlords’ accounts are managed according to best practise standards. Quality procedures are in place for the collection of rental and arears, cash management and statement production, ensuring prompt and accurate managements and transfer of landlord funds. We have a landlord portal on our website that allows our landlords 24/7 access to their investment details.

MARKETING TEAMOur marketing professionals are responsible for all fine prints and online advertising to ensure your investment property receives maximum exposure to all prospective tenants. Resulting a low vacancy time frame.

What’s IncludedOUR FEES INCLUDES THE FOLLOWING:

LEASING AGREEMENTSEnrich Property Group will complete a lease agreement in keeping with the Residential Tenancies Act 1997 and our Property Manager will arrange a meeting with the tenant to collect the first rental and bond payments, and the lease agreement to be signed.

RENTAL PAYMENTSMonthly rental will be transferred to your account as soon as your tenant has made payment.

MAINTENANCEEnrich Property Group will not authorise repairs above $250, or the amount you have nominated on your management authority without your approval.

ROUTINE INSPECTIONSEvery 6 months Enrich Property Group will conduct a routine inspection of your property according to the Residential Tenancies Act 1997. Other inspections include vacating inspections and any other additional inspections as required.

RENTAL REVIEWSEnrich Property Group will undertake rental reviews 90 days prior to the end of the lease term and will provide a recommendation in accordance with current market values. We will not change the rental amount or renew the lease agreement without your permission.

LEASE RENEWALSEnrich Property Group will endeavour to secure a further “fixed term tenancy” with the existing tenant at least 60 days prior to the expiry of the original fixed term agreement.

VACATING TENANTSWhen a tenant gives notice to vacate, Enrich Property Group will notify you in writing and take immediate steps to re-let the property. Your property will be placed on at least five real estate websites and will be listed on our rental list. Enrich Property Group will also conduct comprehensive inspections when your tenant vacates.

TENANT SELECTIONTo ensure that tenants of a high calibre are selected, Enrich Property Group completes an extensive background check on each applicant.

ONGOING CONDITION REPORTA condition report based on a physical inspection of your property will be completed prior to the tenant occupying your property. Photos will also be taken to confirm the condition of the property at the commencement of the lease.

LETTING OF THE PROPERTY

We will ensure the property is well-presented. When applicable, we will organise cleanings on your behalf.We will have an advert composed and have the property listed for rent on real estate advertising media that we subscribe to.

We will schedule viewings of your property as required to all prospective tenants until your property is rented.We will perform comprehensive checks on prospective tenants; by verification of applicant’s renting references, employment and income.We will complete and arrange execution of tenancy agreement once rental application process has been approved.We will lodge the bond in accordance with the legislation.

Scope of Services

MANAGING THE PROPERTY

We will process rent payments daily.

We will deposit the net proceeds of your rental income into your nominated bank account.

We will provide monthly rental statement of your property.

We will provide you with copy of invoices for any repairs required at your property if requested.We will follow up all rent in arrears in accordance with our management agreement and Residential Tenancy Act 1997.

We will keep you informed throughout the legal process, should termination be necessary.We will pay all property outgoings as agreed on your behalf (subject to availability of funds).

We will organise maintenance and repairs upon your approval.

We will attend to any urgent repair request immediately.

We will undertake routine inspection and provide you with a routine report every 6 months.

We will conduct a comprehensive inspection of the property when the tenants vacate to ensure the property is well maintain and matches to the original.

TENANCY RENEWALS

We will review the tenancy agreement in advance of its expiry.

We provide recommendations in regards to renewal of lease, proposed rental, term of the lease etc.

We will proactively manage the tenancy agreement renewal process to minimise vacancies and ensure consistent income.

We generally visit the property, measure it and note details on the building structure and its condition and the presentation. We also make notes on the property’s vehicle access and any garages, carports or out buildings.

Landlord ChecklistFirst Impressions are critical when a prospective tenant inspects your property!

Below are specific areas for attention when organizing a professional cleaner to clean:

There is no doubt that well-presented and maintained properties achieve better rental returns and usually attract a better quality tenant. Enrich Property Group believes that tenants are more likely to care for a property, if the Landlord has presented the premises in a clean and tidy condition at the commencement of the lease.

It is recommended that property be professionally clean throughout including carpet/blinds/drapes/curtains. A receipt to be provided to the managing agent as an evidence that the property was clean by a professional cleaner, as this helps reduce ay argument tenants may have state the property wasn’t clean at commencement of the tenancy, and a bond application may have to make to tribunal (VCAT) for compensation for untidiness or unclean at the end of the tenancy.

Kitchen: Exhaust fans, rangehoods-covers and filters are to be removed and cleaned.Oven, griller and cook top, including baking trays, should be thoroughly cleaned.Repair items such as dripping taps, sticking doors and drawers.Kitchen sink, cupboard, drawers and bench tops to be wiped clean inside and out, remove all dispose of items, including all kitchen cleaning products.Ensure smoke detectors are in full working condition and have new.

Floors: Ceramic tiles or timber floor to be cleaned.Carpets to be professionally steamed cleaned.

Doors, windows walls and skirting boards should be clean and thoroughly wiped over.Dust and remove cobwebs.

Ensure Windows furnishing are clean, and wiped.Ensure all blinds/curtains in working condition.

Bathrooms& Toilets:

Grouting to be free of all soap residues and mould.Mirrors, shower screen, bath, basin and all tiles to be thoroughly cleaned.Repair items such as dripping taps, sticking doors and drawers.

Gardens, Patio, Outdoor Area & Balcony:

Mow and edge lawns, weed the gardenRemove any rubbishClean gutters and down pipes, unless carried out by the Owners Corporation.

Garages,Carports & Sheds:

All rubbish to be removed. Car spaces should be free of oil stains.

OPEN FOR INSPECTIONAn agent is always present at every scheduled inspection, our sales consultant will record all prospective buyer’s details and stored in our database. However, we still suggest our clients to lock away any valuables and personal items during the inspection.

Maintenance item is another area that we suggest all owners should take care of and rectified prior to any tenancy starting. Enrich Property Group is happy to assist if there are any outstanding repaired works that you need us to organize our tradesman to fix on your behalf. Please provide the New Property Manager with a written permission to do so along with Sole Agents Authority.

Exclusive Agent Authority Completed along with Owner(s) Landlord’s InstructionsThe Owner Corporation details with list of rules, and move-in procedure must be provided.The Building Manager’s contact number for tenant to book move-in to the building.Car-parking space number along with the remote control for access (if car space is including).Storage cages lot number or storage cage position must be provided (if any including).All remotes applicable to the use of Heating/Cooling units of the property to be provided.Swipe card/Security key/Proxy key to be provided to allow access to the building and any facilities the building and any facilities the building may have.Full sets of keys to be provided to the managing agent and the tenant, which includes all external doors, security doors, sliding doors, garage doors and windows.If the landlord has his own insurance policy taken out against the rental property then the policy certificate must be provide to the managing agent for records.Organize disconnection of all services- gas, electricity, water usage, telephone & pay TV.Organize mail redirection
