First Time Buyers are a Major Market Force

Canada’s decade-long housing boomshrank to a three-way race this yearwith Toronto, Calgary and

Vancouver the only markets still showingbetter-than-average growth. As we headinto 2015, the field has shrunk to two. Thecollapse of oil prices is denting the Albertaeconomy, hurting the prospects of thoseliving in its biggest city. The CanadianReal Estate Association said last week thatthe average price of a Calgary home was9.5 per cent higher in October than a year

ago. But as Robert Kavcic, an economistwith BMO Capital Markets, told theCalgary Herald, what’s in the rear viewmirror ain’t what lies ahead .

Should we be worried, too? I don’tthink so. Price increases will moderate asinterest rates slowly rise, but that’s nocause for panic. Home ownership is abouta place to live, so the horizon should belong. While the big gains for condoinvestors may be over, for those who planto live and work in Canada’s largest and

most desirable city, waiting probablywon’t help. If they’re forming householdsor just tired of paying rent, they might aswell pay themselves first. That’s the primelaw of personal finance.

This year, Toronto house prices are ontrack for another record. They were upalmost 9 per cent in October compared toa year earlier driven by a shortage of list-ings. The average home price in the GTAwas $587,000.

The driving force as we all know is arock-bottom interest rate. Mortgage rateaggregator Ratehub.ca was quoting a five-year fixed mortgage Monday throughCanwise Financial at 2.69 per cent. If youborrow $400,000, the monthly payment is$1,830 at that rate.

A five-year mortgage at less than 3 percent offers insurance against a weakeningmarket and time to chip away at the mort-gage principal.

An annual study by the CanadianAssociation of Accredited MortgageProfessionals confirms that first-time buy-ers are thinking along those lines. Far frombeing naïve, they’re aware of the risk andcoming in with hefty down payments (asthey historically do) and locking in forlonger terms. CAAMP says about eightout of 10 borrowers are opting for fixed,longer-term mortgages, typically fiveyears.

CAAMP finds that about half of theCanadians buying homes this year werefirst-time buyers. Their average down pay-ment was 21 per cent of the home’s cost.

The big down payment also allowsmost buyers to avoid Canada Mortgageand Housing Corp. insurance. While thathas been pretty consistent for severaldecades, what’s changing is how youngpeople are coming up with the cash.They’re finding it harder to save enough tokeep ahead of price increases, so they’rerelying more on gifts and loans from par-ents and grandparents.

Picturethe buyer who puts on her hat, gloves,boots, scarf, and winter coat to go lookat homes in 3 feet of snow and in themiddle of a snow storm. Are they buy-ing or “just looking”? I think youknow the answer. Selling during thewinter months keeps the neighborsand looky loos out of the process andattracts only serious buyers to yourhome; making the showing processmuch easier.

And remember, listing your homenow doesn't mean you need to moveout today. In fact, the average timeframe from list date to move out dateis nearly 90 days.
