Situation

The plots are situated about 13 miles north of Oban within the historic settlement of Bonawe, overlooking the northern shores of the stunning Loch Etive. The village of Benderloch (6 miles) has a range of local services including a general store, post office, café with book shop, petrol station with outdoor clothing and equipment as well as a village hall and primary school.

Oban, also known as the ‘Gateway to the Isles’, and the seafood capital of Scotland, has a more extensive range of services including supermarkets, restaurants, primary and secondary schooling and hospital. The ferry ports have regular services to the Inner Hebridean islands including Mull, Iona and the Treshnish Isles. For the whisky enthusiasts, there is Oban distillery. There is a railway station which lies adjacent to the ferry terminal with direct regular trains to Glasgow.

The recently upgraded airport at North Connel is only 5 miles away with flights to Coll, Colonsay, Tiree and Islay. Glasgow Airport (92 miles) provides regular flights to London and a range of national and international destinations.

The countryside around Bonawe is some of the most spectacular in Scotland, a fantastic base for exploring the West Coast of Scotland with a great variety of outdoor activities available. Fishing, mountain biking, sailing, golfing and diving are all available nearby. The nearest marina is at Dunstaffnage only 11 miles away.

Loch Etive is a Special Area of Conservation (SAC) and rises in Glen Etive, made famous due to the filming of the James Bond film Skyfall. Loch Etive is one of the most sheltered sea lochs and whilst it will be certainly be possible (subject to Crown Estate consent) to lay a summer mooring at the bottom of your garden, it may be possible to keep a boat throughout the year on the mooring.

The Loch is well known for its sandy beaches and sea fishing with good catches of pollock and mackerel.

Description

Each of the plots benefits from a north easterly aspect and are gently contoured to maximise privacy, yet benefit from the views over the sea.

Each plot runs down to the sea and offers the opportunity to create a jetty or simply lay a mooring to allow the full benefit of the sea to be enjoyed. The four plots each have different

attributes but should with flair allow a purchaser to create a most attractive environment around their house.

The plots vary in size from 0.42 acres to 1.09 acres and can be landscaped to cater for individual requirements.

There is a shared private entrance road leading to each plot.

The planning consents give latitude for an innovative design which may be interpreted as modern but with a Scottish vernacular twist.

Plot 1 – 1.09 Acres: About 75m of shore frontage

Plot 2 – 0.67 Acres: About 45m of shore frontage

Plot 3 – 0.42 Acres: About 35m of shore frontage

Plot 4 – 0.44 Acres: About 25m of shore frontage

General
