top, some of them have wood shims to fill in the gaps. Theshims do not appear to be an acceptable practice.

Bedrooms The main area of inspection in the bedrooms is the structural system. This means that all walls,ceilings and floors will be inspected. Doors and windows will also be investigated for damage andnormal operation. Personal items in the bedroom may prevent all areas to be inspected as theinspector will not move personal items.

2. ClosetsObservations:• Front left bedroom, closet ceiling is not completely painted.• Second left bedroom, fill gaps in closet.• Second left bedroom, closet door does not stay closed.• Master bedroom closet has a small gap at the bottom left at floor and left closet door is stuck.

3. DoorsObservations:• Front left bedroom is missing door stops.• Back left bedroom, entrance door rubs at bottom.

Bathroom Bathrooms can consist of many features from jacuzzi tubs and showers to toilets and bidets.Because of all the plumbing involved it is an important area of the house to look over. Moisture in theair and leaks can cause mildew, wallpaper and paint to peel, and other problems. The homeinspector will identify as many issues as possible but some problems may be undetectable due toproblems within the walls or under the flooring.

Kitchen The kitchen is used for food preparation and often for entertainment. Kitchens typically include astove, dishwasher, sink and other appliances.

1. CabinetsObservations:• Cabinet doors above refrigerator need adjustment.• Drawer left of sink does not work properly, this may resolve itself when the dishwasher is properlysecured.

Heat/AC The heating, ventilation, and air conditioning and cooling system (often referred to as HVAC) is theclimate control system for the structure. The goal of these systems is to keep the occupants at acomfortable level by maintaining indoor air quality and ventilation while keeping maintenance costsat a minimum. The HVAC system is usually powered by electricity and natural gas, but can also bepowered by other sources such as butane, oil, propane, solar panels, or wood. The inspector will usually test the heating and air conditioner using the thermostat or other controls.For a more thorough investigation of the system please contact a licensed HVAC service person.

1. Heater ConditionObservations:• Could not test (Heat pump heat )due to exterior temperature being above 65 degrees.

The outside AC vent has gaps in the covering.3. AC Compressor ConditionCompressor Type: electricLocation: The compressor is located on the rear exterior of the home.Observations:• Comfort maker AC year 2014. Package unit, compressor and air handler are in outside unit. Dripline appears to be clogged as water is coming out of the bottom of the unit. Clean drip line or haveunit serviced.• The typical temperature differential split between supply and return air in an air conditioner of thistype is 15 - 20 degrees F. This system responded and achieved an acceptable differentialtemperature of 18 degrees F.

3. Siding ConditionObservations:• The house has a few types of siding. One siding appears to be asbestos. Caution should be takenwhen disturbing asbestos siding. Research should be done on the proper procedures or reach outto a specialist for direction if you plan on disturbing the siding.• The sidings have some damage, the majority is cosmetic.

4. Eaves & FaciaObservations:• The eaves around the home have various levels of wood destroying organisms.• There are some rafters in the back of the house has been replaced but they have gaps when theywere installed.
