Americans With Disabilities Act

Our baseball stadium will accommodate the disabled, based on the ADA regulations

To do this, we will Remove any barriers that would prevent a disabled

person form entering the facility (ramps, paved roads)

Provide access to areas where goods and services are made available to the general public

Provide access to restrooms and accommodate them to disabled

Remove all barriers to using any part of the facility

Preconstruction Phase

First, we must make sure construction bonds or liquidated damages clause to penalize a builder that does not finish construction on time.

Second, meetings are held to make sure the architect or engineer, owner, representatives, contractors and other parties are all on the same page.

Documentation

This makes sure that all proper documentations is available to all parties.

There are preconstruction documents, construction contracts and contract drawings.

Contract Drawings

Site drawings, which provide information on the geographical location, how the project contours to the land, any roads and parking lots, and where current and future utilities will be placed.

Architectural drawings, shows the floor plan from the lowest to the highest floor.

Structural drawings, shows all supporting systems, such as foundations and roof and floor systems.

Plumbing drawings, which depict the water distributions system from piping fixtures.

Contract Drawings

Mechanical drawing, which provide information about where the heating and air conditioning will be placed.

Electrical drawing, show the electrical and electronic demands for the stadium.

Site Preparation

First we need to establish a field office then an access road for equipment and materials to reach the site.

Next we need to evaluate the site making sure we remove all tree stumps and bushes from the site.

Then we need to remove about 6 inches of top soil so we have a solid base for are stadium.

Lastly, the soil has to be chemically treated to prevent insects such as termites.

Substructure and Load

The level at and below ground level is called the substructure.

The substructure helps transfer the structural load from building into soil or rocks for the safest base possible.

The process of slab-on-grade, which is the concrete floor that supports the structure.

Superstructure

The superstructure is everything above the substructure and includes the framing, columns and beams.

Framing is made with steel and concrete.

Water systems are a key because Las Vegas is in a desert, so it gets little rain.

Building Costs

Total estimated cost: $700,000,000

Preliminary costs: acquisition of site, site decontamination, site development, legal fees, cost of bond issue, promotion and publicity, preliminary architect fees for preparation, consultant fees.

Architectural costs: preparation of architectural and engineering plans (working plans), supervision of construction, and engineering requirements.

Construction costs: building contract and subcontracts, supervision costs, and building permits.

Furniture, fixtures, and equipment: approximately $105,000,000.

Contingencies: includes many last minute additions; approximately $70,000,000

Funding: 80% of the building costs and the remaining 20% is the responsibility of the leasing team.

Cost Analysis

$500,000 a year: Maintenance costs which includes: Cyclical repairs (replacing a roof, for example) Preventative maintenance- maintaining the

Emergency Exit Procedures

First and most important is to stay calm. Also leave in an orderly fashion and assist others.

When arriving at the stadium please acknowledge where emergency exits are and familiarize yourself with the posted emergency exit procedures.

Follow the instructions that are posted often throughout the stadium and instructions given by ushers and other employees.

Once out of the stadium, please follow instructions to go to a safe area.
