10
BENEFITS

11
RISKS
Workers on the Burj Dubai project angered by low wages, go on strike causing 1 million dollars in property damages.
Schmidlin Façade, was originally contracted to install the exterior cladding but went bankrupt. Delaying the Burj Dubai project another 6 months.
12
RISKS
COMPETITON
There are current talks of a new building called Al Burj to be constructed in Dubai that will reach 1050m in height.
Burj Dubai will reach roughly 900m.
Al Burj is expected to have 228 floors, while Burj Dubai will have 164.
13
RISKS
EXTERNAL THREATS
Many fear that the Burj Dubai will be subject to terrorist attacks such as that of the Twin Towers in New York.
Local residents feel that it is a symbol of “Western-Style Debauchery”. Saying that its Capitalist nature will draw the attention of terrorists organizations such as Al-Qaeda.
14
RISKS
INTERNAL THREATS
High wind loads and Vibrations.
Temperature and Humidity.
Fire Safety and speed of evacuation.
Depreciation of the US dollar and so dirham during the construction.
15
DEALING WITH RISKS
WIND PRESSURE
As for any tall buildings, wind forces dominate the structural design .
The design enables the building to resist high wind loads while minimizing vibration.
Tower structural system is designed for seismic conditions with piles going 50m underground.
16
DEALING WITH RISKS
FIRE SAFETY
Concrete surrounds all stairs and corridor walls.
A special team consisting of safety officer, engineer, and operations officer will be present to deal with emergencies.
Procedures to deal with 40 different crises, including terrorism and systems failure, are developed.
17
DEALING WITH RISKS
EVACUATION
Elevators will be the fastest in the world: 18m/second.
There will be 5500 kg capacity elevator for firefighters and building service workers.
There are pressurized air-conditioned refuge areas approximately every 25 floors.
18
DEALING WITH RISKS
TEMPERATURE
Because of hot and humid temperature the concrete will dry unevenly as it is poured.
Uneven drying of concrete will result in cracks that will render the structure weak.
To avoid this, concrete is mixed in with ice and poured at night when it’s not as hot.
19
FINANCING
Three,UAE banks, Mashreqbank, Emirates Bank International , and Abu Dhabi Commercial Bank signed to provide $869 million to finance the Burj Dubai.
The sum is to be divided among Samsung and other contractors chosen to participate in the construction.
These banks routinely provide financing for the development of projects in Dubai and elsewhere in UAE.
20
CONCLUSION
Burj Dubai is a unique project that may become a worldwide trend if it successfully fulfills its objectives of stimulating trade and tourism in Dubai.
Already in the plans is Mile Tower to be built in Jeddah, Saudi Arabia and to reach heights of twice that of Burj Dubai.
A design was proposed for a Japanese X-Seed 4000 complex to mimic the iconic Fuji mountain, but to exceed it in height.
