The O’KEEFE BREWERY hadthe important 3-acre site just east of Yonge from late1800s. 297 Victoria street company become headofficeIn 1996 Ryerson purchased the property on both sidesof Victoria street and became Ryerson’s own radiostation. The building redeveloped retaining the originalfaçade.Part of city fabric Of Ryerson complex. In 2006 building won an award from Ontario Association of Architecture for design.

Fire safety

The building is of non-combustible construction and is fully sprinklered. All floor assemblies are fire separation and has fire resistance rating of 2H. (Complies with: 3.2.2.49(b)) Roof need not be fire rated as the building is sprinklered in compliance with 3.2.2.17(a), but it is a fire separation.

Interconnected space which has been created between first and second floor. As the whole building is sprinkleredand has a Group D occupancy it is in compliance with 3.2.8.2(6) (b). An exit lobby is provided in area that contains 2-storey interconnected floor space. A 2-storey high space is in the third floor is separated from the fourth floor with a FRR rating 2 hrs.

LOCATION OF EXITS & DISTANCE BETWEEN EXITS

MEANS OF EGRESS:All above grade floors are served by two exit stairs at the end of the building. So it is in compliance with 3.3.1.5.

It is in compliance with 3.4.2.3(1). The distance between the two exits should be one-half the maximum diagonal dimension of the floor area and not less than 9 m.

Location of exit is in compliance with 3.4.2.5.(1)(c) .

TRAVEL DISTANCE

Travel Distance to an Egress doorway is less than 45 meters and is in compliance with code 3.4.2.5(c).The floor area is more in than the area given in the table 3.3.1.5.B , So it has two doorways.

In compliance with 3.4.5.1(1), exit signs are provided with every exit door.In compliance with 3.4.5.2(1) exit signs within exist stairs indicates the continuity of exit facility to the street level exit.

As per 3.2.9.1 (b), a standpipe system is installed in each floor of the building.

Width and heights of exitsThe minimum width of the stairs is in compliance with 3.4.3.2.(7)(c) and is 1100 mm.

Fire separation of exitsFire separation of exits are in compliance with 3.4.4.1(1). The exits in Chang School building is in compliance with 3.4.4.4(1) and (2) . Exits within scissors stairs are separated from each other by a smoke-tight fire separation having a fire resistance rating not less than 2h.

Fire resistance rating of exit separation Egress stairs has 2H fire rating and doors of egress stairs has 1.5 fire rating. And are in compliance with 3.4.4.1(1)

Summary: Building codes are enforced to ensure that the structure created are safe for occupants. Thisbuilding is in compliance with all applicable codes. Required number of firefighting access routes areprovided and accessible. Egress and Exits are adequate and operational

BARRIER FREE ACCESS

According to 3.8.2.1(3) a barrier free path need not extend to basement and Roof spaces. Based on 3.3.1.7 every floor area above or below the first-storey that has Barrier Free Path shall be served by an elevator is in compliance as all the floors are served by two elevators. There is one Barrier Free Water Closet for Male and female, each is in compliance with Table 3.8.2.3.B

BUILDING ENVELOPE

The Chang building is an interesting mix of both historical restoration and contemporary construction. This seven storey building designed by Rounthwaite Dick & Hadley Architects associated with Lett Architects in 2005 measures 42,000 sq. ft in area. The four distinct materials used on the facade are

• limestone • copper sheets • glass • aluminum

Where black aluminum spine wall separates the copper and glass elements of the building.

Exterior wall and Fenestrations

The curtain wall system used here are both Stick system and Unitized system. In stick system the curtain wall frames and glass are installed and connected together piece by piece. Where as in the Unitized, the wall is composed of large units that are assembled and glazed in the factory and erected on site.Aluminum panels used has a very high Thermal Conductivity. Thermal performance of opaque areas of the curtain wall is a function of insulation and air vapor barrier. Water penetration resistance is a function of glazing frame construction apart from being giving a glazing appearance.Copper cladding another important material used for this building apart from aluminum and glass. This material is strong, light weight, malleable, highly corrosive resistant. Apart from being durable and long lasting it is completely recyclable without losing its physical attributes.

General interior wall system used is concrete blocks and gypsum board. The flooring in all floors are carpeted except in ground floor where tiles and in the basement vinyl is used. In work zone areas, the box effect is avoided by drop ceilings, where mechanical services, which are hidden by the ceiling, are painted black.

The foundation wall system of the below grade building enclosure is designed and constructed to support both vertical and lateral loadings.

The first line of control is the upper screen at the exterior surface. Here the upper screen consists pavers and concrete or asphalt surface that shed the majority of surface moisture.

Framing system in a building comprises of columns, beams and shear walls that support the structure.This building is with a frame assembly of steel beams and steel columns. Where steel beams are designed to act compositely with the concrete on the steel deck floor.The shear wall, reinforced concrete framed structure encases the shafts of elevator and stairwell providing the required stability.
