Kintalla consists of 73 three-storey townhomes with either a tandem two-car garage or a single-car garage with space for a workshop, storage or a motorcycle, and offers buyers a mix of two- and three-bedroom floorplans ranging from 1,244 to 1,322 sq. ft. starting at around $1,300 a month including GST and condo fees.
“People like that the floorplans are very flexible with several optional layouts available so they can get the right fit for their
lifestyle,” Carcasole says. As well, the single-car garage model allows room for “additional developed space on the entry level, giving them the opportunity to have a fourth bedroom or a den and up to three-and-a-half bathrooms, which is great for larger families or those who have parents living with them.
“All the townhomes present an inviting open design with nine-foot ceilings, extra large living and dining rooms that are bigger than some you see in many single-family homes with plenty of room for furniture” she says.
The spacious, open floorplans make it great for entertaining and there are two balconies, one off the dining room and another off the living room, ensuring ample natural light and allowing residents to relax outdoors.
Kitchens feature L-shaped designs with breakfast bars, expansive islands, maple cabinetry, full-height tile backsplashes and a full appliance package of fridge, stove, over-the-range microwave with hood fan and dishwasher.

“There is also phenomenal access to this area with major routes such as Metis Trail, Stoney Trail and Deerfoot Trail for ease of getting anywhere in the city, to the airport and out of town,” she says, and there is a future LRT station planned for the area.

such as this are a good reminder for all of us to be thankful and truly love our home.
If it wasn’t enough to be ranked the best city in a country of 34 million, Calgary has also been ranked the fi fth best city to live in the world in � e Economist livability survey for the last three years.
If MoneySense magazine was a talented young star in the NHL, well � e Economist would be the Wayne Gretzky of the magazine world. According to � e Economist survey, Calgary (a city of around 1.25 million people), is the 5th best city to live a world of 7.1 billion people.
� e survey looks at 30 factors, including many similar to the MoneySense rankings. � ese include many items we take for granted in our daily lives, such as education, personal safety, stability, health care, culture, environment, and infrastructure. � at does not mean we cannot continue to improve, but it does mean that, comparatively, we have it pretty good.
I was born and raised in this wonderful city and I am thankful for it. Calgary is in the top spot in Canada but we still have four spots to climb in the world ranking. I say it is motivation and a reason to be humble, for if we all continue to add our own personal touches to this great place we live, we can make it even better: for you, for me, for anyone that seeks opportunity, and for anyone who needs a fresh start or a helping hand.

The broad range of home sizes and styles, highlighted by floor-to-ceiling windows, bright open spaces and functional designs, will appeal to first-time buyers, professional couples, busy executives and empty nesters. Four out oF 10 Canadians planning to enter the housing market over the next two years will be first-time homebuyers, according to the 20th annual RBC Home Ownership Poll.
The poll found that the majority of Canadians are taking a wait-and-see approach to home purchases, with 15 per cent likely to buy in the next two years, down from 27 per cent in 2012.
“The more cautious mood this year is not surprising and is consistent with broader economic and industry forecasts. An unseasonably warm spring, low rates and anticipation of mortgage rule changes may have led many Canadians to move forward their home purchases in the first half of 2012,” says Sean Amato-Gauci, senior vice-president, Home Equity Financing, RBC. “Our findings suggest confidence in the housing market is still high and young Canadians are the bright spot as they look to buy their first home and seek the advice to do it right.”
A majority of Canadians (84 per cent) believe that a condo or house is a good investment. Just over half of Canadians think that now is the time to get into the housing market (52 per cent), while fewer Canadians believe house prices will be higher at this time next year (43 per cent, down from 47 per cent in 2012). More Canadians in 2013 feel that the current housing market is in balance (40 per cent, up from 36 per cent last year).

» Three-quarters (75 per cent) of Canadians feel that recent government changes to mortgage rules will impact or delay prospective homebuyers from getting into the market, but this may be more perception than reality. Like all organizations, condominiums require leadership. And like all
leadership, the role comes with some slings and arrows. Chairing a condominium board of directors can make one unpopular at times, but without that leadership condo fees won’t be raised as needed, maintenance and capital projects will not be undertaken, and everyone’s property will be less well run and will deteriorate.
While most boards try to operate by consensus, this should be dropped when it’s decision time. Votes will need to be taken on whether to raise $300,000 by special assessment, for example, and leadership will be needed if these votes are ever to succeed. A strong chair will build support
among directors for such a difficult decision. That person will lead the effort to obtain a “yes” vote and take the phone calls and hallway challenges after owners receive the bad news.
Here are some issues that face most condo corporations and require leadership to debate, decide, and overcome or accomplish: » Whether to special-assess a large sum to perform unfunded
major repairs. » Whether to raise condo fees beyond the inflation rate to cover expenses
and adequately contribute to the reserve fund. » Whether to expel a specific problem-causing pet, prohibit that owner
from owning another pet, or ban such pets entirely. » Whether to respond to a disruptive owner with a verbal warning, a
written warning or a formal notice of a breach of bylaws and perhaps even a fine.
» Whether to work poor performance out with a given management firm, janitor or other contractor, or to terminate the contract.
From this short list you can see that these are substantial issues and they arise in buildings and townhouse developments that can have hundreds of homeowners and budgets exceeding $1 million per year. The leadership role is not for the meek at heart and not for be-nice condo boards. Elect to your board people who have strength of character, even if they occasionally offend you. If you’re a board director, elect as your chair the person who can actually lead your group and your corporation, rather than the person who will make you feel good during meetings.
If you’re in the chair position, don’t shy away from playing the leadership role, yet don’t let the position go to your head. On the one hand, you’re the president of the corporation and chair of the board. On the other, it’s just a condominium corporation and you’re only one vote. When leadership is needed, exert it, and remember the political saying that “if you can’t be liked, at least be respected.”

DO Shop locally. Visit your neighbourhood farmers’ market and support your community.DOn’t Buy international fruit. The fuel used to transport and shipping the product can be wasteful and environmentally damaging.
DO Buy a stainless steel water bottle. You can refill it with water from your tap or from your water filter dispenser.DOn’t Purchase bottled water. Bottles expend energy in the manufacturing process, transportation and distribution. There are also the costs of garbage pickup, recycling or taking waste to the landfill.
DO Take public transport or start a carpool. Fewer cars on the road mean less greenhouse gases and traffic congestion. You can take advantage of carpool lanes and shared fuel usage to save money and get to work faster.
DOn’t Forget to check your tires. According to Pollution Probe, “If every Canadian motorist had properly inflated tires, 375,000 tonnes of CO2 would be prevented from entering the atmosphere.” That’s because under–inflated tires create drag and reduce your car’s fuel efficiency.
DO Learn about the small changes you can make to help the environment. Try using P&G Future Friendly products such as Tide Coldwater – a product you know and trust, and that can help you reduce your energy use.DOn’t Overuse your products. Many cleaning products are available in concentrated forms so that you can use less for the same results. Be sure to read product labels for recommended use.
DO Recycle and compost. Be sure to check your local municipal recycling guidelines because different cities may or may not recycle certain items.DOn’t Buy Styrofoam products or overstuff your garbage can. Recycling and composting leftover food and paper products will help reduce garbage build-up, and ultimately the greenhouse gases emitted from landfills.

For the First time, calgary has earNed the top
spot in the large city category in MoneySense magazine’s annual “Best Places to Live in Canada”, a ranking based on such factors as housing, employment, crime, and household income.
High incomes and an abundance of jobs fuelled by the boom in the energy sector are among the reasons for its big jump to the number one spot, which was previously held by Ottawa.
And not only is Calgary the number-one large city, it takes the top spot overall among all 200 small, mid-sized and large cities on the list, knocking off three-time champ, Ottawa, which dropped to number six.
“Calgary’s climb to the top of Best Places to Live highlights how well the West did overall in the rankings,” says Jonathan Chevreau, MoneySense editor. “This year, with the addition of the separate rankings in categories for small, medium and large cities, MoneySense is able to provide Canadians with even more comparative information they can use to make a smart decision about where to live, raise children and retire.”
Among other Canadian cities: Toronto jumped from 47th spot last year overall to number 28 this year, largely due to the city’s healthy population growth. Fredericton, NB dropped to number 78 from number seven because of slipping incomes and higher home prices. Kelowna, BC moved up to number 76 from number, in large part to the improved unemployment rate.

Make moving
Moving an elderly loved one can be tough. No one wants to upset that person and everyone wants the move to go as smoothly as possible. This can seem like ‘mission impossible’.
Census Canada data suggests Canadians approaching retirement age are now the fastest-growing demographic in Canada and experts predict 28 per cent of the population will reach retirement age within the next five years.
The children and families of the ‘Baby Boomer’ generation (people born between 1946 and 1960) are already helping their loved ones move into downsized or elderly assistance accommodations and often are not emotionally prepared for the task at hand.
Senior loved ones can be very set in their ways and often are not well-equipped to express their emotional frustrations in a constructive way as moving day draws closer.
It all can seem like a daunting task.Over the years, we have packed and moved many seniors and the
important thing is to stay organized, be patient, calm and respectful throughout the move process.
If you are moving a senior loved one into a retirement facility or a condo, you should first contact the management to find out what they are allowed to bring in, appropriate moving hours and if they have any tips specific to their facility to help smooth the moving process.
Remember:organize and start packing several weeks in advance. If your loved one is moving from a large home to a one bedroom condo, there will be more furniture than needed. Get a floor plan of the new space and help them plan the space with their favourite furnishings, then help them decide what to do with the extra furnishings. If the item is a family heirloom and can’t be accommodated in the new space, suggest giving it to a close family member like a favourite grandchild.
sort before you pack. Seniors tend to collect things they don’t need or use. Be sensitive when suggesting to get rid of possessions. Ask if they use the item and if they would mind if you donated it to raise money for the Salvation Army, for example. Start packing early so you won’t be overwhelmed as moving day draws near.
pack and clean as you go. When helping sort and pack your loved one’s belongings keep in mind that their eyesight and reduced mobility can prevent them from doing regular chores and can result in
poor housekeeping habits. Instead of commenting, offer to clean as you pack and try not to be judgmental.
you’ll will need more time than you think. Allow enough time so your loved one doesn’t feel rushed. Sorting through years of stuff is difficult and sometimes emotionally painful. Allow them time to say goodbye. If they take longer to clean out the desk drawer because they found a stack of pictures, let them take the time to walk down memory lane. This is a very important part of the process. Be patient and listen to their life stories; there will come a time you will be glad you did.
make their new space feel familiar. Take pictures and colour samples of the inside of their current home. Try to decorate the new space and place objects in a similar way, so that their new space will feel like the old one. Be as detailed as you can from arranging the bedroom furniture to placing family pictures on the bureau. This will help make the new surroundings feel like home.
wrap small items in coloured paper. This prevents items like knick-knacks from becoming lost or thrown out.
label boxes on top and sides. Make sure to mark the top and sides of boxes as they’re packed and write in large letters to make it easier for your loved one to read. Make sure to label boxes containing breakable or sentimental items as ‘fragile’.
pack all electronic equipment in their original boxes. Otherwise use low-static bubble wrap when packing these items.
always use packing paper. When wrapping fine china and precious items, don’t use newsprint because the ink can bleed.
seal all boxes with packing tape. Sealing with packing tape makes it easier to stack and protect belongings.
use boxes designed for the items you are packing. Dish packs for dishes and wardrobe boxes makes it easy for seniors to access their clothing on hangers.
check clothing before donating. It’s a good idea to sort unwanted clothing for donation prior to moving. Before donating any gently worn unwanted clothing, check pockets for valuables. Seniors often put small valuable items like jewelry or cash in the pockets of suit jackets or shoes and forget where they put it.

codes, for example, have been changed to include more stringent standards in terms of energy effi ciency. We have seen an increase in the number of third-party verifi cation organizations through which builders can apply voluntarily for certifi cation. � ese grading systems require builders to achieve specifi c criteria to earn certifi cation.
One example is Leadership in Energy and Environmental Design (LEED), which provides guidelines for architects, engineers and construction professionals in how to increase the effi ciency in buildings and how to measure sustainability. In order to receive LEED certifi cation, residential buildings have to be built and occupied. Green Globes is another example. � is program sets out standards to be met including items such as individual suite metering of electricity and water, and a Heat Recovery Ventilator (HRV) to outperform conventional condominiums in sustainability and energy effi ciency.
It is also common today for condominiums to off er Energy Star appliances for added effi ciency. And our innovative builders and developers are also adopting new techniques during the construction process that minimize waste through the reuse and recycling of materials wherever possible.
In today’s condos, you will fi nd a variety of green elements, such as the green roof. � ese landscaped areas off er wonderful spots for residents to
barbecue and dine outdoors amidst city and/or lake views. Some of these beautiful roof spaces contain receptacles for rainwater that is then reused for the building’s landscaping. On top of all of this, green roofs help to improve air quality and reduce direct energy use, among many other benefi ts. To reduce a condominium’s carbon footprint, builders are also including things like car share and bike storage facilities that help the environment by reducing the production of greenhouse gas emissions. Some are even including electric parking spaces to anticipate future needs.
Yes, condominium developers are doing their part to help the environment. In addition, we all need to remember that each of us can help by reducing, reusing and recycling on a daily basis. Every step we take as individuals addsup toward building a better and more sustainable future.

Best of all, its gooey centre actually does erupt with a luscious molten core of chocolatey goodness. And unlike some other recipes I’ve tried, this recipe is foolproof! Made with good-quality dark chocolate, butter, eggs, sugar and flour, the mixture is simply poured into individual ramekins, baked about 15 minutes and upturned onto decorative serving plates. A few fresh berries, a light dusting of icing sugar and your guests will be treated to a lovely warm dessert fresh from the oven. Now that’s love!

Preheat oven to 325°F. Grease four ramekins, about 2 ¾ in. diameter and dust with cocoa powder; set aside.
Melt the chocolate in a small pan over medium heat. Once half melted, add butter and continue to heat until the chocolate and butter are completely melted and combined. Set aside for 10 minutes, or until needed.
Using a blender or hand whisk, whip the eggs, egg yolks and sugar in a medium bowl until pale and thickened, then add to the chocolate mixture. Gently fold in the flour with a metal spoon. Divide the mixture between the four ramekins and cook in the oven for 12 to 15 minutes, until the cakes are firm on top. Using oven gloves, remove the ramekins from the oven and turn them out onto serving plates. Garnish with raspberries and dust with icing sugar. Serve immediately.
