In the beginning…Sabian Projects Projects was launched in 2006 by professionals who wanted to bring a new approach to established management markets and we have not stood still since. The directors and employees are constantly looking at new ways to deliver excellence of service and get the results our clients deserve.

A successful refurbishment is all about making a project perform to its full potential for our client, Sabian Projects Projects ensures that all our work is completed to the highest standard, to Programme and budget. Our surveyors work with a trusted team of experienced staff who are very experienced providing flexible skills in this area which are as important as the practical skills of our tradesmen and site staff.

The company has also completed the project management and installation of full media works packages including design of initial concept structural design, manufacture, installation and commissioning.

The refurbishment of Capita’s existing office space over five floors including the main office area and break-out meeting rooms included the coordination of office staff decants. Ground floor works also included the construction of a new DDA compliant entrance/ reception area to the front of the building. The project was phased to ensure there was no disruption to daily operations.

Carluccio’s – St David’s Cardiff Client Project Value

Our brief was one of creating a totally generic retail space capable of allowing Tenants to insert and extract their own particular brand merchandising as quickly as possible in order to minimise the Tenant’s expenditure and programme therefore maximising the Landlord’s revenue. This upper level two storey high unit posed challenges that resulted in the decision of installing a structural glazed shopfront as a permanent item.

The creation of Landlords storage and Retail space within two vacant units in order to minimise Landlords cost exposure and maximise revenue. The pop-up retail space was to be a fully flexible and complete space allowing tenants ease of access and egress. Trinity Shopping Centre Leeds, Public Face Fit-out and Pop-up retail Client Value

The fitting out of forty two landlord retial spaces, ranging from full white box works for immediate trader occupation to public face works and dressing the centre for its opening. The delivery team had to be fully flexible with additional works and design changes being implemented with the client team as the project progressed.

The delivery of the Trinity Leeds Customer Services Lounge, a flagship first point of concierge contract between the landlord and the general public. Programme and Project Management We enable our clients achieve their aspirations by providing the right resources and skills needed to take a scheme from inception to completion and sign off. This can take the form of a programme management role involving multi site projects or alternatively management of an individual project, we offer a full range of services and activities associated with a typical programme/ project management appointment.

Strategic Planning Feasibility studies to prepare the business case for funding or board approval, together with a strategic brief, cost constraints and a master programme which will become the control documents for a project.

Procurement Sabian Projects undertakes supplier/contractor identification and procurement, including selection through the OJEU process. Our services include preparing invitation to tender documents, submission appraisal and bidder interviews.

Value ManagementValue management is part of our company culture, the application of integrated VM improves the value of projects only if carried out as a team effort involving the client and design team, we ensure that early VM workshops aim to improve the understanding of the client’s business needs and value criteria. This enables the project team to quickly select the optimum design solution to meet a client’s needs.

Risk Management Sabian Projects’s risk management process is broadly divided into three stages, namely risk identification, risk analysis and risk response. The analysis stage is then subdivided into two further stages, qualitative and quantitative analysis. Sabian Projects has a number of risk analysis tools that can be used to look at the effect of project risks on the programme, on the cost plan or the combined effect on both the programme and cost plan.

OFFICES Severn Trent Water HQ Relocation, Birmingham - Coventry Client Project Value

Severn Trent’s head-quarters were being relocated from Birmingham to Coventry as part of a multi-disciplinary and multi-million pound re-organisation of the business. The new Property team within Severn Trent required a cost and project delivery solution which would create a baseline for excellent and innovative delivery for a high performance sector of the business. Sabian Projects managed the Client’s Board and Director level management teams, the departmental line management and the end users requirements to deliver on time and under budget and to the clients quality standard. The project is currently short listed for the Midlands British Council of Offices regional Awards not only for its cost efficiency but innovative design standards.

Jobcentre Plus was created from combining the Jobcentres and Social Security offices into one organisation. Sabian Projects staff programme managed the delivery of fully operational Jobcentre Plus offices across the West Midlands and Wales. Nationwide over 1,000 premises were being refurbished and rebranded across 90 districts. A multidiscipline national core team were embedded within the DWP implementing design, procurement, commercial and financial management, health and safety and on-site delivery.

Our roles included heading up the client retail delivery team, supporting the development team and ensuring a successful opening. In addition we completed the project management of the full media screen package from initial concept to operational delivery, managing the design, installation and commissioning to meet the clients requirements.

Our role on this project was the client retail delivery of 12 retail units which included liaison with local authorities, retailers and the client to ensure retail aspirations were met in this high profile area of London.

St David’s 2 Shopping Centre, Cardiff Client Project Value

A joint Capital Shopping Centres and Land Securities mixed use development within the city of Cardiff. The initial role was to provide lease negotiation support to the joint leasing team in the foundation stage of the development to help secure critical milestones for the project. Another key role was that of programme and implementation managers of the £2.5M Public Face exercise/ project in which over 50 units received various works from simply hoarding a vacant unit to creating a pop up retail space ready for immediate occupation by a temporary Tenant. These works were completed within programme and budget to help ensure a successful centre opening day.

A Land Securities mixed use development within the picturesque city of Exeter the role was to head up the Retail Delivery team providing services supporting all of the key stakeholders within the development team helping to secure revenue, comply with local authority strict planning guidelines and approvals process and ensure the successful opening of the centres 60 stores.

A Lend Lease town centre development charged with integrating its self into the existing metropolitan borough town of Solihull. Working in the development team the initial role was to provide all members of the team the point of reference/ support on all things Retail – unit master planning, utilities, local authority approvals processes, lease negotiation, Landlord enhancement programming/ implementation, etc. Within the execution phase of the development the role was to lead the Retail Delivery Management which included the delivery of 94 Stores/ Restaurants and the complete management of £3M of Landlord enhancement works – shell/ unit reconfiguration through to procurement and installation of 26 shopfronts.

Bluewater has become the premiere out-of-town shopping centre in south-east England. Situated on a 240 acre former chalk quarry, the centre provides 1.6 million sq.ft. of retail, leisure and commercial space. As part of the widely acclaimed Retail Delivery team the role executed was that of Tenant fitout quality control, site assistance, design/ detail compliance and programme management of all 321 Tenants helping to ensure Bluewater set the new benchmarks of number of flagship store designs, number of stores open on opening day.

A Lend Lease city centre development with difficulty of integrating its self sympathetically around the city’s landmark church. Meadowhall Shopping Centre, Sheffield Client Project Value

June 2007 saw unparalleled rainfall hitting many parts of the UK and the prestigious Meadowhall Shopping Centre was badly affected. Flood waters closed off the whole of the ground floor to the centre and a massive exercise to restore operations was instigated by the owners British Land. Sabian Projects were asked to assist the property team manage in the strategic and operational retail delivery of 130 shop refits to exacting programmes, standards and all within a ‘live’ centre environment. Successfully delivered ahead of programme to much acclaim whilst the centre continued its daily operations.

Appointed as a Regional Project Manager on the global refurbishment programme of stores as part of the re-branding exercise, Sabian Projects’s key role was to ensure a consistent corporate image across European countries. Working with the design team Sabian Projects managed the design programme/ production whilst maintaining corporate identity. In addition to carrying out these duties in the UK Sabian Projects also managed the roll-out in Norway and several locations in Spain. Both of these countries brought their own compliance/ quality issues and supply chain challenges. Where Sabian Projects’s value to the roll out was at its highest was during site-works with health & safety management, site coordination/ liaison.

Feasibility Studies & Option AppraisalAt inception stage we have the capability to undertake option appraisals with estates departments, Commercial Agents, Project Managers and Cost Consultants to assist in providing outline design proposals in ascertaining best value for sites.

Space PlanningOften we are asked to undertake space planning exercises at the early stage of a project to interrogate the volume and floor area of space possible within an existing building or within a new development. We are able to provide layout options that allow funders and developers to understand options available. We can provide detailed floor area schedules and analysis for our clients and their commercial teams.

Design ProposalsWe have the ability to provide design services for the interior and exterior in the retail sector and other commercial areas. In association with conceptual designs we like to provide material samples, mood boards and image sheets where the interior design element is of special importance. We work closely and effectively with Landlord, Developers, Contractors and Tenants to ensure design proposals meet the requirements of all parties. This will sometimes require collaboration with other disciplines such as Mechanical & Electrical Consultants, Interior Designers and Structural Engineers.

3D Visualisations & Colour RenderingAs part of our design process we provide clay or coloured renders of our designs so clients are able to understand spatial relationships. We have extensive in house experience and work closely with external consultants to provide full 3d visualisations. These prove to be an invaluable in negotiations with planning authorities and other stakeholders.

Agreement to Lease Drawings & Heads of TermsAt precontract stage we can provide building plans and sections illustrating demise lines and areas of legal ownership for Landlord and Tenant agreements. We liaise with Legal teams and Project Managers to ensure these are completed quickly and efficiently.

Planning ApplicationsWe represent our client’s best interests during planning negotiations and at planning application stage. On larger more complex projects we liaise with Planning Consultants, Ecologists and other Consultants on the delivery of detailed Planning Applications.

Building Control ApplicationsWe are highly competent in compiling and depositing Building Control Approvals through the Local Authority or Approved inspector route, coordinating projects with Mechanical and Electrical Consultants to ensure compliance with the Approved Documents especially in respect to energy efficiency and fire engineering requirements.

Drawings & SpecificationsRetail projects often require careful liaison and integration of shell with the tenants fit out requirements. We have detailed experience of working for Landlord and Tenants to successfully coordinate the requirements of all parties. We provide outline design proposals and detailed construction drawing sand specifications suitable to build from.

Operating & Maintenance ManualsOn completion we can provide As Built drawings to reflect the building as erected for incorporation into the Operating and Maintenance Manuals as required under the CDM Regulations 2007.

Trinity Retail Centre, Leeds Client Project Value

Working closely and in conjunction with the Project Mangers, Sabian for the delivery of several outlets in a large new build shopping centre in the centre of Leeds.
