    THE MANUAL’S INTENT

     This Tenants’ Manual has beendrafted and incorporates the mostaccurate information available tothe Landlord at the time of drafting.

     The Landlord reserves the unilateralright to issue changes,amendments or updates to thismanual in the event that anydetails, specications, designs orother information in the manual

    changes or becomes invalid or non!relevant. "ny such changes #ill benotied to all tenants in #riting.

     This Tenant’s Manual is intended asa guide for the interior design#or$s, presents the criteriaestablished by the Landlord for thedesign and e%ecution of the leasedareas as #ell as the branding andadvertising #ithin the &hopping

    Mall. The Manual also containsspecications, regulations andprocedures to be follo#ed by the

     Tenant, to ensure that the standardand aspect of the &hopping Mall ismaintained through appropriatetenant shop designs, as #ell asobtaining the Landlord’s approvalfor the interior design #or$s, M'(and other specic e)uipment,

    before the start of the construction#or$s #ithin the leased premises.

     /nchiriate, precum 0i pentru

    branding!ul 0i reclamele din *entrul*omercial. Manualul conine, deasemenea, specicaii,reglement4ri 0i proceduri caretrebuie urmate de c4tre Locatar,pentru a asigura meninereastandardului 0i a aspectului*entrului *omercial printr!oproiectare adecvat4 a maga3inelorlocatarilor, precum 0i pentru a

     Tenants must cooperate #ith theLandlord throughout the entireduration of the design process, of the plan and design approval. M'(and leased space specice)uipment form part of the Tenant’s#or$s7 ho#ever these need to becompatible #ith the overall buildingdesign and systems in order toensure proper operation of allsystems, both #ithin the leasedpremises and the general buildingsystems and e)uipment. t isrecommended that regularmeetings ta$e place bet#een the

     Tenant, the &hopping Mall’s8esigners and other *onsultantsand &pecialists as employed by the

     Tenant and9or the Landlord, #ith thepurpose of discussing all theaspects concerning the #or$s andensuring compliant and compatibledesign for shop t!out #or$s.

     The obligation of ensuring that the

    proposed details for the design ande%ecution of the Tenant’s #or$scorrespond to all contractual, legaland statutory, provisions #ill beentirely underta$en by the Tenant.

     The obligation to obtain theLandlord’s prior approval for t!out#or$s and the conditions stipulated#ithin rests #ith the Tenant. "ny

    #or$s to be performed by the Tenant re)uire the Landlord’s prior#ritten approval. The Landlord hasthe right to inspect the Tenant’s#or$s during e%ecution in order toensure that )uality standards andcompliance #ith this manual andthe approved Tenant’s designs arebeing adhered to.

    height of premises and M'(re)uirements and participantsin unit hand!over.

     The Tenant provides the Tenant *oordinator #ith thecompleted )uestionnaire,#hich outlines hisre)uirements regardingmechanical and electrical

    services, air changes andtemperature controls.

     The Tenant *oordinatorprovides the completed)uestionnaire to the Landlord,*onstruction ro;ect Managerand Landlord’ *onsultants forrevie# of the Tenant-e)uirements detailed in thereturned )uestionnaire toensure that the re)uirements
