Imagine buying a new car, TV or other big-ticket item without rst inquiring about the manufacturer’s warranty. You wouldn’t dream of it, would you? But when it comes to buying a new home, many consumers are not always as diligent.Perhaps it’s a matter of some people being so excited about buying a new home
that they’re more interested in choosing nishes and oorplans than reading the ne print of a sales agreement or warranty. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work.
Indeed, taking the time to learn about your new-home builder, what kind of warranty it provides and what is covered, is time well spent. Too often, buyers don’t examine this part of the homebuying process until they need to – when an issue arises.
Just like with cars or electronic devices, not all manufacturers and products are created equal. Learning about your new-home builder and warranty is a crucial part of the homebuying process.

The Bank of Canada’s latest announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the
market for a mortgage. There are many excellent mortgage products available from banks and brokers
that will suit your individual needs, and are likely lower than posted bank rates which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get nancing approval on a home when you put in an offer. This is an especially good tool to have in markets that are hot. Removing the “conditional on nancing” clause could mean your offer is accepted rst since you already have your nancing in place.
So, when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be much movement until early 2014. The Bank will make its next scheduled rate announcement on March 6. Don’t wait until then to get pre-approved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process faster and easier.

There is plenty for Excel Homes to be excited about, as good things are blooming this spring for the award-winning home builder.
“We’re thrilled to announce a number of new showhome openings over the next few months. We will be entering into some new communities as well as opening new showhomes in some of our existing communities,” says Wanda Palmer, manager, advertising and online strat-egies. “There has been a lot of new activity at Excel Homes so far this year, and it’s pretty exciting.”
Starting off, Excel opened two new showhomes in Sage Hill in February: the Weston, a 1,751-sq.-ft. front
garage model that is one of our most popular plans, and the 1,437-sq.-ft. Sherwood, a laned home with a front veranda. Excel’s homes in Sage Hill start from the $330,000s.
“There’s a diverse product lineup to see in Heartland in Cochrane, with a number of new showhomes, includ-ing three new Heartland townhome showhomes – Paxton, Stapleton and Birchfield – and a sales centre, which will open in April. The townhomes have three bedrooms, 2.5 bathrooms and offer options with rear attached garages, upstairs laundry and bonus rooms. Another key benefit is that there are no condo fees.

These townhomes are currently selling in four-plex and tri-plex buildings and offer special introductory pricing starting at $249,900.
In March, Excel is also adding a new laned model to the existing single family showhome parade in Heartland. The Kendal is a 1,888-sq.-ft. two-storey home with a third-floor loft. “It’s a really well-designed plan that adds great value for people who are looking for more space. The Kendal has been one of our top selling laned models in other communities,” Palmer says. Excel’s laned homes in Heartland start in the $270,000s.
The two front garage showhomes in the current Heart-land parade are the Weston, at 1,735 sq. ft., and the 2,108-sq.-ft. Ainsworth, which start from $370,000s.
“We’re currently working on two new front garage homes that will open this summer – the Weston II and Ambleside,” she says. “And, for those looking to move in sooner, we also have a great selection of laned and front garage homes available for 30- to 60-day possessions and townhomes that are 60 to 90 days.”
Excel Homes will open in three new communities this spring.
In Cochrane’s Sunset Ridge, Excel will open two front garage showhomes in March – the 2,010-sq.-ft. Monarch Hill, an Alberta Award of Excellence winner and the ever-popular Weston – starting from the $370,000s.
Excel will be building a wide range of home styles in
EvansRidge in northwest Calgary, including rear laned homes on conventional and zero lot lines and single- and double-front garage homes.
There will be three showhomes opening in EvansRidge later this spring. Excel’s laned models will be priced from the mid $300,000s and the front garage homes will start in the low $400,000s.
In south Calgary, Excel will be building laned homes in Legacy and will open two showhomes and a sales centre in April.
“We’re also excited to welcome our sister brand, Centrex Homes, to Heartland in Cochrane and Walden in south Calgary,” Palmer says. “In Walden, Centrex will be build-ing front garage homes with two new showhomes opening in April.”
Centrex will also be building a tri-plex townhome de-velopment in Heartland, as well as front garage homes. The townhomes will begin pre-selling from a temporary sales centre this spring and the Centrex front garage model showhomes will open in the summer.
“We are looking forward to introducing our new showhomes. They will showcase many exciting new features and designs we think people will love,” Palmer says.
To learn more about Excel Homes, visit excelhomes.ca. Excel’s showhomes are open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m.

your home-buying
process
With the Winter blahs behind them and spring just around the corner, more people will be out looking to buy their first home or a move-up property within the next few months.
For those who are thinking about buying a new home this spring, whether you’re a first-time homebuyer or have been down the path before and seeking your next home, it will ultimately come down to finances.
Some of the key questions people may want to ask themselves before taking the plunge to homeownership are: what’s the best approach to financing the purchase; how long will it take to get your financing in place; and how much can and should you borrow and still feel comfortable?
Being comfortable with all aspects of your mortgage is a big part of enjoying your new home – you don’t want find yourself in a situ-ation where you’ve bought at the high end of your budget and you’ve left yourself short for incidentals that often pop up.
There are number of mortgage lenders to choose from, offering a vast array of ap-proaches to make the homebuying process easier for you, along with offering ways to meet various budgets so you’ll feel comfortable with your decision at the end of the day.
There are also several home builders in the Calgary region which offer assistance by provid-ing customers with information about lenders, and some can also help with the process.
With today’s technology, homebuyers have easier access to financing information and advice from various sources than ever before. Of course, one of the quickest ways to obtain mortgage in-formation is through the Internet. Mortgage lenders and insurers offer a wealth of valuable online in-formation and you can find out about the buying and borrowing process, what you’ll need for a down payment, as well as various financing options.
Many websites have mortgage calculators so you can easily figure out just how much of a home you qualify for buying and what your payments would be. You can also explore how different purchase prices, down payments, amortization and payback options affect your payments.
If you’d rather have more hands-on material, most lenders have a full range of brochures and worksheets available at their local branch offices, so you can stop in and grab copies of these or check to see if they can be e-mailed to you. Some lenders also have a toll-free number for 24-hour access to information.
And when you start getting serious about a purchase, it’s a good idea to make an appointment with a mortgage specialist to discuss what you’d like to buy, your budget and to get a mortgage pre-approval.
Obtaining a pre-approved mortgage is a really good idea because this way you know the range of the purchase price of a home you can afford before you start looking.
And access to lenders has never been easier, with some offering flexible business hours and having mobile mortgage specialists who will come to you.
New-home builders are also an excellent source of financing in-formation and assistance. When you are out house hunting and visit-ing showhomes, you’ll discover some of the larger builders, in col-laboration with their financial partners, offer mortgages to their customers at preferential rates. But at a minimum, your builder can provide information and refer you to lenders that are well versed in financing new home purchases.
Mortgage specialists are highly trained and well equipped to provide advice and information to help make the homebuying process easier, and they can often process your application quickly.
Having easy access to information and efficient service from mortgage lenders lessens the hassle when it comes to the financial side of the homebuying process, and is another step towards making your homebuying dreams come true.

ASK AN EXPERT: by HEATHER RYAN
Q & A
Q: What are some of the current trends in new home interior design?A: Kal Macdonald, interior designer for Shane Homes and Creations by Shane Homes, who has just returned from Interior Design Show 2013 in Toronto, says there are a number of new trends that will be making their way into homes this season.
“Some of the trends we saw at the show our customers have actually asked for recently and we expect some will be incorporated in our showhomes and our Expressions Design Studio,” Macdonald says.
“For about a year people have been moving toward the polished look in the kitchen and bathroom and high gloss is in,” he says. “We’re seeing high gloss white, black, red and sand cabinets for the kitchen and bath and white glossy furniture such as lacquered coffee tables and dining tables.
“In the kitchen we’re also starting to see mirrors on the front of the island, which enhances the space and adds a modern look and I think we’ll try this in one of our showhomes,” he says. “We’re also going to add the high gloss white cabinets in our new showhome in Nolan Hill opening in
April, so customers can get a feel for the new look.”For countertops, more people are choosing quartz over
granite and there is a trend towards lower profile looks going from the current three centimeters down to two and even one centimeter thick for “a more streamlined and clean look,” Macdonald says.
Bright paint colours are in for 2013 with Emerald Green and Monaco Blue (similar to a Cobalt Blue) as stand outs and golds and yellows are popular too. “People are starting to punch up the colour in their homes using these bright colours as an accent and mixed typically with bright white.”
Another trend in decor is an influence from Africa with warm colours and replica skin prints used for upholstery, as well as carved wood accessories. “This decor looks good in a modern space,” Macdonald says.
“We’re also seeing more interest in including a ‘man cave’ in the home, so there is a growing trend toward adding features such as billiard rooms, cigar rooms and even virtual golf if they have the space.”

MARCH 1 - 29, 2013 | NEW HOME GUIDE 19
IF YOU’RE ABOUT TO GO THROUGH THE HOME-BUYING EXPERIENCE, particularly as a rst-time buyer, no doubt you have a lot of questions in terms of what type of home to buy.
What type of homes will you be visiting with the idea of buying? Do you see yourself living in a detached single-family home, or perhaps a townhouse? You may have a number of options to consider, depending on your area and your budget.
HERE ARE SOME BASIC SCENARIOS TO EXPLORE:
SINGLE-FAMILY DETACHED: A single-family detached home is a one-dwelling unit. It stands alone, and sits on its own lot. This often gives the family a greater degree of privacy.
SINGLE-FAMILY SEMI-DETACHED: A semi-detached home is a single-family home that is joined on one side to another home. It can offer many of the advantages of a single-family detached home. It is often less expensive to buy and maintain.
DUPLEX: A duplex is a building containing two single-family homes, lo-cated one above the other. Sometimes, the owner lives in one unit and rents the other.

TOWNHOUSE: Also sometimes called row houses, these homes are several similar single-family homes, side-by-side, joined by common walls. They can be freehold or con-dominiums. They offer less privacy than a single-family detached home, although each has a separate outdoor space. These homes can cost less to buy and maintain, even though some are large, luxury units.
STACKED TOWNHOUSE: Stacked townhouses are usually two-storey homes. Two two-story homes are stacked one on top of the other. The buildings are usually attached in groups of four or more. Each unit has direct access from the outside.
LINK OR CARRIAGE HOME: A link, or carriage home, is joined by a garage or carport. The garage or
carport gives access to the front and back yards. Builders sometimes join basement walls so that link houses appear to be single-family homes on small lots. These houses can be less expensive than single-family de-tached homes.
FORMS OF OWNERSHIP:
FREEHOLD: This means that one person (or two, such as joint owner-ship by spouses) owns the land and house outright. There is no space co-owned or co-managed with owners of other units.
Freehold owners can do what they want with their property – up to a point. They must obey municipal bylaws, subdivision agreements, building codes andfederal and provincial laws, such as those protecting the environment.
Detached and semi-detached homes, duplexes and townhouses are usually owned freehold.
CONDOMINIUM: Condominium ownership means you own the unit you live in and share ownership rights for the common space of the build-ing. Common space includes areas such as corridors, the grounds around the building and facilities such as a swimming pool and recreation rooms. Condo owners together control the common areas through an owners’ association. The association makes decisions about using and maintain-ing the common space.
Condominium ownership is own-ership of a unit, usually in a highrise but can also be a townhouse or in a lowrise.

When choosing a neW home, your choice involves more than the home itself. Often, homebuy-ers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or, are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences?
Start by making a list of the desired lifestyle factors that are most important to you and your family. Con-sider location, proximity to work and schools, activities and local attractions in the community.
“There are many factors involved in selecting the right community in which to buy your home,” suggests Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.”
Knowing your requirements will help narrow your home search and save time. What are the most impor-tant amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home.

MARCH 1 - 29, 2013 | NEW HOME GUIDE 23
s h o w h o m e r e v i e w
With an inviting open oorplan and generous space for the family and entertaining, it’s easy to see why
the Verve II continues to be the most popular model in Creations by Shane Homes’ lineup.
“For the fth year, it’s our number one selling home,” says Belal Fouani, Creations by Shane Homes’ area manager in SkyView Ranch, located in Calgary’s New North. “It’s certainly a favourite with buyers in SkyView Ranch.
by HEATHER RYAN
Creations’ Verve II
A TOP SELLER IN SKYVIEW RANCH
“People love the open concept design,” he says. “It’s really well-designed, feels much larger than its 1,536 square feet, plus it has that functionality; there’s no wasted space.
“They also like the idea of the open oorplan when entertaining because they are able to socialize with their guests from anywhere on the main oor,” Fouani says. “And it has a welcoming feel – they can see themselves living in it and most people want to duplicate the showhome.”
Buyers appreciate Creations’ high standard features that are often considered luxuries, such as granite coun-tertops throughout, tile oors and six appliances, says Fouani. “New this spring, we’re also making stainless steel appliances, maple cabinets and under mount sinks in the kitchen as standard.
“They also love that our plans are versatile; they’re not set in stone, so we can customize them to suit their lifestyle and needs,” he adds.
The Verve II presents an esthetically-pleasing exterior with a full-width front veranda that welcomes you home. A good-sized entry is open to the family room, which is warmed by a plush carpet and a corner replace that is surrounded in tile and topped with a wood mantle.
24 NEW HOME GUIDE | MARCH 1 - 29, 2013
Adjacent to the family room is a large central dining area, and there is a convenient niche by the stairs that can be used for an IT centre, home management centre, hall table or bench.
The wow factor is de nitely the kitchen’s delectable granite-topped ush island with breakfast bar seating and decorative glass cabinet at one end, and the full-height tile backsplash with decorative mosaic tile inlay.
Upstairs, the owners’ suite offers an inviting retreat, and “people really like the ensuite,” Fouani says, which features a corner soaker tub, granite-topped vanity with built-in make-up counter, separate glass walk-in shower and beautiful tile design with wave pattern inlay anda walk-in closet.
There are also two secondary bedrooms each with a walk-in closet on the standard layout, a main full bathroom with a granite-topped vanity and a second oor laundry with two closets nearby providing convenient storage.
Creations also has two additional showhomes on parade in SkyView Ranch.
The 1,569-sq.-ft. Galiano is highlighted by two living areas on the main oor, which allows buyers to have a more formal space up front for the adults and a more casual space in the back for kids.
“This home also offers a very large owners’ suite – the same size as you’d nd in a larger home – with a four-piece ensuite showcasing a spacious shower, soaker tub, vanity and a nice-sized walk-in closet.”
The 1,417-sq.-ft. Aries is highlighted by a well situ-ated built-in entertainment centre with rounded jut-out shelf in the living room that “people really like. It ups the wow factor in the home – you’re getting a luxurious feature in a starter home and its standard,” Fouani says.
A half wall acts as a subtle separation between the living room and the rear of the home and Creations has crafted a convenient desk area that can serve as a home management centre against this wall making great use of space.
Fouani says Creations has a selection of nice lots available in SkyView Ranch, which “is seeing tremendous activity and is selling fast,” including some lots fronting and siding onto the park.
For more information about Creations by Shane Homes’ showhomes and SkyView Ranch, visit the showhomes, Monday to Thursday 2 to 8 p.m., and weekends and holidays noon to 5 p.m., call 403.536.2313 or visit creati onsbyshane.com

CANADIANS WHO ARE PLANNING TO SAVE in 2013 are aiming to put away an average of $9,859 in order to meet their goals – an increase of nearly $600 over last year, or approximately seven per cent.
This is one of the fi ndings of a new BMO Household Savings Report, which also revealed the diff erentinvestment vehicles people plan to use to reachtheir savings goals:›› The majority of Canadians use a Registered Retirement
Savings Plan (RRSP) or a chequing account (63 per cent and 57 per cent, respectively)
›› 49 per cent use a Tax Free Savings Account ›› 29 per cent use a high-interest savings account›› Another 25 per cent put their savings in Guaranteed
Investment Certi cates
save nearly$10,000 in 2013
REPORT FINDSCANADIANS PLAN TO
“It’s encouraging to see Canadians are planning to maintain or increase their personal savings this year, particularly as we look to balance increasing debt loads and turn around decreasing rates of savings,” says Ernie Johannson, senior vice-president, personal banking, BMO.
Yet, despite the positive nature of the ndings, the poll shows the optimism is tempered by the fact that only half (48 per cent) say they are saving enough to meet their goals, with high expenses (71 per cent), low income (65 per cent), and debt repayment (52 per cent) cited as the top barriers to increased savings.
The personal savings rate in Canada, calculated by Statistics Canada, currently lies near historic lows at 3.9 per cent. By comparison, the rate climbed above six per cent during the height of the latest recession, and reached almost 20 per cent in the early 1980s.
Other highlights of the report:›› Retirement savings and emergency savings tied for
second (42 per cent) on the priority list›› Nearly one-third are putting aside money for home
renovations, while 20 per cent will save for a new car›› 19 per cent include education savings on the priority
list, followed by buying a new home (15 per cent)›› Vacations and the purchase of luxury items, entertain-
ment and hobbies topped the list, with 66 per cent of Canadians saving for these expenditures

WELLSPRINGCALGARY LAUNCHES
2nd Annual Toupee for a Day fundraiser
All programs and services are offered free of charge and without referral. On Jan. 30, the group launched the 2nd Annual Toupee for a Day, presented by Sabal Homes – an event designed to raise funds and awareness for those suffering from cancer, as well as their families.
Wellspring Calgary is a charitable organization that provides a compre-hensive range of support, resources and programs for anyone living with cancer and the people who care about them.
30 NEW HOME GUIDE | MARCH 1 - 29, 2013
About Wellspring CalgaryWellspring Calgary was founded in March 2007 by John Stephure, Rita Egizii and Barbara Cun-nings-Versaevel. The organization collaborates with, and is endorsed by, healthcare professionals in the supportive cancer care community. Wellspring Calgary also participates in research to measure and validate the bene ts and value of the programs it provides.
The Wellspring Calgary “toupee” has been created using 10 different colours of “hair.” This hair represents a variety of different coloured cancer ribbons from some of the most common cancers. The emotional journey faced by people diagnosed with cancer, is very similar regardless of the type of cancer. Wellspring Calgary supports all people affected by cancer. For more information, please visit wellspringcalgary.ca
About Toupee for a DayToupee for a Day was conceptualized as a means of providing visible support to those living with cancer and those who love them. Participants don’t have to train, attend an event, grow or shave anything. Instead, they simply need to sign up, collect pledges
and proudly wear their toupee on March 6. Anyone of any age, in any location, can participate.
This is a grassroots movement. It’s about friends telling friends and asking friends to support them taking a risk to look silly for a day to help people living with cancer. Because of the ease and fun of involvement, we see this event as gaining momen-tum and support across Canada within a few short years. In 2012, more than 1,200 people donned toupees and raised more than $100,000.
One area of great success in 2012 was the en-gagement of children in the event. Kids seemed to really respond to having a fun and almost silly but tangible opportunity to help those they knew who were affected by cancer, plus having the support and involvement of all their school mates and school staff. The schools demonstrated that this is a truly inclusive event, re ecting the inclusive nature of Wellspring Calgary itself, which works with people living with all and any type of cancer. In our work with the schools, we discovered that cancer had touched almost all of the students in some way.

IT’S TIME TO DISPEL SOME ORGANIZING MYTHS that may be keeping you stuck and getting in your way of a more organized life. I’ve focused on the ve most common beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro.
1 | CONTAINERS WILL ALWAYS GET YOU ORGANIZED. FALSE.Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. They can even become part of the problem. Take Nancy, for example. She purchased several large plastic contain-ers to organize her craft supplies and memorabilia. But she still couldn’t nd what she was looking for when needed. She mistakenly thought all she needed to get herself organized was a few containers; what she really needed was to learn a bit about organizing.
Before you go out and spend money on containers or other organizing products, do some preliminary work and planning. The rst thing I recommend is purging. Only when you know exactly what it is you need to store, how much of it, and where the most suitable location is to store it, should you go out and purchase containers. And don’t forget to measure rst. Bringing home the wrong containers for the job simply creates more clutter.
2 | MULTI-TASKING IS ALWAYS PRODUCTIVE. FALSE. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming
Organizing myths
mistakes. When working on important tasks, multi-task-ing is probably not a good idea. Some things require your undivided attention.
Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unful lled. Next time you are participat-ing in an activity, be with that activity (rather than thinking about all the things you should be doing instead, or have to do later). Resist the habit of trying to do two things at once.
3 | BEING MESSY AUTOMATICALLY MEANS YOU ARE DISOR-GANIZED. FALSE. Organizing is not about how it looks; it’s about how it works. Visual, creative types need to have things out where they can see them, because for them out-of-sight is out-of-mind. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The ipside of this is that visual types lose focus when there is too much to look at, so they need to nd products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.
4 | YOU HAVE TO TOSS EVERYTHING TO GET ORGANIZED. FALSE. I often hear people say, “There’s no way I could get organized because I am too sentimental – I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something special to you.
5 | IF YOU WRITE IT ON A TO-DO LIST, IT WILL GET DONE. FALSE. I had a client who was so proud of her to-do list: it was prioritized, colour-coded and categorized – yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything accom-plished you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a com-mitment – blocking time on your calendar to do it is.
THAT CAN KEEP YOU STUCK
36 NEW HOME GUIDE | MARCH 1 - 29, 2013
DESPITE WHAT YOU OFTEN HEAR, BUYING A HOME ISN’T ONLY about location, location, location. True, this is the time-tested rst rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate.
LocationFirst, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale po-tential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimate-ly its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price.
InformationWhether you’re a rst-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your ngertips. From the content here in this magazine, to the resourc-es available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowl-edge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home.

Pay attention to location, information and timing
How to finda home?
by WAYNE KARL
Timing Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any nancial instrument, real estate can uctuate in value and your timing can deter-mine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-pic-ture reports on short-term market performance. You know that real estate is not national or even regional
– it’s very speci c. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a speci c home, on a speci c street in a speci c neighbourhood.
So, it’s not just about “location, location, location.” The new adage is
“location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment deci-sions you ever made.

Landscape 360. Professional Landscape Construction.
LANDSCAPE 360 WOULD LIKE TO HIGHLIGHT TWO OF THE MOST EXCITINGparts of your landscape plan – retaining walls and patios. There are many options, and it is bene cial to do your research when nalizing your landscape choices. Retaining walls create boundaries, provide function and most importantly support earth. Quality of construction and durability are extremely important. Walls can be the most important part of your landscape. Walls could be described as the main structure or hardscape of your property. They can be creatively incorporated in many ways. Garden beds, steps, boulders, trees, shrubs and lighting can all become part of your retaining walls. Drain-age, grade, structure and function must be considered at every level. Stack stones are more cost effective than natural stone, and come in a wide variety of colors, textures, and sizes. They can follow curves and circles or be very linear and straight. This product allows for a very de ned and balanced look. With a manmade concrete product you are able to build these walls perfectly level. Retaining walls are great for many applications

and are an excellent option to your landscaping problems. With a variety of high quality products and many dif-
ferent design concepts, a patio can be customized to com-plement any space. Natural Stone is the highest quality material to use for a patio and can provide the look of a ush outdoor oor. Paving stones are also an option, and can be creatively incorporated into your yard. Paving stones are more cost effective than natural stone and there are many options of colors, textures and sizes. Concrete is a product which is extremely functional, low maintenance and is very cost effective. Concrete can be done with a brushed, exposed or stamped nish. All types of patios can follow curves and patterns or be very linear and simple. That awkward unusable space can be transformed into a patio providing your living space with function, intimacy and comfort. When built properly, a patio is a great creative landscape solution.
Landscape 360 is focused on providing clients with professional landscape construction from design to comple-tion. With experience, creativity, hard work and dedication, we will exceed your expectations. The service and product we provide will withstand the toughest elements, while giving your home a personality. Brookfield residential is proud to be recognized once again as one of Canada’s Best 50 Small and Medium Employers for 2013. Excep-tionally strong employee engagement is one of the key reasons it was named on this prestigious list, which is produced by AonHewitt and the Queen’s School of Business for Busi-ness Venturing.
“We are very honoured and humbled by this recognition,” says Alan Norris, president and chief ex-ecutive officer of Brookfield Residen-tial. “Our culture, which encourages transparency and openness in all aspects of the operation, is a key com-ponent to our success. All of our em-ployees are empowered, responsible and accountable for their actions, which make Brookfield one of the best places to work.”
In addition to focusing on em-ployees’ health and wellness by deliv-
ering nutritious snacks and having fitness instructors on site, profes-sional development is also a key prior-ity for Brookfield Residential. The company offers an internship leader-ship development program to employ-ees at all levels and runs a one-on-one mentoring program that pairs senior management with employees across the organization.
Brookfield Residential was named one of Canada’s Best 50 Small and Medium Employers in 2011 and is ranked sixth among the Alberta com-panies recognized on the list this time. The Best Small and Medium Employ-ers in Canada ranks participating companies by their employee-engage-ment scores and other factors, as measured by surveys of each firm’s employees, HR team and executives.

As much As we All wAnt A stunning office of tranquility and efficiency, the budget is never as big as we desire. Yet, even with champagne taste on a beer budget, there are clever design directions that anyone can follow to accomplish that high-end look for less.
The flexibility to work from home has increased tenfold in the past few years but that often means more and more people can be found with their office space either mixed into their living room, bedroom, basement or a spare room.

MARCH 1 - 29, 2013 | NEW HOME GUIDE 53
it is important to remember that the space you work in should be one of motivation and inspiration. We spend a lot of time in these areas, so it should be a space we love and want to come into.
When i first saw my client’s office, i immediately felt tired, bored and uninspired to even want to enter the room. My client’s office space was a great size, however, you would never know it with the layout she had, the mis-proportioned furniture in it and the dark walls closing in on the space.
a great office was hidden from its true potential, as many are when the desk is pushed up against the wall or a window.
in this redesign, we had the freedom to truly open up the floor layout by moving the desk to the middle of the room, which created great wall space behind for storage, a sitting area in the corner and an inspirational wall to brighten up the room.
By reconfiguring the space, it instantly became more inviting, exciting and overall more efficient.
paint goes a long way and just by updating the dark room with light, trendy and cheerful colours, the room immediately transformed into a space of inspiration. i used para paints trend colours on the walls, and i also work with para and created my own paint colour called JoJo. it is the brightest of whites and goes on thick and luxurious. Bringing a light colour into a dark room always creates the illusion of more space.
due to a tight budget, painting a fun pattern on the wall was less expensive than wallpaper and we achieved the same look. i had Jim connelly, the painter from the debbie Travis show, come in to create an amazing zig-zag accent wall that sets off the entire office making the space motivating to enter.
accent lighting and accessories were added from Bouclair home (bouclair.com) to create a great ambiance to work in and much needed

storage pieces. The perfect desk and chair were sourced from a canadian gem called harkel (all pieces are made and manufac-tured in canada!) – harkeloffice.com.
on the one wall we added inspirational quotes to budget-friendly frames hung on picture racks and the wall, the nice part of this diY project is the quotes can be changed to keep up with the growing mind of your child or you can use them to show-case your children’s art masterpieces.
My client spends many hours in her office and i wanted to create a room that was fresh in colour, had sophisticated stor-age and an efficient workspace that illus-trated her true professional personality.

A fabulous estate home community, which has made its mark in Calgary by drawing hundreds of people to its Street of Distinction each week, now has a
national distinction it can be proud of.Crafted by Macdonald Development Corp., Watermark
at Bearspaw has been nominated as a finalist for the Ca-nadian Home Builders’ Association’s 2012 National SAM Award for Community Development.
The Community Development Award recognizes a single community in Canada that has best achieved the creation of an attractive, exciting, innovative and environ-mentally responsible community. The winner will be an-nounced on March 8.
“It’s an incredible honour to be a finalist for the Com-munity Development Award because it’s essentially an
award for the best community in Canada, so it’s very excit-ing to be nominated,” says Matthew Jones, associate vice-president of sales and marketing. “With so many fantastic communities being built across this great country, having Watermark recognized as one of the best is truly a remark-able achievement.
“We’re also thrilled that Albi Homes, one of five builders in Watermark, is a finalist for the Grand SAM award,” Jones says, adding that the award recognizes the new-home builder which demonstrates the highest level of excellence in build-ing and marketing. “So we potentially could have the best builder in Canada building homes in the best community in Canada. How does it get any better than that?”

that is designed to impress with four bedrooms, eight bathrooms and a five-car garage; a more than 5,000-sq.-ft. home by Trickle Creek Custom Homes featuring three fully developed levels including the walkout basement and two separate garages; and an 8,600-sq.-ft. two-storey with a walkout basement crafted by Wolf Custom Homes. Albi Homes will be opening a new showhome later this year.
Jones notes that even though the showhomes are priced at $1.9 million and over, people can buy into Watermark starting at $1 million and can now enjoy selecting from quick possession homes.
“Our builders are currently crafting homes that are available for immediate occupancy and the sales to date have been quite successful,” he says. “So, people now have the opportunity to move into Watermark right away rather than having to wait six to eight months for their home to be built.”
Watermark at Bearspaw is being developed on 287 acres and it’s become so popular with buyers that Macdonald has recently released lots in Phase 2.
Jones says lots in Phase 2 offer a great selection, includ-ing mountain views and walkouts backing on Watermark’s gorgeous water feature – a network of cascading ponds and streams that is wowing buyers and visitors alike. Lots in the community range from one-quarter of an acre to more than three-quarters of an acre, with frontages from 80 to 150 ft.
The community also features a central plaza, featuring a large pavilion, NBA-sized sports court, grass sports field and three playgrounds, more than five kilometres of paved trails and 46 acres of parkland. It’s also minutes from Glenbow Ranch Provincial Park, within walking distance to the Lynx Ridge Golf Course, and the Bearspaw Golf & Country Club is a short drive away.
Watermark at Bearspaw is conveniently located at 12 Mile Coulee Rd., just minutes from a wide range of shops, services and restaurants at Crowfoot centre, the Crowfoot LRT and Crowfoot and Stoney Trails for ease of getting downtown and to the airport.
For more information, visit the showhomes, open 2 to 8 p.m. Monday to Thursday, noon to 5 p.m. weekends, visit watermarkatbearspaw.com or call 403.239.9735.
Street of Distinction by Astoria Custom Homes, Homes By Us, Trickle Creek Custom Homes and Wolf Custom Homes, which are garnering an overwhelming response from visitors.
“People are just blown away by the showhomes, which showcase what each builder can do,” Jones says, who adds the Homes By Us showhome was so well received it sold for $3.5 million just days after opening its doors.
Among the exceptional showhomes are: a 3,788-sq.-ft. two-storey by Astoria Custom Homes featuring a two-storey foyer that leads to a sunken great room with soaring ceilings; a 7,143-sq.-ft. walkout bungalow by Homes By Us

Compare mortgage rates for your best deal
Calculate your mortgage payments using the mortgage payment calculation chart
01Calculate the combined monthly before-tax income
of you and your spouse.
02Divide by three. This figure is the monthly payment you can afford
to make on your home.
03Take the total price of the home and subtract the amount of money
you expect to make as a down payment. This is the money you will have to borrow.
04Refer to the chart on the opposite page. Look down the
left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05Multiply this figure by the amount you need to borrow. Divide by
1,000.
06Add to this your estimated monthly heating costs and
monthly property taxes.
07If this figure is equal to or less than one-third of your gross
monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
follow tHese stePs to see If you’ll QualIfyfor a mortGaGe on YouR DReAM HoMe
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies varyin their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPESALL MoRtGAGes ARe oF tWo BAsic tYPes:
conVentionALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.
INSURED OR HIGH-RATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.
oPen MoRtGAGe:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.
Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.
cLoseD MoRtGAGe:Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.
Prepayment options are available but they are subject to conditions.
PoRtABLe MoRtGAGe:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Jo Alcorn, graduated with a bA from a Liberal Arts School in New York City. She went on to study colour and architecture while attending London’s City University. i then tied it all together with fun, budget-friendly textures and accessories, which are needed to achieve a clever and interesting home office to work in.
We saved money in certain design areas and made sure to splurge on the high-traffic pieces (such as the office desk and chair), which is important to keep in mind.
Think of your home office as an extension of your home, and use those same design principles you used throughout the décor. for example, the importance of accent lighting, the warmth of textures, the completeness of accessories, the joy of colour and the most important part, the functional-ity of your furniture pieces. Keep in mind your home office should be an important part of your home since it is the room you make a living in.

WITH HOME PRICES REMAINING stable (at least for the moment) and nancial institutions continuing to lower interest rates, this may be a great opportunity to enter into the real estate market. Whether you are looking to purchase your rst home, upgrade to your next property or diversifying your investment portfolio with a revenue prop-erty, the stars might just be aligned. One project that may be appealing to all inter-ested parties are the condominiums located at the Landing At Rocky Ridge, which are developed by The Swan Goup.
On the other hand, if your existing mortgage rate is at least one per cent higher than what is currently available on the market, this is the time to sit down and examine the potential savings through restructuring your home loan. Re nancing your mortgage to take advantage of the
lower rates will save you a signi cant amount in interest over the course of your new term. With interest rates again hitting historical lows, it might also be a good time to consolidate any higher interest rate debt into a single, more manageable monthly payment.
At time of writing, the ve-year xed rate mortgage with most institutions was 2.99 per cent, and variable rate mortgages, which are based on the nancial institution’s Prime lending rate (currently at three per cent) and then discounted, are as low as 2.60 per cent. If you have either 20 per cent of the purchase price for a down payment or 20 per cent equity in your home, you can still get amortiza-tions up to 35 years, which of course helps to keep your payment as low as possible, should this be a requirement.
Under the new legislation regarding mortgages, most nancial institutions are still required to approve mortgage nancing based on clients having access either to their own savings or a gift from an immediate family member to form a down payment of ve per cent of the purchase price. However, I still have access to lenders that will provide a “free down payment” of ve per cent of the purchase price.
As always, I welcome any questions or comments you may have regarding the information contained in my ar-ticles. Until next month…
With interest rates again hitti ng historical lows, it might also be a good ti me to consolidate any higher interest rate debt into a single, more manageable monthly payment.
