The propertymarket in 2015After a solid but stable year in 2014,just what can we expect in the localproperty market in 2015? Without acrystal ball we’ll have to do our bestwith some educated assumptionsbased on current market informa-tion.Demand is still healthy in thepricerange up to R2,5 million for freeholdhomes, especially in gated estates.This trend is expected to continueand the increasing demand will re-sult in steady escalation in the prop-erty values in this price range. Esca-lations of between 7 and 10% are ex-pected next year.In the price range betweenR2,5million and R4million demand
is not as strong – but properties thatare correctly priced do sell in reason-able times.Values thisyearescalated5 to 7% according to our research –and similar increases are expectednext year.Properties above this price rangehave experienced little growth thisyear as the buyer pool thins out.There is considerable stock in theseprice ranges asbuyershave the luxu-ryofchoice.Thelowerupwards-pres-sureonpricesheremakesitvital thatsellers price correctly to ensure theysell ahead of their competition.Whilst there have been healthy in-creases in property values in nichemarkets, such as Erinvale Golf Es-
tate, the general increases have beennominal.Having said that, in all price ran-ges, properties that are correctlypriced have sold well.We’ve experienced a few small in-creases in the interest rate this year,and the forecast is that we will seesomemoresmall increasesnextyear.Whilst an increase in the interestrates generally is viewed as a nega-tive, the reality is that small increas-es have very minor impacts on thepropertymarket. So, assuming thereis not more of a 1 to 1.5% increase in2015,wedon’tanticipatesignificantlynegative pressure on the propertymarket.
Of key interest will betheappetitesofthebanksfor home loans. We’venoticed that some banksare hungry for businessin this space – but this istemperedbytheirhigherpricing to reduce theirrisk.Soexpecttoreceivehomeloanratesofprimeplus.Andbeprepared toputdownadepositwhenyou purchase, as 100%bonds are not easy to obtain.So, ifyou’recontemplatingbuying,it’s still a really good time to pur-chase. Prices, whilst escalating gen-tly, are still very reasonable. There
are no signs on the hori-zon that prices will fall.So the longeryou take topurchase the more itwill cost you, especiallyin the price range ofR2,5 million and less. Ifyou are contemplatingselling, there is no rea-son why you shouldn’tsell now if you feel theneed for a life-stylechange. We do antici-
pate that prices will continue to in-crease, but not at such rates that itpays to wait. In short, a solid year isexpected for 2015. So make the move– there is no time like the present!
