Why do I need a buyer agent?

New York City real estate can be a confusing landscape, where finding and securing the home you’ll love takes time and expertise. Having your own agent who will watch after your best interests is crucial. When you deal with the listing agents directly, you are dealing with the agent of the seller, whose fiduciary duty is to that seller. By having your own agent, you’ll have an advocate looking after your best interests. At least 85% of the transactions consummated in New York are co-brokered deals involving a seller’s agent and a buyer’s agent. DSA is a member of REBNY, the Real Estate Board of New York, and therefore your DSA Agent has access to every listing on the market.

Collaborative Search

Your agent will sit down with you to discuss your wants and needs. Then, throughout your search, you and your agent will utilize the advanced technology of our broker database to consider the available inventory. Your agent will handle all of the logistics involved with arranging access to physically visit the properties you want to see. Additionally, your agent will monitor the For Sale by Owner properties and present any possible matches to you.

Professional Referrals

Through past transactions, we have established relationships with attorneys and bankers that have proven their skill and customer service. If you’d like, we can match you with top professionals in these areas.

Data-Driven Negotiation

To zero-in on price, we will review market conditions and comparable properties prior to submitting your offer for purchase. We will identify any contingent issues such as repairs or timing as we negotiate on your behalf with the seller’s agent (the listing agent).

Professional Transaction Management

The cast of characters involved in the transaction include the attorneys, appraisers, bankers and managing agents. Your agent will always be focused on the finish line (getting you into your new home) and will make sure everyone is rowing in the same direction. Your agent will troubleshoot any issues that emerge. Most importantly, in the case of co-ops and condos, your agent will assist you in the production of a professionally packaged purchase application that will be critically reviewed by senior management prior to submission. Well doesn’t that mean you really work for the seller?

Nothing. We are compensated from the listing agent’s commission.

No. Agency is not predicated upon who pays the fee. We build our business by providing top-notch service to clients who will refer their friends and associates to us. If we think a deal is a bad deal for you, we will tell you. Our duty is to you the buyer. An analogy would be the case of the appraiser. The appraiser’s fiduciary duty is to the bank, but it is the borrower that pays the appraisal fee.
