Wallayat complex is the project of Time Marketing which includes
China Center I, II, and Rabi Center etc. We have done project on
China Center I. China Center is a modern commercial center which
offers the highest level of business opportunities. China center is
a masterpiece of its kind. A multistoried Chinese architecture
ideally designs for stores, shops and display center. A fantastic
commercial center that has a wide number of shops inviting sales of
luxuries goods, electronic items, consumers durables, furniture,
jewelry, fashion brands, cosmetics and boutiques. The entire center
is being constructed according to the highest standards of quality,
technical facilities and safety. Location:China Center I is built
on a prime location inside Wallayat complex Bahria Town phase 7,
ideally situated at BahriaTown expressway, the gateway to Bahria
Town phase 7 and DHA I Rawalpindi. Starting Date:7 August 2014

Phase I Pre-construction: Pre-construction phase includes
concept, feasibility and design. Pre-construction determines the
ultimate outcome of a project. At this stage, construction
contracting methodology must be determined. Will the project be
design/bid/build, or will a construction manager be brought on
board to assist with the process? The clients responsibility is to:
Address why the project is necessary Prepare a functional program
Determine how will it be fundedAt the conclusion of the
pre-construction phase, the following must be confirmed: Scope Cost
TimingPurpose of the feasibility study: Determine what needs to be
done to deliver the project (a technical report) What will it cost?

purchasing all raw material used in construction very effectively.
Cement is that material which is use in high quality A+ quantity
but the customer is not affords that quality of material so for
that looking its need they contacted with the cement manufacturing
company that is Russia and china are import to prepare all the
material on project site.2.4) Procurement of Raw MaterialRaw
material is purchased internationally. Internationally they
purchase from;1. China1. Russia1. They outsourcing their machinery
Mosa khan co and Zubaira are the builders.Phase III

due to the rapid urban development, this part of city (Bahria Town)
has become home of over a million people and it is estimated that
half a million people passes through Wallayat complex every day.
This makes it the most visited area of the region and more ever
most of the wants everything under one roof. China center provide
an opportunity for businesses to capture the demand these people
and make them their target market. It also provides an opportunity
for customer to purchase products under one roof because China
Center offering one roof solution.Project Scope2.7) Project
ObjectivesThe main objective of China Center I is to offer superior
products and services to business sector by offering one roof
solution. China Center was established with the objective of
developing innovative solutions that help the clients to visualize
and forecast the result of their investments clearly thus reducing
the uncertainty that is considered a hallmark of real estate
business and investment in Pakistan.2.8) DeliverablesA deliverable
may be composed of multiple smaller deliverables. It may be either
an outcome to be achieved. A deliverable differs from aProject
Milestonein that a milestone is a measurement of progress toward an
output whereas the deliverable is the result of the process. A
milestone might be the completion of a product design while the
deliverable might be the technical diagram of the product.After
defining objectives next step is to define deliverables which are

Project scheduling is concerned with the techniques that can be
employed to manage the activities that need to be undertaken during
the development of a project. Scheduling is carried out in advance
of the project commencing and involves: identifying the tasks that
need to be carried out; estimating how long they will take;
allocating resources (mainly personnel); Scheduling when the tasks
will occur.Effective project planning will help to ensure that the
systems are delivered: within cost; within the time constraint; To
a specific standard of quality.Two project scheduling techniques
are used, the Gantt chart and the Activity Network. Two software
are used in scheduling of activities in project management; MS

for this project Machinery ManpowerTime Marketing &
Construction Company has the most efficient and skilled full
employees and labor. Mostly they didnt hire new people for their
new project they hire employees which are working on other
projects. A company cant perform all activities and company dont
have all the resources to full fill the work so in China Center
project 4.1 ) Monitoring and ControllingWhile all activities are
being performed starting from digging till the last step every step
require, closer monitoring and supervision and guidance from the
higher authority is required and the laborer have a direction what
specific mile stone they have to achieve in certain in certain
period of time. Controlling is the source of life which is a three
step process, measuring actual performance against the desire, than
to see the gap and then taking corrective action. Mrs. Shabnam
Batool (Project Manager) directly monitor and control the
activities of the project and labor. Chapter 055) Crashing of
project The process of reducing the time line of project is called
Crushing. Companies do the crushing because; Completion on time

using crashing approach. Means they are not crashing their
activities. According to Hashmi Sab, they will complete their
project within the time frame; maybe they complete this in less
time. So according to them there is no need to crashing their
activities because it requires more labors which ultimately

Estimation and Budgeting Financial DetailUsually business uses two
modes of financing for their projects. The first one is equity
(part of capital invested by the owner itself) and leveraged
financing (part of capital employed usually in the shape of
debt/loan). As per china center 100% finance are provided by the

TechniquesIn the cost estimation there are 4 methods from which a
company can calculate their expected cost of the projects these are
common approaches which companies are using for knowing a guess
based cost estimation. These are; Ball Park Approach Comparative
Approach Feasibility Approach Definite Approach Time Marketing
& Construction Company are using the comparative approach for
cost estimation of the project. Means they are using top down
budgeting approach.Project Budget:Project budgeting development
process is the mix of analysis, estimation repetitive work and
intuition. The aim of project budget is to support the project to
achieve its goals. Project budget is identifies and allocate the
resources. The project budget communicate can we achieve mile stone
or not. WBS, Scheduling and Budgeting have relationship with one
and other.

There some different project budgeting methods which are used to
collect project related informations. The ways in which cost data
are collected and interpreted mainly depend upon whether the firm
employs a top-down versus bottom-up budgeting procedure. Top down
Budgeting Bottom up Budgeting Activity based Budgeting In the above
three methods China center only used the top down budgeting
method.China center (Top down budgeting):In the china center
project used Top down budgeting method. In top down budgeting
method budget is allocated by top management of on the bases of
their past experience and intuitions. By using this methods top
management have full control on budget. China center said that
budget is allocated by top management and then pass down to the
hierarchy then project is broken to more detailed and specific
pieces of activities.China center Budget Contingences:Budget
contingency mean the allocation of extra funds to cover the
uncertainties and unseen events to improve the chances of project
success. China center also allocate project contingency fund but
they did not need of extra funds. They also allocate separate fund
for uncertainties. There are several reasons to allocate of Budget
contingency fund some common reasons are as follows. Project scope
is subject to changes Murphys Law is always present Cost estimation
must anticipate interaction costs Normal conditions are rarely
encounteredTime Marketing & Construction Company are using the
comparative approach for cost estimation of the project. Means they
are using top down budgeting approach.Chapter 077) HRM
Recruiting/Selection for specific relate to Project Right now for
this project Time Marketing & Construction Company has 8
permanent labor and 7 to 8 are non-permanent workers. They are not
hiring the people for their projects because they use their own
site permanents workers. The Project manager said that if we
required more staff for the project then we call labor that are not
permanent but mostly they work with us and then they come here and
work. Company has created a special department for their employees
and daily wages workers. This department is giving them incentives
relating bonuses, health facility; insurance these all things are
given by the company for motivation of their employees and
labor.Chapter 088) Limitation of the ProjectThere are several
limitations of the project which creates hurdle in performing the
activities and it causes so problems for the organization. Sohaib
Hashmi said that in the project China Center I we meet fallowing
limitations;Followings are some limitations: Health and Safety of
labors Raw material price fluctuation Height is been limited by 10
tanks taken by the road ordered by RDA Weather condition of this
region is very uncertain. In summer temperature goes up to 50
degree due to which its not possible for labor to conduct
activities and there is also a rain issue. Due to which mostly work
was stopped. Holidays issues due to political and several issues in
Rawalpindi and Islamabad there are many uncertain issues to face in
shape of holidays which are not in schedule of china center.
9) ConclusionAfter doing this project it may conclude that
project management is very important for any company to schedule,
monitor and control their project. Especially for construction
companies like Time Marketing & Constructions application of
knowledge, skills, tools and techniques for project activities are
very important because whenever companies like Time Marketing and
Construction Company build new plazas, dams, roads or any other
building they need to plan (both financial or human), schedule,
monitor and control all the activities to complete their projects
well at time. As per Time Marketing and Construction Companys
project China Center I it is concluded that company uses most of
the project management tools and techniques. This help them to
complete this project within time span. Right now the project is
under construction and company are achieving their milestones
within the time allocated for each activity. At the end it is
concluded that as a part of Project Management analysis we have
good understanding of the various processes in construction
industry. The broad objectives of our projects to learn about the
project management practices involved in construction, and to
analyze the operations activities in depth were achieved.
