ncorporating the best principles of Value Engineering and Design Basics’ appreciation for design, these new

plans allow you to offer more home for the money without sacrificing style. Developed for you, the builder, this

series consists of 20 floor plans ranging from 1,268 to 2,917 square feet. Every plan has two elevations to choose

from. The first elevation presents an attractive, price competitive facade. The second elevation for each plan is

more upscale – using more stone, brick and stucco; hip rooflines; segmented arched transoms and more involved trim.

The plans may be purchased individually or as a set with both elevations.

• Straight foundations with minimal jogs.

• Lower pitched, simplified rooflines which are

easier to truss.

• Streamlined structural systems requiring fewer

steel beams, structural headers, etc.

• The use of standard-size building materials

(i.e., floor coverings) minimizes waste and

on-site labor.

• Utilizing a minimum number of different

window sizes allows you to buy in quantity.

• Care has been taken to maximize available

space under roof and over the garages.

• “Drop Zones”- an area near the garage entry with

a 3’-4’ cabinet and counter space for a mail center,

a key drop, a message board, a place to leave a

briefcase and a spot to recharge cell phones.

• Extra storage in the garage and throughout

the home.

• Laundry rooms separate from the garage entry.

• All stairs meet the new IRC requirements

(7 3/4” risers x 10” treads).

• Design flexibility options such as an alternate

bathroom layout or a bedroom/flex room.

• Standard slab foundation, with basement and

crawl space options available.

• All floorplans show an optional service door

in the garage.
