are not returning calls, give them a call and

thank them for taking the time “to listen to

this voice mail and continue our professional

relationship with open communication.”

Listing agents struggle with processing

and reviewing all sorts of offers and also

get to spend lots of quality time sharpening

their analytical and counseling skills.

What a pleasure both sides could have

re-connecting and staying connected with

clients and fellow agents. Help the other

side with open and clear communication

and a positive

approach so

that all the

questions are

answered up

front, so that

everybody

enjoys the

transaction.

When was the

last time you

sent a thank

you note?

As an

association made of up a very diverse

membership, we are sometimes too quick to

look at what is going wrong rather than what

is going right. We have very successful and

professional agents that need our support

and encouragement. We are a resource for

our community of agents and also have to

recall that we need to be there “every day in

every way” for our members. So, let’s all stay

positive with an open and caring approach,

start facilitating and finding ways to make

things happen. We all have bad days…

it is best to remember that when we are

struggling ourselves and need help.

“Those who persevere make continuous

progress.”

So, we are just over the half-year mark,

and it seems everywhere I go, I hear

“struggle” stories. All sorts of agents

are either struggling with no business

or very busy doing business. Really? I

have said the same thing myself. So, I

would like all of us to take a breath and

just stop. The I Ching, the venerable

Chinese forecasting/meditation tool

says: “In times of stagnation, attend to

your attitude.” Of course, our market is

somewhat dynamic, but we have also

sunk to the lowest inventory levels that

many of us can

remember. And we

expect this trend to

continue for some

time.

Attitude - there is

that word once again.

So, maybe attitude is

important. As agents,

as an association,

as REALTORS®, as

human beings, we

are often reacting

instead of being

proactive; and often

unbalanced instead of balanced as

changes and challenges continually

come our way. Currently, as we know,

we have very low inventory, and many

of us are writing multiple offers on the

few properties available. We have been

focusing on the number of offers we are

writing and how difficult it is to make

something happen. I say, focus on the

positive. What could that be? How about

the quality time you are spending with

your client or maybe that you really

know how to use zip forms quickly and

efficiently, perhaps you are getting

really good at honing your writing and

communication skills. These people

will be clients for life and will probably

refer you to all their friends. Instead of

This year, members who attend

the Thursday luncheon at

CALIFORNIA REALTOR® EXPO,

will be in for an extra special

event. J.R. Martinez, Dancing with

the Stars 2011 champion and

retired military veteran, will host

the EXPO Thursday luncheon.

Martinez rose to fame on Dancing

with the Stars but has been on

the motivational speaking circuit

for years. He will deliver a spirited

lecture on how to overcome life’s

adversities and find success in

any situation.

Additionally, C.A.R. will be

honoring our military members

who currently serve, or have

served, at this luncheon.

At the Thursday luncheon, CAR

will include a short presentation

comprised of photographs of

REALTOR members taken during

their active duty. Even if you

cannot attend this luncheon all

DAR veterans are encouraged to email your

photos to C.A.R. at [email protected]

VOLUNTEERS NEEDED!

The Delta Realtors Community Service

Foundation is working on the second annual

Delta Harvest Run. The main event is a half

marathon that originates at Liberty Union High

School. Adult Volunteers are needed for a

variety of tasks, including spotting and flagging

traffic where runners will be crossing. Training

will be provided. Please contact Cathleen

In a recent letter to our Broker/Owners,

the DAR’s Public Relations Committee has

requested information on the amount of hours

the brokers estimate that members in their

offices volunteer in various activities. We know

that our members do plenty in our communities

and the Public Relations committee intends to let

the citizens of our communities know.

What is PEX Tubing? Why is it used?

How is it better than other plastic

piping?

Cross-linked Polyethylene (PEX)

water supply piping is a flexible,

plastic tubing created by chemically

joining individual polyethylene

molecules. This process of cross

linking polyethylene transforms the

polyethylene from a thermoplastic

material to a thermoset material

giving the cross linked polyethylene

superior high temperature and long

term pressure capabilities. PEX

doesn’t corrode or develop pinhole

leaks, is chlorine andscale resistant

and needs fewer fittings than rigid

plastic and metal pipe.

PEX was developed in the 1960’s

and has been in use in many

European countries for

plumbing, radiant heating and

snow melt applications since that

time. PEX was introduced in North

America in 1984 and the use of the

tubing has grown significantly over the past 20+

years. PEX tubing is one of the most heavily tested

piping materials in the world. It has been under long

term pressure testing for more than 30 years in

extreme temperature and pressure conditions and

also undergoes rigorous testing against the oxidizing

effects of chlorinated water to ensure that the tubing

will withstand the most aggressive drinking water

conditions.

PEX tubing is lightweight and can withstand operating

temperatures of up to 200 degrees Fahrenheit.

Its flexibility allows it to go around corners and

obstructions, making it easy to install, it ranges in size

from ¼ to 2 inches and a variety of joining methods

are available. Brass, copper, bronze, stainless steel

and plastic fittings can be used with Pex tubing, the

type of fittings used in each application is determined

by the manufacturer of the tubing. Although not freeze

proof PEX is freeze-break resistant, the smooth

interior resists scale buildup and corrosion and

because it is flexible the system is quieter than rigid

piping when water is flowing through the tubing. PEX

is not to be used in any application where tubing will

be exposed to direct sunlight and UV rays, it should

not come into extended contact with petroleum-

based materials such as Kerosene, gasoline, oils and

solvents.

PEX tubing is more economical and energy efficient

than metallic piping. It requires less energy to

manufacture than metal pipe and because it is lighter

the transportation costs are less. PEX requires fewer

fittings to install and does not require a fuel torch to

make the connections.
