DIVISION 1 - GENERAL REQUIREMENTS

CONTRACTOR'S RESPONSIBILITIESThe scope of the Work described herein includes furnishing all materials, labor, tools, plant,supplies, equipment, transportation, supervision, insurance, taxes and all other services and facilitiesnecessary to complete the construction as shown in the Construction Documents. Contractor shallvisit the site prior to submitting their bid to determine actual field conditions presently existing, andidentify any such conditions which may affect its bid. The submitting of a bid for the Project willserve as notice that Contractor has made aforesaid determinations, and no additional sums will beallowed for failure to do so. Contractor shall notify the Architect of any discrepancy or omission inthe Construction Documents which affect the Work, prior to submitting their bid. Written instructionswill then be issued by the Architect regarding any changes or clarifications to the ConstructionDocuments. Contractor shall be responsible for all licenses & requirements by the governingmunicipality.

APPLICABLE STANDARDSIn procuring materials and installing same for this project, it shall be the responsibility of eachContractor to verify the detailed requirements of all applicable Codes and Standards, as well asmanufacturer's recommendations and specifications, and comply fully with said requirements.

CONTRACTOR'S INSURANCEEach Contractor shall submit, prior to commencement of Work, Certificates of such Insurancenaming Owner, Architect, and their agents as Additional Insured, for the following coverage's:

A) Public Liability of not less than $1,000,000.00 (including) Contractors' Protective Liability,covering explosion and collapse, completed operations coverage's (covering a period of at least twoyears after date of acceptance of the work by Owner), and broad form blanket contractual liabilitycoverage and shall insure against any and all claims for bodily injury, including death resultingtherefrom and damage to the property of others and arising from its operations under the contract,whether such operations are performed by such contractors, or by anyone directly or indirectlyemployed by any one of them.

B) Workman's Compensation and Employers' Liability Insurance as required by any EmployeeBenefit Acts or other statutes applicable where the work is to be performed as will protect Owner'sContractors from liability under the aforementioned acts.

C) Employers liability insurance with limits not less than $500,000.00.

D) Commercial general liability insurance with limits of not less than ONE MILLION DOLLARS($1,000,000.00) combined single limit bodily injury, death, and property damage any oneoccurrence with an annual aggregate of not less than $1,000,000.00. The commercial liabilityinsurance shall include: a) manufacturers and contractors liability insurance with x,c, and uexclusions deleted; b) completed operations; c) blanket contractual; d) personal injury, ALLproviding coverage not less than the coverage under the standard insurance services organizationform, with a specific per occurrence limit and a specific aggregate for this project.

E) Comprehensive Automobile Liability Insurance, including the ownership, maintenance andoperation of any automotive equipment owned, hired and non-owned, $500,000/ $1,000,000.00limits.

F) Contractor's protective with limits of not less than $1,000,000.00 combined single limit bodilyinjury, death and property damage any one occurrence with an annual aggregate of not less than$1,000,000.00.

G) Contractor agrees to hold aforesaid parties harmless on all O.S.H.A. and worker safetyrequirements, and shall fully comply with all such requirements as they apply to the methods anddevices used in the execution of the work.

OPERATION AND MAINTENANCE DATAEach contractor shall submit installation, operation and warranty manuals for all equipment furnishedwhich requires periodic adjustment or maintenance in duplicate to owner prior to completion of thework and before final payment is issued.

GUARANTEEAll work performed and materials utilized shall be guaranteed for a period of one year after the dateof substantial completion, against defects in workmanship and/or materials, and standardmanufacturers warranties on windows, appliances, and materials. Contractor agrees to remedysuch defects in 30 days at no additional cost to Owner or Architect, unless agreed in writing byOwner/Architect. The Architect and their consultants do not warranty or guarantee the accuracy andcompleteness of the work product therein beyond a reasonable diligence. If any errors, omissions,or discrepancies are found to exist in the work product, the Architect shall be promptly notified sothat they may have the opportunity to take whatever steps are necessary to resolve them. Failure topromptly notify the Architect of such conditions shall absolve the Architect from any responsibility ofsuch failure. Action taken without the knowledge and consent of the Architect or in contradiction tothe work product or the recommendations of the Architect shall become the responsibility of theparties responsible for taking such action.

SANITARY FACILITIES FOR WORKERSContractor shall provide and maintain suitable, weathertight, sanitary facilities for all workmen for theentire construction period. Comply with all requirements of applicable Health Authorities. Whentoilet facilities are no longer required, promptly remove from the site, disinfect and clean, or treat thearea as required. Locate as directed. Owner's facilities shall not be used at any time. If any newconstruction surfaces in the project other than the toilet facilities provided herein are soiled at anytime, the entire area soiled shall be completely removed from the project and rebuilt.

SMOKINGThere shall be no smoking anywhere within the residence.

CLEAN-UPContractor shall keep their portion of the Project area reasonably clean at all times, and thoroughlyremove waste materials, rubbish and debris resulting from their work at least every Friday during thecourse of the construction.

TEMPORARY FACILITIESGeneral Contractor shall provide all temporary heat, light and power, construction water, toiletfacilities, temporary enclosures and telephone; and take adequate precaution to prevent damage tomaterial and work installed in freezing weather. Provide adequate heat and covering in a mannerapproved by the Architect. Protect ground surface under footings, pipe lines and masonry againstfreezing and ice formation.

SHOP DRAWINGS, PRODUCT DATA AND SAMPLESThe Contractor shall review, approve, and stamp with their company stamps for approval, thensubmit with reasonable promptness and in such sequence as to cause no delay in the Work or in thework of the Owner or any separate contractor, all Shop Drawings, Product Data and Samplesrequired by the Contract Documents.

By approving and submitting Shop Drawings, Product Data and Samples, the Contractor representsthat they have determined and verified all materials, field measurements, and field constructioncriteria related thereto, and that they have checked and coordinated the information contained withinsuch submittals with the requirements of the Work and of the Contract Documents.

The Contractor shall not be relieved of responsibility for any deviation from the requirements of theContract Documents by the Architect's review of Shop Drawings, Product Data or Samples unlessthe Contractor has specifically informed the Architect in writing of such deviation at the time ofsubmission and the Architect has favorably commented on the specific deviation. The Contractorshall not be relieved from responsibility for errors or omissions in the Shop Drawings, Product Dataor Samples by the Architect's favorable comment thereof.

The Contractor shall direct specific attention, in writing or on resubmitted Shop Drawings, ProductData or Samples, to revisions other than those requested by the Architect on previous submittals.

PLACEMENT OF JOINT REINFORCEMENTAt all face brick locations shown on drawings provide corrosion resistant corrugated mtl. masonryties (9 gauge min.) @ 16" o.c. vert. and 24" o.c. horz. (max. area of support to be 3.25 sq. ft. Placeunits to provide continuous reinforcement, with corner and "tee" sections at all wall intersections;splice units together by lapping side bars a minimum of 6" at adjoining ends of lengths. Stopreinforcement 2" away from both sides of vertical control joints. At all openings in walls, placeadditional reinforcement in bed joint of courses above and below openings and extend at least 24"beyond each side of each opening.Furnish and install any vertical reinforcement as indicated on the Drawings. All joint reinforcementplaced in exterior walls must conform to ASTM A153 Class B2, and be hot-dipped galvanized, 1.5ounce per square foot per ASTM A153-82.

CONCRETE BLOCK (If shown on drawings)Provide concrete masonry units in sizes as required on Drawings, gray in color, conforming toASTM C90, lightweight concrete masonry units, grade N. At fire-rated walls, provide units asrequired to meet the UL design classification as shown on the Drawings. Submit certificates ofcompliance from block manufacturer.

CAST STONE/MASONRY MATERIALS1) Manufacturer installation recommendations are to be strictly adhered to.2) All joints to be tooled concave type, unless otherwise noted.

LINTELS/ANCHOR BOLTSInstall steel lintels as indicated on Drawings. Provide and install anchor bolts as indicated onDrawings, or as required for a complete installation.

CLEANINGCut out any defective joints and holes in exposed masonry, repoint with mortar and tool.At the conclusion of masonry work, remove all scaffolding and equipment used in the work, clean upall debris, refuse, and surplus material and remove same from premises.

PORTLAND CEMENT STUCCOAll portland cement stucco shall conform with ASTM C150, metal reinforcement FS-QQ-L-101a,metal accessories ANSI A423 and building paper FS-UU-B-790.

Furnish and install all stucco work completely including grounds, screeds, & casing

Provide self-furring diamond mesh 1-12", 17 GA zinc coated lath on heavy duty building paper.

Inspect paper for proper laps, tears, nail punctures, etc. prior to plastering.

Provide 24 GA galvanized metal drip screeds at all foundations and overhangs.

Contractors to assume full responsibility unrelieved by review of shop drawings and by supervision,or periodic observations of construction:-For compliance with the Contract Documents-For dimensions to be confirmed and correlated on the job site and between individual drawings orsets of drawings.-For fabrication processes and construction techniques (including excavation, shoring, scaffolding,bracing, erection, formwork, etc.).-For coordination of the various trades, and for safe conditions on the job site.

Unless otherwise noted, all details, sections and notes on the Drawings are intended to be typical forsimilar situations elsewhere.

Design loads, allowable stresses and structural capacities are based on the applicable building codein force at the location of this building.

DIVISION 2 - SITEWORK

SUBSURFACE CONDITIONSBased upon information gathered, suitable subsurface conditions are anticipated on the site, forfoundation work and other needs, and bids shall be based on same. Bidders are encouraged to visitthe site and acquaint themselves with all existing conditions. If unsuitable soils are encountered(less than 2500 psf bearing) at the depth shown on the Drawings, Contractor shall immediatelynotify Architect in writing so that written instructions may be issued.

EXCAVATING, FILLING AND GRADINGSupply and install all labor, materials and equipment necessary for all excavating, backfilling, gradingand any fill material required under this section of work.

If new work, stake out location of project on site for before starting work, final location and offsetstaking to be performed by a registered surveyor.

Additional landscaping work shall be done by the Owner.

Work to include excavating for footings and foundations, filling and backfilling, rough grading, asrequired, furnishing and installing granular fill where required, including areas of removed subsurfaceconditions.

All granular fill below interior slabs shall be clean mineral aggregate 3/4" or smaller, or pea gravel.

Do not backfill until inspections have been made as required by code. Excavate footings to within 2"of depths shown on the Drawings. All footings are to rest on undisturbed soil or engineered fill.Perform all rough grading as required within 2" and final grading as required to attain the elevationsrequired. Rough grade so that surface water drains away from the building foundation to drainagelocations. Remove all excess material and debris from site, including all excavated soils.

Provide temporary trenches and/or berms to prevent flooding of sub grade. Backfilling of trenchesunder paved areas shall be accomplished by using sand fill or approved equal, compacting in 12"lifts.

Excavation, trenching, filling, etc. required by plumbing-sewer, mechanical and electrical trades, isthe responsibility of trade requiring same, except for any debris or "spoils" removal, which shall beby the excavation contractor.

All foundation excavations shall be inspected, tested and certified by a qualified soils engineer; whendeemed advisable by the consulting Structural Engineer, through the Architect.

All foundations shall be carried down to depths shown on Drawings, or deeper if necessary, to reachundisturbed soil of minimum design capacity.

Backfill against grade beams shall be placed evenly on both sides.

PLACEMENT OF FILLPlace and compact acceptable soils material in layers to achieve required elevations. Place backfilland fill materials in layers of not more the 12" and compact to required maximum density. Do notplace materials on muddy of frozen surfaces. All fill supporting footings/foundations shall becompacted to a minimum 95% ASTM Specification d-1557-70 (Modified Proctor) density. Compactfill under proposed floor slabs on grade, parking and driveway areas to a minimum 90% of ASTMSpecification D-1557-70 (Modified Proctor) density. Backfill beneath exterior walks, stoops andpatios shall be compacted granular backfill material.

TOP SOILTo be provided by landscape contractor.

MASONRY OR CONCRETE PAVERS (If shown on drawings)Pavers shall be set in a compacted sand bed, in a pattern as indicated on the Drawings. All paversshall be mitered and saw cut as required. See driveway and walk plan for location. Provide plasticborder edge, typical.

DIVISION 3 - CONCRETE

CONCRETE FORMWORKBuild footing and foundation wall formwork to comply with dimensions shown on Drawings. Ifdiscrepancy arises between plans and actual field conditions, notify Architect immediately so thatdirections may be issued.

Protect stucco and substrate from excessive moisture, freezing temperatures, or frost-filled surfaces.All surfaces to be clean and structurally sound. Apply strictly according to manufacturer'sspecification to achieve approved finish.

Provide TYVEK brand "StuccoWrap" air infiltration barrier. Fasten, lap, and tape in accordance withmanufacturer's recommendations.

DIVISION 5 - METALS

STRUCTURAL STEELAll steel to be ASTM A50 cold rolled plates and shapes. Anchor bolts to be ASTM A307 withhexagonal nuts. Fabricate structural steel in accordance with AISC specifications and as indicatedon Drawings. Shop paint all steel, u.n.o. and those items to be embedded in concrete. Furnishsufficient number and variety of steel shims for use in field. Install structural steel columns, shims,beams, plates and bolts as shown on the Drawings in accordance with required tolerances for a leveland true floor and wall system.

LADDERSProvide rung style escape ladder for location as/if shown on drawings.Comply with requirements of ANSI A14.3.Fit rungs in centerline of side rails, plug-weld, and grind smooth on outer rail faces.Support each ladder at top and bottom, and at intermediate points spaced not more than 60" oncenters. Use welded or bolted steel brackets designed for adequate support and anchorage, and tohold the ladder clear of wall with minimum 7" clearance from wall to rung centerline.

LOOSE STEEL LINTELS, MISCELLANEOUS ANGLESFurnish, for installation by masonry contractor, loose structural steel lintels and miscellaneous steelangles required for proper installation of masonry and steel ties required for all openings in exteriorwalls.

CONCRETE MATERIALAll concrete work shall conform to ACI 301, "Specifications for Structural Concrete for Buildings"specifications, with the following criteria:

1. Strength of Design Mix: 3000 psi at 28 days for foundations (5 bag mix)2. Strength of Design Mix: 4000 psi at 28 days for slabs (6 bag mix)3. Strength of Reinforcing Steel: ASTM A615 Grade 60 (60,000 psi)

PLACING CONCRETEConcrete Contractor shall not pour any concrete in adverse weather conditions or when such isforecasted for the time period following the pour, unless proper curing and protection is providedcontinuously until the concrete develops its design strength.

Install 6 mil. vapor barrier over fill in large sheets with 6" lapped joints turned up at 6" at walls andcolumns at all basement and crawl space locations, beneath concrete slab.

Install premolded joint filler for slabs on perimeter inside face of all exterior walls, around columnsand as shown. Trim flush with top of slab.

Remove all excess materials and debris from site. Concrete required by plumbing, mechanical andelectrical trades is the responsibility of the trade requiring same. All interior slabs shall be troweledsmooth unless otherwise indicated on the Drawings.

2) Cover reinforcing steel with water-soaked burlap if the steel becomes too hot. Steeltemperatures shall not exceed the ambient air temperature immediately prior to placement ofconcrete.3) Wet forms thoroughly prior to placement of concrete4) Use set-control admixtures in the mix

Protect all concrete work from drying out by covering with waterproof paper, polyethylene sheeting,wet burlap, or a coating of approved membrane curing compound. Do not use a curing compoundmembrane on any slabs scheduled for a sealer. Perform curing operations as soon as possible afterconcrete placement and in any event within 12 hours. Curing shall be maintained for at least 7 days.

CONTROL JOINTSProvide saw-cut control joints to isolate slabs into areas of 250 s.f. or less. Saw-cut joints shall beminimum 1/3 slab depth, or as indicated on Drawings, and cut within 12 to 24 hours (maximum) ofpour.

CUTTING AND SLEEVESOpening sizes and locations for pipes, ducts, etc. when shown, are for general information only andshall be verified with mechanical contractor before forming. Coordinate with other trades for sleevelocations for other trade's work. Provide sleeves at all foundation wall penetrations. ConcreteContractor shall supervise mechanical trades regarding piping, electrical conduit, fixture inserts,anchors, etc., passing through concrete. Bars shall not be cut or displaced unless absolutelynecessary and then only by Concrete Contractor. Matching bars equal to cut bars shall be addedwith proper laps and embedments. Clear distance between sleeves shall be a minimum 8 inches.

DRAIN TILEProvide drain tile at foundation walls, in 4" diameter perforated PVC flexible tubing with mesh sock.No tile shall be placed higher than top of footings. Provide tees and angles where necessary. Allwork to be done in a neat workmanlike manner. Provide at least 10" of #6 pea gravel fill aroundsides and top of drain tile. Drain tile shall be furnished and installed on exterior side of basementwalls, and elsewhere as shown and/or noted on Drawings. Tie to sump pit in basement.

DIVISION 4 - MASONRY

GENERALProvide labor, material, equipment and services specified or necessary to complete all masonrywork shown.

All masonry construction shall be in accordance with the provisions of the American StandardBuilding Code requirements for masonry construction, as well as codes having jurisdiction.Coordinate with other work that must be integrated with masonry.

Mortar shall conform to ASTM C-476 and shall have a compressive strength of 1800 psi at 28 days,in color as selected by Owner.

Provide grout in accordance with ASTM C94.

Provide galvanized ladder ties at 16" o.c. vertically for block and brick construction.Vertical control joints shall be provided in all masonry walls, maximum of 50' center to center, or asper Architectural/Structural Drawings. All other materials, not specifically described, but required fora complete and proper installation of the work, shall be selected by Contractor subject to Architectapproval.

PREPARATIONExamine all surfaces to receive the parts of the work specified herein. Verify all dimensions ofin-place and subsequent construction. Application or installation of materials constitutes acceptanceof the adjacent and underlying construction.

GENERAL ERECTION REQUIREMENTSProvide all masonry construction aligned, plumb and true in required layout, making straight levelcourses, unless otherwise specifically indicated. Construct masonry to full thickness as shown withmasonry units of sizes as noted and specified, using whole units wherever possible. Cut masonryneatly by power-saw to obtain sharp edges without damage, as approved for providing requiredbond pattern and proper fit at all adjoining items. Build-in items furnished by other trades, and leaveaccurate openings necessary for subsequent installation of other work, in a manner to maintainrequired strength and appearance of masonry construction. Fill solidly around conduit and sleevespassing through masonry, with mortar. Coordinate with other work that must be integrated withmasonry.

Given data assumes the existence of adequate field supervision of construction, fulfilling the "withinspection" criteria of the codes.

Calcium chloride and/or admixtures containing same shall not be included in mortar or grout mix.

At the end of the day, or during a shutdown, the top surface of all masonry shall be protected toprevent moisture, such as rain, snow or sleet, from entering masonry. The protection shall cover thetop surface and extend a minimum of 2 feet down all sides of the masonry. Masonry walls shall beadequately braced during their erection.

During below-normal temperature, masonry shall be placed only on sound unfrozen foundations.Masonry shall not be placed on snow or ice-covered surfaces.

MORTAR BEDDING AND JOINTINGLay up all units with full shoved bed and head joints, aligning all cells to maintain a clearunobstructed system of rules, using standard concave mortar joints. Provide strict attention tomasonry details as shown. All vertical joints evenly spaced, cross-banded at all corners and outerfaces of all units made perfectly even, unless otherwise specifically indicated on Drawings. Whilesetting mortar is still damp, firmly compact as required to obtain uniform concave-tooled joints at allexposed surfaces. Perform grouting without clogging holes, boxes, or spaces, required for theproper installation and operation of hardware. Build-in all anchors and/or anchor bolts required.Install all bearing plates and loose steel lintels, provide minimum 4" bearing and bed lintels in mortar,u.n.o.

MORTAR COLORNatural mortar - color approved by owner

Furnish and install all base flashing and weep holes where required and as indicated on Drawings.

10.17.2016ISSUE FOR ZONING REVISIONNo portion of the Work requiring submission of a Shop Drawing, Product Data or Sample shall becommenced until the submittal has been favorably commented on by the Architect. All suchportions of the Work shall be fabricated and installed in accordance with approved submittals.

The Contractor shall submit in writing to the Architect any requests for modifications to the Drawingsand Specifications. Shop Drawings that are submitted to the Architect for thier review and commentdo not constitute a "request in writing" unless it is brought to the attention of the Architect thatspecific changes are being suggested. In any event, changes to the Drawings and Specifications bymeans of Shop Drawings become the responsibility of the person initiating such requested changes.

Requirements and design data shall be followed entirely regardless whether they are given by boththe specifications and drawings or by either one only.

Shop drawings prepared by suppliers and subcontractors shall be reviewed by the GeneralContractor prior to submitting to the Architect.

In new foundations install anchor bolts at top of foundation where wood sill occurs, @ 4'-0" o.c.,min. 6'-0" max., 12" min/max off of every corner. 2 bolts in any wall.

All beam pockets to be fully grouted.

PLACING CONCRETE DURING HOT AND COLD WEATHERDuring cold weather, equipment and materials shall be provided to maintain a temperature of at least50 degrees F. in the freshly placed concrete during the curing period.

DAMPPROOFINGDampproof all basement and crawl space foundation walls. Dampproofing shall befiberglass-reinforced asphaltic bitumen for sprayed on application, and shall extend form the top offooting (with extra heavy build up at footing) to within 6" of top of foundation. Slope top edge ofdampproofing material. Material to be applied in strict accordance with manufacturer specifications.Submit proposed materials and installation procedures.

No frozen materials or materials containing snow or ice shall be used in the mix. No dependenceshall be placed on salt or other chemicals for the prevention of freezing. No concrete shall be placedon frozen subgrade. No admixtures will be allowed in concrete. During hot weather, whereconditions exist which would seriously impair the quality and strength of concrete, place theconcrete as follows:

1) Maintain concrete temperature at time of placement below 90 degrees F. Use chilled mixingwater to control concrete temperature.

Provide square beads at all edges, openings, penetrations, and all corner beads at all corners unlessnoted otherwise.

Provide 3-coat portland cement stucco application over frame construction totaling at least 7 8"thickness. Finish coat texture and color to match approved sample.

Finish sample shall be steel troweled to match approved sample. Submit color and texture sampleto owner and architect (24"x24") for approval.

DIVISION 6 - CARPENTRY

GENERALProvide all materials and labor required to complete work under this category in accordance with theContract Documents and applicable codes.

Provide temporary stair to upper floors if upper floors are included in the construction, and theexisting stairs are effected by the scope of work.

ROUGH CARPENTRY1) Wall base plates: pressure-treated wood anchored with 1/2" diameter x 14"(min. 7" into conc.)long hooked galvanized anchor bolts at 4'-0" on center, maximum 1'-0" each way from corners.Provide minimum 2 bolts in any wall. Fiberglass sill sealer on all sill plates.

2) Construction lumber for exterior and interior walls and partitions: construction grade fir or equal.Material must be kiln or air dried to 15% or below Moisture Content. Material should be picked onbasis of straightness and durability.

8) Subfloor shall be 4'-0" x 8'-0" x 3/4" T&G CDX engineered grade identification index 32/16.

9) Built-up tub platform and integral shower stall bench to be constructed of 2 x 4 wood studs and1/2" CDX plywood decking as shown on plans. Tile contractor to provide "DensGuard - Tile BackerBoard" underlayment as required for all ceramic tile applications.

10) All specified dimensions are finished.

11) This Contractor to provide all hardware, nails, screws, bolts, anchors, framing anchors,fastenings, etc. required to secure work.

12) Wood floor joists, headers and beams where noted on the drawings shall be "TJI","Micro-Lam"or "LVL" lumber product as manufactured by the "Truss Joist" Corporation. All installation shall be inaccordance with manufacturers specifications. Include all necessary hardware and hangar supportsfor a proper installation.

13) Wood trusses (if noted on drawings) shall be pre-engineered to meet local code for live, deadand impact load requirements. Submit design with all calculations certified by an Illinois registeredstructural engineer. Submit to Local Authorities for review and approval prior to installation.Minimum design loads are 30 lbs/sf live load and 15 lbs/sf dead load.

14) Provide attic subflooring (when attic space part of project): 4'-0" x 8'-0" x 3/4" T&G CDXengineered grade identification index 32/16 above grade above second floor for furnace (see floorplans) and above garage for bonus room as per plan.

15) All wood in contact with concrete or masonry shall be pressure treated.

INSTALLATIONCut out wood members for other trades' work, subject to Architect's review. Scribe and cope as required foraccurate fit.

Double joists under parallel partitions, leaving space for ductwork passages.

Frame wood members to a close fit, set accurately to required lines and levels and secure rigidly in place inaccordance with Drawings. Provide all blocking and backing in walls for wall-hung cabinets and other itemsas required.

Keep premises neat and orderly at all times during execution of this portion of the work.

FINISH CARPENTRYGENERALProvide all finish carpentry work as shown or required to complete this category. Receive and install allfinish hardware. Install all doors, frames, and trim as indicated. All trim to be fitted tight and miteredwherever direction changes. Use only case hardened trim nails, set 1/8" deep, for filling by others.

Install miscellaneous hardware as indicated on the Drawings and specified elsewhere.

Erect all work due to line and level, secure and permanently set in place. Receive those specialties built intoor on work of this Section and install as necessary for each item. Upon completion of work of this Section,adjust all millwork and hardware to operate freely, properly and without undue stresses from binding.

Refer to Division 8, Doors & Hardware. Set all finish nails for puttying by painting contractor.

MILLWORK1) Verify all field dimensions prior to ordering millwork or fabrication. Provide other trades with informationnecessary for related work.2) Provide concealed fastenings for all attachments.3) Adjust doors and hardware for proper margins and operation. Set all finish nails for puttying by paintingcontractor.4) All woodwork and cabinetry shall comply with A.W.I. standards.

FINISH CABINETRY AND CASEWORK:Furnish and install cabinets where indicated on Drawings. Installation shall be made plumb and true,including matching filler strips as required, in accordance with manufacturer installation specifications andinstructions. All work shall comply with applicable requirements and quality standards established by theArchitectural Woodwork Institute (A.W.I.).

WOOD DOORS AND FINISH HARDWARE1) Provide 1/8" clearance at heads and jambs, and 3/8" at door bottoms, above finish floor, except whereindicated to be undercut or where required to clear thresholds or carpet.

2) Receive finish hardware and be responsible for safe storage and conditions.

3) Install all hardware in a neat and workmanlike manner and in strict accordance with manufacturer'srecommendations. Upon completion, adjust and lubricate hardware for proper operation.

DIVISION 7 - THERMAL AND MOISTURE PROTECTION

BUILDING INSULATION1) All insulation shall be of the size and type described below and elsewhere on the Drawings, including:

2) Batt Insulation: (Walls): 3-1/2" unfaced batts, R=15 and 6" unfaced batts, R=21, 3/4" foil-facedsheathing, R=5.4

3) Vapor Wall/ Barrier: Furnish and install 6 mil. polyethylene vapor barrier at warm side of all insulatedsurfaces, with lapped joints, 16" minimum.

4) All ceilings & roofs: 11 1/2" kraft-faced batts, as per plans. R=38 where possible. Provide minimum1" continuous air space at eaves (when eaves are involved in the work scope) for ventilation. Provide bafflesat all clipped ceilings

5) Furnish and install 2-1/4" therma-fiber sound batt insulation in all bathroom walls, and below 2nd floorbathrooms in floor construction.

6) Install all specified insulation materials in accordance with manufacturer's recommendations.

7) Provide fire stopping per following specifications.

CAULKING AND SEALANTSAll caulking for exterior surfaces to be Dow-Corning 190 or equal in colors selected by owner. Backup forcaulking joints to be closed cell polyethylene foam rods, set to proper depths for maximum caulkingperformance as per manufacturer's specifications.Immediately clean adjacent surfaces which have been soiled by caulking with approved solvents.

FIRESTOPPINGProvide through penetration fire stopping: Dow Corning Fire Stop Sealant 2000 or approved equal. Thematerial shall be classified by UL to provide fire stopping equal to time rating of construction beingpenetrated or rating period required by local codes.This contractor shall install penetration seal materials in accordance with rated test assemblies for published"Through Penetration Firestop Systems" in UL's Fire Resistance Directory and as per manufacturer'sinstructions for installation.All adjacent surfaces shall be free of contaminants and impurities prior to firestop application.

Holes or voids must be completely sealed to ensure an effective smoke barrier.

Protect materials from damage on surfaces subject to traffic and dress surfaces of firestop material to give asmooth clean appearance.

All adjacent surfaces shall be free of excess firestop materials and soiling as work progresses.All areas of work must be kept accessible to enforcement code authorities until inspected and approved.

This contractor will repair and patch fire stopping material of any damage caused by cutting of penetrationsby other trades, shall further inspect installed fire stopping after 24 hours, including removal of dammingmaterials if used, to ensure an adequate fire and smoke seal, shall correct observed deficiencies.

This contractor will remove equipment, unused materials, and debris from the work area and leave the areain a neat and clean condition.

Check all fire rated penetration details in this set of drawings for proper fire rated assembly construction. Inthe event of any questions contractor is to notify the Architect in writing. Should there be a penetrationsituation that is not covered in this set of documents the contractor is to notify the Architect in writing ofsuch situation and wait to receive further direction from the Architect.

FLASHING WORK, GALVANIZED METAL AND ALUMINUMFurnish and install all metal, flashings, roof valleys, counter flashings, diverters and trim as required toprevent water penetrations between other materials' seams and joints and provide a weathertight buildingshell. Coordinate with roofing contractor, carpentry contractor and other involved trades for installation of allmaterials under this section. Flashing to be provided for but not limited to: top and sides of all ext. windowand door openings, under and ends of masonry, roof valleys, openings, wall/chimney/roof intersections,terrace and porch slab intersections to wood framed walls.

Sheet metal flashing and trim shall conform with the recommended practices contained in "ArchitecturalSheet Metal Manual", Sheet Metal and Air Conditioning Contractor's National Association, Inc., latest edition.

MATERIALSValleys, flashings and counter flashings: copper on all exposed roof locations; 26 ga. galvanized sheet metaland .032 aluminum sheet flashing, unless otherwise specified on the drawings

GUTTERS AND DOWNSPOUTSFurnish and install all sheet metal gutters, downspouts, anchors and trim, splash blocks, etc., as required tocomplete the gutters and downspouts work as indicated on the Drawings and specified herein. Gutters shallbe supported with straps attached to the roof blocking at 3'-0" on center. Straps (and spacers) to be samematerial as gutter and sized accordingly. Provide expansion joints where required. Downspouts shall beproperly attached to surfaces where installed. Sheet metal gutters, downspouts and trim shall conform withthe recommended practices contained in "Architectural Sheet Metal Manual", Sheet Metal and AirConditioning Contractor's National Association, Inc., latest edition (S.M.A.C.N.A.).

DIVISION 8 - DOORS AND WINDOWS

GENERALFurnish and install all doors and windows indicated on the Drawings, specified herein, or needed for acomplete and proper installation. All wood doors shall bear the NWMA seal of approval and I.S.1.-73 stamp.Fire doors shall also bear the UL label for the designated rating. Doors with UL labels affixed after installationshall be rejected. All doors and windows shall be of the sizes, types, and designs shown on the Drawings orspecified herein.

HANDLING AND STORAGEHandle and store doors, frames, and windows at the job site in such a manner as to prevent damage. Doors

and windows shall not be received before the building is enclosed. Wrappings or coverings shall beremoved upon arrival of doors at the job site. The doors shall be stored in a vertical position on blocking,clear of the floor and with blocking between the doors to permit air circulation between the doors. Alldamaged or otherwise unsuitable doors and frames, when so ascertained, shall be immediately removedfrom the job site.

GUARANTEEUpon delivery of the doors to the job site, Contractor to provide standard manufacturer's guarantee agreeingto replace or repair defective doors which have warped (bow, cup or twist) or which show photographing ofconstruction below in wood veneer faces, as defined in NWMA Standard Door Guarantees, except theNWMA provision for refunding the price received by the door manufacturer for any defective door shall notapply. The guarantee shall also include refinishing and reinstalling which may be required due to repair orreplacement of defective doors. Guarantee shall be in effect for a period of one year following date ofacceptance.

Replacements: In the event of damage, immediately make all repairs and replacements necessary toapproval of the Architect and at no additional cost to the Owner.

FINISH HARDWARERefer to Hardware / Door Schedule

GENERALFurnish complete system of finish hardware for all areas as indicated on the Drawings and specified herein,(except items not in contract), including, but not limited to:1. Latch sets and locksets.2. Hinges and butts (ball bearing).3. Thresholds and weatherstripping.4. Deadbolts.5. Closers.6. Door Bumpers/Stops.

Provide all trim attachments and fastenings required for proper and complete operation. Submit a hardwareschedule and catalog cut sheets to the Architect for all hardware. Hardware shall conform to all local lawsand customs, and shall be reviewed and approved by all governing authorities prior to submittal of scheduleand ordering equipment. Review of the hardware list by the Architect shall not relieve the Contractor fromthe responsibility of furnishing all required finish hardware. Closers shall be sized in accordance with themanufacturer's recommendations for use intended.

Comply with the requirements of Underwriters Laboratories for all fire rated openings. Furnishnon-removable pins at out swinging exterior doors (NRP) where noted.

Keying: Front entrance and rear service entrance doors are to be keyed alike. Provide three keys.

WINDOWS, GLASS AND GLAZING

WINDOWS Furnish and install windows as shown on Drawings

FIXED GLAZINGFurnish and install windows as shown on the Drawings. Provide double glazing with jamb extensions whereapplicable, standard muntins and clips, u.n.o.All fixed units to have same sash size as operable windows, direct set glass shall not be used, u.n.o.

Upon being awarded the contract, the window supplier is to provide contractor a print with all roughopenings and associated dimensions to adjacent walls.

Verify locations of Tempered Glass.

FRENCH DOORS (If shown on drawings)Furnish and install french doors; Provide double glazing, tempered with hardware and jamb extensions,standard muntins, clips & weatherstripping in configuration shown on door schedule.

SKYLIGHTS (If shown on drawings)Furnish and install skylights, "Velux" brand clad. Provide low E glazing, venting and additional options asshown on drawings.

Install all windows, glass, and glazing as per manufacturer's specifications and shop drawings unlessotherwise shown on Drawings.

WEATHERSTRIPPINGFurnish thresholds for all exterior doors. Threshold shall be latch track type, aluminum, 5/8" high. Installfactory -applied weather-stripping on all exterior door jambs and head.

DIVISION 9 - FINISHES

GYPSUM WALLBOARD SYSTEMProvide all necessary materials and labor to complete the proper installation of the work as shown onDrawings as required, and per manufacturer's specifications and recommendations. All wallboard to be 5/8"thick (Type "R") for single ply. Use metal corner bead and metal trim as required. Tile contractor to install"DensGuard Tile Backer Board" at walls in shower & tub recesses. Commencement of drywall hanging shallconstitute acceptance of framing work by this contractor for proper installation of drywall system, and shallbe solely responsible for obtaining acceptable results in work once begun. All joints to be filled and sandedsmooth and left in a condition completely ready for finishing. Boards to be secured to framing withself-tapping flathead screws and construction adhesive. No adhesive on exterior walls over polyethylenevapor barrier.

All materials shall be manufactured by United States Gypsum Co., or approved equal, and shall be installedin accordance with its current printed edition.

Contractor to verify all fire rating partition and penetration details and ensure that proper drywall type isinstalled bearing the proper type and UL seal.

PAINTINGGeneralProvide complete painting work as shown on Drawings and specified herein. Comply with flame spreadrating required by applicable codes.

MATERIALS:Benjamin Moore or equal

COLORS:Prior to beginning work the Contractor shall obtain approval of colors for all surfaces to be painted from theowner. Each coat of paint shall be slightly lighter or darker than the preceding coat.

Preparation and Installation:1) Finishes shall not be applied in rain, snow, fog, or mist, or when the relative humidity exceeds 85%.Finishes other than water-thinned coatings shall be applied only to surfaces that are completely free ofsurface moisture as determined by sight or touch. Finishes shall not be applied when the temperature of thesurfaces to be painted and of the surrounding atmosphere is below 50 degrees F. for other coatings, orwhen the temperature is expected to drop to 32 degrees F.

2) Inspect surfaces to be finished and conditions of building before starting work, and report to theArchitect any defects that render any area or items unfit to receive finish. Use approved compound to "flush"and level any dents, marks, etc. Starting of work will constitute acceptance of conditions and substrates.Remove and protect all hardware, lighting fixtures, etc., before painting. Protect all finished surfaces, inareas where paint is being applied, with clean drop cloths and suitable masking. Clean all surfaces to befinished as required to remove loose or peeling paint, oil, grease, dust and dirt. Sand where necessary toproperly prepare surfaces to receive finish.

3) Workmanship shall be first class in every respect with all materials evenly spread and smoothlyflowed on without runs or sags. Employ only mechanics skilled in the particular type of work beingperformed. Finished work shall be free from brush marks, laps, streaks, sags, unfinished patches, or otherblemishes. Brush out flow on each coat as required by the characteristics of the materials and/orrecommended by the manufacturer. Priming coat shall be of suitable type for each surface and compatiblein each case with the finish paint.

4) Allow each coat to dry thoroughly before applying next coat. Properly prepare and touch-up allscratches, abrasions or other disfigurements and remove any foreign matter before proceeding with thefollowing coat. All spot-priming or spot-coating shall be feather edged into adjacent coatings to produce asmooth and level surface.

5) Final coats shall not be applied until after other trades whose operations would be detrimental tofinish painting have finished with their work in the areas to be painted.

6) Protect all work finished under this section and all adjacent work and materials by suitablecoverings or other method during progress of the painting work.

7) The painting contractor shall fill all nail holes with suitable filler. Remove all spatter or spillage ofpaint on glass, floors and other finished surfaces. Paint all exposed piping, ductwork, grilles, etc., identicalwith room and/or ceiling color or adjacent surfaces unless specifically noted otherwise. Finish recesses thesame as adjoining surfaces unless otherwise shown.

8) Finish tops, bottoms, and edges of all doors.

9) If metal has been shop primed omit first coat, except for touch-up. Primer for touch-up shall be thesame composition as shop primed. If aluminum is to be painted, use zinc chromate primer.

HARDWOOD FLOORINGFurnish and install the wood flooring as shown on plans and specified. This contractor shall examine allconditions and surfaces to which the floor is to be applied and shall notify Construction Manager of anyunsatisfactory conditions to the proper installation of his work. All flooring shall be blind nailed and installedin accordance with NOFMA specifications. Machine sand until floor is smooth, level and free of irregularities.Finish shall be free of bubbles, clumps, and other irregularities. Lightly sand finish between coats. Strainliquid urethane to collect impurities prior to application.

RESILIENT FLOORING (if shown on drawings)GeneralProvide labor, materials, equipment and services required to complete resilient flooring work shown,specified or necessary. All installations shall be made in accordance with manufacturer's instructions forproper application.

Samples:1. Submit minimum of three samples of each type and color or pattern of resilient flooring and basematerial.2. Mark samples with name of Contractor, project identification, and area where materials are to beused.

ENVIRONMENTAL REQUIREMENTSMaintain temperatures in space to receive tile between 70-90 degrees F. for not less than 24 hours beforeand 48 hours after installation.

EXTRA STOCKFurnish 5% of each floor tile used for the Owner's future use or for damaged items. Identify all extramaterials.

Install tile in strict accordance with manufacturer's written instructions. Adhesive shall be as recommendedby the tile manufacturer. Examine substrate conditions under which flooring is to be installed. Do notproceed with installation until unsatisfactory conditions have been corrected. Remove all paint, oils, waxes,sealers and curing compounds not compatible with the adhesives employed. Organic solvents are to beavoided.

Remove all excessive adhesives from the surface of the flooring and the cove. Perform initial maintenanceon the completed installation as recommended by the flooring manufacturer. Protect the flooring asrecommended by the flooring manufacturer from damage by other trades and by the placement of fixturesand furnishings.

ADHESIVESCement, primers, adhesives, underlayments and water proof compound per manufacturer'srecommendations.

TILE; CERAMIC, TILE AND/OR PORCELAINFurnish and install all ceramic tile floor, walls and base as shown on the Drawings and as specified herein.Install tile in accordance with "Handbook for ceramic Tile Installation" published by the Tile Council ofAmerica.

DIVISION 11 - EQUIPMENT

APPLIANCESAll appliances shall be furnished by Owner and installed in place as follows:Range; by plumber & electricianMicrowave: by electricianRefrigerator: by carpenter & electrician & plumberDishwasher: by plumberDisposal: by plumberKitchen exhaust hood & fan motor: by heating contractorWasher/Dryer: by electrician & plumber.

Coordinate rough-in and service size requirements with appliance supplier. Appropriate Contractor toprovide final connections pertaining to his trades for all appliances.

DIVISION 15 - MECHANICAL

GUARANTEEContractor's Guarantees: Each Contractor to furnish a written guarantee that all requirements of theDrawings and specifications, including equipment capacities, have been complied with. Guarantee periodshall be for a period of one (1) year from date of acceptance of work, unless a longer guarantee period isapplicable from manufacturer. All warranties shall accrue to the benefit of the Owner.Manufacturer's Warranties: Furnish to the Owner standard manufacturer's warranties on all major items orequipment.

REPAIR OR REPLACEMENTContractor shall promptly remedy any defect in the work appearing within the guarantee and warranty period.Repair or replace work as required without cost to the Owner, including cost of damage to or replacement ofadjacent construction and finishes.

DIVISION 15A - PLUMBING

GENERALProvide all materials, equipment, tools, cartage, transportation and perform all services and labor required tocomplete the plumbing work in accordance with the Drawings, these specifications, applicable codes andapplicable building requirements. Such work shall include but not be limited to the following:

1) Arrange for and obtain necessary permits.2) All trenching and backfilling for all underground work.3) All inside and outside storm sewer work, including but not limited to; sump pit, pump valve& discharge piping.4) All inside and outside sanitary work, including but not limited all drain lines, vent lines, floor drains,sanitary sump pumps, and connection of all devices into sanitary system.5) Installation of domestic water supply, extension of service into building valves.6) All domestic hot and cold water lines.7) Domestic water heaters.8) All plumbing fixtures and trim.9) Connections to equipment and appliances furnished by others.10) Pipe insulation and covering where pipes run along outside walls, and as required to preventcondensation.11) Valved water lines in basement for appliances and humidifiers, per local municipality plumbingcode.12) All inside and outside gas piping, including connection to equipment of others requiring gasservice,, and to fireplace. Locate fireplace valves as directed by Owner.13) All inside and outside hose bibbs. (if shown on drawings)

All plumbing and drainage work shall be furnished and installed in accordance with all applicable, state andfederal codes and/or regulations and other authorities having jurisdiction, Drawings and Specificationsnotwithstanding, and Contractor shall make such adjustments as required to conform to such codes and/orregulations at no additional cost to the Owner. The Drawings are intended for scope purposes only.Contractor shall design complete storm, water and sanitary systems.

EXCAVATION AND BACKFILLING:Each trade to do all required excavating and backfilling for work under its contract. Provide any necessaryshoring, sheeting and removal of water. All storm and sanitary lines to be bedded in sand.

PIPING TRENCHES:Excavate true to grade for pipes to rest on solid undisturbed earth. Provide depressions under pipe bells andcoupling. All piping to be tested and approved before backfilling begins.

BACKFILLING:Replace earth in 12" layers, each layer will be compacted by mechanical tamper. Under floor slabs andpaving, backfill with clean sand, fully compacted. Under streets, meet the requirements of governingauthorities. Trenches under or within 18" of footings or foundation walls to be filled with lean concrete to apoint above bottom of such wall or footing.

SURFACE CONDITIONS:Where finished surfaces have been disturbed by excavation, replace all to original conditions, unlessspecifically noted otherwise.

EXCESS EARTH AND "SPOILS":Remove all from premises. Contractor shall be responsible for the pumping and draining of all his trenchesand pits necessary for the installation of his work. Pumping or draining run off will be coordinated byconstruction manager and will not be ejected onto neighboring lots.

CUTTING AND PATCHING:Cutting of existing work: Cutting to be by trade installing the work.No cutting of structural work or fireproofing without Architect's written consent.

Patching: Unless otherwise noted, to be by each Contractor.

Contractor during the process of the work shall keep the premises reasonably free of all debris and wastematerials resulting from the work under this section. All such debris and rubbish shall be removed from thesite.

PIPE SLEEVESProvide and be responsible for the location of proper sleeves for all pipes passing through floors, walls,partitions, or other building construction. Where sleeves occur in concrete construction, they shall be setbefore concrete is poured. Sleeves passing through foundation walls, or exterior walls, or where seepagemay occur, shall be thoroughly water-proofed. All water-proofing must be done before any backfilling isdone. Sleeves passing through walls or floors between rooms shall be filled from both ends with fiberglassinsulation material and sealant. Penetrations through fire walls shall have fire rating and fire rated sealant perpenetration details found in this drawing set. If field condition does not match any detail in this set thecontractor is to notify the Architect in writing immediately and await further instruction.

SUMP PUMPSSanitary sump pump shall have 2" discharge, and connect to overhead line. Vent as required. Provide PVCbasin with gasketed cover, check valve as required by code, and floor drain located near furnaces. Stormsump pump shall have 1 1/2" discharge pipe, gasketed cover, and check valve as required by code,extending to grade, 3' beyond foundation, (see Site Plan if applicable). Provide alternate bid for batteryback-up.

WASTE, VENT AND WATER PIPINGPlumbing system shall be of revent type and all soil, waste, vent, hot, hot recirculating and cold water pipingshall conform to and shall be sizes in accordance with the applicable codes. Copper water service per code.All bathrooms and kitchen shall be equipped with hot-water recirculating piping system loop with pump. Allsoil, waste, and vent piping within the building walls and in basement shall be as per code. Waste lines shallbe cast iron throughout house. All soil and waste piping under concrete slabs on grade shall be serviceweight cast iron with poured leaded joints and cast iron fittings. All soil piping and sanitary sewer piping atexterior of the building shall be service weight cast iron with cast iron fittings and sealed joints or clay tileapproved by local municipality. Hose bibbs shall be freeze proof type, "Woodford" copper, with vacuumbreaker, 8" depth or approved equal. Floor drains in basement shall have "P" trap with stainless steel grate.Provide clean outs in horizontal sanitary sewer lines as they leave the building. Provide shutoff valves for allfixtures.

GAS PIPINGCoordinate with gas utility company to bring in gas line and meter to location shown. Furnish and install acomplete system of fuel gas piping starting with connection to street main, including all meters, cocks,pressure regulators, and final connections to all items requiring gas service. Gas equipment shall include,but shall not be limited to, furnaces, water heaters, dryer, cook top, ovens, and gas log lighter.

WATER HEATERSInstall gas-fired, glass-lined fast recovery type water heater and gas fired commercial grade water heater intandem, AGA approved, extruded magnesium anode rod protection, complete with piping, relief valve andcontrols. "State" "high efficiency" type with electronic ignition.

WATER SOFTENER (If shown on drawings)Furnish and install water softening system as required. Submit plumbing diagrams and specifications forarchitect and owners approval.

PIPE INSULATIONInsulate all horizontal cold water supply piping from main supply to branches in basement with 1/2" Armaflexpipe insulation or equal. Allow adequate space around all sides of pipes to install insulation withoutexcessive cutting or crushing.

PLUMBING FIXTURESInstall all plumbing fixtures and appliances as called for on Drawings and Specifications, including thosefurnished by others. Submit to Owner, for review, catalog of each fixture with trim. Furnish and install allmaterials specified or required to insure a complete operating plumbing installation.

DIVISION 15B - HVAC

GENERALAll work under this section of the Specifications shall be furnished and installed in accordance with allapplicable local, state and federal codes. Drawings and/or Specifications notwithstanding, and Contractorshall make such adjustments as required to conform to such codes and/or regulations at no additional costto Owner. Furnish and install all labor and materials necessary to complete the heating, cooling, ventilationand humidification system as required for a properly operating system.All furnace wiring is by the electrical contractor, however, this contractor is responsible for propersupervision of the entire installation. Furnish and install all furnaces, humidifiers, cooling coils, refrigerantpiping, condensing units and required devices for a complete and operable system of heating, ventilating andair conditioning. Furnish and install flues for equipment furnished and installed under this section and othersections. Furnish and install exhaust ductwork and dryer and bathroom vents. Install airtight kitchenexhaust fan systems, fans furnished by others. Install and make all ductwork connections so that system iscomplete and operable. Furnish and install all registers and grilles for work installed under this section.Install condensate drain piping for cooling coils, to sump pit or drain. Furnish and install all duct and pipeinsulation and lining, where ducts run through crawl space and other unheated spaces.

EQUIPMENT AND MATERIALSDesign, furnish and install, where shown on Drawings, "package" type air conditioning and natural gas-firedforced-air furnace system complete with outside compressor-condensor and evaporator-air-handling units,pre-wiring and pre-piped except for final wiring, refrigerant piping, fuel gas and drain connections which shallbe job performed. Furnaces to be electronic ignition and high efficiency rating (min. SEER 13); York, Lennox,Carrier, or other approved equal. Compressor to be high efficiency, cooling capacity to match designrequirements. Exhaust fans will be provided by electrical contractor for kitchen and baths. Return air grillesto be provided as per applicable codes and as per standard ASHRAE requirements, fully ducted sheet metalsystem. (one per each space minimum) Provide high/low returns at 2nd floor and low returns at 1st floorwhere applicable. As an alternate price, provide "April-Aire" central humidification system for each furnace.All basement ductwork run locations to be approved by architect

INSULATIONInsulate refrigeration suction lines with 3/4" Armstrong Armaflex. Insulate all supply and return ductwork inattic and unheated crawl-space areas.

CONTROLS (See Division 16)Furnish and install programmable "Honeywell" digital night setback thermostats (heating and cooling) forfurnaces. Mount thermostat at 48" above finished floor. Furnish and install all temperature controls,humidity controls, and the like to operate heating and venting system. Furnish wiring diagrams for all controlwork, including furnaces, humidifiers, and fans. Humidifiers to be "April-Aire" with humidistats mountedadjacent to zone thermostats. Exact location of controls to be approved by owner.

PRE MANUFACTURED FIREPLACES (If shown on drawings)Provide complete fireplace installation including all fireplace accessories, flue lining, spark arrestor, fresh airintake vents, dampers, and metal and fabric masonry flashing where required for proper installation.

Furnish and install chimneys and flues of sizes shown on Drawings. Chimneys and flues shall be Type "B",double wall vent pipe. Chimney installation shall include roof flashing and storm collar, all necessarychimney supports, approved and U.L. listed.

WORKMANSHIPAll ducts shall be airtight with no open corners or seams. All registers and grilles shall be level andaccurately set. Before turning over system to Owner for operation, Contractor shall perform the initialstart-up and make all required adjustments to balance air system.

Cooperate and consult with other trades in the proper location of piping, outlets, and equipment before theinstallation of the same. Study Drawings and Specifications in connection with the work of other trades andcoordinate thus.

Conform to ASHRAE code and local governing code. Remove rubbish caused by this work. TheConstruction Manager shall be responsible for making required arrangements with the Gas Utility Company.This will include easements, and having same executed by the Owner.

All ductwork to be constructed of sheet metal, and installed per SMACNA guidelines and standards.

For all equipment, this Contractor shall verify and coordinate actual equipment voltages required to the actualvoltages available prior to ordering any equipment.

DESIGN REQUIREMENTS AND GUARANTEEContractor shall guarantee to heat rooms served to a temperature of not less than 72 degree DB with outsidetemperature of -10 degrees F and cool all rooms served to not less than 75 degrees F when outdoortemperature is 95 degrees F. Additionally every dwelling unit shall be provided with heating facilities capableof maintaining a room temperature of 68 degrees F at a point 36" A.F.F.Contractor shall guarantee to adjust and service the system and repair or replace all defective parts withoutcharge to Owner for a period of one year from date of final completion of the entire building. Contractor shallhave emergency service available 24 hours per day, 7 days per week, at no extra cost to the Owner for aone-year period. If any equipment used for this work carries a guarantee for a period longer than one year,Contractor shall guarantee such equipment for the longer duration. All guarantees shall be given to Owner inwriting. A complete set of operating instructions for this installation shall be given to the Owner, in writing,including a recommended service maintenance program schedule, prior to final payment.

DIVISION 16 - ELECTRICALAll electrical work shall conform to all local, state and federal codes

Contract Drawings are diagrammatic and show general arrangements, sizes, and locations of equipment. All

equipment shall be installed complete, furnishing any required disconnect switches, junctions boxes, etc. fora complete and operational installation.

All equipment furnished shall be NEMA standard, new, and UL listed.All local, state and federal taxes applicable to this project shall be included.

Electrical Contractor to design the complete electrical system as required for all equipment and fixtures.

Verify all equipment locations and power requirements with Utility Company, HVAC Contractor, Architect,and Owner prior to construction.

No branch circuit shall be over 1600 watts for 20 amp breakers and 1200 watts for 15 amp breakers. Eachoutlet shall be figured at 150 watts unless otherwise noted herein or shown on the Drawings. All breakersshall be 20 amp. All convenience outlets shall be mounted horizontally 15" above top of the floor tocenterline of outlet unless otherwise noted or shown. Convenience outlets shall not be mounted "back toback" in a stud wall but shall be spaced a minimum of 12" apart horizontally. Furnish and install alldisconnect switches, motor starters, contractors, relays, and all related devices.

Electrical Contractor shall cooperate with all other Contractors and subcontractors performing work on thisproject as necessary to achieve a complete, neatly fitted installation for each condition. To that end, theElectrical Contractor and subcontractor shall consult the Drawings and Specifications for all sections todetermine nature and extent of work in other sections which adjoin or attach to thier work or to which thierwork attaches or joins. Cost of repairs or alterations of work in place made necessary by failure to observethis requirement shall be paid for by the Electrical Contractor so failing.

All exposed conduits shall be run in straight lines, at right angles or parallel with beams or columns and shallbe substantially supported by one hole malleable galvanized clamps or Grinnel #106 hangers to provide arigid installation, but in no case shall conduit be fastened to other pipe or installed so as to prevent the readyremoval of other pipe for repairs. Perforated strap hangers shall not be permitted.

LIGHTING SYSTEMSGENERALWork includes furnishing and installing light fixtures and electrical material complete with lamps, lenses, endcaps, mounting hardware, etc. to provide a complete and working system as specified herein and asindicated on the Electrical Drawings.Shop Drawings or fixture cuts shall be submitted to the Owner for all lighting fixtures.Electrical Contractor shall verify and coordinate with the ceiling system manufacturer final lighting fixtureselections with ceiling framing prior to the start of any work.Lighting in closets are required to have a completely enclosed lens. Surface mounted incandescent fixturesare not permitted.

FIXTURESContractors shall furnish and install all lighting fixtures indicated, complete with hanging materials, lamps,frames, junction boxes, and all miscellaneous materials necessary for complete installation. Contractor shallinstall all Owner-furnished fixtures, and shall furnish and install all necessary materials required for acomplete fixture installation, for fixtures labeled "DEC" on Drawings. Submit to Architect cut sheets on alllighting fixtures and trim proposed.Any outlet box within living spaces that could reasonably accommodate a ceiling fan shall be installed forceiling fan support. Only boxes listed for this application shall be permitted as the sole means of support

EXTERIOR LIGHTINGInstall (if indicated on drawings) Owner supplied lights at walls, ceiling and driveway post light locationsalong with exterior low voltage walkway lighting per plans.

BATHROOM EXHAUST FANSFurnish and install exhaust fixture in bathrooms as shown. Venting ductwork by others. Install all equipmentin strict accordance with manufacturer's recommendations. Coordinate plumbing, electrical and ventingrequirements with pertinent trades during roughing-in stage of construction. Submit all warranties andoperation manuals to Owner prior to completion of work.

CODE REQUIREMENTS AND INSPECTION AUTHORITIESAll work shall be installed according to the rules and regulations of the latest applicable local and statecodes. Contractor shall include in their proposal the cost of all such fees and all other costs in connectionwith the preparation, reproduction, and submittal of any drawings, diagrams forms or other material that maybe required by the Inspection Authorities. At the completion of the work, Contractor shall obtain and turnover to the Owner a "Certificate of Inspection" indicating approval and acceptance of the work by theInspection Authorities.

ARCHITECTURAL DRAWINGSContractor shall study the Architectural Drawings carefully in preparing their proposal and before installingany work. Contractor shall be responsible for positioning the switches on the proper side of the doors andlocating receptacles and other outlets to form to the positioning of cabinets, panels and other architecturalfeatures. Exact dimensions and locations of all outlets shall be verified on the job with the Owner.

MATERIALS AND WORKMANSHIPProtect work at all times, cap conduit during installation. At completion, thoroughly clean all equipment,conduit, fixtures, etc. After all wiring, panels, fixtures, and equipment are in place, they shall be carefullytested together and separately to determine if that system is free from short circuits and other faults.

ELECTRICAL SERVICE (If indicated on drawings)Furnish and install 120/240 volt, single phase 3 wire, 400 ampere underground electrical service. Allbackfilling shall be done with compacted sand fill only. Arrange to install underground telephone conductorsin same trench. Underground telephone service shall be sized for 8 separate lines minimum.

DISTRIBUTION PANELSCircuit cabinets shall have an accurate, typewritten directory on the back of the door.

BALANCE LOADS AND TESTSContractor shall balance loads on all circuits and feeders by means of ammeter tests at the completion ofthe work. Contractor shall test all circuits for grounds and shorts at the completionof his work.

220 VOLT SERVICE OUTLETProvide 220 volt connections for:1. Air Conditioners (with outside disconnect)2. Kitchen oven (where applicable)3. Electric dryer specialty outlets as indicated if used4. Well pump (where applicable)

GROUND FAULT INTERRUPTER OUTLETSFurnish and install ground fault interrupter outlets in bathrooms, kitchen, garage and exterior as required bylocal and national codes. Individual outlets or group protected circuits may be used as allowed by codes.

EQUIPMENT AND APPLIANCESWire direct or provide outlets for all equipment and appliances as shown on drawings whether furnished bythis contractor or by others.Provide disconnects where shown or required by code.

SMOKE & CARBON MONOXIDE DETECTORSContractor to furnish and install hard wired system (with battery back-up per municipal code). Providedetectors on all floors as shown on drawings and comply with all local, state and federal codes.

SECURITY SYSTEM (if indicated on drawings)Shall consist of three (3) control pads located in master bedroom at bedroom door, and at the front and reardoors, contacts on each exterior door (including door from house to garage if garage attached), and all 1stfloor windows; install glass break detectors located appropriately to fully cover basement floor.

CABLE TV, TELEPHONES, INTERNET.Locate as shown on drawings. Each location shall be wired separately to location near main electrical panel,for final connections. Provide 8 line capable telephone wire. Location of phone jacks subject to finalapproval by owner. All cable T.V., telephone, and Internet wiring shall be to a central junction box locatednear the electrical panel. Daisy-chain connections are not to be allowed.

GUARANTEEContractor shall guarantee all work to be free from defects for a period of one year. See GeneralRequirements.
