SOPHISTICATEDHOMES:CLOSE TOMANY EXCELLENT LOCAL SCHOOLS
Carefree lifestyleatBoschenmeerBoschenmeer Golf and
CountryEstate, locatedontheoutskirtsofPaarl, is now almost fully
devel-oped, with just 11 vacant ervenremaining out of a total of
485properties.
PamGolding Properties (PGP) re-ports that the secure estate is
oneof the most sought-after in theBoland, offering a
family-friendlycountry lifestyle with excellent
se-curity,convenientcommunal facili-ties and panoramic
mountainviews.
The 140 ha estate enjoys a pictur-esque setting on the banks of
theBerg River, framed by views ofPaarl Rock and the
DrakensteinMountains.
PGPs areamanager forPaarl andFranschhoek, Surina du Toit, says10
properties have been sold on theestate this year (2013) half of
themby PGP agents. These include a va-cant plot of 828 m, sold for
R710 000in April, plus four family homessold for between R2,5
million andR4,3 million.
The PGP sales included the twohighest prices achieved on the
es-tate this year, namely R4,3 millionand R3,55 million.
Boschenmeer was developed in1997 around the existing Paarl
GolfClub, and offered the first 27-holecourse in the Western Cape
aDavid Frost signature course.
A new clubhouse was opened in2004, and all residents of the
estatehave access to its facilities, includ-ing a driving range,
restaurant, ProShop, carwash and Virtual Golf ar-ea, as well as a
Golf Academy, idealfor improving ones game or intro-ducing
youngsters to the sport.
The golf course forms the heart
oftheresidentialestate,withnearly90percent of all homes facing
directlyonto the greens and fairways.
Du Toit says the estate is re-nowned for its carefree family
life-style and magnificent mountainviews. This is a place where
chil-dren can still play outdoors in safe-ty, feed the ducks and
ride their bi-cycles in the street, she says. It isa very safe
andwholesome environ-ment for families, protected by ex-cellent
security including 24-hourmanned entrances with access con-trol,
and dog patrols at night. Be-
sides thegolf club, residents canuti-lise other superb communal
facili-ties such as two tennis courts anda swimming pool, as well
as a bomacatering for up to 50 guests, whichcan be rented out for
functions andevents.
Another factor attracting familybuyers is the proximity to
themanyexcellent local schools, bothgovern-ment and private, and to
the PaarlMall.
There is even on-site accommo-dation which can be rented by
theirguests, including a boutique hoteland a few self-catering
lodges. Andof course there are a dozen superbwine farmswithin a 20
kmradius ofthe estate, aswell as ample opportu-nities for hiking,
climbing, moun-tain-biking and kayaking.
Homeson theestateare separatedinto separatenodes tomatch
thedif-ferent lifestyle needs of buyers.
These include a mix of full title andsectional title townhouses,
smallercountry homes on erven of under400 m, and larger family
homes onplots ranging from 400 m to1 000 m.
Of the remaining 11 vacant erven,Du Toit says seven are
currently onthe market, with prices rangingfrom R820 000 for a 400
m plot, toR1,495 million for 600 m.
The entry level pricing for town-houses starts at around R1,4
mil-lion, while the compact countryhomes typically fetch between
R2million and R2,5 million.
Large family homes on larger er-ven can fetch anything
fromR3mil-lion and more, depending on sizeand the level of luxury
finishes. Ar-chitectural guidelines maintain aCape Vernacular
design theme, while still catering for owners indi-vidual taste.
PGPcurrentlyhasarangeofprop-erties on offer in the estate,
rangingfrom large familyhomes to compacttownhouses.

Dit is die raad van Berry Everitt, besturen-de direkteur van die

Dosellers reallyneedsshowhousesandboards?Many sellers have an
aversion toputting their property on show,
orerectingaForSaleboard.Doyoureallyneed these to sell your
home?
No not if you dont want to sell for fullmarket value. Allow me
to explain.
Every buyer will try to purchase for thelowest amount.
If a property is listed at R1 500 000 andthe buyer believes
there is little interestin the property, the chances of a full
priceoffer are slim.
However, if there is evidence of strongbuyeractivityon
thepropertyand thepos-sibility of other offers, then a buyer willbe
motivated to make his best offer.
Its called buyer competition and itstheonlywastoensureyousell
for thehigh-est price in the market.
So how do we create strong buyer com-petition? We need to ensure
that the prop-erty is marketed to the widest buyer audi-ence
possible.
This will include print and electronicmarketing, but shouldalso
include theuseof showhouses andFor Sale boards. Why?
A typical buyer will drive through theareas theyare interested
inpurchasing in.Theywill bedrawn toForSaleboardsand,if the property
appeals from the outside, they will enquire on price and then makean
appointment to view.
AtHarcourtsweusephotoboardswhichattract a buyer to a photo, as
well as giveinformation on accommodation, and aQRcode that scans to
thewebsite where priceand other details are available.
When a buyer enquires off a board andthey already know the
accommodation, the price, and the location, the quality ofthe
enquiry is exceptionally strong.
That means viewing by a genuine pur-chaserwithstrong interest
and less time-wasting on unqualified buyers.
Showhouses are a very powerful tool inachieving buyer
competition.
Its important to ensure that showhous-es are properly marketed
just erectinga few boards and hoping for the best is notthe way to
do it as you attract many un-qualified purchasers.
But when buyers in a database arematched to a show house and
specificallyinvited to the show house, and the show
ouse is advertised, then attendance isstrong.
In addition to this, at Harcourts Plati-num we have been
trialing show housesthat run for shorter, more condensed peri-ods,
such as 45 minutes to 1 hour.
The show houses are advertised in thebody of our main print
advert with theopening times. The response has been
in-credible.
Inmanycaseswehaveagroupofbuyerswaiting at the show house for it
to open.Atarecentshowhousewehad12different,qualified buyer groups
through a luxuryproperty in 1 hour.
Buyers who showed interest could
seethebuyercompetitionandweremotivatedto act swiftly, making their
best offer.
The result was a sale at 98% of askingprice within 2 days, and
the property hadonly been listed 1 week.
So, if you want to sell for the best pricethemarketwill pay
thendont reject show-houses and For Sale boards. They makeall the
difference.- Email your real estate question to ste-

parts of the country toget their additions and alterations
done.
But with pools, as with any home im-provement, the secret of
being able to reallyenjoy the finished work is to start right
bypicking the best contractor and controllingthe building process,
says Berry Everitt,MDof theChasEveritt Internationalproper-ty
group.WritinginthePropertySignpostsnewslet-
ter,hehasthefollowingadviceforhomeown-ers:
)Never hire anyone who comes to yourdoor unsolicited or
interrupts dinner witha telesales special offer. If you want to
putin a pool, you make the first move, and
findoutwhatplanningpermissionyouneedfromyour localauthority
todoso.Thengetquotesfrom at least three reputable pool builderswho
are members of the National Spa andPool Institute (see list on
www.nspi.co.za).
)Dont base your choice of contractor en-tirely on price.
Research the track record ofeach company. They should have no
lessthan three years experience building pools,be able to show you
photos of their finishedwork and be able to supply phone numbersof
past clients you can call for references.
) Insist on running a credit check before
settling on a contractor. You can do this onthe Internet now at
a minimal cost.
)Ask about who will be doing the actualwork the contractors
employees, or sub-contractors? Good pool companies use theirown
labour, and will only start work oncethe necessary plans have been
approved.
) Protectyourself.Geteverything inwrit-ing and never pay more
than a 10% deposit and that into a proper bank account, notin
cash.
) Link all further payments to specificbuilding milestones and
hold on to the fi-nal 10% until you are satisfied that all is
inworking order and, if required, you have re-ceived approval from
the local building orsafety inspector.

BOLANDSOLDPAARL/WELLINGTONChlidanthus, the scentof springWhat is
itwiththespringseasonthatgetsus all excited? Yes, theres that
elementof new life and the prospect of newbegin-nings,but
theresalsoawonderful senso-ry appreciation for nature new
blos-soms, their scents, their beautiful pretti-ness and their
promise of soon-to-growfruit.
As floral themes pop up everywhere fromfabric ranges to school
projects you maywant to join in the flower-power brigade byplanting
bulbs that love flowering in Sep-tember and October when spring is
at itspeak.
Chlidanthus, with their incredibly sweet,
citrus fragrance, should be your first portof call when choosing
a bulb to really makeyou feel like spring has sprung. Known asthe
perfumed fairy lily, C. fragrans is thespecies available to
gardeners (its alsoknown as the Peruvian daffodil for its originin
the Peruvian Andes), a species guaran-teed to fill your home with
the exhilaratingaroma of the new season.C. fragrans funnel-shaped
yellow flowers
are a striking little collection of petals, 10 cmin diameter, on
20 cm long spikes. Becausethe flowers appear before the leaves
do,theres nothing for them to hide behind just bloom after bloom,
about three or fouron a stem.
The Greek word from which Chlidan-thus is derived chlide,
meaning opu-lence is indicative of the strong state-ment these
blooms can make.
For your own garden of opulence, plant these bulbs (which should
be forsale in August and September) in anarea of full sun to
semi-shade, 4 cm be-low the ground, and 8 cm apart fromone another,
in friable soil containingnutritious, old compost. This should
bedone in early spring (September andOctober) for best results. If
planting di-rectly in the garden, consider lining awalkway with
these plants so that thescent carries you along your walk, oron a
terrace at eye level so that youreinstantly hit by the scent as you
passby. Alternatively, pots are a great wayto carry the scent
indoors when theflowers begin to bloom, affording youa true sense
of spring inside your home, and not just out in the garden.
Whats more, indoors you have lesschance of these plants being
pesteredby the snails and slugs that love attach-ing themselves to
Chlidanthus.
The bulbs will go into a dormant statebetween April and June, so
if you wishto lift them, do so at the end of this peri-od, in the
month of June. Offsets shouldbe kept for planting, although
patiencemay be required with these, as theyusually take three years
to flower.
The same patience may be necessarywhen waiting for winter to end
so thatyou can start planting your favouritesweet-smelling yellow
petals.
No matter where you choose to plantyour Chlidanthus, you can
take advan-tage of their potential as great cut flow-ers and place
them in vases in eachroom in the house, giving your interi-ors a
spring in every step.

We now need to complete the two

enjoyment,
handling and NVH, torsional stiffness of the

designimprovements have weight-loss effects aswell, the benefactors
being fuel economy andride quality, where a 15% increase in
suspen-sion stroke at the front is particularly signifi-cant.The
weight-saving continues in other as-

The PeoplePavilion is not just a build-ing but a platform where

beyond the hierarchical struc-tures. This world-class facility in
termsof structure and quality represents whatVolkswagen stands for
as a people-orient-ed organisation, said David Powels,Managing
Director of Volkswagen GroupSouth Africa.
The PeoplePavilion was built on thesame land that housed the
previousVolkswagens sport complex. Our initialplan was to renovate
and improve thephysical structure of our aging sportscomplex.
However, it became apparentwhen we were reviewing our new compa-ny
strategy that people form an

us with an opportuni-ty to invest in a people facility whichwould
help to improve their quality of lifewhilst also allowing us to

Cronj andHoughton demon-strated their inten-tions from the

Conditions werequite tricky. Some ofthe stages on the firstday
were very rocky. We got a puncture dur-ing the recce andtherefore
decided to bequite cautious in theearly stages. It workedand we
managed to escape puncture-free, ex-plained Cronj.
Claiming three victories from six stages thepair headed into day
two as the favourites.
Since the lead car sweeps the field, there isa fine balance
between avoiding obstacles andstill keeping a good pace, he
continued.
Managing to strike that balance Cronj andHoughton went on to
take their fourth win infivestarts,givingthemaclear

Jan Habig and Robert Paisley in the BasilRead Fiesta S2000 were
less fortunate. Despite
their early pace they succumbed to mechanicaldifficulties in the
closing stages, ultimatelyputting them into retirement.

Jaguar Land Rover South Africa andSub Sahara Africa (JLR SA
& SSA) hasannounced its participation as the offi-cial vehicle
supplier to the popular Af-rikaans is Groot concerts.
The popular concert attracts some of thebiggest names in
Afrikaans music in SouthAfrica who will play to sell-out
audiencesat Moreleta Church in Pretoria East on 6,7 and 11 to 14
September and at Grand West
Casino in Cape Town on 15 and 16 Novem-ber.
Becoming the official vehicle supplieris a natural fit for Land
Rover, says PeterBiven,MarketingandCommunicationsDi-rector for JLR
SA & SSA. Land Rover ena-bles a lifestyle for its owners, be it
that fish-ing trip, an expedition to the great out-doors, or
carrying people and equipmentto appreciate some of the finest local
musictalent.
TheAfrikaansmarketremainsanimpor-tant and influential
customer-set for LandRover. As ironic as it is for a very
Englishbrand to support Afrikaans music, we havea loyal base of
Land Rover fans within theAfrikaans community, says Biven. Thisis
driven by their appreciation of the greatoutdoors and off-roading
in general, wherefierce competition resides between brand-loyal
friends and 4x4 enthusiasts alike. They become our best defenders,
so tospeak, jokes Biven with reference to LandRovers own iconic
Defender.
Land Rover will be supporting the
Afri-kaansisGrootDirectorteamwithtwoFree-landers and two
Discoveries over the next12 months They will get to appreciate
thepremium brands capability in the urbanjungle, as much as the
adventure of manag-ing the appearances of equally iconic
SouthAfrican artists that include Bok van Blerk,Theuns Jordaan,
Jaunita du Plessis, Bobbyvan Jaarsveld, Arno Jordaan, Karlien
vanJaarsveld, Riana Nel and Steve Hofmeyr.
Land Rovers current line-up is exactlythe type of premium
vehicle these artistsand many of their audience appreciate andown.
Its a great opportunity for the bestin premium 4x4s to work with
the best inAfrikaans talent.
