Project management and contract administration of a new hotel and three retail units in Camberley, Surrey. The project has been complicated by the need to divert a main drain below the site, carry out highways work and demolish the existing office building prior to commencement of construction.

Gerald Eve initially advised on the investment aquisition and identified a number of issues to be addressed.

Gerald Eve were subsequently appointed as Project Manager and Contract Administrator for the external cleaning of the limestone façade and redecoration of the windows including repairs to the roof. The work involved the coordination of a professional team including structural and stone restoration experts.

The project also involved investigation and repair to corroded steel structures (Regents Street Disease). The project was completed over a three month contract period to the satisfaction of the client and building occupiers.

Project Management and Building Survey

St. Olave’s, Tooley Street, London (Grade II)

Proposed 79 bedroom hotel

We were initially instructed to inspect and report on the condition of this Grade II listed former grammar school building to facilitate its purchase for conversion into a boutique hotel. Our role was to identify the condition of the structure and fabric and advise on the costs of the necessary works to return the property to a good state of repair.

Gerald Eve have since been instructed as project managers for the conversion project. We have assembled the team, coordinated the design and obtained tenders. Work is about to commence on site on this £20 million project.

Grade I Listed Building

Dilapidations & Project Management Advice

Gerald Eve were appointed following the service of a Notice to repair by the landlord upon our client, ASK Restaurants Limited. We liaised with the landlord’s surveyor and the local Conservation Officer to agree the extent and methodology of repairing this Grade I listed building located within the historic streetscape surrounding Exeter Cathedral.

We prepared and tendered a full specification and schedule of works, obtained local authority and landlord consents and administrated and supervised a minor works contract through to a successful completion, which remained within client budgets and key targets.

Tenant’s Dilapidations Surveyor

We were appointed by the tenant of a large pharmaceutical production unit to advise and act upon their behalf as part of a break clause operation and to advise and act upon their behalf in the matter of dilapidations.

We considered and advised upon the landlord’s terminal dilapidations claim of £3,900,000. We inspected the premises, reviewed the lease documents, especially those relating to reinstatement. Following lengthy negotiations a full and final settlement was reached at a sum of £1,700,000.

Initial review of developer’s design and proposals and subsequent monitoring of construction project

We provided technical due diligence services for the client who funded the development of a large distribution and office facility for a leading sports fashion retailer.

Initially, the developer’s proposals and designs were reviewed and assistance was provided to the client’s legal team prior to the Development Agreement being agreed.

The construction phase was monitored and the project was successfully delivered within an 11 month period.

Acting on behalf of the head lessee we successfully negotiated a favourable dilapidations settlement with the outgoing sub-tenant as part of a lease break.

Instructed to project manage the refurbishment works to the office floor in order to provide a CAT A open plan office space suitable for marketing and subsequent re-letting.

Administered works, including substantial mechanical and electrical aspects, and delivered a completed project just ten weeks after the lease break date and within the agreed dilapidations settlement figure.

Gerald Eve were appointed as Project Manager and Employer’s Agent as the client had decided to adopt a design an building procurement route. The works comprised mechanical and electrical alterations, installation of glazed fronted offices and meeting rooms, kitchen/breakout facility together with open plan office areas.

Following initial tender, substantial value engineering and negotiation had to be undertaken in order to meet the client’s budgetary target, which we were successfully able to do. The works were completed within a ten week programme and were very positively received by all company employees.

Due Diligence Building Inspection

Gerald Eve were instructed to undertake a building survey in the anticipation of the client acquiring the freehold interest of the property. We appointed mechanical and electrical service engineers on a sub-consultancy basis taking a ‘one stop shop’ responsibility for the survey. The inspection commented on the internal and external building fabric condition, present M+E condition together with associated remedial costs. Gerald Eve subsequently managed fit out to Category B.

External Renovation and Restoration

Gerald Eve were appointed to design, procure and act as Contract Administrator for the external renovation of the Fortnum and Mason store on Piccadilly. The works being undertaken include the renewal of the mansard roof structure and covering, replacement of single glazed windows to the upper floors, stone and brick repairs, specialist cleaning of the external elevations and external redecoration works. To facilitate the works, a full height scaffolding was installed to all elevations along with a striking building wrap.

Design and specification of the works involved coordination with Westminster Council to ensure the original character of the building was maintained and obtained Planning Permission.

Works are currently progressing and are due for completion shortly.
