California Commercial Advisors offers for your investment, the Arabian Mobile
Home Park in Indio, California. This is an all age park in the fast growing Coachella
Valley in Riverside County. This multi-family offering is a high occupancy, long term
tenancy property with room for revenue growth.
The park is permitted for a 83 mobile home lots, and contains a laundry building
that is not currently in service. This property is served by the Indio Water Authority
and the Valley Sanitary District for water and sewer. Asphalt roads are in fair condi-
tion and parking is adequate for tenants and guests. Coaches within the park are a
mix of mobiles and RVs.
There is onsite management and offsite management support to run operations and
secure new tenants.
Rents average $382 a month in a market where comparable rents are $400+. Tenan-
cy is at 87% with 11 vacancies available as upside. Tenants pay for all utilities. Rents
are being raised $10 in April for an increase in annual gross of $8,600 for the coming
