There are many definitions of what BIM is and in many ways it depends on your point of view or what you seek to gain from the approach.

Sometimes it’s easier to say what BIM isn’t:

It’s not just 3D CADIt’s not just a new technology applicationIt’s not next generation, it here and now!Most importantly it’s not a magic bullet!!!

BIM is essentially value creating collaboration through the entire life-cycle of an asset, underpinned by the creation, collation and exchange of shared 3D models and intelligent, structured data attached to them. www.bimtaskgroup.com

What is BIM?

There are many definitions of what BIM is and in many ways it depends on your point of view or what you seek to gain from the approach.

Sometimes it’s easier to say what BIM isn’t:

Level 2 BIM by 2016

UK BIM Maturity LevelsLevel Definitions

0 – Unmanaged CAD probably 2D, With paper as the most likely data exchange mechanism.

1 – Managed CAD in 2 or 3D format with a collaboration tool providing a common data environment, Commercial data managed by standalone cost packages with no integration

2 – Managed 3D environment held in separate discipline’s with attached data. Commercial data managed by an CDE. The approach may utilise 4D Programme data and 5D cost elements.

3 – Fully open process and data integration enabled by IFC or similar. Managed by a collaborative model server. Could be regarded as iBIM(integrated BIM) potentially employing concurrent engineering processes

Note how Objects are in Rooms, Rooms belong to Floors and the Floors belong to the Building.

As the design progresses, we get closer grained objects top the point where we have described a

virtual building in terms of COBie.
