2. Enter your username and password for ONUMA (use the link “Get a free account”) if you don’t have an account yet.
3. Name your project4. Use the selection button
to navigate to your SEPS BIM Excel Export file. If you have multiple files for a single project, you can upload them individually.
5. Search for the location of the project.
6. Draw an outline for the site on the map.

Before moving equipment, set the Cut Plane of the View Range at a high level to ensure that ceiling
equipment is included in the moving of components.
1. Open your company’s standard equipment planning template or a new Revit file and import SEPS2BIM_Configuration with the ONUMA-Revit Plugin to align Shared Parameters with project team.

Requirements for Deliverables Note: The Facilities Management of the Solano Community College District has to establish for which assets data has be collected and the type of data and documents to be collected. Onuma, Inc. recommends to collect at least the following information:• Manufacturer• Model Number• Warranty Information• Expected Life• Major specification data points for major equipment
All this information can be collected at “Type” level. Data relevant for component instances can be collected during commissioning.

It is up to the facility maintenance team and owner to decide what specs need to be collected as data points and what data can be used from associated documents.
Which assets require preventive maintenance procedures?Some PM procedures will most likely come up once the facility management team takes over a building. Other PM procedures are foreseeable and should be requested at an early stage from the contractors responsible for the assets.
How should digital documents be collected and recorded?All documents that are relevant for the facility management need to be collected and handed over to the owner in digital format. They may be stored in different directories and even on different servers but they all need to be recorded in a single document (spreadsheet) with all the necessary meta data (filename, location/folder, date, type of document, asset association, etc.) for each file.
The most crucial aspect is to associate the documents with the correct asset or parent of an asset. For example, documents that are relevant for a single instance such as testing reports should be associated with that single instance (through the unique mark or symbol) and not just simply with the building. Documents that are relevant for all assets of the same type (model specs, warranty information, manuals, etc.) should be associated with that Type. But documents relevant for a building system, a building, or an individual floor should be again associated with the correct object in the BIM.

Adding Asset Data and Preventive Maintenance Tasks to a Facility
Which assets should be tracked for FM?Being able to locate major equipment (chillers, air handling units, exhaust fans, boilers, etc.) and associate data and documents with those assets is of paramount importance. Cost-effective preventive maintenance of these assets can only be achieved if the facility management team has all relevant data and documents available.
In addition, being able to associate product and manufacturer information, warranty expirations and documents (specs, manuals, warranty, etc.) with secondary equipment such as plumbing fixtures, electrical panels, communication devices (TVs, projectors, etc.) might become very useful and cost saving as well.
Some assets that are not individually tracked by serial numbers might be recorded with Type information, although it still would be useful to record locations even for fire light fixtures, extinguishers, thermostats, etc.
The decision which assets to track should be carefully evaluated at an early stage since it can potentially have a major impact on the cost to maintain a facility.
Attached is a list from the US Army Corps of Engineers regarding assets that should be tracked. This list might be useful as a guideline but in the end it is important that building owners decide what assets are important for them to track.
How should assets be identified?An important aspect for facility management is a simple but clear strategy to name the equipment instances with simple, unique “Marks” or “Symbols”. These are the short names of objects that appear in plans and schedules and are used to uniquely identify objects in a building. Without unique names, specific assets cannot be effectively maintained.
One could simply use serial numbers to label all objects but usually it helps to give use some naming convention that makes the labels more meaningful. Recommended are short names and abbreviations to denote the type of object, followed by a sequential serial number, for example AHU-01, AHU-02, PUMP-01, etc.
What is the difference between “instance” and “type” information?Attributes that are common across a given equipment or product type should be associated with the “Type” record. Attributes unique to specific component instances may be associated with the Component record. For example, installation dates and serial number could be added in the
