Answer: The rst thing to consider is the comfort level of the
buyers. While walking through a potential home, buyers are using
that time to communicate likes and dislikes, concerns about the
property and questions about pricing with their agent. Buy-ers will
not feel comfortable having these discussions if the current owners
are pres-ent and able to overhear the conversation.
Many buyers fear offend-ing the owners with their candid
comments or saying something that may nega-tively impact their
position during contract negotiations if they decide to move
for-ward and make an offer to purchase.
Another concern is the level of distraction that lin-gering
homeowners cause for potential buyers. Many times, in an effort to
stay out of the way, sellers will stay busy with household tasks
or
remain in a particular room reading or watching TV. Al-though
their intentions are good, it is dif cult for a po-tential buyer to
visualize what their life might be like in the home while
witnessing someone elses life taking place there.
For this reason we also suggest that sellers remove their pets
from the prop-erty during the showing if possible. If it is not
possi-ble, be sure to use a crate or barrier to keep your pet
contained. Although your four-legged friends are an important part
of your family, they may cause fear, allergic reactions or
distractions to buyers who should be focus-ing all of their
attention on evaluating the home to de-termine whether or not they
want to move forward with an offer.
Purchasing a home is an emotional process for buy-ers. They are
looking for the perfect property where they can build a life and
happy memories moving forward. If sellers leave during the showing,
it gives the buyers the space they
need to inspect the home, consult with their agent in a safe
atmosphere, and begin to picture what life may look like there.
Allowing the buyers this uninterrupted time to form an emotional
attachment to the home m ay translate into a contract for the
sellers.

FHA announces plan for greater credit accessFHA announces plan
for
greater credit accessThe Federal Housing
Agency is taking steps to expand access to mortgage credit for
underserved bor-rowers.
Department of Housing and Urban Development Secretary Shaun
Donovan told a gathering of the Na-tional Association on Real-tors
May 13 that lending to potential buyers with lower credit scores
has fallen dra-matically in recent years, and announced a plan for
greater consumer access to credit, through a new FHA housing
counseling pro-gram that will launch later this year.
The four-year, two-phase pilot program, called Home-owners Armed
With Knowl-edge or HAWK, will offer a 50 basis point reduction in
the upfront mortgage insur-ance premium and a 10 ba-sis point
reduction in the an-nual premium at the time of
loan origination to first-time homebuyers who complete the
program.
Loans that remain in good standing will also receive reductions,
which could add up to thousands of dollars in savings for
homebuyers over the life of their loan.
People deserve access to credit and the chance to buy a home
when they are ready. We are excited about the potential impact HAWK
will have on buyers, said Donovan. This is a win for the market,
FHA, lenders, and borrowers.
National Association of Realtors President Steve Brown said HAWK
is a step in the right direction, making mortgage credit available
to more qualified homebuyers. Realtors urge FHA to quick-ly develop
the program and make it available to home-buyers.
We have many qualified homebuyers who need help now, and are
being shut out
of the market due to record high annual premiums and mortgage
insurance for the life of the loan.
Fees on FHA loans make up nearly 20 percent of a monthly
mortgage payment, according to NAR estimates, and they make it more
diffi-cult for potential buyers to purchase a home.
Carol Galante, FHA com-missioner, agreed that there are too many
responsible, creditworthy buyers who are being shut out of the
market.
HAWK will allow for real savings and give better ac-cess to FHA
for many indi-viduals, said Galante.
She said the program will also reduce lender and con-sumer risk
and encourage greater use of counseling to help more families get
in homes.
Donovan made his re-marks May 13 during the Realtor Party
Convention Trade Expo in Washington. D.C.
