2012 has been a crazy year for both the real estateand mortgage market. I wanted to share some commonlyasked questions, the appropriate answers and as well,clarify something a bit more personal.
Q. Is it still possible to get a mortgage thesedays?
A. Absolutely. Guaranteed Rate has closedthousands of mortgages all around the countrythus far in 2012 and is having a record year.Rates are as low as they have ever beenhistorically. The main difference in this marketversus a number of years ago is the standardof qualification. There are 4 areas covered,1) Credit, 2) Income, 3) Savings & 4) Collateral(or the appraised value). In the past, if one ofthese items were strong, a mortgage productwas available to you. Now they look at all 4 intheir credit decision. In other words, they areactually looking for someone to qualify in orderto borrow money. The method in the past wassuch that lead to the financial and mortgagemeltdown of recent years.
Q. My current mortgage is higher than thevalue of my home; is there any way to refinance?
A. Yes. While in the past, homes that were“under water” were not eligible for a refinance,currently in many circumstances they are. Ifyour current loan closed before May, 2009 andit has a balance of $417,000 or less, you mayvery well be eligible for stimulus financing orwhat is commonly known as HARP. Please donot be scared off by your home’s value. It isworth a call to a lender to see if there is arefinance possibility. An example would be arefinance just completed for a customer’s rentalproperty. The home was worth 25% less thanthe loan amount. No appraisal was needed andthey dropped their payment by $300 a month.This program allows for flexibility in credit andincome as well.
Q. I have had a hard time paying some billsrecently and therefore my credit scores havedropped. With rates this low I would still like totake advantage of buying a home. Are thereany loan programs available to me?
A. Yes. The Federal Housing Administrationor FHA allows for financing at great rates forpeople with credit scores above 620. They arealso more flexible on income and downpayment requirements.
Q. Shimmy, I have heard that your family ismoving to Baltimore, MD. Is this true and willyou still be doing mortgages here in Chicago?
A. This is true. This summer my family willbe moving to Baltimore. As much as we haveloved living in Chicago the past 13 years andwe appreciate the friendships and relationshipsboth personal and business we have created, wedecided this is what is best for us based on ourfamily’s and most importantly our children’sneeds. We will continue to value theserelationships and support all the wonderfulinstitutions that have meant so much to usthroughout the last number of years. Pleaseknow that NOTHING is changing about mybusiness. I will continue to do mortgagefinancing in the same capacity as the #1 LoanOfficer in Illinois. I will be working andaccessible both out of Chicago and Maryland.My amazing team including Tom Fishwick whomany of you have gotten to know, will bestaying in Chicago full time.

One of the cardinal principles of Judaism isgratitude – the necessity and ability to saythank you. Someone who is kafuy tova –unappreciative of what he or she has andungrateful to the extreme - is deemed to be asinner, if not in deed certainly in attitude. TheTalmud in its inimitable fashion states that aliving person should always refrain fromcomplaint – it is sufficient that one is still alivefor gratitude to be present and expressed.Jews begin their day with two words – modeh
ani - I acknowledge and thank You God forhaving given me the gift of life once more asI awake to the new day. A general attitude ofgratitude and thanks makes living life easierand simpler, even in the face of obstacles,problems and severe difficulties. The personwho is able to appreciate and thank others ismore optimistic. That person will always seethe glass as being half full. There will begreater appreciation for what one has and lessjealousy and angst over what one does nothave.In our competitive, materialistic, market
driven society there seems to be little room forexpressions of gratitude. But the Torah andall of Jewish tradition and its value systemdemand that we be grateful and thankful, notonly in attitude but in our words and deeds aswell. The importance of this concept issomething that should be inculcated withinour children and grandchildren from the timeof their earliest ages. One of the earliestphrases or words that a child should learn is“thank you.”There is another value in Jewish life that
sometimes contributes to the opposite resultthan what I have described above. That valueis that one should always attempt to beindependent and never be beholden to othersfor their help and charity. As such, if one isforced to somehow accept help and favorsfrom others, a feeling of internal resentmentwells up within that person. That resentmentis often mistakenly focused outwards towardsthe very benefactor that was of aid and
assistance. Whatever feeling or expression ofgratitude that results - which is a necessaryTorah requirement - is muted if notcompletely discarded.I have witnessed this ironic phenomenon
many times in my lifetime. I am aware offundraisers for Torah institutions who feel nogratitude towards donors who somehowcontribute less than the amount that thefundraiser asked for or expected. I alwaysattempted to emulate my great mentor in fundraising, Rabbi Yosef Kahaneman, thePonovezher Rav. He would say thank you toevery donor with the same fervor andsincerity, no matter what amount of moneywas actually donated. He would quote theTalmudic dictum regarding judicial conductand courtroom procedure: “The litigation casefor even a penny has the same judicialrequirements attached to it as does thelitigation regarding ten thousand coins of therealm.” He would say that this rule is notlimited to judicial behavior and court litigationbut that it applies equally to donors andfundraisers. The attitude of gratitude mustalways be present and must always findexpression in actual words and deeds.There are many lessons in life that one must
learn and many character traits that requiretraining and development. Just as one mustlearn to give graciously, with a smile and agood word and wish, so too must one learnthat in life one will unavoidably have to take aswell. This too should be done with a smile anda good word and best wishes.As children, we oftentimes display
resentment at gifts that were given to us thatdid not meet our wants or expectations. Butmature adult Torah behavior should not allowfor this attitude or behavior. This type ofnon-gracious acceptance disrupts marriagesand family life. It makes professional life andpositive interaction with others difficult andproblematic. There are people who are misersin giving. There are others who are misers intheir gratitude for blessings and gifts.Those who find it difficult to say thank you
to other human beings for their help will alsofind it difficult to say thank You to God forthe gift of life and all that accompanies thatgift. We become accustomed to gifts andkindnesses extended to us and take them forgranted. Only when they are no longer theredo we begin to appreciate their value andimportance. The wise person will learn to saythank you while those gifts, persons andsituations are still present among us.

Q. Do briquettes require hashgachah? Howabout cooking planks, wood chips, grilling paper andother wood items used in a barbecue? Does it makea difference if they have a specific flavor like apple,cherry, or hickory?
A. Charcoal briquettes contain a wood byproduct(among other ingredients), and the other items listedin the question are essentially 100% wood. Theflavor of the food cooked with these items isimpacted by the type of wood used, and themanufacturers highlight this by identifying the sourceof the wood. Thus, the names “mesquitebriquettes”, “apple chips”, and “alder pellets” refer toitems made from the wood of mesquite, apple oralder trees.
In general, these items are made from pure wood(or in the case of briquettes, wood mixed with
ingredients that are not kosher-sensitive) and do notrequire hashgachah. The only exceptions are if thewood is pretreated, coated, soaked in wine, producedfrom barrels which previously held wine, or arelabeled as containing some other kosher-sensitiveingredients.

Q. I’ve just begun keeping kosher and need somehelp figuring out how to switch over my kitchen toall-kosher use. Can you help?
A. Your kitchen must go through a process called“kashering”. Dressing:1 T. freshly grated ginger1/4 c. honey2 T. white wine vinegar2 T. freshly squeezed lime juice1 clove garlic, minced1/4 c. canola or olive oil
Salad:1 1/2 c. water3/4 c. uncooked quinoa, rinsed1/2 c. coarsely chopped pecans1/2 c. dried apricots, sliced into slivers
(use kitchen shears for easy cutting)1 c. seedless grapes, red or green, halved.
1/4 c. thinly sliced red onion4 c. greens (romaine, butter lettuce, etc.)
Mix ingredients for vinaigrette in smallbowl; set aside.Bring water and quinoa to a boil in a
medium saucepan. Reduce heat andsimmer 15 minutes, covered, until liquid isabsorbed. Fluff quinoa with fork. Toss with pecans,
apricots, grapes and onion in large bowl.Add lettuce. Drizzle with 1/2 cupvinaigrette.
