• Not originally a CE approach in design

• Modular, prefabrication, design for ‘demount ability’ and

re-use of materials wherever possible

• BAM = designer, developer and property manager with partnerships in demolition industry to reclaim valuable materials +

• Initiator project for the Circular Building Platform development

• Investor led approach, focusing on residual value, catalyst for Circular Building and CO2 reductions

• Client to pay ‘fixed rates’ to BAM over 10 yrs initially (materials can

be reused or lease continues)

Collaborative working - this was the key to developing the concept and being transparent about what we can achieve today!

Key Themes: 1. Sustainable sourcing - using sustainably certified materials, i.e. Cradle to Cradle products, local or upcycled. 2. Reuse network - promote reuse of previously used materials or upcycled where possible 3. Closed loop - encourage suppliers and manufacturers to take back their used or 'surplus' materials 4. Performance Contracts - explore new business models and how these are applied to a project

standardizing flexibility & choice- building flexibility into the fabric of the building. The idea is that everything is in place to allow people to customize their space without adding too much material resulting in later waste modular- built to suit standard manufactures standards to reduce waste durable- ability to be taken apart, relocated and rebuilt. In Germany kitchens are built to be moved at least 5 times. mobile- keeping things loose and mobile to suit changing tastes and addresses

reuse- keeping things mobile to allow customizable environments full of choice without occupants feeling like they have to start again loose lay and light fix- eliminate damage to materials and structure by removing adhesive and aggressive fixings ethically sourced- materials that are sustainably produced, with recycled content or recyclable content, waste removed from site by supplier

Autex wall finish -a structured wall finish made from recycled plastic bottles. the finish has been fixed back to the structure with a reusable Velcro fixing -Acoustic, Pin able, insulating, 100% recycled, 100% recyclable

Projection -our concept involved projection over the use of traditional screens, to reduce material consumption and long term waste. This concept couldn’t be accommodated within the project but we hope to be able to employ the principle in later projects.

Recycled materials -Revive 1 & 2 by Kvadrat are 100% recycled polyester

Loose lay floor finishes -partnering with Desso we proposed a loose lay vinyl tile in the central bay leading into a herringbone carpet tile in the lounge area.

Acoustic LED Lighting -mobile reusable light with light touch fixings- the Buzzimoon fulfils multiple requirements, providing sound absorption and sustainable lighting. Made from 100% recycled plastic bottles it is also 100% recyclable.

Soft seating -hardwood frames allow refurbishment and refinishing to ensure longevity of the product the light connections of the upholstery to the frame allow for replacement or refurbishment of either element independently.

Task seating for live work spaces -Europe’s first certified cradle to cradle chair is made of interchangeable components to allow easy repair, refurbishment & upgrade

Performance Contracts - i.e. Lighting Performance contract linked with renewable energy

Prefabricated Panels - replacement, maintenance, flexibility

3-D printing - Testing new technologies
