Megaworld’s venture into large-scale developments that combine
residential, business and commercial components began with Eastwood
City, a live-work-play centered on the Eastwood City Cyber Park.
Megaworld was the first to launch a development of this caliber and
scale in the local market. Megaworld’s aim to improve the quality
of its products and services as a means of ensuring customer
satisfaction earned it the ISO 9001:1994 certification in 1999 - a
first for any property developer in the country. It has since
upgraded its certification to the ISO 9001:2000 series. Today,
Megaworld brand reflects the proud achievements of a property
company whose various projects have enhanced the urban
landscape-providing the living, working and leisure environments
that allow families to enjoy life better and businesses to thrive
and grow. As project proponent, Megaworld will be involved in the
conceptualization, design documentation, construction,
implementation, marketing, maintenance, and operation of the
development. The proponent's expertise in handling the property
management of its built projects attest to its commitment to
continually update, upgrade and maintain the high quality of its
products for the benefit and satisfaction of its customers.

Impact Areas Delineation of areas are based on the degree/
nature of the potential environmental impacts brought about by the
proposed project. Environmental impacts are generally classified as
primary and secondary impacts. Primary impact areas are those that
are affected directly by the proposed action (i.e. related to
construction & operation of the facility) and areas directly
affected in terms of traffic congestion, noise, air and drainage
lines. Primary Impact Zone consists of the area within the property
itself, areas directly vulnerable to potential geological
phenomenon that may be caused by the project and areas along the
main river system that will be the receiver of water discharges.
Secondary impacts are indirect or induced changes brought by the
project. Typically, these include the associated investments and
change patterns in social and economic activities in the
neighboring areas likely to be stimulated or induced by the
proposed action. This impact zone consists of the areas
Significance and/ or extent and magnitude of the impact may not
only be confined within the primary impact zone but may also extend
to the secondary impact areas. This issue is considered in the
analysis. The location of the primary and secondary impact areas
for the proposed 18th Avenue De Triomphe project as identified in
Figure 3.

Accessibility The main access to the site development is via C5
Road and it is well-connected to Lanuza Avenue. Vehicles coming
from Lanuza Avenue must make a left turn to reach the project site,
while vehicles coming from C5/ Ortigas must take southbound of C5
and then take a u-turn slot under the Bagong Ilog flyover to reach
the project site entrance. Meanwhile, taxis or shared-service
vehicles (e.g., Uber, Grab) are now easily available and are
expected to provide more individualized services. It is also
expected that there will be UV Express services to the area. 3.
PROJECT RATIONALE Megaworld is re-shaping the Metro Manila skyline
and raising standards for commercial, residential and office
development in the Philippines to promote a high-level standard in
terms of quality, innovativeness and responsiveness to consumer's
needs. A new center of live work and play environment, the proposed
18th Avenue De Triomphe project is the perfect example. The project
will be a pioneering residential development intended to provide
residential spaces to Pasig City based executives and young
professionals. It offers convenience in terms of easy accessibility
to work and other key locations. The increase in demand for more
affordable residential spaces in terms of proximity to the work
place, shopping malls and school inspired the proponent to come up
with the project. The project will offer a variety of residential
options with a choice of flexible unit sizes and types to building
designs and facades. The project also offers attractive amenities
and security. The new development will create a unique synergy and
be a special place to live, work and play. The general objectives
of the project, among others, are to provide employment during the
construction and operational phases and to contribute to the
economic growth of the area. Megaworld aims to ensure your outmost
satisfaction through high quality products conceived in the spirit
of innovation and born-out of continuous research and development.
It gives priority to the continuous upgrading of the skill and
expertise of its key people so that they can provide service of the
highest quality. 4. PROJECT COMPONENTS The proposed project site in
a land area of about one thousand eight hundred ninety-eight and
16/100 square meters (1,898.16 sq. m.) lot. This will consist of
forty-five (45) – storey Residential Building with four (4)
basement levels as parking area. The building footprint area of the
project is one thousand five hundred seventy-five and 34/100 square
meters (1,575.34 sq. m.).
Ground floor serves as main lobby and retail area. Hence,
basement 1 to 4 and 2nd floor to 6th floor serves as parking space
with a total of two hundred sixty-nine (269) parking slots. While
7th floor serves as amenity deck with residential units, 8th floor
up to 28th floor without 13th floor which is a low zone with an
area of eighteen thousand four hundred forty-six and 60/100
(18,446.60) square meters while 29th floor up to 45th floor without
44th floor has an area about fourteen thousand seven hundred
fifty-seven and 28/100 (14,757.28) square meters. The total
development area including parking and open/ site development area
will be fifty-four thousand five twenty-six and 89/100 square
meters (54,526.89 sq. m)

5. PROCESS/ TECHNOLOGY
Power Supply Estimated power requirement of about 5.5 MVA of the
project will be taken from Cubao Meralco Substation source during
full occupancy. There will also be a back-up generator set for the
building designed to supply emergency powers during power outages.
The proposed project is a Residential building. As of now we don’t
have yet the design specifications for the generator sets.
Furthermore, in case there will be a generator sets on the actual
operation we will file the Application for “Permit to Operate” Air
Pollution Source Installations (APSI). Water Supply Water will be
supplied by Manila Water Company Inc. during the construction and
operation phases. The estimated water consumption will be 622.53 m3
per day during the full occupancy of the proposed development.
Wastewater Management Plan The proposed project will construct/
provide its own sewage pre-treatment plant to accommodate its need
as the new development progresses. Solid Waste Management Plan
Practically almost all of the component of the current solid wastes
management program being implemented by MC for the existing
building is already consistent with the applicable provisions of
the RA 9003, also known as the “Ecological Solid Waste Management
Act of 2000” It basically covers the collection, temporary storage
and hauling/ disposal of the wastes under consideration which take
into account the segregation/ sorting of wastes being handled for
purposes of material recovery, recycling and re-use and most
importantly reduction of the volume of wastes to be finally
disposed. As the implementation of the program for the current
operation of MC proved effective, it will also be adopted and
implemented for the proposed project. 6. PROJECT DURATION
Based on the proposed construction plan of the project, it is
tentatively scheduled to commence by August 2018 and expected to be
completed within three (3) years and six (8) months as its
development period. All necessary regulatory requirements with
respect to construction activities will be complied faithfully by
the proponent.

• Attract new investors and expected to create more businesses
to be developed in the area resulting to increase in property
value
IV. ABANDONMENT PHASE
Concerns the lifespan of the project or the demolition of the
building after a certain number of years. After the construction of
the building, abandonment is not foreseen for this type of project
except for the abandonment of the temporary facilities used during
construction. The General Contractor will free the site from
construction debris and temporary structures such as bunk houses,
stockrooms, toilets, etc. Instead of assigning a perpetual service
life, a 50-year life span of the buildings are being considered.
This assumes that the future association will operate and redevelop
the property after its full depreciation and deterioration of the
building utilities.
Shifting of trust in business may affect the future of the
project. However, the facility may be able to adopt new focus of
business agenda. Thus, the facility has many options to make it
usable for any type of business opportunities.
