Climatic Conditions:Weather: Clear/Sunny. Approximately 70 degrees.
Soil Conditions: Dry.
Utility Services:Utility Sources/Status: Public water and sewer. Private L.P. Gas and Electric, All utilities were on.

Flues: The inspector was unable to determine the condition of the flue liner due tolimited visibility. Recommend further inspection by an expert in this field prior touse.
Chimney Caps: The Chimney Cap for the Fireplacein the Master Retreat is made of
mortar. A crack in the mortarneeds repair to prevent moisture
intrusion.
There is no metal rain hat / sparkarrestor installed. It is
recommended that one be installedas a safety precaution and to helpprevent rain from entering the flue
stack.
The Chimney Cap for the otherFireplaces is made of Sheet Metal
and is in acceptable condition. There are metal Rain Hats- Spark
Arrestors installed.
Height & Clearance: Acceptable.
Foundations:Type & Condition: Concrete slab on grade with perimeter foundation footings. View of the
foundation is limited to the exterior portions visible above grade. Acceptable sofar as visible.
Recent Movement: There is no evidence of any recent movement.
Eaves, Soffits & Fascias:Type & Condition: Acceptable, Wood fascia with
Stucco on eves.Maintenance Issue, Painting
needed at above Rain Gutters atthe Fascia above the Utility Room
and One Car Garage. This will helpto prevent any deterioration in the
future.
Gutters & Downspouts:Condition: Acceptable,
Maintenance Issue, Debris ingutters should be removed.
Attic & Roof Structure:Access: There are three separate attic areas.
Access openings are located in ceiling of the Pantry Closet, The ceiling of theStudy and the ceiling of the Master Bedrom Closet.
Structures: A rafter system is installed in the attic cavity to support the roof decking. Therafter spacing is 24 inches on center, The roof decking material is plywoodsheeting. Acceptable so far as visible.
Ventilation: Acceptable.
Insulation: Acceptable, Fiberglass batts.
Depth & R-factor: 5-6 inches. R-factor was not determined as part of this inspection.
Master Bath #2: One switch near the Exterior door appears to be worn out.
Bath #3: Acceptable.
Bath #4: Acceptable.
Bath - Cabana: Acceptable Overall.
However; Cover plates are missingat two J boxes below the Sink.
Replacements are needed.
Entry/Foyer: Acceptable.
Living Room: Acceptable.
Dining Room : Acceptable.
Family Room: Acceptable.
Kitchen: Acceptable.
Master Bedroom: Acceptable.
Master Bedroom #2: One switch appears to be worn out.
Study: Acceptable.
Master Retreat: Operable. However; One Switch does not appear to operate a fixture. It is mostlikely for an outlet in this room. Unable to locate outlet due to furniture or storeditems.
Bedroom #3: Operable. However; One Switch does not appear to operate a fixture. It is mostlikely for an outlet in this room. Unable to locate outlet due to furniture or storeditems.
Bedroom #4: Operable, One Switch does not appear to operate a fixture. It is most likely foran outlet in this room. Unable to locate outlet due to furniture or stored items.
Laundry: 220volt outlet and 110 volt outs areprovided and are Operable.
However; The 110 volt outlets donot appear to be GFCI type.
Garage: Operable. However; Outlets do not appear to be GFCI type outlets.
Exterior Lighting:Building Exterior: Acceptable.
Attic Electrical:Attic & Roof Structure: A cover plate is missing from a
large Junction Box in the Atticspace above the Kitchen and
Bedroom 3 &4. Replacement isneeded.
Ceiling Fans:Master Bedroom: Acceptable.
Study: Acceptable.
HEATING - AIR CONDITIONINGAny Heating or Air Conditioning deficiencies listed in this report should be evaluated and repaired by alicensed HVAC contractor.
Heating Equipment:Type & Location: Five Forced Air Units are installed, Furnaces are located in the Attics.
Two are located in the Attic above the Kitchen & Bedrooms 3&4. Two arelocated in the Attic above Master Bedroom 2. One is located in the Attic spaceabove the Master Closet.
Observations: One of the Furnaces above the Kitchen area is operable and serves the 1stFloor areas from the Dining Room toward the Garage. The other furnace doesnot respond to thermostat controls.
One of the furnaces above Master Bedroom 2 serves that general area of thehome. . Further evaluation is needed as a safety precaution.
The furnace abov e the Master Closet is operable and serves the MasterBedroom area upstairs.
Burners / Heat Exchangers: Operable. However; The heat exchanger portion of gas fired heaters is difficultto access w ithout disassembly, and cannot be adequately checked during avisual inspection. We recommend a heating contractor be contacted to verifythe condition of all heat exchangers prior to settlement date.
Pump / Blower Fans: Operable.
Combustion Air: Acceptable.
Flues, Vents, Plenum: Acceptable so far as visible.
Air Filters: Three Air Filters were found.One is located at the Hall ceiling outside the Pantry Closet, A second filter islocated in Master Bedroom #2. And the third filter is located in the ceiling of theMaster Closet
Located at the Hall ceiling outside the Pantry Closet,The filter is in need of cleaning or replacement.
Located at the wall just inside Master Bdrm 2The filter is acceptable.
Located in the ceiling of the Master Closet upstairs.The filter element is missing. Replacement is needed.
Filters should be cleaned or replaced every 3 months of usage.
Thermostat Controls: Acceptable. Thermostats and located in the Hall near the Kitchen, in the MasterBedroom and Master Bedroom #2.There is a thermostat near the Master Retreat room that appears to beabandoned.
Elevated levels of moisture weredetected at the time of the
inspection.
Further evaluation of the causeand repair is needed by an expert
in this field.
Sliding Glass Doors: Acceptable.
Garage to Interior: There are Two doors leading into the House - One from each Garage. Theseare Fire Rated doors and need to be self closing and self latching. SAFETY ISSUE: A door closing device needs to be installed at each door priorto occupying this Home.
Garage to Exterior:Master Bath: Acceptable. However; there is no latching hardware installed.
Master Bath #2: Operable. However; Door does not latch. Minor adjustments or repair is needed.
Bath #3: Acceptable Overall Hanover; the Pocket Door latch does not function properly.
Floors:Golf Cart Storage: Walls are Concrete Masonry materials. Elevated levels of moisture was
observed at the time of the inspection. Further evaluation by an expert todetermine the cause is recommended.
Master Bath: Acceptable, Tile.
Master Bath #2: Acceptable, Tile.
Bath #3: Acceptable, Stone Tile.
Bath #4: Acceptable, Stone Tile.
Bath - Cabana: Tile appears Acceptable. However; Elevated levels of moisture was observedwhere efflorescence is seen at Grout lines. Further evaluation is needed by anexpert in this field.
Entry/Foyer: Stone Tile, Acceptable Overall. A hairline crack is present. It appears to havebeen filled with a color matched epoxy and well maintained.
Carbon Monoxide Alarms:General: None found, SAFETY ISSUE: There are no Carbon Monoxide Alarms present.
Carbon Monoxide Alarms are required to be installed adjacent to all sleepingrooms. It is recommended to install Carbon Monoxide Alarms near the sleepingrooms as a safety precaution. It is acceptable to install combinationSmoke/Carbon Monoxide Alarms in these locations.
LAUNDRY AREALaundry appliances are not moved during the inspection. The condition of walls or flooring hidden by themcannot be judged. Water supply valves are not operated as they may be subject to leaking if turned.
General Observations: An overflow pan is not installed.Overflow pans are commonly
installed where laundry appliancesare located indoors. They are
installed for the purpose ofcontrolling any excessive water
coming from a washing machine,and to prevent damage to floors,
moldings or walls.
GARAGEType:
Attached, Two car and One car.
Garage Doors:Material - Condition: Acceptable, Metal panel sectionals are installed at both Garages and are in
Acceptable condition.
Door Openers: Automatic door openers areoperational and appear to be in
acceptable condition.However; Automatic reverse
features are not present at eitherGarage Door. Consider addingthese protective devices as a
safety precaution.
Garage Walls:Type & Condition: Drywall, Acceptable, so far as visible. Stored items prevented full viewing of
Garage walls.
Fire Walls: The wall covering appears to meet the minimum fire separation standards. However, it is not possible to verify after the sheetrock is finished.
