Coleman Home Inspection We appreciate the opportunity to conduct this inspection for you!   Please carefully read your entireInspection Report.  Call us after you have reviewed your report, so we can go over any questionsyou may have. Please take special note of the summary section of the report. Remember, when the inspection is completed and the report is delivered, we are still available toyou for any questions you may have, throughout the entire closing process. Do not be afraid to call.Properties being inspected do not "Pass" or "Fail.” -  The following report is based on an inspectionof the visible portion of the structure; inspection may be limited by vegetation and possessions. Depending upon the age of the property, some items like GFI outlets may not be installed; this reportwill focus on safety and function, not current code. This report identifies specific non-code, non-cosmetic concerns that the inspector feels may need further investigation or repair. For your safety and liability purposes, we recommend that licensed contractors evaluate and repairany critical concerns and defects.  Note that this report is a snapshot in time. We recommend thatyou or your representative carry out a final walk-through inspection immediately before closing tocheck the condition of the property, using this report as a guide.A home inspection is a non-invassive evaluation of the systems of a property. Please understandthat as a home inspector I am a generalist and do not claim to be an expert. I will not be held liablefor any errors. Please take the time to change all smoke alarm batteries upon moving in. Also test all smoke alarmsand carbon monoxide alarms for proper function, and take note of their expiration date.Thank you again for using Coleman Home Inspections for your residential inspection. We are happyto serve you and hope that you can recommend us to your family and friends. Heat/AC The heating, ventilation, and air conditioning and cooling system (often referred to as HVAC) is theclimate control system for the structure. The goal of these systems is to keep the occupants at acomfortable level while maintaining indoor air quality, ventilation while keeping maintenance costs ata minimum. The HVAC system is usually powered by electricity and natural gas, but can also bepowered by other sources such as butane, oil, propane, solar panels, or wood. The inspector will usually test the heating and air conditioner using the thermostat or other controls. For a more thorough investigation of the system please contact a licensed HVAC service person.

Report SummaryReport Summary

The summary below consists of potentially significant findings. These findings can be a safetyhazard, a deficiency requiring a major expenses to correct or items I would like to draw extraattention to. The summary is not a complete listing of all the findings in the report, and reflects theopinion of the inspector. Please review all of the pages of the report as the summary alone does notexplain all the issues. I recommend obtaining a copy of all receipts, warranties and permits for thework done.Interior AreasPage 4 Item: 12 Window Condition • Deterioration noted due to contact with moisture, repairs

needed. Glazing is deteriorated.KitchenPage 6 Item: 10 Window Condition • Broken/cracked glass pane noted, repairs needed.Page 7 Item: 15 GFCI • No GFCI protection present, suggest installing GFCI

protected receptacles for safety.Water HeaterPage 12 Item: 2 Venting • Furnace and water heater vent pipes enter the chimney at

the same level. This is a major safety concern due topossibility of combustion gasses coming back into the house.

Page 12 Item: 4 TPRV • Note the location of the open basement bathroom door inrelation to the TPR valve. The door could hit the valve andcause it to discharge. Recommend changing bathroom dooror relocating water heater.

RoofPage 19 Item: 3 Chimney • The chimney stack appears to have an unlined flue. While

this may have been acceptable at the time of construction, flue liners are a fire safety feature which the client shouldconsider installing to enhance safety. Regular cleaning of thechimney is recommended to ensure safe and efficientoperation.• Flue, crown and flashing not inspected due to roof not beingmounted.• A stainless steel or aluminum chimney liner should beinstalled when gas burning appliances are vented into a claylined chimney. The lining can deteriorate over time and causecarbon monoxide to enter the structure.

GroundsPage 27 Item: 2 Grading • The exterior drainage is generally away from foundation.Master BedroomPage 36 Item: 4 Electrical • Bedroom circuits are NOT protected by an arc fault circuit

interrupter type breaker. An arc fault interrupter will shut itselfoff if it detects a short, thus preventing an electrical fire.

Page 36 Item: 6 Smoke Detectors • There were no smoke detectors present in the bedroom(s).Bedroom1Page 37 Item: 4 Electrical • Bedroom circuits are NOT protected by an arc fault circuit
