INTRODUCTION

The project “GOLDEN I” IT& IT Enabled Service is to be developed by M/s Ocean

InfraheightsPvt.Ltd. (Formerly M/s U.Y. Industries Pvt. Ltd.). It is an organization of zealous

engineers and space planners, rich in experience and high on commitment. M/s Ocean

InfraheightsPvt.Ltd.(Formerly M/s U.Y. Industries Pvt. Ltd.) has an accomplished team of reality

experts, with an immense understanding of the real estate business, which ensures that our

product - design, always exceeds customer needs and expectations. It offers a blend of the best of

classical Indian living environment, with modern amenities and all the trappings of a modern

lifestyle. The Project is planned to be build up at Plot no-11, Sector-Techzone-IV, Greater Noida,

GautamBudh Nagar, Uttar Pradesh on a land measuring24.719 acres.

SITE LOCATION AND SURROUNDINGS

The “GOLDEN I” IT& IT Enabled Service Project is located at Plot no. Plot no-11, Sector-

Techzone-IV, Greater Noida, GautamBudh Nagar, Uttar Pradesh. The Co-ordinates of the

project site are 28o35’23.6” N &77o26’01.3” E. Google Earth Image and Toposheetmap showing

site and surrounding within 500m and 10 & 15 km respectively are attached as Annexure I.

CONNECTIVITY

The project site is well connected through Greater Noida link road which is 1.73 km from project

site towards NNW. The nearest highway is NH-24 which is approx.5.32 km towards NE from

project site. The nearest railway station is Ghaziabad railway station, about 6.49 km (N) away

from the project site. The nearest airport is Indira Gandhi International Airport which is 20.42

km (WSW) from the project site.

PROJECT COST

The total estimated cost of the project is Rs400Crores which includes the cost of the land as well

as the developmental cost.

WATER REQUIREMENT

The total water requirement is approx. 1,327KLD out of which total domestic water requirement

is 1,143 KLD. The fresh water requirement is approx. 399KLD. The daily water requirement

calculation is given below in Table 4:

Wastewater Generation & Treatment

It is expected that the project will generate approx. 1,063 KLD of wastewater. The wastewater

will be treated in the STP of 1,275 KLD capacity provided within the complex generating 957

KLD of recoverable water from STPwhich will be recycled within the project but 148 KLD and

29 KLD in rainy and non rainy season, respectively will become surplus which will be

discharged to external sewer line.

SEWAGE TREATMENT TECHNOLOGY

SBR TECHNOLOGY

Sewage generated from the project will be treated in sewage treatment plant of capacity as given

below. Treatment will be done to achieve treated effluent within permissible limit as per CPCB

directives to reuse for various non-domestic applications. Sequential batch reactor (SBR) is

considered for sewage treatmentdue to minimal maintenance cost and better quality of treated

water.

Treatment Technology

In order to ensure quality of treated effluent for various uses, Sewage Treatment Plant has

been designed to ensure that the treated sewage (water) is well below the permissible limits,

even under the varying flow conditions which are typical for such developments. The main

components of the process adopted for the STP include the following:

� Incoming sewage before collecting in the equalization tank, trash and oil will be removed

through screen chamber and oil & grease trap. Coarse Bubble Diffusers will be provided in

Equalization tank to avoid anaerobic condition.

� The sewage from the equalization tank will be lifted by pumps to the Sequential

Batch Reactor (SBR). These pumps will have enough capacity to pump the entire batch in one

hour, as per the time cycle.

� Aeration in SBR tank will be done by fine bubble diffusers with the help of air blower. After

filling the SBR tank with sewage, blower will start and once biodegradation has taken place,

blower will be shut off for some time to allow settling ofthe sludge. After settling, the decanting

process will start. Decanter is well designed to decant one batch in 0.5 Hrs. Moving type

decanter will be designed to obtain the desired efficiency. Decanter will be provided with scum

guard.

� Aeration system and decanting system will be automated for smooth operation. Level sensor

is mounted in SBR tank to prevent overloading and under loading.

� Decanted water will be stored in intermediate storage tank. Decanted water will be first fed

in Multi-grade sand filter for removing any suspended particles, followed by UV

Sterilization and Activated carbon filter for color and odor removal. Filtered water will be good

enough for irrigation and flushing of toilets and urinals. This water will be further treated

through a softener to reduce hardness to use in DG cooling tower if required. There are chances

of redeveloping microbial organism in treated water due to absence of residual disinfectant.

Therefore, minimal chlorination will be done.

� Total sludge generated from SBR will be stored in a sludge holding tank for further

digestion. Diffused air will be supplied through aerators to increase the consistency in sludge

holding tank. Digested and thickened sludge will be pumped to a centrifuge to de-water.

Polyelectrolyte will be added if necessary.

Filtrate from centrifuge will be pumped back to the equalization tank and dewatered sludge will

be used as manure after drying.

RAIN WATER HARVESTING

The storm water disposal system for the premises will be self-sufficient to avoid any

collection/stagnation and flooding of water. The amount of storm water run-off depends upon

many factors such as intensity and duration of precipitation, characteristics of the tributary area

and the time required for such flow to reach the drains. The drains will be located near the

carriage way along either side of the roads. Taking the advantage of road camber, the rainfall run

off from roads will flow towards the drains. Storm water from various building is connected to

adjacent drain by a pipe through catch basins. Therefore, it has been calculated to provide 3

Rainwater harvesting pits at selected locations, which will catch the maximum run-off from the

area.

1) Since the existing topography is congenial to surface disposal, a network of storm water

pipe drains is planned adjacent to roads. All building roof water will be brought down

through rain water pipes.

2) Proposed storm water system consists of pipe drain, catch basins and seepage pits at

regular intervals for rain water harvesting and ground water recharging.

3) For basement parking, the rainwater from ramps will be collected in the basement storm

water storage tank. This water will be pumped out to the nearest external storm water

drain.

4) Peak Hourly rainfall of 50 mm/hrwill be considered for designing the storm water

drainage system.

Rain water harvesting has been catered to and designed as per the guideline of CGWA. Peak

hourly rainfall has been considered as 50 mm/hr. The recharge pit of radius 2.5m & height 5m is

constructed for recharging the water. Inside the recharge pit, a recharge bore is constructed

having adequate diameter with PVC slotted pipe up to a layer where sandy aquifers/ deeper

aquifer permeable layers exist. The bottom of the recharge structure will be kept 5 m above this

level. At the bottom of the recharge well, a filter media is provided to avoid choking of the

recharge bore. Design specifications of the rain water harvesting plan are as follows:

Catchments/roofs would be accessible for regular cleaning.

The roof will have smooth, hard and dense surface which is less likely to be damaged

allowing release of material into the water. Roof painting has been avoided since most

paints contain toxic substances and may peel off.

All gutter ends will be fitted with a wire mesh screen and a first flush device would be

installed. Most of the debris carried by the water from the rooftop like leaves, plastic bags

and paper pieces will get arrested by the mesh at the terrace outlet and to prevent

contamination by ensuring that the runoff from the first 10-20 minutes of rainfall is

flushed off.

No sewage or wastewater would be admitted into the system.

No wastewater from areas likely to have oil, grease, or other pollutants has been

connected to the system.

Calculations for storm water load

Roof-top area = Ground Coverage = 22,558.335 m2

Green Area = 39,630.352 m2

Paved Area = Plot Area – (Roof-top Area + Green Area)

= 1,00,035.700– (22,558.335 + 39,630.352)

= 37,847.013m2

Runoff Load

Roof-top Area = 22,558.335 × 0.050 × 0.8

= 902.33 m3 /hr

Green Area = 39,630.352 × 0.050 × 0.2

= 396.30 m3/hr

Paved Area = 5,321 × 0.050 × 0.75

= 1,419.26 m3/hr

Total Runoff Load = 902.33+ 396.30+ 1,419.26 m3/hr

= 2,717.89m3/hr

Taking 15minutes retention time, volume of storm water = 2,717.89 /4

= 679.47m3

Capacity of Recharge pit = π r2h = 3.14 × 2.× 2.5 × 5 = 98.125 m3

Hence No. of pits required = 679.47/98.125 = 6.92 pits say 7 pits

Total of 7Rain Water Harvesting pits are proposed for artificial ground water recharge.

POWER REQUIREMENT

The power supply will be supplied by NPCL.Total Connected Load is around 12,496.00 KW and

the Expected Maximum Demand is 9,426KVA at 0.9 power factor, considering 10% provision

for future provision and 85% all day efficieny of the transformer the demand load is 12,000

KVA.

Details of D.G Sets

There is provision of 14 no. of DG sets of total capacity 12,000 KVA (i.e. 8 x 1,000 KVA + 2 x

500 KVA + 4 x 750 KVA) for power back up in the Golden I Project. The DG sets will be

equipped with acoustic enclosure to minimize noise generation and adequate stack height for

proper dispersion.

SOLID WASTE GENERATION

Solid waste would be generated both during the construction as well as during the operation

phase. The solid waste expected to be generated during the construction phase will comprise of

excavated materials, used bags,bricks, concrete, MS rods, tiles, wood etc. The following steps

are proposed to be followed for the management solid waste:

Construction yards are proposed for storage of construction materials.

The excavated material such as topsoil and stones will be stacked for reuse during later

stages of construction

Excavated top soil will be stored in temporary constructed soil bank and will be reused for

landscaping of the “GOLDEN I” IT & IT Enabled Service project.

Remaining soil will be utilized for refilling / road work / rising of site level at locations/

selling to outside agency for construction of roads etc.

During the operation phase, waste will comprise domestic in nature. The solid waste generated

from the project will be mainly domestic waste and estimated quantity of the waste will be

approx. 6,730 kg per day (@ 0.5 kg per capita per day for residents, @ 0.15 kg per capita per day

for the visitor, 0.25 kg per capita per day for the staff members and landscape wastes @ 0.2

kg/acre/day). Following arrangements will be made at the site in accordance to Municipal Solid

Wastes (Management and Handling) Rules, 2000.

Collection and Segregation of waste

1. A door to door collection system will be provided for collection of domestic waste in colored

bins from household units.

2. The local vendors will be hired to provide separate colored bins for dry recyclables and Bio-

Degradable waste.

3. For waste collection, adequate number of colored bins (Green and Blue & dark grey bins–

separate for Bio-degradable and Non Bio-degradable) are proposed to be provided at the

strategic locations of the project area.

4. Litter bin will also be provided in open areas like parks etc.

GREEN AREA

Total green area measures 39,630.352 m2(@51.15% of the open area) which will be area under

tree plantation within the plots and along the roads. Evergreen tall and ornamental trees like

Neem and Gulmoharand ornamental trees like Bottle Palm and Bamboo have been proposed to

be planted inside the premises. Parks will also be developed by the project proponent.
