Imagine buying a new car, TV or other big-ticket item without � rst inquiring about the manufacturer’s warranty. You wouldn’t dream of it, would you? But when it comes to buying a new home, many consumers are not always as diligent.Perhaps it’s a matter of some people being so excited about buying a new home

that they’re more interested in choosing � nishes and � oorplans than reading the � ne print of a sales agreement or warranty. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work.

Indeed, taking the time to learn about your new-home builder, what kind of warranty it provides and what is covered, is time well spent. Too often, buyers don’t examine this part of the homebuying process until they need to – when an issue arises.

Just like with cars or electronic devices, not all manufacturers and products are created equal. Learning about your new-home builder and warranty is a crucial part of the homebuying process.

The Bank of Canada’s latest announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the

market for a mortgage.There are many excellent mortgage products available from banks and brokers

that will suit your individual needs, and are likely lower than posted bank rates which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get � nancing approval on a home when you put in an offer. This is an especially good tool to have in markets that are hot. Removing the “conditional on � nancing” clause could mean your offer is accepted � rst since you already have your � nancing in place.

So, when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be much movement until early 2014. The Bank will make its next scheduled rate announcement on March 6. Don’t wait until then to get pre-approved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process faster and easier.

There is plenty for Excel Homes to be excited about, as good things are blooming this spring for the award-winning home builder.

“We’re thrilled to announce a number of new showhome openings over the next few months. We will be entering into some new communities as well as opening new showhomes in some of our existing communities,” says Wanda Palmer, manager, advertising and online strat-egies. “There has been a lot of new activity at Excel Homes so far this year, and it’s pretty exciting.”

Starting off, Excel opened two new showhomes in Sage Hill in February: the Weston, a 1,751-sq.-ft. front

garage model that is one of our most popular plans, and the 1,437-sq.-ft. Sherwood, a laned home with a front veranda. Excel’s homes in Sage Hill start from the $330,000s.

“There’s a diverse product lineup to see in Heartland in Cochrane, with a number of new showhomes, includ-ing three new Heartland townhome showhomes – Paxton, Stapleton and Birchfield – and a sales centre, which will open in April. The townhomes have three bedrooms, 2.5 bathrooms and offer options with rear attached garages, upstairs laundry and bonus rooms. Another key benefit is that there are no condo fees.

These townhomes are currently selling in four-plex and tri-plex buildings and offer special introductory pricing starting at $249,900.

In March, Excel is also adding a new laned model to the existing single family showhome parade in Heartland. The Kendal is a 1,888-sq.-ft. two-storey home with a third-floor loft. “It’s a really well-designed plan that adds great value for people who are looking for more space. The Kendal has been one of our top selling laned models in other communities,” Palmer says. Excel’s laned homes in Heartland start in the $270,000s.

The two front garage showhomes in the current Heart-land parade are the Weston, at 1,735 sq. ft., and the 2,108-sq.-ft. Ainsworth, which start from $370,000s.

“We’re currently working on two new front garage homes that will open this summer – the Weston II and Ambleside,” she says. “And, for those looking to move in sooner, we also have a great selection of laned and front garage homes available for 30- to 60-day possessions and townhomes that are 60 to 90 days.”

Excel Homes will open in three new communities this spring.

In Cochrane’s Sunset Ridge, Excel will open two front garage showhomes in March – the 2,010-sq.-ft. Monarch Hill, an Alberta Award of Excellence winner and the ever-popular Weston – starting from the $370,000s.

Excel will be building a wide range of home styles in

EvansRidge in northwest Calgary, including rear laned homes on conventional and zero lot lines and single- and double-front garage homes.

There will be three showhomes opening in EvansRidge later this spring. Excel’s laned models will be priced from the mid $300,000s and the front garage homes will start in the low $400,000s.

In south Calgary, Excel will be building laned homes in Legacy and will open two showhomes and a sales centre in April.

“We’re also excited to welcome our sister brand, Centrex Homes, to Heartland in Cochrane and Walden in south Calgary,” Palmer says. “In Walden, Centrex will be build-ing front garage homes with two new showhomes opening in April.”

Centrex will also be building a tri-plex townhome de-velopment in Heartland, as well as front garage homes. The townhomes will begin pre-selling from a temporary sales centre this spring and the Centrex front garage model showhomes will open in the summer.

“We are looking forward to introducing our new showhomes. They will showcase many exciting new features and designs we think people will love,” Palmer says.

With the Winter blahs behind them and spring just around the corner, more people will be out looking to buy their first home or a move-up property within the next few months.

For those who are thinking about buying a new home this spring, whether you’re a first-time homebuyer or have been down the path before and seeking your next home, it will ultimately come down to finances.

Some of the key questions people may want to ask themselves before taking the plunge to homeownership are: what’s the best approach to financing the purchase; how long will it take to get your financing in place; and how much can and should you borrow and still feel comfortable?

Being comfortable with all aspects of your mortgage is a big part of enjoying your new home – you don’t want find yourself in a situ-ation where you’ve bought at the high end of your budget and you’ve left yourself short for incidentals that often pop up.

There are number of mortgage lenders to choose from, offering a vast array of ap-proaches to make the homebuying process easier for you, along with offering ways to meet various budgets so you’ll feel comfortable with your decision at the end of the day.

There are also several home builders in the Calgary region which offer assistance by provid-ing customers with information about lenders, and some can also help with the process.

With today’s technology, homebuyers have easier access to financing information and advice from various sources than ever before. Of course, one of the quickest ways to obtain mortgage in-formation is through the Internet. Mortgage lenders and insurers offer a wealth of valuable online in-formation and you can find out about the buying and borrowing process, what you’ll need for a down payment, as well as various financing options.

Many websites have mortgage calculators so you can easily figure out just how much of a home you qualify for buying and what your payments would be. You can also explore how different purchase prices, down payments, amortization and payback options affect your payments.

If you’d rather have more hands-on material, most lenders have a full range of brochures and worksheets available at their local branch offices, so you can stop in and grab copies of these or check to see if they can be e-mailed to you. Some lenders also have a toll-free number for 24-hour access to information.

And when you start getting serious about a purchase, it’s a good idea to make an appointment with a mortgage specialist to discuss what you’d like to buy, your budget and to get a mortgage pre-approval.

Obtaining a pre-approved mortgage is a really good idea because this way you know the range of the purchase price of a home you can afford before you start looking.

And access to lenders has never been easier, with some offering flexible business hours and having mobile mortgage specialists who will come to you.

New-home builders are also an excellent source of financing in-formation and assistance. When you are out house hunting and visit-ing showhomes, you’ll discover some of the larger builders, in col-laboration with their financial partners, offer mortgages to their customers at preferential rates. But at a minimum, your builder can provide information and refer you to lenders that are well versed in financing new home purchases.

Q: What are some of the current trends in new home interior design?A: Kal Macdonald, interior designer for Shane Homes and Creations by Shane Homes, who has just returned from Interior Design Show 2013 in Toronto, says there are a number of new trends that will be making their way into homes this season.

“Some of the trends we saw at the show our customers have actually asked for recently and we expect some will be incorporated in our showhomes and our Expressions Design Studio,” Macdonald says.

“For about a year people have been moving toward the polished look in the kitchen and bathroom and high gloss is in,” he says. “We’re seeing high gloss white, black, red and sand cabinets for the kitchen and bath and white glossy furniture such as lacquered coffee tables and dining tables.

“In the kitchen we’re also starting to see mirrors on the front of the island, which enhances the space and adds a modern look and I think we’ll try this in one of our showhomes,” he says. “We’re also going to add the high gloss white cabinets in our new showhome in Nolan Hill opening in

April, so customers can get a feel for the new look.”For countertops, more people are choosing quartz over

granite and there is a trend towards lower profile looks going from the current three centimeters down to two and even one centimeter thick for “a more streamlined and clean look,” Macdonald says.

Bright paint colours are in for 2013 with Emerald Green and Monaco Blue (similar to a Cobalt Blue) as stand outs and golds and yellows are popular too. “People are starting to punch up the colour in their homes using these bright colours as an accent and mixed typically with bright white.”

Another trend in decor is an influence from Africa with warm colours and replica skin prints used for upholstery, as well as carved wood accessories. “This decor looks good in a modern space,” Macdonald says.

“We’re also seeing more interest in including a ‘man cave’ in the home, so there is a growing trend toward adding features such as billiard rooms, cigar rooms and even virtual golf if they have the space.”

TOWNHOUSE: Also sometimes called row houses, these homes are several similar single-family homes, side-by-side, joined by common walls. They can be freehold or con-dominiums. They offer less privacy than a single-family detached home, although each has a separate outdoor space. These homes can cost less to buy and maintain, even though some are large, luxury units.

STACKED TOWNHOUSE: Stacked townhouses are usually two-storey homes. Two two-story homes are stacked one on top of the other. The buildings are usually attached in groups of four or more. Each unit has direct access from the outside.

LINK OR CARRIAGE HOME: A link, or carriage home, is joined by a garage or carport. The garage or

carport gives access to the front and back yards. Builders sometimes join basement walls so that link houses appear to be single-family homes on small lots. These houses can be less expensive than single-family de-tached homes.

FORMS OF OWNERSHIP:

FREEHOLD: This means that one person (or two, such as joint owner-ship by spouses) owns the land and house outright. There is no space co-owned or co-managed with owners of other units.

Freehold owners can do what they want with their property – up to a point. They must obey municipal bylaws, subdivision agreements, building codes andfederal and provincial laws, such as those protecting the environment.

Detached and semi-detached homes, duplexes and townhouses are usually owned freehold.

CONDOMINIUM: Condominium ownership means you own the unit you live in and share ownership rights for the common space of the build-ing. Common space includes areas such as corridors, the grounds around the building and facilities such as a swimming pool and recreation rooms. Condo owners together control the common areas through an owners’ association. The association makes decisions about using and maintain-ing the common space.

Condominium ownership is own-ership of a unit, usually in a highrise but can also be a townhouse or in a lowrise.

CANADIANS WHO ARE PLANNING TO SAVE in 2013 are aiming to put away an average of $9,859 in order to meet their goals – an increase of nearly $600 over last year, or approximately seven per cent.

This is one of the fi ndings of a new BMO Household Savings Report, which also revealed the diff erentinvestment vehicles people plan to use to reachtheir savings goals:›› The majority of Canadians use a Registered Retirement

Savings Plan (RRSP) or a chequing account (63 per cent and 57 per cent, respectively)

›› 49 per cent use a Tax Free Savings Account ›› 29 per cent use a high-interest savings account›› Another 25 per cent put their savings in Guaranteed

“It’s encouraging to see Canadians are planning to maintain or increase their personal savings this year, particularly as we look to balance increasing debt loads and turn around decreasing rates of savings,” says Ernie Johannson, senior vice-president, personal banking, BMO.

Yet, despite the positive nature of the � ndings, the poll shows the optimism is tempered by the fact that only half (48 per cent) say they are saving enough to meet their goals, with high expenses (71 per cent), low income (65 per cent), and debt repayment (52 per cent) cited as the top barriers to increased savings.

The personal savings rate in Canada, calculated by Statistics Canada, currently lies near historic lows at 3.9 per cent. By comparison, the rate climbed above six per cent during the height of the latest recession, and reached almost 20 per cent in the early 1980s.

Other highlights of the report:›› Retirement savings and emergency savings tied for

second (42 per cent) on the priority list›› Nearly one-third are putting aside money for home

renovations, while 20 per cent will save for a new car›› 19 per cent include education savings on the priority

list, followed by buying a new home (15 per cent)›› Vacations and the purchase of luxury items, entertain-

ment and hobbies topped the list, with 66 per cent of Canadians saving for these expenditures

About Toupee for a DayToupee for a Day was conceptualized as a means of providing visible support to those living with cancer and those who love them. Participants don’t have to train, attend an event, grow or shave anything. Instead, they simply need to sign up, collect pledges

and proudly wear their toupee on March 6. Anyone of any age, in any location, can participate.

This is a grassroots movement. It’s about friends telling friends and asking friends to support them taking a risk to look silly for a day to help people living with cancer. Because of the ease and fun of involvement, we see this event as gaining momen-tum and support across Canada within a few short years. In 2012, more than 1,200 people donned toupees and raised more than $100,000.

One area of great success in 2012 was the en-gagement of children in the event. Kids seemed to really respond to having a fun and almost silly but tangible opportunity to help those they knew who were affected by cancer, plus having the support and involvement of all their school mates and school staff. The schools demonstrated that this is a truly inclusive event, re� ecting the inclusive nature of Wellspring Calgary itself, which works with people living with all and any type of cancer. In our work with the schools, we discovered that cancer had touched almost all of the students in some way.

IT’S TIME TO DISPEL SOME ORGANIZING MYTHS that may be keeping you stuck and getting in your way of a more organized life. I’ve focused on the � ve most common beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro.

1 | CONTAINERS WILL ALWAYS GET YOU ORGANIZED. FALSE.Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. They can even become part of the problem. Take Nancy, for example. She purchased several large plastic contain-ers to organize her craft supplies and memorabilia. But she still couldn’t � nd what she was looking for when needed. She mistakenly thought all she needed to get herself organized was a few containers; what she really needed was to learn a bit about organizing.

Before you go out and spend money on containers or other organizing products, do some preliminary work and planning. The � rst thing I recommend is purging. Only when you know exactly what it is you need to store, how much of it, and where the most suitable location is to store it, should you go out and purchase containers. And don’t forget to measure � rst. Bringing home the wrong containers for the job simply creates more clutter.

2 | MULTI-TASKING IS ALWAYS PRODUCTIVE. FALSE. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming

mistakes. When working on important tasks, multi-task-ing is probably not a good idea. Some things require your undivided attention.

Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unful� lled. Next time you are participat-ing in an activity, be with that activity (rather than thinking about all the things you should be doing instead, or have to do later). Resist the habit of trying to do two things at once.

3 | BEING MESSY AUTOMATICALLY MEANS YOU ARE DISOR-GANIZED. FALSE. Organizing is not about how it looks; it’s about how it works. Visual, creative types need to have things out where they can see them, because for them out-of-sight is out-of-mind. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The � ipside of this is that visual types lose focus when there is too much to look at, so they need to � nd products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.

4 | YOU HAVE TO TOSS EVERYTHING TO GET ORGANIZED. FALSE. I often hear people say, “There’s no way I could get organized because I am too sentimental – I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something special to you.

5 | IF YOU WRITE IT ON A TO-DO LIST, IT WILL GET DONE. FALSE. I had a client who was so proud of her to-do list: it was prioritized, colour-coded and categorized – yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything accom-plished you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a com-mitment – blocking time on your calendar to do it is.

Timing Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any � nancial instrument, real estate can � uctuate in value and your timing can deter-mine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-pic-ture reports on short-term market performance. You know that real estate is not national or even regional

it is important to remember that the space you work in should be one of motivation and inspiration. We spend a lot of time in these areas, so it should be a space we love and want to come into.

When i first saw my client’s office, i immediately felt tired, bored and uninspired to even want to enter the room. My client’s office space was a great size, however, you would never know it with the layout she had, the mis-proportioned furniture in it and the dark walls closing in on the space.

a great office was hidden from its true potential, as many are when the desk is pushed up against the wall or a window.

in this redesign, we had the freedom to truly open up the floor layout by moving the desk to the middle of the room, which created great wall space behind for storage, a sitting area in the corner and an inspirational wall to brighten up the room.

By reconfiguring the space, it instantly became more inviting, exciting and overall more efficient.

paint goes a long way and just by updating the dark room with light, trendy and cheerful colours, the room immediately transformed into a space of inspiration. i used para paints trend colours on the walls, and i also work with para and created my own paint colour called JoJo. it is the brightest of whites and goes on thick and luxurious. Bringing a light colour into a dark room always creates the illusion of more space.

due to a tight budget, painting a fun pattern on the wall was less expensive than wallpaper and we achieved the same look. i had Jim connelly, the painter from the debbie Travis show, come in to create an amazing zig-zag accent wall that sets off the entire office making the space motivating to enter.

on the one wall we added inspirational quotes to budget-friendly frames hung on picture racks and the wall, the nice part of this diY project is the quotes can be changed to keep up with the growing mind of your child or you can use them to show-case your children’s art masterpieces.

My client spends many hours in her office and i wanted to create a room that was fresh in colour, had sophisticated stor-age and an efficient workspace that illus-trated her true professional personality.

at Bearspaw has been nominated as a finalist for the Ca-nadian Home Builders’ Association’s 2012 National SAM Award for Community Development.

The Community Development Award recognizes a single community in Canada that has best achieved the creation of an attractive, exciting, innovative and environ-mentally responsible community. The winner will be an-nounced on March 8.

“It’s an incredible honour to be a finalist for the Com-munity Development Award because it’s essentially an

INSURED OR HIGH-RATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

oPen MoRtGAGe:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

cLoseD MoRtGAGe:Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PoRtABLe MoRtGAGe:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

WITH HOME PRICES REMAINING stable (at least for the moment) and � nancial institutions continuing to lower interest rates, this may be a great opportunity to enter into the real estate market. Whether you are looking to purchase your � rst home, upgrade to your next property or diversifying your investment portfolio with a revenue prop-erty, the stars might just be aligned. One project that may be appealing to all inter-ested parties are the condominiums located at the Landing At Rocky Ridge, which are developed by The Swan Goup.

On the other hand, if your existing mortgage rate is at least one per cent higher than what is currently available on the market, this is the time to sit down and examine the potential savings through restructuring your home loan. Re� nancing your mortgage to take advantage of the

lower rates will save you a signi� cant amount in interest over the course of your new term. With interest rates again hitting historical lows, it might also be a good time to consolidate any higher interest rate debt into a single, more manageable monthly payment.

At time of writing, the � ve-year � xed rate mortgage with most institutions was 2.99 per cent, and variable rate mortgages, which are based on the � nancial institution’s Prime lending rate (currently at three per cent) and then discounted, are as low as 2.60 per cent. If you have either 20 per cent of the purchase price for a down payment or 20 per cent equity in your home, you can still get amortiza-tions up to 35 years, which of course helps to keep your payment as low as possible, should this be a requirement.

Under the new legislation regarding mortgages, most � nancial institutions are still required to approve mortgage � nancing based on clients having access either to their own savings or a gift from an immediate family member to form a down payment of � ve per cent of the purchase price. However, I still have access to lenders that will provide a “free down payment” of � ve per cent of the purchase price.
