W hen you look at the cumula- tive year to date residential sales for all of 2012, 2013 and through August of 2014, Eagle and Gypsum have led all the other towns/ areas in the Valley in number of sales each of the 3 years. According to the Land Title Eagle County Market Analysis, the following number of residential sales were recorded: The number of sales has decreased slightly in the last 3 years, mainly due to lack of affordable inventory, and has resulted in increased average sales prices each year. The same Market Analysis shows that the average sale prices (total sales prices divided by number of sales) for the same years were: The sales price averages are the initial motivation for Eagle County residents to look to the West. The "affordable luxury" the two towns offer, including golf course communities, biking trails, affordable recreation centers, and longer summers, has attracted many families and individuals who originally came to the Valley just to ski. As singles change their life styles, becoming families, they often become more concerned with the size of their home, wanting yards and a garage. Also, as residents mature, they are content to drive to more snow and live in an area where there is less shoveling and longer golf seasons and summer activities. With close to a 2,000’ drop in elevation from Vail, seasons are significantly im- pacted. Affordability does not always mean lower quality. Several builders who have built lovely homes in Cordil- lera and Arrowhead have come to Western Eagle County and built the same beautifully finished homes for half or less of the price than their homes in the resort areas.
