I am excited and thankful for the opportunity to share some information about our project with Brian Head Living readers.

BBuilding at 10,000 feet posses unique obstacles and is much more challenging than the average construction project- and, takes more time. One benefit of the lengthy construction process was that it allowed us time to far surpass the original plans and specifications by pouring over (and improving) every single aspect of our project - from the site, to building design, to the finish levels. We have set the bar high and it shows!

We set out to build a great ski in / ski out, family oriented project. We thought about many details that maximize the function and access to our project. For instance, every unit at Black Diamond has a private pavestone driveway and covered entry for you and your guests. The private driveways are capable of parking multiple cars, in addition to the parking in the large, private garages. We also designed the driveways to be easy to plow, and incorporated the use of underground storm drains to move snow melt and rain quickly away from our project. Although snow removal, parking, and drainage may not seem like big features, it is something every prospective buyer should carefully consider prior to purchasing in Brian Head.

From the outset, we believed that the three most important factors in real estate, location - location – location, would set Black

Location, location, locationImmediately adjacent to Brian Head’s ski lift hub, Black Diamond, each unit offers ski access, spectacular meadow views, and features typically found only in high-end custom homes.

Diamond apart. These three words have long stood the test of time and we developed Black Diamond with this concept clearly in mind. Black Diamond sits on 8.37 acres in the heart of Brian Head, directly off the Giant Steps ski area and ideally situated for the future growth of Brian Head. Each unit features ski access, spectacular meadow views, private garages / driveways, and features typically found only in high end custom homes.

As for the interior, we maximized the square footage by utilizing the great room concept for the main living area. The great room is a comfortable place to relax with friends and family and overlooks the meadow and ski runs. It features a natural gas stone fireplace with a flat screen television mounted above, a dining area with room for a large table, and a spacious kitchen / eating bar. Most of our plans also have an upstairs family room, which is a great place for the kids to play games or watch movies, while the adults can still watch television downstairs. Most of our bedrooms have deck access with sliding glass doors, or large operable windows for lots of light and fresh air.

We also decided early on that we wanted to offer the absolute best interior finishes and features as standard inclusions in every unit. For example, 4 piece travertine floors, super thick plush carpet with 110 oz padding, custom fabricated granite counters, stainless steel Kitchen Aide

appliances, custom cabinets, solid core knotty alder doors with matching trim and baseboard, custom lighting and plumbing fixtures, framed mirrors, hand textured walls, epoxy coated garage floors, central vacuums systems, alarm system, high capacity washer/dryer, 80 gallon

high efficiency water heater with circulating pump, and more.

Earlier in this article, I mentioned we are a family oriented project. To elaborate on this point, we specifically did not cater to investors, despite repeated requests for multiple unit sales

to investor groups, and meetings with many individuals who were looking for real estate “flip” potential. Again, we did not sell a single unit to an investor or group of investors. Every unit at Black Diamond was purchased by families who intended to use the condo, not rent or flip it. I believe this was a wise choice for our project and it is supported by the fact that out of the 20 closed units at Black Diamond, we have only 1 resale on the market, and this is due to job relocation.As for our HOA, we work hard to provide a tremendous amount of services at a very competitive

price. Currently our HOA fees are about $250 per month. These fees cover water, sewer, trash,

fire insurance, snow plowing, hardwired broadband and wifi internet access in every unit, cable TV with HBO, a free community

movie library, and more. Again, our goal is to provide a tremendous amount of services at

a great value to our owners. Although Brian Head doesn’t have a lake, Yankee Meadow Lake is only about 15 minutes away. It’s a great spot for fishing and canoeing. Our family went on a little boating trip to Yankee Meadow so I thought I’d share it with you.Yankee Meadow’s campground is only a mile away from the lake. Availability is on a first come first

serve basis. If you like chancing it, then just show up, but I always recommend reserving beforehand so you aren’t disappointed. You can’t go wrong with a one-two

night camping trip. Instead of renting a condo or cabin in Brian Head, try exploring nature in a tent. It’s fun to spend time with the kids learning to cook from a stove, make a fire and keep warm in the sleeping back.

If you are equipped with a camping trailer, the campground has trailer spots along with tent area. There is fresh piped water, RV hookups, fire rings, tables, two vaulted

and comfortable restrooms, and garbage cans. If you are looking for a nice clean campground this is worth experiencing. The national forest is right there. The lake is beautiful, offering fishing, canoeing, swimming, etc. Take a kite and fly it on the lake. I don’t see many people doing that but it sounds kind of fun to lay in the boat, flying a kite and drifting from one side of the lake to the other.

Are ATV’s allowed? You better believe it. There are many trails around the area but don’t get caught

riding off the trails unless you want heavy fines. Call (435) 865-3200 for a Markagunt ATV System map. Fees are only $10 per night (click

here for complete list).My kids are under 6 years old. They were so excited as I took each one

out to the middle of the lake and let them paddle the boat. We watched the jumping fish and had a great bonding experience. As young as my kids are, they still talk

about doing it again next year and how much fun it was. Those are memories they will cherish forever.

If you are looking for a nice clean campground, this is worth

experiencing.
