As winter is approaching, I would like to share with you a nice experience I had this summer. I had the privilege to visit Spain and Tunisia, two important tourist destinations on the Mediterranean. A fact that made me compare and contrast them all the time with Egypt and its sea side resorts. Sharing a common coast line on the Mediterranean, both countries attract a great number of tourists from all over the world, although they don’t have the same clear crystal blue water that characterize the Egyptian northern coast and their sandy beaches are not as attractive.Egypt internationally advertises its charming Red Sea zones, especially Hurghada and Sharm el-sheikh, and hundreds of planes full of tourists depart and land every day throughout the year. Nevertheless, I believe that it is time to start giving more attention to our north coast on the Mediterranean sea.Too facilitate local and international tourism, more attention must be given to developing services and facilities there throughout the year and not only during the summer time. This in turn could generate more revenue.In order to achieve that, however, and for Egypt to let the rest of the world know about this unique zone, we must start with ourselves by opening our houses there in different times of the year and let our yearly vacation plan include this magnificent area.

The Jungle Project, which is owned by Minas for Touristic Porjects, is considered a new and unique project in the real estate market in Hughada. Its development is based on the previous success of The Jungle in Alexandria. Not only is The Jungle Hurghada located in a distinguished location, but there are different space units offered, each with a matching price and with different installment methods to facilitate payement.The project is spread over an area of 9,000 square meters in the area of Magawish. It contains 178 units, ranging from 30 to 90 square meters. Lately the government has taken a series of initiatives in creating a frame work that includes:

1- Complete transparency in decision making and procedures, as well as fairness in giving support to the different projects in providing licenses and permits.

2- Not differentiating between local and foreign investments and providing equality in their rights

3- Respect of the law and achieving quick justice to ensure preservation of rights.

4- Enhancement of self discipline and morality to attract foreign investments.

5-Providing infrastructure projects to attract new investments.

6- Providing a competitive edge such as government support, and tax

exclusion.

7- Speed in terminating procedures, providing needs and protecting investors from threats on their lives or their projects.

Today real estate investment and all industries feeding into it, which are about 90 industries, are important in pushing the economic development wheel. Keeping this branch of the economy active is important to keep the overall economy of the country active, as it is also a means of eliminating unemployment.

Inspecting interactive relations between the different economic sectors in terms of productivity and service providing, revealed that the real estate sector and accompanying public service developments are beneficial to other sectors such as cement, iron, wood, building materials, glass, aluminum, tiles, paint and electric industries. Therefore, the real estate sector is a major factor in keeping other economic sectors alive and in turn that activates the overall economy of the country and reduces unemployment.

Also the law of real estate funding is considered an innovation in Egypt. It aims to activate the real estate economic sector in social, economic and developmental terms. It also aims to fund all other industries and crafts that are related to it. The law also aims to help those wishing to own a residence regardless of their income.

Recently the real estate market has started to recover from its financial difficulties. And that’s because of the real demand that is present for the

market and the fact that there’s no manipulation of prices.

There has also been changes in the real estate development policies, in which the developer would hand units completely finished to its owner to start functioning straight away.

There’s also no doubt that the presence of the Arab investors in the real estate market will activate it and that will lead to the beginning of projects for the high income margin of the society. At the same time there will be no competition for the government in developing housing for the low income margin in society.

Now, the real estate sector is becoming a force pulling behind it more than 80 sectors in different industries that need revitalization and support to increase productivity and employment. Also the contribution of banks ( or lack of) will be of strong influence on how fast the wheel will turn.

The real estate market in Egypt is now highly qualified to compete in an international market. It depends on its good reputation as opposed to other markets, such as Dubai’s, which completely collapsed as a result of the global economic crisis. However in order to compete in an international market and in order to have a potent effect, coordination among the developers of the Egyptian market is needed.

Edar held its annual iftar on Monday 6/9/2010 at the Qatameya Club House in Qatameya Heights. Attendees included the company’s board members, employees from the different branches of the company and many of the company’s distinguished clients.

Attracting foreign investment in Egypt is a major priority. Not only does it fill a gap in the country’s economic development, but it also acts as a catalyst in merging the country with the international economic movement and opens doors for development and job opportunities.

Egypt has been blessed with riches in so many different fields such as agriculture, industry and mineral extractions. This in turn requires more financing to be able to make use of these riches, especially that there is an abundance of labor. It is therefore in Egypt’s best interest to attract foreign investment in order to supply the development in the different fields, especially Arab investors. Not surprisingly the government has given foreign investments special interest and support in hopes of increasing job opportunities, learning new technology and increasing exports.

As the lawsuit against the original Madinaty land deal, by engineer Hamdy Fakhrany, was filed, government has yet to reach a decision regarding the legality of the land contract, how Hisham Tal’aat Moustafa obtained it and how a new deal will proceed.

Court rulings declared the land contract or the original Madinaty deal with Tal’at Moustafa illegal because the land was never offered at an auction. On the other hand, the government declared it would sign a deal handing the land back to the Moustafa group based on its right to act in favor of national interest.

Since then many statements have been made. Housing Minister Ahmed El Maghrabi said that the government would not change terms of the revised deal and would take 7% of the project’s completed housing units (as in the original deal). He stated that the financial compensation for the Madinaty land is fair and that the land was priced in accordance with prices in 2004/ 5/6, which were 297 EGP per meter. A note in Al Ahram followed

saying that the project will have additional costs because of electricity and water services.

Although 7% was offered to the government, the extra infrastructure costs associated with the development meant that the government was receiving a bigger percentage of the project’s value, adding up to about 16% of the build up area.

The cabinet, on the other hand, followed with a statement saying it would cancel the contract with the originally estimated 3 billion after a court ruled the deal was illegal, but would reallocate the same land to the firm in a new contract. It also stated that any new contract must not value the land at less than 9.98 billion Egyptian pounds (around 1.75$ billion) but did not specify whether it would keep the 7% rate.

Those statements come with the reassurance of Prime Minister Ahmed Nazeef that no extra expenses will be charged on Tal’at Moustafa group in the new contract.

As winter is approaching, I would like to share with you a nice experience I had this summer. I had the privilege to visit Spain and Tunisia, two important tourist destinations on the Mediterranean. A fact that made me compare and contrast them all the time with Egypt and its sea side resorts. Sharing a common coast line on the Mediterranean, both countries attract a great number of tourists from all over the world, although they don’t have the same clear crystal blue water that characterize the Egyptian northern coast and their sandy beaches are not as attractive.Egypt internationally advertises its charming Red Sea zones, especially Hurghada and Sharm el-sheikh, and hundreds of planes full of tourists depart and land every day throughout the year. Nevertheless, I believe that it is time to start giving more attention to our north coast on the Mediterranean sea.Too facilitate local and international tourism, more attention must be given to developing services and facilities there throughout the year and not only during the summer time. This in turn could generate more revenue.In order to achieve that, however, and for Egypt to let the rest of the world know about this unique zone, we must start with ourselves by opening our houses there in different times of the year and let our yearly vacation plan include this magnificent area.
