Realtors Reflect On Year Of Achievements
By Dave Ogle, PresidentCambridge Board of REALTORS
10095747
Despite a challenging year in many respects, 2011 was a year that reinforced the value of homeownership for families and communities across the country. Most Americans still believe in the American dream of owning their own home, and Realtors remained actively engaged to ensure that housing and homeownership issues were first on the nation’s public policy agenda.
“We would describe 2011 as a rebuilding year, as well as one full of tremendous achievements,” said Cambridge Board of Realtors President, Dave Ogle. “The market is showing signs of improvement, and more than ever, people aspire to become homeowners. Throughout the past year Realtors have worked hard to make sure everyone who is willing and able to assume the responsibilities of owning a home should have the opportunity to pursue that dream.”
In 2011 the National Association of Realtors released data that showed a significant majority of today’s homeowners and renters agree owning a home is a smart long-term decision. In addition, more renters than ever before said they aspire to homeownership. Housing is also crucial to the local economy, according to Dave Ogle.
“A typical home sale pumps a total of $60,000 into the economy over time,” said Ogle. “The importance of the housing market in relation to our nation’s well-being couldn’t be more evident than it is right now.”
Realtors helped reshape housing policies throughout 2011 on behalf of would-be home buyers, sellers and owners. On October 1, 2011, Congress allowed conforming loan limits to revert from 125% of the local area median home price to 115% of the local median home price. This meant fewer people had access to affordable mortgage loans. Cambridge Board of Realtors and its members, along with Realtors across the country, successfully persuaded legislators to reinstate the higher loan limit formula.
“This is significant for buyers and sellers in our surrounding area,” said Ogle.
In addition, Realtors ensured that the National Flood Insurance Program was extended for an additional six months through May 31, 2012. NAR continues to work with members of Congress on a longer extension.
Looking toward 2012, Ogle said there are several crucial issues ahead. Realtors will be keeping an eye on efforts to reform the secondary mortgage market to ensure that future home buyers have access to affordable mortgage financing. Preserving the mortgage interest deduction will also remain a top priority for Realtors® this year.
“Homeownership matters to individuals, families and America,” said Ogle. “In addition to helping people achieve their dreams of owning a home, Realtors will continue to work tirelessly in 2012 to protect and sustain opportunities for responsible homeownership.”

Shop off-season for major improvementsAn often overlooked side-effect of the recession is that many people cannot afford to move and have decided to stick with the home they have and make desired improvements. Thanks to off-season discounts, some months of the year may be better than others for renovations. The home improvement industry is not much different than any other. When demand is high, prices are generally at their peak. When demand is low, prices are lowered to entice shoppers to buy.Right now, many homeowners may be thinking of certain improvements, such as the installation of a pool or deck, or even replacing an air conditioning system in advance of the warm weather. But it could be financially savvy to wait until the warm weather is gone to do so.Many pool companies and stores discount their inventory considerably after September. That’s because this time of year in most of the country is when the weather starts to change and people are less likely to think about a dip in the pool. With the arrival of the new school year, many others are focusing less on pool fun and more on carpools and sporting events. Furthermore, in an effort to capitalize on both the summer and winter seasons, many pool stores double as Christmas tree and accessory outlets come the colder months. That means they’ll need to clear out their showrooms and stock areas of pools prior to delivery of Christmas merchandise. You may land a considerable discount on the pool package. Furthermore, if you have room in a garage or shed to store the pool equipment and assembled materials, you can wait until the next season to hire an installer to set up the pool when you desire. As you are thinking about turning down the thermostat and enjoying a blast of cool air-conditioning, it might be wise to think about the performance of your furnace, too. While HVAC professionals and home improvement chains could be charging top dollar for a new air conditioning system, they may offer discounts on furnaces because they’re simply not in demand this time of year. If you find an affordable furnace, store the furnace until the time is right to have it installed. The holiday season tends to be a slow time for home-improvement contractors simply because most homeowners are thinking more about shopping and entertaining than knock-down, tear-out jobs. Waiting until the end of the year for some major renovations could be advantageous. The spring and summer are prime times for outdoor entertaining, so the addition of decks or elaborate landscaping may come at an elevated price. However, once autumn arrives, the same services may be much cheaper, depending on the job and if the contractor can secure materials at a discounted price. If you can hold off on that new deck or patio until after September, it may be in your best interest. However, if a winter installation is in your design, you may find yourself actually paying more in labor costs if inclement weather delays the installation. Here are some other ways to save off-season.* Explore wintertime reductions on air conditioning systems.* New appliance models released could mean year-end reductions on that model year.* Purchase bulk topsoil and other landscaping materials in the winter when this industry is slow.* Many pests enter a dormancy during the winter, so exterminators may discount for termite reduction during the winter and early spring.* Fireplace installation or chimney masonry work could be discounted during the summer months.* The spring season is an ideal time for roofing projects, although some contractors will work in the winter, too. Roofing companies are often tied up during the summer months and may ask for premium charges.Keep in mind that summer is a prime time for any and all improvements. Beat the prices and the wait time by shopping off-season for your renovations.

Christmas Tree Sap Clean-UpDecorating is one of the
many traditions associated with the holiday season. The family Christmas tree is argu-ably the most prominent deco-ration. Having a live tree inside the home can be awe-inspiring, but it can also be quite messy.
The idea of bringing a for-merly live tree inside a home as a decoration may seem odd, especially when individu-als are faced with the after-math, which is often a trail of pine needles and very sticky sap. A freshly cut pine tree will ooze sap, which tends to be quite sticky and messy and no-toriously difficult to remove. Even a Christmas tree that is average in stature can generate a fair amount of sap, and it takes just a few drops of sap to make a mess.
If sap has you stuck for clean-up ideas, consider these home remedies. On clothing:* Use rubbing alcohol on the sap stain. Allow the alcohol to sit on the stain for 30 minutes
and then wash as usual.* Make a paste of laundry detergent and water and apply it to the stain.* Ammonia also may remove a sap stain. Just test an inconspicuous part of the clothing
to determine if applying ammonia changes its color. On carpeting:* Freeze the sap with ice cubes and then carefully pick out the hardened pieces.* Try vodka as an adhesive remover on the sap stain.* Rubbing alcohol also may be able to break up sap in carpet fibers. On hands:* Any greasy, oil-based product can work, such as olive oil or even vegetable shortening.
Rub on the skin, and the sap should come right off.* A lubricant like WD-40 has also been known to remove sap.* Hand sanitizer, which is comprised mainly of alcohol, can help dissolve sap so it can be
rinsed off.* Make a paste of mineral oil (baby oil) and baking soda. This should help dissolve the sap
and make your hands soft in the process. In hair:* Sap can be notoriously difficult to get out of human hair or animal fur. Try coating the sap
in natural peanut butter or mayonnaise, both of which have a high oil content. Allow to sit for a while and then comb out the sap with a fine-toothed comb.
* If tree sap cannot be removed, cutting it out may be the only option.
