9 things you need to do when buying 1 Find out how much money you
can borrow This is dependent on your income
and the type of mortgage you want.
Find out the maximum “loan to
value” amount you are eligible for
(that’s how much of the property
value your mortgage lender is
prepared to lend you), before diving
into property you may be interested
in. Arrange your mortgage with a
leading provider or bank. Better

2 Set your budget Be realistic and calculate all of
the costs involved. Ask your sales
consultant about any fees or charges
that you will have to pay on top of
the property price — for example,
transfer and registration fees which
you will not see in listing prices.
3 Find the right property The sheer choice of property
can be quite daunting, so work with
your consultant to narrow down
the number of properties that meet
your needs. This will depend on
a) whether you plan to live in your
property long term, b) where you
really want to live, c) if you plan
to lease your unit and purchase as
an investment or d) what you can
afford.
4 Carry out a price check
It’s so easy to find yourself
falling in love with the first place you
visit. Do some research on prices of
comparable properties in the area
that you want to buy to ensure that
you don’t pay over the odds for your
dream property.
5 Paperwork
You’ll need a valid passport to
kick start the buying process as well
as a local bank account for during
and after the purchase.
6 Pay a deposit
If buying off plan, a deposit
of 10 to 15% of the purchase price
is required at the contract signing
stage, followed by several more
installments. These will differ
depending on the type of new-
build, but will be made to an agreed
timetable over a period of months.
Money paid by buyers towards
properties will be deposited in an
account held by either an approved
bank or an ‘escrow agent’, opened
under the name of the development.
7 Arrange a date for completion
On the completion date, the
notary will read the property deed
and ensure that you understand
the commitments you are taking on
before you sign on the dotted line.
8 Pay for the property and applicable taxes
At this stage you’ll pay the remainder
of the purchase price as well as any
charges, taxes and fees. These can
include those pertaining to transfer
fees with the Lands Department,
developer fees for no objection
letters, DEWA connection fees and

9 Title deed to be registered at the Land Registry
The very final step of the buying
process is for your consultant or

Emma, can you tell us about your time
in Dubai to date?
I’ve been here for around 10 years now. I
took a job with Emirates airline and flew
with them for five years. I then spent a
year in Thailand before returning here
with my husband and renting in Umm
Suqeim. I have since set up Baby Souk
with my business partner Franciska, who I
met at a local mothers’ group. We wanted
to do something that wouldn’t jeopardise
the time we spent with our kids and
decided that an online shop with
everything for little ones would be perfect.
I created a study in the villa, which means
I can run the business from here.
What drew you to setting up home in
Umm Suqeim?
We lived in Umm Suqeim 3 for two years
before moving to this villa – which is in
Umm Suqeim 1 on Al Sheif Street – where
we’ve spent the past year. What attracted
me to the area was the fact that we would
have everything around us, making it
really convenient for everyday life. There
is a supermarket nearby and the beach
is a five minute walk away. There’s also a
nursery for the boys — it’s all so easy.
Can you describe your villa to us?
These properties have been around for
over 30 years, so it’s a very mature villa in
Dubai terms. Ours is a single-storey with
three bedrooms and, as a home, it just
seems to work — probably because it has
been lived in by families for so long. I love
the flow of energy in the place; its layout
allows the boys to run around our home
in a loop — down a hallway with the living
area running the length of one side, and
the kitchen, bathroom and bedrooms on
the other.
How about outdoor space?
The villa has two gardens, one at the front
and another at the back, which means
my kids have lots of room to play outside.
They’re definitely more spacious than
others I’ve seen in the city. We don’t have
a swimming pool, which is a shame, but
we feel lucky with the space we do have,
and the fact that it’s so private.
How do you find the area overall?
I love it. We really do have it all here and
never have to travel too far for anything.
Baros and Quba’s nursery, Kids Palace, is
only five or 10 minutes away and it’s just
the most perfect place; such a happy zone
to walk into. The nearby Sheikh Zayed
Road also makes our location really
accessible to the rest of Dubai.
Where do you go to spend leisure time
with the boys?
There’s the beach, of course, but a ladies
gym called In Shape also opened at the
end of our road recently and it has a pool.
Women can take their children along with
them, so it’s ideal. The Mall of Emirates
is just up the road too, which offers lots

of shopping and activities. I also found a
great place in nearby Al Quoz called Jam
Jar. It’s an art gallery which you go along
to with a blank canvas and they give you
paints to create your own artwork. The
boys went crazy in there! The three of us
created a great painting that now hangs in
our hallway.
Do you have any favourite local spots
to eat in?
Maria Bonitas is a firm favourite of ours,
it’s a Mexican restaurant just a few doors
down. Baros and Quba also love an
American joint called Fat Burger as it
has a huge indoor play area that’s great
for summer. There are a couple of coffee
shops too, like Starbucks. Another is
Central Perk, which is an imitation of
the coffee shop seen in the US sitcom,
Friends. Apparently the actor who played
Gunther has been in there a couple of
times and when you step inside it really
does feel like being on the set!
Where did you shop in Dubai to
furnish the villa?
There are three stores I love here: ID
design, a Scandinavian brand, Pinky’s
Furniture — which is great for wooden
pieces — and The One. While travelling, I
picked up small pieces from all over so I
have also brought a real mix of things into
our home. I spent a lot of time in Thailand,
so we have wooden pieces of furniture
from there. We also seem to have a lot of
elephants dotted around, which I brought
back from Kenya and Colombo. Aside
from these we’ve tried to keep the overall
feel as minimal as possible, especially
with Baros and Quba running around.
Which room in the property do you
most like to spend time in?
I would have to say the lounge. We have
a large table here which is wonderful for
games and it’s somewhere that I spend a
lot of time painting with the boys. All in
all there’s quite a lot of noise in the villa,
especially at this table, it’s an all-round
happy place.

Love Thy Neighbourhood
If you fancy setting up home in the
Jumeirah district, Umm Suqeim’s central
location between old and new Dubai,
could prove the perfect place. Expats can’t
buy property here, so a thriving rental
market exists, and lessees currently stand
to benefit from a noticeable dip in prices,
reflecting the city as a whole.
Those on the hunt for a home to call
their own will discover a diverse range
of villas with prices to match. Ask your
realtor for listings and you’ll be met with
everything from a small three-bedroom
compound villa, to a luxurious seven-
bedroom independent property, with a
garden and pool to boot. Properties are
typically between eight- and 15-years-
old and recent renovations have created
some interesting features that you’ll be
hard pushed to find in Dubai’s many
modern, freehold developments.
Shopping
Newcomers to this part of town won’t be
short of options when it comes to picking
up groceries. The area is home to a few
good supermarkets where you’ll find
everything you need. Spinneys (www.
spinneys-dubai.com) is a local favourite
off Al Wasl Road. Alternatively, head to
the Mercato Shopping Mall, easy to spot
on the Jumeirah Beach Road, opposite
the National Bank of Dubai, where you’ll
find a bigger and better branch, complete
with pet goods, baby care products and
household items.
There are groceries galore at Aswaaq
(www.aswaaq.ae) in Umm Suqeim 3 too,
located near the King’s School. Those with
a sweet tooth should be sure to check out
its French bakery.
For other types of shopping, Souk
Madinat Jumeirah on Umm Suqeim’s
southern tip is crammed with boutiques
(and some fantastic bars and restaurants
to boot), while the mighty Mall of the
Emirates is just a short drive away along
the Sheikh Zayed Road.
Eating out
If you want to grab a bite to eat, there’s a
few notable local family-friendly haunts.

If you’re moving here with kids you’ll

water supply, why not convert it into a
steam room or sauna? The steam sealing

Structural thinkingA wall between the shower and room is
unlikely to be structural — but it could
be. Consult the original builder to ensure
it’s safe to remove before you finalise any
grand plans.
Size mattersMaids’ rooms are usually located next to
the kitchen, so remove the connecting
wall for a larger one. The extra space could
allow for a breakfast table or dining area. Be
sure to check with a builder before the off.
Hopeless hallwaysIf you don’t have much of a hallway, use
the maid’s room as a cloakroom. Place a
closet for coats where a bed would be and

���g Egyptian rice
��g parsley, chopped
���g onion, chopped
���g tomatoes, chopped
���g lemons, sliced
Salt and pepper to taste
���g romaine lettuce, shredded
Sliced tomatoes and lemons to garnish
� Cook and soak the rice before straining it in a colander.� Mix all of the chopped vegetables together with the rice and stuff the mixture inside the vine leaves. � Next, place the leaves in a pot and layer them on top of one another. Top with a layer of lemon slices for added flavour. � Add water in line with the level of the vine leaves, then cover and cook on a slow flame for one hour. Press down slightly on the pot to ensure that it does not open while cooking.� Once the vine leaves are cooked, leave them to cool and serve cold. � To garnish, place the shredded lettuce on a place, arranging the vine leaves around it. Arrange the lemon and tomato slices and splash with olive oil.

� Chop the garlic and mix with the labneh and dry mint.� Place the labneh on a small plate and garnish by placing one olive in the centre. Finish with a little olive oil.

� After finely chopping the eggplants and garlic, mix them together with the tahina and olive oil and season them with salt and lemon salt, before placing in a small bowl.� Garnish the middle of the dish with four dots of sumac powder and scatter the pomegranate seeds on top. Finally, add a splash of olive oil to suit your taste.
