Inside this issue
Thank you for all that attended our latest annual meeting and it was great seeing
everyone! We would also like to welcome our newest homeowners and renters to
Colleton Plantation. Please let us know if you have any questions, comments or
concerns and we look forward to your participation in the community.
Quick community updates
We did have an unexpected expense with three trees falling by the detention pond,
but overall, we are still solid from a financial perspective. We greatly appreciate the
help and guidance from the Management Plus team. We have finished trimming the
bushes and trees at the front entrance as well as the common areas. We will be
looking to paint the outside fence along the entrance to our community in the Spring
or Summer.
In closing, I would like to ask each homeowner and resident to take pride in your
home and maintain your property. In general, Colleton Plantation homeowners do a
great job, but our homes are aging, and maintenance will be required to maintain our
property values and appearances.

Hello to everyone at Colleton Plantation - Owners, renters, children and adults! For everyone who attended our Oct 2019 Annual Meeting- Thank you for attending! We had a nice turnout with about 35 percent of the subdivision. But it would be very nice to have an even more participation for 2020. Your 2020 Board has lots to do, and lots of decisions to be made. Neighborhood assistance is always appreciated. We welcome anyone who would desire to volunteer to serve on our neighborhood Social, ACC, or other committee. The elected Board of Directors are as follows: President – Brandon Ringeisen Vice President – Shari Winer Pool Director/Board Member – Julianne Cheatham We can all be reached from www.ColletonPlantation.com under the heading Community. Please join our Colleton Plantation page on Facebook. This is the easiest and fastest way for us all to communicate. Communication examples are the like when we played the Shamrock Game on St Patrick’s Day, pool opening and closure, information about trees that fell inside the detention pond, events, or noteworthy charities, celebrations and announcements. To sign up go to www.Facebook.com and in the search bar - type Colleton Plantation. There will be a question to answer, then you will be approved to communicate and see what is going on. At the annual meeting we talked about efforts to negotiating a group rate for our trash pickup with American Disposal Services. We have succeeded!!! Rates should now be lower for most everyone. This info can be found below in this newsletter and on Facebook.
Maintenance of the detention pond is ongoing. The ongoing maintenance schedule for the detention pond is currently two times annually. Please do not dispose of chemicals into our storm management system as this will flow into our detention pond and contaminate the pond and possibly the Georgia natural stream. It is a county ordinance violation to dispose of any debris in a detention pond, so please do not dispose of grass clippings, etc. into the storm water management system.
We successfully negotiated with American Disposal on a community rate for Colleton Plantation. Please see below for the rates and instructions on how to secure the pricing. 1x week pick up Trash only: $16.95 Trash and recycling: $20.95 +all customers are billed $1.50 monthly admin fee. To receive this pricing, follow these instructions: For new and existing residents, you need to email [email protected] and state that you are with the Colleton Plantation HOA and would like the community rate, along with your service address and/or your account number. You can also call their office M-F 8:00 AM-4:30 PM at (678) 720-0500 and request the rate. For existing customers, the rates will go into effect on your NEXT billing cycle. As a quick reminder, trash cans are not being stored properly. They must be stored where they are not visible from the street or neighboring residences. ***This is a county ordinance***

Do I need prior approval for exterior modifications made to my home or property?
Yes, according to the Colleton Plantation’s governing documents, residents are required to
submit an application for review to the ACC prior to the commencement of exterior
modifications. This includes but is not limited to the following: roof replacements, painting,
fences, landscaping, tree removal, additions, screened porches, and decks. The ACC form may
be downloaded from the Architectural section of the Colleton Plantation’s website,
www.colletonplantation.com
What happens in the event a modification is made and I did not submit an ACC request
and obtain approval?
According to the governing documents, your modification or structure would be classified as
non-compliant and therefore, subject to a fee for late review. A non-compliant fine and
possibly additional modifications at homeowner’s expense to ensure compliance. So it is
important to do the right thing, complete and submit an ACC request form in accordance with
acceptable practice. ACC forms may be downloaded from the website,

What if I am a renter and leasing a home?
All provisions of the Declaration, By-Laws, rules and regulations, design standards, and all
regulations which govern the owner and which may provide for sanctions against owner shall
also apply to all persons who occupy/rent/lease the property.
It is great to see our neighbors out walking the neighborhood with their families and dogs. Please remember
to be a good neighbor and clean up after your pets. Also remember, per HOA and City/County ordinance,
please ensure your pet is on a leash. This goes for cat lovers as well—please do not allow your cat to roam
free.
We have had a couple complaints on barking dogs as well, so please be sure that your dog
does not bark for more than 15 minutes outside. Please note this is a county ordinance.
Is overnight parking in pool lot allowed?
Normally, pool overnight parking is not allowed, however, for short term (overnight) Association
member and guest use, a parking permit is required. For a parking permit, contact
[email protected] Violators are subject to tow.

Streets in our neighborhood are owned, operated and maintained by Cobb County, street
parking should be discouraged. As our streets are narrow, street parking may create a safety
issue. We must be conscientious and courteous not to create a nuisance to our neighbors. As a
reminder, it is unlawful to park on streets in such a manner as to impede emergency vehicle use,
park on sidewalks, impede the use of sidewalks from pedestrians, or access to mailboxes, etc.
Parking on grass is not allowed. Park in your driveway or garage, whenever possible.

We have received multiple complaints regarding a few of the following noises which violate the Cobb County noise ordinance, so please be mindful of no loud music, lawn mowers, leaf blowers, hammering, sawing, noisy vehicles or other disturbing noise from 11:00 p.m. until 7:00 a.m.
If you can hear something from 50′ away during those hours, it is breaking the noise ordinance. Specifically, please reach out to your lawn care company if they operate before 7:00 a.m. as this is considered a violation.
With Colleton Plantation turning 25 years old this year, we will all want to look at our houses to really take notice and see if it is in need for repairs or upkeep. Every day we drive into the driveway and then walk into our home without even really looking at our house. I suggest when you have a few minutes to spare, take a look around the outside of your house, yard, and driveway. Observe and notice what you see. Do your windows have chipped paint, or is the trim or window frame so soft that you hear a dull thud when you tap it? If this is the case, you may want to consider vinyl window replacements. Your house will look 100 percent better and stop deterioration before it is too late. And a bonus is that the new windows will provide 25-30 percent more energy efficiency. You may also have rotten wood on your house which may cause mold and mildew. Again, you will want to look for soft or peeling wood. A fresh coat of paint can do wonders for your home. Or if your siding is in good condition, a good pressure wash might do the trick to make it look bright and clean. Other items you will want to take notice of are:
Driveway – If it is dirty and moldy, a good pressure wash will make it look new again. If you have a lot of cracks and broken cement, you may want to check into resurfacing the driveway.
Check your garage doors, lights and hardware on front door, shutters and gutters to see if they
have that old, tired look. They may need to be shined up or replaced. Landscaping - Trim overgrown trees growing over fences, sidewalks, and into street. Make sure
you control the weeds by proper applications of weed control products or removal of weeds.
We want to maintain Colleton Plantation, so it is one of those “good” neighborhoods where people want to live. We will all feel better when looking at our pretty homes on the winding roads of the subdivision. Your house will look prettier and last longer with some extra touches. If you plan to paint your house or make other changes to the outside of your house, visit www.ColletonPlantation.com On our website, you will find an ACC Request form to complete and mail to Management Plus for approval. You will also find a list of approved house colors. This also may be a good project while we are socially distancing ourselves and staying at home.

Information regarding the 2020 pool opening
Currently we do not have a set opening date for the pool.
This will be determined by the state and the restrictions in place due to the Coronavirus.
This will be a constant revolving issue and once it has been declared safe by the state, the
County and, the health department at that time we will open the pool.
Please do not enter the pool area for any reason until you have been notified that it is open.

Homeowners as a friendly reminder:
• DO NOT Smoke or Drink alcohol
• Clean up after yourself
• Clean up all trash and take home all personal belongings
• The restroom is only to be used as intended
• FOLLOW THE POOL RULES AT ALL TIMES
• Guest can only use the pool area if accompanied by residents
• The parking lot is for pool users only
• If you move any pool furniture please put it back in its original location and close the umbrellas
when you leave
• Pool hours are 8am-10pm daily
Due to COVID-19 guidelines, if you are having a party (maximum of 10 people), please submit your
request to the HOA. A security/damage deposit is required.
Our goal as a community is to make sure our pool is kept clean so we can all enjoy it for the pool
season!

Please ensure that your garbage cans are stored where they are not visible from the street
or neighboring residences . Garbage cans including yard waste should be placed on the
curb for pickup after 5pm the day prior to pick up day and removed prior to 8pm day of pick
up. Please do not place garbage cans in the street. Place them at the end of your
driveway. “This is a county ordinance as well.”
