A$15 million renovation of several spaces within Santa Anita Park was completed in just thir-teen weeks in an effort to make the on-track experience one that visitors will repeat. Elevenspaces in total were renovated within the park and a second phase of renovations is currently
underway. DEVELOPER Trammell Crow Company broke ground April 10, 2014 on the all-union, CleanTechManufacturing Center, creating more than 350 prevailing wage construction jobs. The project, on20 acres just southeast of downtown Los Angeles (situated within a half-mile of Interstates 5 and
10, as well as the 60 Freeway), started preliminary work in October of last year. The three-building campusoffers the largest contiguous industrial space downtown. Oltmans Construction Co. began construction ofCleanTech’s three new concrete tilt-up buildings on July 1, 2013. Originally a brownfield site, the site andbuildings have been transformed into a LEED Silver certified sustainable project. The manufacturing centeris located in a new section of the city being established for green businesses. The center’s three facilitiesoccupy 227,000 (Building A), 102,000 (Building B), and 28,000 (Building C) square feet respectively. Theproject has been a long time coming, with the property having sat fallow and destitute for over 35 years.
THE productive reuse of a 91-acre site that was formerly theFederal Government’s Naval Industrial Reserve OrdinancePlant, Mission-71 Business Park is a successful “swords to
ploughshares” story. Previously the plant was used to manufac-ture weapons and military devices dating back to the KoreanWar. After the project is completed, it will be home to more than1,750 employees. Architectural elements include extensive cor-nice treatments on the entire perimeter as well as horizontal andvertical articulations and glass to break up the building mass andprovide visual interest.

VANTAGE Property Investors enlisted Gensler to reposition this property that had sat vacantfor two years. Its four buildings scattered across the eight-acre site were constructed overfour decades from the 1960s through the 1990s. Vantage named the property Playa
Jefferson and set out to establish a striking new identity and new era for the campus. Genslercompletely re-envisioned the site, which previously was surrounded by dense haphazard landscap-ing that masked the buildings from the street. An internal barrier was formed by a space framestructure with dark-tinted glass between the buildings that limited their views and connections tothe outdoors. Using spatial flow as the backbone, Gensler created a place that encourages thecasual, contemporary life and work style so sought after creative companies today. References tohospitality, retail and domestic settings and sensibilities are purposely employed to blur the tradi-tional boundaries between work and play.

ORIGINALLY built in the 1920s,the Hall of Justice was adowntown Los Angeles land-
mark for seven decades and the sceneof some of the city’s most notoriouscriminal cases. After it was damagedin the 1994 Northridge Earthquake,its tenants - the LA County Sherriff’sDepartment and the Coroner’s Office- vacated and the Hall of Justice satdormant for 20 years. When LosAngeles County sought to re-openthe building, they procured a teamthrough a design-build contract for ajob that was equal parts structuralretrofit, historic restoration, and com-plete tenant improvement. Afterthree years of design and construc-tion, the rehabilitated Hall of Justiceis again home to the Sherriff’sDepartment as well as the LA DistrictAttorney. The historic structure hasbeen restored to its full historicgrandeur and gleams again in down-town Los Angeles to serve the countyand its residents.
THE Jaime Escalante Auditorium and MemorialPlaza was opened on April 5, 2014, sevenyears after the high school’s historic auditori-
um was destroyed by a devastating fire. The 1,400-seat structure features a cutting-edge audio-visualsystem and broadcast production studio, along withlarge and vibrant images of Jaime Escalante, theteacher who inspired the film “Stand and Deliver.”The auditorium’s many highlights include creativeuse of glass and metal panels, as well as a mosaictile mural, whose finishes mirror the original his-toric structure.

KILROY Realty Corporation purchased 6255 Sunset, now dubbed as Sunset Media Center, ahigh-rise commercial property near the intersection of Sunset Boulevard and Vine Street,in late 2012. Located within an amenity-rich environment with new entertainment,
restaurants, retail, and housing nearby, the building, originally designed in 1971, was showing itsage and was notably disconnected from the newly revitalized neighborhood emerging around it.Post redevelopment, the new Sunset Media Center is now a vibrant, active property, with exten-sive elevated outdoor public deck, a new internal two-story ‘living room’ with lounge furniture,and expansive art walls feature murals by local street artist David Flores. It connects to and con-veys the new creative culture of Hollywood. The project includes Kilroy’s new Hollywood head-quarters at the penthouse level, completing a building transformation from top to bottom. Theproject has met and exceeded the owner’s goals. The building is now close to fully occupied.
SMASHBOX is known as a hub for world-class photographers anddirectors to shoot important content. After several years with-out operations at its Culver City location, a partnership
between Smashbox Studios and Industrial Color Brands led to theredesign and complete overhaul of the 23,000 square foot studiofacility. The new design serves as the rebirth of the studio. The objec-tive of the infrastructure upgrades was to provide an unlimited rangeof technology applications to utilize in creating world-class, high pro-file photographic results.

After looking at several possible loca-tions, Team One found space in a former US PostOffice distribution facility located in Playa Vista.The massive, open volume allowed the employ-ees to congregate in approximately 75,000 squarefeet of continuous, single?story space. The blankcanvas enabled Shubin + Donaldson Architects,Jones Lang LaSalle and Sierra Pacific Constructorsto capture the vision and wishes of the clientwhile creating a space devoted to detail and thepower of creativity. The project also succeeded inachieving Team One’s goal for the space to feellike ‘home’, to function like a creative environ-ment and to embrace the grandeur of the build-ing’s infrastructure.
THE State Bar of California's new offices are nownicely positioned in this five-story concrete build-ing originally constructed in 1958. It had been
vacant for nearly 20 years. The new offices feature anopen concept design with workstations and flexible, col-laborative meeting areas.
