General manager Debbie Laughlin has more than 25 years of property management experience, managing Calgary proper-ties and developing relationships with Calgary-area property owners and tenants.As just one example of the Power Properties difference, she explains the unique and rigorous Power Proper-ties screening procedures. “It’s a three-person, three-part process which diligently vets all rental applicant details, everything from income, multiple credit ratings, in-depth verification of all refer-ences, former employers and former landlords.
“It’s not only essential for us to know who we’re dealing with in the rental agreement but it confirms a high-calibre tenant,” she says. “It also helps us achieve our responsibility to our owner clients, unconditionally assuring them complete reliabil-ity and peace of mind about who is living in their home. “After all, property management is very much a people business,”
the experienced and upbeat Laughlin points out. “Trust is the basis of the relationship. Our owners trust us with their largest and most important asset. It’s a huge investment and an enormous responsibility.”
Many Power Properties clients have been with the company for 10 years or more. This loyalty allows relationships to build, giving continuity not only with the owners, but with the properties as well. “We get to know the ins and outs of the property and it helps us respond more effectively. Of course we work for the owners,” she smiles, “but without good tenants there would be no business. Besides, the longer a tenant stays in a property, the lower the various retention costs for the owner.”
An important aspect of property management is property maintenance and Palmer points out that efficiently dealing with repairs and maintenance is also a vital aspect of the Power Properties difference.
Customized Power Properties software stores quotes and work orders that are emailed directly to the owner. This achieves immediate notice for necessary property maintenance requirements, such as furnace, plumbing or electrical issues. Maintenance issues are resolved quickly by the company’s roster of bonded, fully certified but outside vendors and contractors.
Preventative maintenance is also a Power Properties priority. Each property is inspected annually and – from a damaged fence, to a new deck, replacing an appliance to re-caulking a tub or back-splash – a detailed report complete with photos and a description is emailed directly to the owner for review and authorization.
“It ensures the long-term condition of the home,” Palmer explains. “We intentionally subcontract and assign repair and maintenance issues to reliable, insured and certified outside contractors. That way we get the specialists, like plumbers, electricians and window experts, to do quality work. It’s much more transparent and cost-effective for the owner.
“There is absolutely no service markup or surcharge. It just wouldn’t be fair to our clients. Sending an in-house handyman to do the work would be a conflict, because we would be making money on the repairs that we do as a basic part of our management service.”
Palmer and Laughlin strongly credit the skilled and dedicated Power Properties staff of 19 professionals: three teams of property managers, the meticulous accounting staff, the administrators, full-time property inspector and maintenance coordinator. To ensure that client properties get maximum exposure for rent or sale, Power Properties includes a team of 11 Alberta licensed Realtors and property managers.
“The majority of our property managers have at least 10 years of experience and the rest of our staff have been with Power Properties for more than five years,” he emphasizes with enthusiasm. “Ultimately it’s a matter of trust. And we have an extremely knowledgeable and experienced property management team.”The Power Properties focus and commitment to the (often absentee) property owner client is solid and uncompromised. “While we manage the property, it is a vital priority that the
home is rented to a solidly qualified and reliable tenant, that the property is well maintained and problem-free, and that it increases in value while generating rental income.
