    Karnataka state in the south of India, in the western

    8 Cottages is part of a two suite plantation style villa built in Kerala style with spectacular view of coffee estate.

    It is 1000 sq ft in size with king-size bed, a spacious

    entertainment room with comfortable sitting and luxury bath.

    Bungalow It is expansive 5000 sq ft of plantation bungalow built in traditional south Indian style.

    It has 4 large bedrooms, 3 bathrooms, dining and living areas,

    open veranda, large private garden and library.

    Restaurant It has multi cuisine .restaurant with capacity of 30 guest and a separate bar area.

    Club house of 4000 sq ft with space for Library, TV rooms, Indoor & Outdoor games,

  • ESTATE INFORMATION

    There is 72.3 acres of documented land mostly in the form of coffee plantation.

    The two lakes on the estate suffice for irrigation of the plantation.

    The estate produces 1300-1500 bags of coffee every year resulting in the revenue

    of 25-30 lakhs every year.

    The estate also produces Pepper and Avocado which collectively produce 3 -5

    lakhs a year during their season.

    Estate has adequate plantation workers a manager to oversee their work properly,

    The resort is located close to Mysore airport and upcoming Kannur International Airport.

    It is 1.5 hours away from Kannur beach.

    The resort has tied up with Virajpet Golf course which is about 15 mins from resort.

    It is ideally situated fro an Ayurvedic or other spa hence elevating its position as Golf and spa resort.

    All permits related to bar licensing is in place.

    Conversion of resort area is done.

    Approvals for additional 50 rooms has been obtained from Karnataka Udyog Mitra-the apex body for a single window clearance.

    The resort has been operating at a boutique scale since September 2011 and without any advertising and marketing tie-ups.

    It has 3 main streams-outstation guests with advanced bookings, walk-in guests and corporates conducting their offsite events.

    The cottages generates Rs.6000/night in off season and Rs. 8000/night in peak season.

    The bungalow generates Rs.15,000 /night in off season and Rs.22,000 / night in peak season

    Corporate such as Infosys, Google, Wipro, Honeywell etc. have conducted offsite events.
