Mall of America ExpansionClient: Triple Five Group

Location: Bloomington, MN

Design Achievement:The iconic Mall of America expansion reinforces the center’s strong brand awareness and tourist destination status by featuring fresh new retail concepts and new retail store types. DLR Group’s design opens the center to the north with striking facades that exude vibrant energy and excitement. Exterior signage and design accents turn the mall outward to draw guests to the activity within. This initial phase is the first step in a multi-phase plan to more than double the mall in size.

Scope Summary:The initial 850,000 SF expansion includes the addition of a two-level/600-car underground parking structure, three levels of retail totaling more than 240,000 SF, a future 180,000 SF/ seven-story office, and a 342-room luxury brand hotel with a 15,400 SF ballroom and full complement of meeting spaces,as well as a spa, fitness center, and a full-service restaurant and bar. The expansion officially broke ground in March 2014, and is scheduled for completion in August 2015. DLR Group is providing architectural design services.

Mall of the Emirates ExpansionClient: Majid Al Futtaim Properties

Location: Bloomington, MN

Design Achievement:Mall of the Emirates is a leading shopping mall in the Middle East. It ranks among the top 10 most lucrative malls in the world based on gross sales per square foot, and number one in the Middle East. For its expansion, DLR Group’s design team worked with the client to maintain the overall luxurious design aesthetic while blending additional spaces seamlessly into the existing mall. New enhancements for the mall include a new fashion district featuring more than 30 contemporary and lifestyle brands, a new dining destination and a new world-class cinema. When the transformation of Mall of the Emirates is complete, more than 25% of the mall’s brands will be new for guests.

Scope Summary:The Mall of the Emirates expansion will add approximately 300,000 square feet of new and recaptured retail gross leasable area. When complete, the mall will feature more than 3 million square feet of gross leasable area and new hotels. A vertical expansion to an existing parking structure will add an additional 1,300 parking spaces, bringing the total parking to 9,000 spaces. DLR Group provided architecture, planning and interiors services.

Ala MoanaClient: ALCM Inc.

Location: Honolulu, HI

Design Achievement:Ala Moana Center is the most profitable retail center in the United States. It hosts 56,000,000 visitors per year; allows for 2,100 city buses, 45 tour buses and multiple shuttle buses per day. DLR Group’s design (in collaboration with Callison) of this major addition and renovation layered new retail and renovations into the center’s existing success, significantly increasing GLA while retaining the prominent street level shopping façade as well as the popular street level central court, cross mall and stage where more than 500 events occur each year. An eclectic, village-inspired architecture style varies scales, forms, and materials to humanize the scale of what had been large expanses of walls and create a warm, intimate shopping experience within the overall scale of an international, super-regional center.

Scope Summary:The scope of work encompassed the addition of a third mall level, major department store, food court and parking, as well as renovating existing spaces. The additional 300,000 SF of retail space brought the center to a total 1.8 million SF of GLA. The expanded Makai Market food court accommodates 460 additional patrons, nine new tenants (totaling 30) and seven kiosks while providing expansion capabilities to an existing anchor store. Close coordination and planning allowed the center to remain open during construction, with limited disruption to over 200 tenants and thousands of shoppers. DLR Group provided architecture and interiors services.

Fountain SquareClient: ADEC

Location: Baku, Azerbaijan

Design Achievement:Fountain Square is a community shopping and meeting complex contained on four city blocks in the center of the new White City Master Plan in Baku. This destination connects on the north to Baku’s Central Business District and on the south to a pedestrian bridge which links Fountain Square Park with Baku City Mall (also designed by DLR Group). The subtle, contemporary design pays tribute to the unique fabric of these culturally significant public spaces while providing the region with a host of new shopping and dining experiences. Sited on a challenging plane sloping down to the shores of the Caspian Sea, the design takes advantage of the grade change by incorporating multiple terraces and patios with unobstructed views of the coastline. Visitors are welcomed by multiple covered entry-points along the site, creating both intuitive way-finding and a refuge from the midday sun.

Scope Summary:Fountain Square occupies a 200,000 SF site of prime downtown real estate. The scope of work includes the design for 287,500 SF of gross leasable area, including 19,700 SF of cafes/restaurants, and a 16,750 SF market. The location’s stunning view of the Caspian shore is a result of 60 foot grade drop from one end of the site to the other. To counter such severe slope, DLR Group integrated the multi-level center into the natural hillside. The shopping levels cascade down the slope while interconnecting on multiple levels. DLR Group provided architectural services.

New Bund Enterprise CenterClient: Shanghai New Bund International Commercial Investment (Group) Co., Ltd

Location: Shanghai, China

Design Achievement:Combining components of hospitality, retail, office and wellness, the New Bund Enterprise Center will create a unique social hub in the developing riverfront section of the New Bund district in Shanghai, China. With vibrance and elegance, two 16-floor office towers, three adjoining floors of commercial retail space, and a six-floor apartment-style hotel will be built as part of a full block development seamlessly placed in the pulse of an existing neighborhood. DLR Group’s design molds this urban village into a dynamic, cohesive experience offering dining, entertainment, workplace and lifestyle destinations. At the heart of the project, a three-story enclosed atrium will open onto an exterior garden plaza, offering spaces for events, exhibitions and celebrations. Responsible for the design of all interior spaces, DLR Group considered the urban village from two different angles: the first, focusing on riverfront dynamics and modern allure of life by the water, and the second, a fusion of rich cultural history and 21st Century Shanghai. The result is a myriad of invigorated energy, creating a timeless place to live, work and play.

Scope Summary:Totaling 1,412,515 SF, the New Bund Enterprise Center will be comprised of two, 16-floor office towers, three floors of commercial retail space, and six floors of residence-style hotel suites. The hotel will provide 80 long-term apartment-style rental suites housed with state-of-the-art entertainment options to appeal to an energetic and active generation. . High-end finishes, including stone, glass and wood casework, will be combined with top-of-the-line modern kitchen appliances to appeal to those looking for a sleek and sophisticated living environment. In each unit, a built-in combination washer/dryer will offer the conveniences of a home for those who are planning an extended stay. DLR Group is providing interior design services and documentation for the China-based Architect of Record, Architectural Design & Research Institute of Tongi University (Group) Co., Ltd.

Four WindsClient: Avantgarde Architects

Location: Jeddah, Saudi Arabia

Design Achievement:Set amidst 20 miles of high-end coastal resorts and some of the tallest buildings in the world, Four Winds is a new mixed-use development featuring two hotels and two office/residential facilities. The design creates a breathtaking piece of architecture for this luxurious destination along the Red Sea. Dynamic curved forms and variations in massing deviate drastically from both historical and contemporary high rise towers and blur the lines between architecture and sculpture. While each tower has its own architectural language, together the towers form a singular aesthetic presence.

Scope Summary:The scope of this project encompasses five million SF in four towers, all of varying heights. The development includes two hotels, a 7-star hotel with two-level suites, a 5-star hotel, and two office/retail buildings to accommodate extended stay and business travelers. The towers sit on a podium of lavish retail stores. Each of the four towers features unique views of either the Red Sea or the Jeddah Corniche, a high-end resort area spanning 20 miles that includes recreation areas, pavilions and the highest fountain in the world. DLR Group provided architectural design services for this concept.

SeawoodsClient: Larsen & Toubro Limited

Location: Navi Mumbai, India

Design Achievement:Seawoods, located in Maharashtra, India, will be a prime destination for urban shopping and entertainment catering to residents of Navi Mumbai and Mumbai. DLR Group’s design calls for 1.5 million SF of retail/mixed-use development with office, hospitality and residential above a newly designed train station. A forward thinking eco-urbanism design allows people to live, work, commute and shop in a single pedestrian friendly environment. Spaces for entertainment, gaming sports activities, and children entertainment facilities, as well as a differentiated shopping experience will be created in this iconic lifestyle mixed-use development.

Scope Summary:Seawoods is designed to become an iconic lifestyle center. It includes 1.5 million SF of world-class retail/mixed use space along with 3.1 million SF feet of Class A office space, 1.4 million SF of parking and support space, and a 520,000-square-foot rail station. It is expected to draw domestic and international companies to conduct business in Navi Mumbai. DLR Group provided architecture design for this concept.

Baku City MallClient: Pasha Construction

Location: Baku, Azerbaijan

Design Achievement:The Pasha Baku City Mall is planned to be a retail and entertainment magnet for both the planned White City Development and the entire city of Baku. Fully integrated with the new development and accentuated by the iconic Spine Bridge, the Pasha Baku City Mall will become the major landmark of the City of Baku and is intended to become the most important urban shopping and leisure destination in Azerbaijan. While the project is located in a strong urban context, influences such as the rolling hills that flank the project, the natural ebb and flow of the Caspian Sea, the highly articulated landscape shapes and the naturally curving shoreline, all contribute to an organic architectural style. As a counter to the rigid grid of the White City master plan, DLR Group’s design features a strong fluid movement that forms the flowing mass of this large structure creating a landmark presence to the passerby. The design is meant to contrast the existing, monumental architecture that exists in Baku, utilizing custom formed architectural white concrete as the primary visual material, glass curtain walls, sculpted metal panels of natural copper and bronze, and field quarried stone.

Scope Summary:The Baku City Mall’s districts total 3,000,000 SF and include a fashion, an entertainment district, a hypermarket with adjacent convenience retailers, multiple cafés and restaurants and a modern international food court. The ground plan of the three-level complex is in the form of a racetrack with several extensions that connect to the adjacent structures and open spaces. The entertainment and leisure district includes a variety of captivating concepts all having views to the Caspian Sea, a multiplex cinema, a family entertainment center and a central garden walk linking the Fountain Square Park with the boardwalk along the Caspian Sea. DLR Group provided architectural services.

Shimao New ExperienceClient: Shimao Group

Location: Shaanxi, China

Design Achievement:Shimao New Experience is a world-class retail and entertainment destination. DLR Group’s design concept takes inspiration from the adjacent 5-Star Quarry Hotel, European street fair concepts, indoor forum shops, and a medieval themed environment.

NRG Patriot’s PlaceClient: NRG Energy Inc.

Location: Foxborough, MA

Design Achievement:Patriot Place is a 1.3 million SF regional lifestyle destination attracting shoppers and sports fans adjacent to Gillette Stadium, home of the New England Patriots. This is a unique energy project solution that incorporates the function and beauty of solar into its surroundings. DLR Group’s design of this on-site renewable solar system for NRG Energy transforms an open-air lifestyle center into a visually stunning destination using a dynamic, color changing LED lighting design to create a unique retail experience. The solar array generates approximately 30 percent of the power to Patriot’s Place. Kiosks, electric vehicle charging stations, and four unique off-grid solar ‘Helios’ located at the main entrance to the stadium provide renewable energy education for visitors.

Scope Summary:The scope for this project was a solar array made of more than 3,000 conventional and translucent BIPV photovoltaic panels. The design integrates panels into the rooftops of South Market Place retail buildings and above walkway canopies throughout the North Market Place. The lighting system in the North Market Place consists of 1,100 linear feet of 275 ultra-bright RGB LED fixtures that can be programmed to display an infinite number of colors. The system also integrates into the Patriot Place audio system to create unique audio/visual experiences for shoppers. The solar panels used at Patriot’s Place provide 20 watts per SF, with ten percent of them being translucent. The output of the new solar power system is projected to be 1.1 million kilowatt hours. DLR Group provided design, electrical engineering, structural engineering, and construction administration services for this project.

Aksarben Village Mixed-Use DevelopmentClient: Noddle Development

Location: Omaha, NE

Design Achievement:Aksarben Village is a comprehensive adaptive reuse of a former horseracing track into a mixed-use destination in urban Omaha. DLR Group’s design balances the distinct needs of the housing/office/retail users that comprise the development, while harmonizing their interrelationships in response to how people live and interact in urban communities. For the office buildings, the design uses narrow building footprints to maximize daylighting. Extensive open space provides maximum flexibility to tenants in how they organize their workplace environments. MEP and structural design is carefully integrated with the architecture, enabling diverse interior design strategies effecting Class A workplace environments. Interiors address the diverse needs of each tenant, while taking cost-effective advantage of the qualities of the building systems.

Scope Summary:The scope of work focused on design of Zone 3 of the Aksarben Village mixed-use development, which comprises four buildings and a 650-stall parking garage located on approximately three square blocks. This included both site development and architectural design for 200,000 SF of corporate/medical office space; retail/residential services; and housing. Scope also included interiors and tenant improvements for Colliers, Olson Associates, University of Nebraska Foundation, Wohlner’s Grocery, Learning Headquarters, and the 63rd & West Center office building. DLR Group provided architecture, engineering, and interiors services, and participated in master planning.

One NineteenClient: RED Development, LLC

Location: Leawood, KS

Design Achievement:Completed for RED Development, this lifestyle center benefits from high visibility from one of the city’s most prominent intersections. DLR Group’s design takes advantage of this visibility with outward-facing, open air storefronts fronted by an inviting, walkable pedestrian promenade including fountains and seating plazas enhanced by variety in hardscape finishes and patterns. A variety of upscale retail tenants have been attracted to the pedestrian friendly development. Two to four restaurants are also featured, occupying both ground level and 2nd floor space.

Scope Summary:Scope of work spanned 120,000 SF of space in a series of one and two-story buildings. Sustainable design included white roof to minimize heat island effect; use of regional materials, recycled-content materials, and diversion of construction waste from landfills; water conservation measures through high-efficiency irrigation systems, and use of native plantings; reduced parking rations to minimize the amount of hardscape; and work with the City to conduct improvements to an adjacent green way and park. DLR Group provided architecture and engineering services.

Clackamas Town Center Expansion and RenovationClient: General Growth Properties, Inc.

Location: Portland, OR

Design Achievement:General Growth Properties identified the opportunity to radically improve the shopping experience at Clackamas Town Center, and to recreate the enclosed mall as a regional activities hub for the community. DLR Group’s design reorients the mall to face outward to shoppers and visitors, using lifestyle center additions to create a welcoming front door image. By placing two lifestyle villages on either side of a slope on the mall’s southern side, and introducing pedestrian pathways between, the design creates a new walkable lifestyle experience and achieves leasing equity between upper and lower level spaces. This exterior pedestrian experience extends to the center’s east end where a new Barnes and Noble store has reinvigorated a formerly underutilized area. Renovated entries provide architectural way-finding cues from across the site, and interior renovations create a brighter, cleaner and timeless shopping experience with subtle accents supporting the “Northwest Metropolitan” design concept. The focal point of the interior improvements is a contemporary food court and theater level that cascades down an escalator to the main floor koi pond. With its organic shape and bubbling water, the pond provides a natural respite for shoppers and families with young children.

Scope Summary:The master plan outlines the full transformation of the mall site into a mixed-use development including retail, hospitality, workplace, residential and convention center functions. This first phase of that master plan focused on retail upgrades, including the addition of 324,000 SF of new retail space as well as complete interior renovations of the existing mall. Additional work improved transit parking and transit access for the center. Clackamas County committed $25.7 million in public funds toward site development, including sidewalks, plazas, parking, street improvements, the parking deck, and the transit center. Rather than conduct two separate projects on the site, the team was able to proceed under an alternative contracting agreement with the Oregon Bureau of Labor and Industries, enabling the public/private partnership to treat the retail and transit improvements as a single project. DLR Group provided master planning, architecture, interiors, and engineering services.

Washington Square Expansion and RenovationClient: Macerich Company

Location: Tigard, OR

Design Achievement:The Washington Square Expansion & Renovation elevates an already-successful super-regional mall to be a landmark experience for shoppers and business success for its owners. DLR Group’s creative planning and design used a relatively modest addition to simultaneously increase the mall’s gross leasable area (GLA); to create a striking new “lifestyle” front door identity with high visibility from the adjacent freeway and frontage road; to provide a breathtaking high-volume interiors experience; and to attract premiere tenants. The mall’s transformation into an attractive, light-filled destination experience exudes a timeless design quality that will extend the value of the owner’s investment.

Scope Summary:The scope entailed substantial improvements to an existing regional enclosed mall, including an 80,000 SF expansion of GLA, new concourse area and two new mall entries; interior improvements to the existing 1.2 million SF mall including new carpeted soft seating areas, restroom renovations and one new family restroom; a new four-level, 575-stall parking structure; a new two-level, 500-stall parking deck; and site upgrades including frontage road improvements and a new loading area. Design Achievement:Poised at the gateway to Shanghai and mainland China, a world-class waterfront development will bring urban renewal to Baoshan, transforming an aged maritime dock into a vibrant lifestyle hub – Long Beach Observation Tower Zone. Its creation symbolizes a future state of hope and brightness for the Baoshan community: a marker of ideas to come and the start of a new story. DLR Group’s design engages and integrates the existing residential and commercial fabric into a prominent, mixed-use development featuring an iconic tower seen 590 feet in the sky above. The project has a focus on civic and commercial functions, with a museum and exhibition facility, observation tower, wedding and event space, offices and a hotel. As it celebrates the new and commemorates the past, articulations within the site seamlessly integrates the surrounding parkways, waterfront boardwalks, roadways and homes.

Scope Summary:Encompassing 1,217,505 SF on 6.9 acres, the Baoshan Long Beach Observation Tower Zone will include a tower, museum, office building, retail and hotel.   In addition to creating an iconic landmark on the shoreline, the tower will serve a variety of functions, offering amenities for unforgettable ceremonies and events, breathtaking views of the waterfront and nearby cruise terminal, and unique dining experiences. Given its vital link between the waterfront paseo and extensive green belt to the South, the Master Plan intricately ties together the open spaces and architecture – providing a seamless connection to the urban functionalities of this vibrant development. Seeking a number of energy efficient solutions in site development, building design, and systems, this project will serve as a catalyst to future sustainable developments in Baoshan and Greater Shanghai. DLR Group is providing planning, architecture, landscape architecture, engineering and interior design.
