This year promises to be an interesting and exciting one in the condo market, as many new buildings are getting ready for occupancy and several new projects in exciting locations are coming up for grabs. Experts predict interest rates will hold steady until mid-2015, but it’s up to you to ensure you’re not caught off guard when they rise. Here are some things to keep in mind when shopping for your condo:» Have a realistic view of how much home you can afford by determining
your down payment, household income, debt payments, monthly bills, and the lifestyle you expect to lead.
» Don’t spend the maximum that you’re approved for. Just because you get approved for $700,000 doesn’t necessarily mean you should spend that much. As they say, life happens – a new baby, a change in jobs, or any number of other unexpected circumstances. It’s wise to have some savings set aside, just in case.
» Choose a mortgage with the shortest amortization period possible. Yes, this will increase your monthly payments, but you’ll also save a bundle on interest over the life of your mortgage.

QUALEX-LANDMARK HAS UNVEILED DETAILS ON THE INNOVATIVE DESIGN of its newest downtown mixed-use residential condominium project, Park Point. Offering a modern interpretation on living in downtown and with a strong architectural vision, Park Point will permanently alter the skyline of Calgary’s Beltline community.
Designed by global architectural firm IBI Group that redesigned the CN Tower Plaza and the Residences at Hotel Georgia in Vancouver, Park Point’s twin residential towers feature a sophisticated sculptural expression and contemporary style. Located on the former CIBC Operations Centre building site at 12th Ave and 2nd Street SW, with iconic twin towers of Banker’s Hall behind it, Park Point faces onto Calgary’s five-acre, historical Central Memorial Park.
“Park Point’s towers are designed as one complete architectural expression, meaning its location overlooking Central Memorial Park offers viewers the opportunity to admire Calgary’s most modern urban residence as a whole, without other buildings obstructing the view. This isn’t possible in denser parts of downtown,” explains Tony Wai, project designer and manager, IBI Group.
An elegant double-height lobby and distinctive canopy creates a bold, yet gracious arrival. Strong vertical architecture is created as select floor plates grow in size as they ascend the building, inspiring a colour enhancing and stepped effect, adding to the prestige nature of the address. The 34-storey highrise condominium guarantees views of Calgary’s skyline.
“We’ve achieved exceptional highrise residential architecture with IBI Group’s design team. Park Point’s strikingly unique architectural façade will be the landmark of the neighbourhood as seen from the park but from downtown too, as it will be the tallest building in the immediate vicinity,” says Mohammed Esfahani, president of Qualex-Landmark.

SHOULD I CONTINUE RENTING, or buy that condo?
When you’re a renter, buying your first home can be scary. Many factors can
make people fret about whether and when to buy. Applying some logic can clarify which way to go and give reassurance that you’ve made the right choice for rational reasons.
Renting has advantages that should not be dismissed. A renter can often give 30 days’ notice and walk away at little or no cost. Even leases usually allow a tenant to leave before the lease term expires, as long as the renter pays the cost of re-renting, and subject to a new renter taking over the suite. In short, renting gives you flexibility.
However, renters can be asked to leave a suite if the owner (or an immediate family member) wants to
live in it himself, or if a building is to be converted to condominiums. The knife of flexibility cuts both ways, giving renters some freedom, but always threatening them with being told to move on.
In terms of cost, renting often comes out ahead at first glance, in that rental suites usually cost less per month than buying a condominium home. But as a class, rental apartments are of a much lower standard than condos. And if you rent a condo from its owner, or rent a top-quality apartment, the monthly cost will often match and could even exceed the cost of buying. In short, you get what you pay for, but unlike a buyer, a renter never builds up any equity to show for years of faithful monthly payments.
While bare monthly rental costs may be lower than buying, rents will continue to rise with inflation and market pressures, whereas once you buy a place of your own, the cost of your mortgage payments can be locked in for five or even 10 years. Inflation then becomes your friend, rather than your enemy. As your wages rise and property values increase, the largest portion of the monthly cost of your purchased home remains frozen. After five years of ownership, a high-quality condo could cost the same or less than renting a much lower-standard rental suite.
Redecorating options are limited for renters. While a condo owner can paint, wallpaper, lay tile or make whatever decorative changes desired, the renter needs, but rarely gets, permission for any changes. Yet if a renter does make improvements, they become the property of the suite’s owner, and can’t be taken along when the tenant moves. This hardly seems fair.
Fear of unemployment keeps some people from deciding to buy a home. It’s a real concern that we might lose our job and not be able to pay our mortgage and other monthly costs of ownership. Yet doesn’t that apply equally to a rented home? In either case, no money means no place to live in short order. In both cases, we should always have some cash in reserve in case of employment problems. In both cases, we would face moving into Mom’s basement in a disaster scenario. The greatest long-term security comes when a mortgage is paid off. It takes time, but eventually it happens, insulating you against disaster through a greatly reduced housing cost.
If you decide it’s time to buy, your largest barrier to home ownership will be the down payment. That alone makes continuing to rent a necessary choice for many tenants, even if they’d rather build equity, enjoy stability and take pride in a home that is truly their own. It’s simply very hard for many people to accumulate the thousands of dollars necessary to enter the world of home ownership. Yet from reducing expenses to save money, to borrowing from your own RRSP, to asking Mom and Dad for a cash gift, there are options to explore.
The family gift, by the way, is often overlooked. Don’t let pride stop you from discussing with family that you’re ready to become a homeowner, but face barriers. Grandma might not give you $10,000 to buy a car or go to Europe, but she might be impressed that you’ve made the difficult and responsible decision to stop renting and own a home of your own.

“The trend essentially held steady for a third consecutive month in November,” says Bob Dugan, CMHC’s chief economist. “This is in line with our expectations for 2014, of a stable national picture with new home building concentrated in multiple starts – particularly in Quebec, British Columbia and Ontario.”
CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of Canada’s

WHAT CAN WE EXPECT FROM MORTGAGES IN 2015?
Most of us see the end of one year and the start of a new one as a time to reflect on all we’ve accomplished. In the mortgage industry, the Canadian Association of Accredited Mortgage Professionals
(CAAMP) uses this time to reflect on all that’s happened in the residential mortgage market. The annual report the organization releases each November includes data from various sources, including a survey of more than 2,000 Canadians. Here are some of the most interesting facts we pulled from the latest report:
More Canadians are becoming comfortable with variable-rate mortgages. In fact, 20 per cent of those who bought homes in 2014 went with a variable rate, which is up 11 per cent from the nine per cent who did so in 2013. We suspect this increase comes from more than four years of watching the prime rate sit at three per cent, which makes variable rates seem less “risky.”
It’s not surprising that the average mortgage rate on all home purchases in 2014 dropped to 2.89 per cent (from 3.23 per cent in 2013). Both fixed and variable rates have been low all year, but those who went with a variable rate got some of the best mortgage rates that the residential market has ever seen.
Some more good news: the average down payment on the 10 million homes purchased in 2014 was 21 per cent of the purchase price! When asked why they bought homes, CAAMP found Canadians saw homes as 70 per cent a place to live and 30 per cent as an investment. For that reason, it’s not surprising that 91 per cent of the new buyers reported being happy they became homeowners, and many felt mortgages were “good debt” to take on.
While mortgage debt climbed this year (from $1.19 trillion to $1.3 trillion), so did the number of Canadians who are now 100 per cent mortgage debt-free. According to the report, 3.98 million homeowners have paid off their mortgages. That’s 41 per cent of all homeowners.
Of course, that leaves 59 per cent of Canadian homeowners with some amount of mortgage debt on their plates – and pulling out equity from a home counts as part of that. In total in 2014, $63 billion of equity was taken out of homes and used for debt consolidation, home renovations, investments, education and other purchases.
As for 2015, while no one has a crystal ball, most economists agree there’s not likely to be any notable increase in mortgage rates next year. In its latest rate announcement on Dec. 3, the Bank of Canada once again maintained its target for the overnight rate at one per cent, citing Canada’s economy as showing signs of a broadening recovery. Stronger exports are leading to increased business investment and employment, which suggests the rebuilding that will lead to balanced and self-sustaining growth may finally have begun, BoC says.
The Bank’s next scheduled rate announcement will take place on Jan. 21, 2015.

IT’S BEEN A BOOMING YEAR for Calgary’s condo market with sales for apartment and townhome condos rising 19.5 per cent above last year due in part to economic stability and population growth in the city.
“Thirty per cent of our market is condos for the large part due to immigration and job creation so there are more people moving into the city and looking to purchase especially given our almost non-existent rental vacancy,” says Bill Kirk, president of the Calgary Real Estate Board. “Condos have also developed to the point that they offer the variety, lifestyle and affordability that people want, and they continue to contribute to the volume of sales in the city.”
Kirk also attributes much of the growth in the condo market to rising prices for single-family homes – in November, the average reached $560,117 – and a lack of listings in the under-$400,000 single-family market.
“People look at condos as a way to get into home ownership because it provides an affordable solution,” says Brad Logel, sales manager for Cardel Lifestyles, a major suburban condo developer. “Buying a condo also allows you to move into ownership without having to deal with everything that goes along with owning a bigger house (shovelling, lawn care, exterior maintenance and the like).
“Growth in the condo market has been very strong this year due in part to single-family homes are becoming more difficult for many people to afford,” Logel notes. “But it’s also due to an increased demand in convenient living that condos provide – especially those condo developments (such as Cardel’s Auburn Walk and Cranston Ridge) that are located in amenity rich locations.
“Because of this, we’re seeing a wide range of people from first-time buyers, single professional females, downsizers, those who are divorced or widowed and empty nesters buying condos.”
Parham Mahboubi, vice-president, planning and marketing for inner-city highrise developer Qualex-Landmark, says he’s seen a growing demand for a variety of living options in downtown Calgary, in particular to serve the needs of a growing population under age 45, and the company has responded to this demographic with projects such as the recently sold-out Mark on 10th and the upcoming Park Point, Qualex-Landmark’s sixth condo tower in the Beltline.
“We’re seeing a good range of condo buyers, from young urban professionals that are just launching their careers, to well-established executives. Also, as a result of higher condo rental rates and escalating property values in Calgary, we are seeing many investors entering the marketplace seeking a positive long term return on their investment.”
In fact, the Real Estate Investment Network recently named Calgary among the top three best cities in Alberta to invest in, along with Airdrie and Edmonton topping the list.
“Calgary has a very robust economy making it low risk for investors relative to other cities in Alberta,” Mahboubi says. “It’s also a business leader with a healthy employment sector and population growth.”
Logel adds, “If it’s in the right location, well designed and well-built, then it’s very likely a great investment. The last two years have seen quite a few investors buying condos.”

02Divide by three. This figure is the monthly payment you can
afford to make on your condo.
03Take the total price of the condo and subtract the amount
of money you expect to make as a down payment. This is the money you will have to borrow.
04Refer to the chart above. Look down the left column and
locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05Multiply this figure by the amount you need to borrow.
Divide by 1,000.
06Add to this your estimated monthly heating costs and
monthly property taxes.
07If this figure is equal to or less than one-third of your gross
monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
