We pride ourselves on the depth of experience we have in both Pre-Construction and Construction Management, with our team having worked in Contracting for over 20 years. We offer our services to both Clients and Contractors assisting in project feasibility assessment, tendering and ultimately delivery acting as the conduit between project development and construction phases able to effectively interpret and translate between Designers, Clients and Contractors by focusing on the project objectives, not hidden agendas.

The construction industry endlessly talks about collaboration. At Wordsworth Construction Management, we don’t have a Collaboration Policy and Processes, we just work closely with like-minded organisations with the right experience and technical knowledge to develop affordable and deliverable projects through open and honest dialogue.

Our early client engagement provides both commercial and programme certainty with the opportunity to develop innovative solutions improving value and reducing risk, all of which are market tested with supply chain specialists. Not only does this provide the Client with certainty of their requirements, deliverability and budget, but also gives a fantastic platform to engage with contractors, knowing that they have a market tested starting point from which to develop their bid offer.

PROGRESS REPORTProgress ReportExecutive Summary

Wordsworth Construction Management (WCM) was appointed on 7th May 2019 and are currently working with the design team to finalise RIBA Stage 4 design ready for procurement to begin.

• Design team meetings are continuing on a fortnightly basis. • Start on site 2nd September; site set up commencing mid August.• Construction programme being developed to provide January 2021

completion.• RIBA Stage 5 will follow.

Progress Position

• Stage 3 tender drawings and specification have been issued on Box. • Incoming services enquiries have been issued and are due back in the next

month.• Party wall notice has been issued with 30 day response time.• Stage 4 design to be complete 7th June 2019.• Finalising Pre-Commencement Conditions Design Pack will be submitted to

Planners by 24th June 2019.• Early Package Procurement to begin 10th June 2019.• Consultant and Construction Manager appointments are being agreed by

Gordans. • Remediation strategy has been issued for scoping the enabling works

package. • Site hoarding has been installed. Visuals will be added in the next couple of

weeks (by 21st June 20019).

Design Flow

• Currently using the online filing system Box.• WCM will transfer information to Viewpoint at the End of June 2019.

Planning

• Planning Condition tracker focus is to submit the Pre-Commencement Conditions by 24th June 2019.

• Finalising comment from Building Control into the Stage 4 Design Information.

• Currently liaising with key supply chain partners to finalise the early package orders and commercials.

Case study.

Green Quarter 7Value: £18m One and two bedroom city centre PRS developments

Working with: Beaumont Morgan & Delph Developments

EXPERIENCE

Project Overview:Demolition of an existing visitor’s centre and construction of new one and two bedroom apartments.

We originally cost planned the scheme to allow site purchase, followed by the procurement of market tested prices on behalf of the client to hand over to the delivery team. The scheme had complex level issues which required modelling and a sequence to allow safe access, whilst ensuring the working space and access were secured.

We developed a post tensioned concrete frame solution with timber SIP panels which gave the client more floor area and programme efficiencies.

We worked closely with highways to agree a detailed temporary works strategy for Cheetham Hill Road, Manchester.

How we made a difference: ■ Increased floor areas delivered

programme savings and increased revenue

■ Temporary Works solution that kept the scheme within the client’s programme constraints

■ Our work took a scheme from being over budget to being deliverable on programme and budget.

The scheme is progressing well on site, is on time and on budget with the majority of sub-contractors procured.

We are shortly going to progress the Client’s next phase Green Quarter 10.

Bridgewater Gate, SalfordValue: £6m New build 53 bed apartment block in Ordsall, Salford

Working with: Beaumont Morgan/Fortis Developments

Overview: Construction of 53 new build apartments in Ordsall, Salford. Comprising 1 and 2 bedroom accommodation with steel frame construction.

We carried out a pre-construction role, pricing the scheme and assisting in early procurement and worked through the Programme and Methodology with the Client team.

We carried out this service on behalf of the developer and subsequently presented the scheme to the construction company delivering the project.

How we made a difference:Through our detailed work, the client had a clear understanding of the true net cost of the project.

■ Developed the methodology to deliver the scheme under tight site constraints

■ Our deep understanding of the whole development enabled us to act as a mediator between the Contractor and Developer

■ Our overall solution met client budget and quality requirements

■ The different frame solutions that we developed have now been utilised by the client on subsequent schemes.

Case study.

Crown House, SheffieldValue: £22mDuration: 65 weeks New build & refurbishment to create 353 bed student accommodation development

Working with: London & Scottish Investments, RG Group, Cunniff Design & Tier Consult Engineers

Overview:The scheme delivered 353 studentbeds across three separate accommodation blocks.

We carried out a full pre-construction role on the conversion of 6 storey office building into 9 storey, 181 bedroom student accommodation providing a mixture of studio and cluster flats. Two 8 - 9 storey new build blocks were constructed providing 172 additional rooms. The new blocks were constructed with a concrete frame with brickwork and rainscreen clad facade.

In our role as pre-construction mangers we worked through inefficiencies of the previous design and worked collaboratively with the client and whole project team to achieve a bespoke product of studio apartments.

The key role was to get the scheme from mid planning design to start on site within 13 weeks.

How we made a difference: ■ Delivered the targeted start on site

■ Submitted the revised scheme for planning within six weeks

■ The redesigned scheme included more premium studio apartments, increasing the client’s potential revenue.

Overview:The proposal was to develop the site into a new purpose-built, high specification 20 storey student accommodation scheme with 604 beds with dedicated communal areas, including a common room, along with study room and a private outdoor courtyard.

Our role included negotiating the Design and Build contract on behalf of RG Group and Crosslane Student Living from inception of cost plan through to agreeing the Construction Contract. We carried out an initial cost plan, specification review and programme to check that the Client’s aspirations were aligned with what was achievable. This set the project timeline and maximum cost with target savings to achieve the Client’s budget. Working under a PCSA we engaged the designers and key specialist contractors to target high risks based upon, Cost, Programme and Quality

How we made a difference:In carrying out the design review we added value to the scheme via:

• Omitting a stair core• Increasing Room numbers

from 583 to 604• Increasing Amenity Space• Decreasing Floor to Ceiling Heights• Increasing the number of floors (but

still achieved the overall planning height)

• Reducing the perceived risk associated with undesigned element e.g. ‘folded’ feature to the elevation treatment and tall building fire risk post Grenfell.

These changes were incorporated into the scheme and passed through planning as a section 73 application.

RG Group and Crosslane Developments agreed to our Contract sum, Programme, Contractors Proposals, Provisional Sums and Contract Conditions and the project is under construction.

Case study.

Symons House, LeedsValue: £23.35m 21 storey student accommodation tower

Working with: London & Scottish Investments, RG Group, Cunniff Design, Roscoe Civil & Structural Engineering and Brentwood M&E

Overview:A 350 bed student accommodation scheme with concrete frame with brick cladding, aluminium windows and electric heating system.

Our role was to carry out full pre-construction services including managing client and contractor expectations and managing the design team back to value against stringent planning implications.

We also supported the client with third party access and oversailing issues.

How we made a difference: ■ Increased the number of beds from

326 to 350 by adding five storeys to the scheme, which increased the client Development Appraisal.

■ Designed-out the wet heating system and moved to an all electric system. This proved significant in helping the client to achieve budget.

The Client and Contractor have agreed to commence the scheme based upon our Contract Sum, Programme, Contractors Proposals, Provisional Sums and Contract Conditions.

Crowne Plaza & Staybridge Suites HotelValue: £33m New Build full service and extended stay hotels

Working with: GB Group & Bruntwood

Overview:This new build hotel and executive education centre (EEC) is a landmark development for the University of Manchester. Built on an existing surface car park, opposite Manchester Business School (MBS) the 20 storey project has unlocked further stages of development to the existing MBS premises and the wider campus.

The 17,000m2 hotel has 20 storeys (including plant level) of which 9 are Crowne Plaza bedroom floors and above which there are 7 storeys of Staybridge Suites accommodation (210 + 116 = 326 rooms).

Bridge House, LeedsValue: £71m New build mixed used multi-storey tower

Working with: Cunniff Design

Overview:We assisted Cunniff Design to demonstrate the constructability and cost of their iconic design.

We worked closely with Cunniff design in ensuring the competition designed concept was buildable. We assessed frame options based upon the numerous uses of the building. We carried out a cost vs benefit options of including a basement and how many storeys this should be. We assessed the cladding materials to ensure that the façade used standard items, which were adapted to suit the concept

We assessed the cost plan against to different uses of the scheme:

• Offices• Leisure• Residential• Skybar• Restaurant• Car parking

We assessed the buildability of the green walls/balconies and proposed products and were able to develop a comprehensive cost model.

The site was merged with two adjacent sites and the scheme expanded. The three joint owners wanted a large, branded Architect practice to deliver the scheme and therefore, Cunniff’s design did not progress.

How we made a difference:By working closely with the architect from the outset, we were able to demonstrate that, even though the scheme was still at concept stage, it was an efficient solution that was affordable and deliverable.

Lisbon Square & Ebor Court, Leeds

Overview:Development of two new build PRS schemes in Leeds City Centre.

Our Role:Lisbon Square – Preparation of cost plan and programme to assist the Client’s agent in demonstrating their cost to the Client to support their appointment.

Ebor Court – Preparation of cost plan, programme and difficult logistics to allow negotiated procurement between Client and Contractor.

How we made a difference: ■ Carried out an independent review of

the scheme to prepare a cost plan, programme and methodology to set a Maximum price for the scheme.

■ The delivery of Ebor Court was restrictive if the two adjacent schemes were built first and to demonstrate this we prepared methodology plans for various scenarios.

Ultimately, the sites were merged with an adjacent site and the scheme expanded. The lead developer is now procuring design teams and exploring funding options.

The Gateway, LeedsValue: £31.5m 27 storey PRS scheme

Working with: RG Group Gardiner & Theobold & DLA Architects

Overview:We were employed by the Contractor to assist with procurement. We carried out design reviews, prepared cost plans, detailed programmes and developed a logistics strategy.

We carried out a review of the scheme to prepare a cost plan, programme and methodology to set a Maximum price for the scheme. We liaised with the Client’s PQS/PM team to ensure their cost plan was correct prior to Client presentations.

How we made a difference: ■ The project budget was adjusted to

reflect our actual market tested rates, the specification of vision effecting materials was confirmed which allowed the Client to seek funding.

The scheme has since stalled awaiting site purchase.

Bristol Royal InfirmaryValue: £40m New Build Student Accommodation

Working with: RG Group & Unite

Overview:Construction of 738 bed new build student accommodation entailing the refurbishment of existing building to form 2,000m2 medical education building and 2,000m2 offices.

The site is a complex change of levels requiring facade retention and various forms of piling.

There are further extensive restrictions as the site is an island which is bound by arterial routes through Bristol, Bristol’s main bus station and the existing hospital’s helipad.
