The professionals of IRR Austin hold many designations including MAI, SR/WA, and FRICS. Our staff has expertise in a wide range of property and assignment types.

The IRR Austin team is lead by Senior Managing Director Randy Williams, who holds the MAI, SR/WA, and FRICS designations. With expertise in appraisal, expert witness testimony, and eminent domain, he oversees a diverse client base in both the private and public sectors. Randy served as 2011-2012 International President of the International Right of Way Association.

DataPoint® / MarketPoint™

Fast, accurate and reliable service is critical to the successful execution of every real estate transaction. Our dedication to superior information technology has led to the development of our state of the art proprietary valuation and property database applications Marketpoint™ and Datapoint®. These cutting edge tools were designed to facilitate a standardized valuation process and expedite the delivery of uniformly consistent reports while maintaining customizing capability for our clients on demand.

IRR’s DataPoint® is an enterprise-wide system that incorporates our advanced Customer Relationship Module and Valuation Project Management Module, delivering real-time tracking of assignments. The web-based interface also includes a powerful Comparable Database Module which captures property information; including rental surveys, sale transactions, and income and expense data. Currently, more than 600,000 properties are being tracked in DataPoint®, and more being added with each assignment we complete. DataPoint® interfaces seamlessly with MarketPoint™, a best-practices IRR system for valuation and consulting analytics.

ValuationsBe it a single property or a portfolio of hundreds, our team has the expertise needed to provide accurate appraisals in a timely manner.

Market and Feasibility StudiesWe help clients answer important questions relating to the feasibility of projects. We also provide counseling relating to how a project should be scaled and designed to best serve its market. We have extensive experience with HUD MAP, HUD Lean, and LIHTC projects.

Due Diligence Buyers and investors often need another set of critical eyes to look at an asset being considered for purchase. Our Due Diligence services are custom tailored to meet the needs of the client, and include everything from cash flow modeling to mystery shopping.

Purchase Price AllocationsAn entity purchasing a “business combination” may require a Purchase Price Allocation. Our analysts are skilled at developing accurate, supportable allocations that identify all tangible and intangible components.

Property Tax Services We have a dedicated property tax team. We presently represent over $6 billion in assets across the country. Services provided include pre-transaction counseling, compliance, and valuation appeals.

Litigation SupportEngaging the right expert can make the difference between winning and losing an important case. With our extensive industry knowledge and expertise, we have the expert that can put your litigation team ahead of the opposition.
