Frequently asked questions
Why are new homes needed?
There is a shortage of homes across the UK due to an increasing population, the fact we are living longer, a decrease in household sizes and the impact of net migration.
The average age of a first-time buyer has increased to 38 and the average house now costs more than seven times average income levels, compounding the need for more housing to be delivered to tackle the affordability gap for the next generation.
How will schools cope?
CEG has met with headmasters and headmistresses from local schools, many of which have capacity or the potential to expand. As part of the planning application, the education authority will determine the level of financial contribution which is required for investment to expand capacity at local schools and CEG would need to provide these funds if planning permission is granted.
Are there any benefits to the community?
Yes. Much-needed community facilities will be provided to address the imbalance in provision to the west of Stamford. The noise buffer proposed alongside the A1 will benefit existing homes to the east of the site as well as the proposed new properties.
This will be a high quality development which will deliver an attractive frontage to Empingham Road and Tinwell Road and access to almost six hectares of new open space, parks, allotments and woodland will be created. Investment will be made into sustainable transport to improve walking, cycling and public transport provision.
The proposed high quality employment opportunities will create new jobs to assist in reducing the amount of out-commuting in Stamford.
How will the properties on Lonsdale Road be protected?
Following consultation, CEG has incorporated a 15 metre distance between the rear boundaries of any existing home and any proposed dwelling.
This will include a five metre landscaped buffer to the rear of the garden of the proposed properties and adheres to planning policy requirements
Can healthcare facilities be provided?
CEG has been talking to local doctors and dentists to ascertain how a mixed-use health centre can be provided to serve residents in the west of Stamford.
Is it possible to have a pedestrian crossing between Malcolm Sargent School and the site?
CEG is seeking to incorporate a safe pedestrian crossing here. In addition, roundabouts to the new access will reduce traffic speeds on Empingham Road.
CEG is also seeking to provide a car park behind the proposed local centre which could be used by parents collecting their children from the school to reduce parking on Empingham Road.
What are the timescales?
The first stage of consultation took place in November and December 2012. This brochure and questionnaire is the second stage of consultation.
CEG will take on board feedback before preparing and submitting a planning application to support the examination of the Council’s Site Allocations DPD in spring or summer 2012.
Once a planning application is submitted, the Council will undertake further consultation. If the outline planning application is successful, detailed planning applications would then be prepared and submitted.
