An early morning breakfast stop for a truck driver nearly turned into an expen-sive one when his truck full of groceries was hijacked on Monday morning last week.
However, it was his lucky day as the metro police not only recovered the truck but also all the stolen goods, worth R125 000, in Ivory Park.
Chief Supt Wilfred Kgasago, spokes-person for the metro police, said fi ve suspects, two Ethiopians and three South Africans, had been arrested.
Kgasago said the white Nissan UD80 truck, laden with huge quantities of food-stuffs, left its business premises in Isando early on Monday morning.
Along the way, the driver made a stop to get breakfast and his truck was hijacked at gunpoint by an unknown number of assailants.
“At 7.40am the EMPD received infor-mation of the hijacked truck and with the assistance of the vehicle tracking system, located the vehicle at 8.20am in Ivory Park with its load missing.
“The last stop of the truck, before where it was found abandoned, was detected.
“The detected location was a house on Khulani Street in Ivory Park where the offi cers recovered the stolen groceries and found fi ve men. All fi ve suspects were arrested and detained at Ivory Park Police Station on charges of possession of stolen goods and a hijacked motor vehicle,” Kgasago said.

Four months left for Dann Road reservoir
The new Dann Road reser-voir is 95 per cent com-plete, with only about four
months of fi ne-tuning left to go. At 60m in diametre, this con-crete creation will hold up to 25 million litres of water, about 10 Olympic-sized swimming pools, supplied by Rand Water.
This, however, does not mean
that benefi ciary residents should be wasteful with water.
“This reservoir is mainly to boost water supply,” MMC for water, sanitation and energy Tiisetso Nketle told Express on site. “We are preparing the area for the future. We do not want to struggle like drought-stricken Cape Town.”
If water outages were to occur, the reservoir will have a 24-hour storage capacity to supply Aston Manor, Nimrod Park, Pomona, Bredell and Glen
Marais extensions with water. According to water and
sanitation head of department Mduduzi Shabangu, the reser-voir should be completed by October 30.
“Minor things like cleaning the yard, laying paving, build-ing a guard house and water tower remain.”
This water tower, said Nketle, will elevate water and help with water pressure issue in the area. “This issue is not always due to the reservoir
but the people’s houses them-selves,” she added.
Once the reservoir is com-pleted, a water test will be done to make sure there are no leakages.
“If so, the leakages will be repaired and the reservoir will be fi lled,” Nketle added.

The Dann Road reservoir is nearing completion. Head of the department for water and sanitation Mduduzi Shabangu, MMC of water and sanitation Tiisetso Nketle and a project manager are proud of the progress.
When a local business read about Amy Botha (19), an Allen Grove resident with a rare brain disease that might leave her blind, they knew they had to help.
So, A&G Foods, which specialises in quality spices and soya, has put together a Help-Amy-get-a-shunt fi ve pack of spices.
For each R80-pack sold, R20 will go towards Amy’s cause.
She needs to raise R250 000 for a shunt that will drain spinal fl uid pressing on her brain. When Express spoke to Amy’s mother Natasjha earlier this month, she confi rmed the funds are sitting at only R17 200.
“We have spoken to Natasjha,” marketer for the company Amelia de Beer told Express. “We are also trying to get a few local schools involved to help with this fund-raising event for Amy.”
So, why not spice up your life? It will be for a good cause.
Readers interested can call or Whatsapp to order 062 814 2150 or email on [email protected]
The company is willing to deliver the spices at your doorstep.
Amy Botha (19), who has a rare brain disease called Idiopathic Intracranial Hypertension, is fi ghting against time to raise enough funds for an operation that will hopefully save her sight.
Fourteen people sustained injuries ranging from moder-ate to serious when a taxi and a vehicle collided on Pretoria Road near JJ Maritz at 8pm on Friday night.
Ineke van Huyssteen, spokes-person for ER24, said when ER24 paramedics arrived on the scene just after 8pm they found a number of patients lying scat-tered across the road.
It is believed that after the taxi rolled, some of the pa-tients were ejected while oth-ers were pulled from the taxi.
The driver of the vehicle also sustained serious injuries.
Metro services closed the road in both directions.
ER24 and various other med-ical services on scene trans-ported the patients to hospital for further medical care.

Help aspiring Springbok Zeek (15) get to the UKA
talented Norkem Park rugby player has landed the opportunity of a
lifetime. Lehlohonolo ‘Zeek’ Mokoena
(15) was one of 260 players selected by the Grootvlei Sport Academy for a rugby tour to the United Kingdom in September.
However, this gifted wing and aspiring Springbok fears he will not be able to attend the 10-day tour to England and Scotland as his mother, Brighty, cannot afford the R31 895 needed.
“My mom is a single par-ent. Her income has to cover a lot of expenses,” the mature Birchleigh High School learner told Express.
His proud mother hopes that, through fi nancial assistance, his dream to travel abroad for his beloved sport will come true.
“He is a keen rugby player and this will be a once-in-a-lifetime opportunity for him.”
Rugby fi rst caught Zeek’s eye during a tournament hosted by Spur at Aston Manor Primary School.
“I love rugby because, although it is a very physical sport, it can teach you disci-pline and how to be a good person.”
To him, this tour will help him to fulfi l his dream of some-day wearing a green and gold
jersey.“I would learn more about
rugby and build my skills to hopefully become a Springbok in the future.”
Zeek believes there is no use in taking on obstacles alone. “Without my team, this oppor-tunity wouldn’t be possible.”
His advice to rugby young-sters is that teamwork makes the dream work. Young Zeek is grateful for everything his mother does for him.
“I hope God will bless her so that she can continue helping me with my fees until I fi nish school.”
The fi nal payment for this tour is due on July 31. To as-sist Zeek, readers can contact Brighty Mokoena on 083 513 2960. Authentication of details can be verifi ed through Univer-sal Travellers on 012 991 5134 or Grootvlei Campsite on 076 244 0460.
Payments can also be made using the following details:
Kindly send proof of payment to [email protected] or fax to 086 246 3648.
A camera-shy Zeek Mokoena (15) did not wish to pose for a picture, but he is very proud of his rugby jersey. The talented wing hopes to become a Springbok someday. Photograph supplied by Brighty Mokoena.

One of the three alleged hijackers arrested on Modderfontein Road on Tuesday afternoon last week cracked
a smile before climbing into a police van. He then peeped through the small hole.
This was the scene after three men, be-lieved to be involved with the Sandton Rolex Gang, were arrested following a shoot-out.
One suspect is still at large following the hot pursuit and shoot-out with the Hawks from Fourways to Modderfontein.
According to Sgt Sharon Tsotsotso, spokesperson for Sebenza SAPS, the Hawks were hot on the suspects’ heels the moment they started moving in a stolen
white Ford Fiesta.“They had been monitoring the car since
it was hijacked from a woman in Alexandra about three weeks ago,” she told Express.
She added that this was not the suspects’ fi rst rodeo.
“They are linked to the notorious Rolex Gang and hijackings around Alexandra, Sandton and Midrand.”
The chase ended on Modderfontein Road, en route to Greenstone Mall, close to the Gautrain bridge.
The suspects, aged between 25 and 32, fl ed the vehicle and a shoot-out ensued. One man was shot in his upper body and later taken to Tembisa Hospital.
He and two fellow suspects were arrested, but the fourth managed to get away. No Hawks members were injured and two fi re-arms were confi scated from the suspects.
It is not clear how many shots were fi red, but fi ve empty shell casings were circled on the tar road. The front window of the hi-jacked vehicle had been hit and the left front passenger window seemed to be shattered.
When Express arrived on the scene just before 3pm, the two suspects were lying in the road with their hands cuffed behind them.
As frustrated and curious drivers turned their heads to catch a peek at what was caus-ing the traffi c delay, three forensic techni-cians dressed in blue were processing the scene.
Shortly after, the suspects were escorted to the back of a police van. One cracked a smile upon climbing in, before peeping through the small window. Close by, responders to the scene were enjoying corn cobs for lunch.
The suspects will be charged with attempt-

Two alleged hijackers on the scene of the crime. They were arrested with a fellow suspect, but a fourth got away.
A suspect who was allegedly involved in a robbery in Spar-tan in mid-May was nabbed by the metro police last week.
Chief Supt Wilfred Kgasa-go, metro police spokesper-son, said the armed robbery took place on May 14 by an unknown number of perpetra-tors.
At least two of the assail-
ants were caught on CCTV cameras.
“A tip-off enabled metro police members to track down one of the two suspects on the video footage. On Thursday, June 21 at around 11am, the suspect was spotted in Lekaneng Section in Tembisa driving in a blue Ford Focus with a female passenger,”
Kgasago said. The suspect’s residence
in Lekaneng Section was searched where clothing matching those on the video footage were found.
Although the suspect vehe-mently denied involvement in the Spartan armed robbery, he was detained at Kempton Park Police Station.
Tip-off leads to arrest
Benoni Flying Squad mem-bers arrested four men on the R21 on June 14 for posses-sion of unlicensed fi rearms.
WO Grant Giblin, spokes-person for the fl ying squad,
said members on the R21 close to the Engen One-Stop searched a suspicious red Volkswagen GTI with four men at 3pm. Inside the vehicle they found two 9mm
pistols with their numbers fi led off, as well as 29 live rounds of ammunition.
All four suspects, aged 30 to 32, were immediately placed under arrest.

‘I am not a thief’ - ice-cream man
Local ice-cream man Geoffrey Sutton (43) says he is no thief. This, after he read an article
where a Kempton Park resident claimed that an ice-cream man driving a green van stole her wheelie bin.
“It was very disappointing to read the article,” Sutton, who drives a green ice-cream van, told Express.
He has been selling ice cream, chips and lollipops in Kempton Park, Benoni and Boksburg since last year August.
“I felt more information needed to be given about the vehicle because we are a lot of guys that do this.” A wor-ried Sutton insisted he could not afford to paint his van a different colour just because someone else decided to serve crime instead of ice cream.
Annetjie Labuschagne (40), who lives on the corner of Jacaranda Street and Highveld Road, told Express on Monday she arrived home to fi nd her bin was missing. A teenager who witnessed the event said a man put the bin into his van, garbage and all, and drove off. Unfortunately, the youngster didn’t have more information.
“It’s sad for us guys who make an honest living out of this,” Sutton says.
“I get lots of compliments from my customers, as I go out of my way to keep them happy.” This ice-cream man, who drives his route from 11am until 4pm in winter, says his van can be distinguished through the generator on the back, an image of Shrek on the door and its low roof.
After speaking to Express, this honest ice-cream man drives off in his van, with a familiar ice-cream tune playing over its speaker. No wheelie bin can be seen at the back of the van, only heaps of treats for sale.

The metro reactsT
he City of Ekurhuleni has replied to questions posed by Kempton Express regard-
ing the refuse removal problems in Kempton Park.
A letter depicting specifi c prob-lems in Ward 16, which was pub-lished in last week’s edition, was forwarded to the metro with the questions.
The metro reacted to our questions as well as statements made by the writer.Q: Why is only one side of the road serviced?
A: Refuse collection teams service their respective demarcated streets on both sides in order to curb confu-sion that might appear from resi-dents during operations.Q: Why is refuse not removed as indicated on the schedule?
A: Refuse collection takes place on scheduled days as per the refuse removal programme. However, with the probability of vehicles breaking down as a result of either hydraulic systems and/or mechanical, occa-sionally refuse will be collected the same week but not on the scheduled day.Q: This is not an isolated case. We receive similar complaints from different areas in Kempton Park and have asked questions before with no response. We need to know when the service will run smoothly with regular refuse removal on stipulated days.
A: As mentioned above, occasion-ally technical problems with the refuse removal trucks affect the col-lection schedule.Q: Since the start of the new refuse removal programme in January 2018, the wheelie bins on the one side of Van Riebeeck Street (southern side) have in fact only been serviced as per sched-uled programme (Mondays) about three times.
A: It’s erroneous to imply that ever since January 2018 there hasn’t been service as per the refuse removal programme at the aforesaid area because there’s been monitor-ing of teams on irregular intervals by supervisory staff/management to ensure compliance with the pro-gramme. The programme is adhered to more often than it is suggested, despite the challenges mentioned above.Q: The rest has been on either a Tuesday/Wednesday or not at all. There have now been three occa-sions that we have not had any service of up to three weeks.
A: In case of persistent non-collection, residents are required to call the offi ce at 011 999 3753/4047 from 8am to 4pm for complaints
to be registered and be attended to in order to correct discrepancies of such anomalies.Q: The northern side, however, has been serviced regularly every Monday as per the programme.
A: Waste management appreciates feedback received in order to further improve areas that still have chal-lenges regarding regular service.Q: My complaints to the DA ward councillor has not revealed any improvement of the situation as he keeps on with the same excuses and promises that do not realise into any improvement.
A: We are striving to improve all incidents of non-collection by addressing turnaround times for ve-hicle repairs and other defi ciencies.Q: Needless to say that the local refuse department phone number leaves you dry with no response by answering of the phone.
A: The department’s phone numbers are enabled to receive other calls while still talking to other clients.Q: I have indicated to the council-lor the programme is not working as on the few occasions that they did eventually arrive it was mostly after 6pm.
A: The programme is meant to ensure that residents note the collec-tion days of the week and place their refuse for pick up on their pavement on a scheduled day. The workload that sometimes leads to after hour operations are as a result of the col-lection of all re-ceptacles which will come to an end on June 30 and also compound the aforemen-tioned chal-lenges for now.Q: How must one know when to take the bins back inside to avoid pilferage?
A: The depart-ment encourages residents to reuse, reduce and recy-cle their waste in order to minimise what is disposed of in the bins.Q: I think every resident on this side of Van Riebeeck Road and also others
are affected by this poor service. Residents in Ward 16 need some response from the department of a service being paid for without delivery thereof.
A: The response hereto has been provided above.Q: Van Riebeeck Road is one of the main link roads between Old Pretoria Road and the R21/R24 and certainly requires better ser-vice that can improve the image of the area used by so many.
A: The department shall effect improvement of the service in order to ensure uplifting of cleansing standards.Q: The logo on the programme indicates that we are in a “part-nership that works”, so please re-spond with helping in this regard.
A: The department upholds the sentiment expressed in the slogan and will also encourage residents to ensure that they take out their refuse on the day of collection and not place refuse after collection vehicles have passed their streets and claim that it is for the following week. It creates the impression that some houses have been skipped, it litters the streets and encourages rodent breeding.
Residents are encouraged to ensure that their 240l bin lids are closed when placed outside and whereby residents’ bins are overloaded, they will be en-couraged to get additional bins.
It stays a battle
to get removal
PINE PIENAAR writes:
It has now been almost a month or maybe more that we always have to request the municipality to remove the refuse.
Since the introduction of wheelie bins we are battling to receive a service from the mu-nicipality. Every time we request removal it only happens two to four days after the scheduled day.
Our neighbourhood always contacts the councillor in our area and he tries his best but is also struggling to get any results.
Where do we live: Gladi-oli, Gardenia, Varing, Rose, Du Plessis, Buchu and Poplar streets, across from Palm Butch-ery behind the park.
Refuse is supposed to be removed each Monday and to date nothing has happened, with numerous complaints.
Metro always late
RITA NIENABER of Veld Street, Glen Marais writes:
On Monday, June 18, for the fi fth week in a row, our refuse was not collected on the designated day.
I called numerous times to the number supplied by the call cen-tre; most of the times it just rang. Out of 10 calls, you are lucky if one is answered.
When you do fi nd someone, the standard response is they will con-tact the contractor to remove the waste but when you arrive from work, the bin and bags (as not all leftovers can fi t into the bin after the fi rst week of non-collection) are still on the pavement.
Other houses on the same street
and neighbouring streets do not have the same problem. We even saw the truck on Fiskaal Street but our property and all the properties between Adrea and Vlei streets were not serviced.
After fi ve weeks the bin is smelling terrible and each day I leave it outside, pedestrians walk-ing by just dump all their waste in and around the bin. The pavement looks terrible of all the stuff just dumped.
I have emailed the manager of the waste management services two weeks ago and until today had no response on the email, not even an acknowledgement.
I do not know who to approach anymore but this cannot continue any longer.
NOT A HAPPY RESIDENT of Esther Park writes:
Our rubbish bags are not being picked up because we do not have a wheelie bin.
Unfortunately both my husband and I are in a situation where we simply cannot take off time from work to collect a wheelie bin.
On Monday, June 18, we made the effort to go the Kempton Park Waste Management Depot in Spartan to collect a wheelie bin (as per a message received: Mon-day to Friday from 8am to 4pm
and Saturday from 8am to 3pm before June 30).
However, we were told to come back the next day as they did not have any stock available. Trying to explain our situation, all fell on deaf ears.
How and when must we collect a wheelie bin? Please explain to us why we could not get one of those wheelie bins just standing there on the premises.
But your message reads: A cleaner and greener Ekurhuleni starts with you (us the residents)
No! It starts with you and your service Ekurhuleni.

“The winning school received a fl oating trophy and we want to con-tinue with this challenge next year and see if another school can claim the trophy.
“We appreciated that all the ten-ants at the centre came on board for this initiative and helped make it a huge success. We also appreciate everything that was donated. We also
received blankets from companies and individuals.”
Among others, Botes said they also received blankets from Chris-tian Motorcyclists Association South Africa (CMASA), Blue Gill Estate and Glen Eagle Estate.
Children from Youngstars Edu-care and dancers from Aldante Dance Studios were told about the history of pizza and shown how to make their own pizzas at Domino’s Pizza.
If they were not making pizza, the

“It is wonderful to know that the community backs people who are in need. With the community’s help we can truly change the hearts of the city,” Duane Edwards, branch manager at MES Kempton Park, told Express.
Customers and supporters were also given free blood pressure tests, weight screening, checking of cholesterol levels and free eye and hearing screenings at the event.

Birchleigh North is home to the beautiful, sassy and classy Buyiswa Solani-Jevu
(30), who was recently announced as a Tammy Taylor Mrs South Africa semi-fi nalist 2018.For Buyiswa, being one of the 100 semi-fi nalists is a huge step in the right direction.
“To be a semi-fi nalist out of the many entries the programme received is an honour on its own,” she said.
“I am among other beautiful and sophisticated married women from all over South Africa. Tam-my Taylor Mrs South Africa has gained the reputation of being a women-empowerment programme and prides itself on producing the very best in real, relatable and modern South African women. The programme celebrates mar-
riage and the essence of being a real woman.”
The mother of one feels the competition gives married wom-en, like her, the platform to realise their dreams and become the voices of change.
“The programme was created for married women who would ordinarily not have such a plat-form to compete and be ambassa-dors for South Africa on a global scale.”
Here are questions and answers that will help you know Buyiswa better:
• What makes you proudly South African?
“Our incredible landscapes and world heritage sites we have, our different beliefs and cultures. The fact that government subsidy housing (commonly known as
RDP houses) is home to millions of people and unemployed moth-ers get child support grants to meet their children’s basic needs.”
• How many children do you have?
“I am a mother to my one and only baby girl, Imitha Jevu (2).”
• Why did you enter this pag-eant?
“Besides winning the overall competition, I hope to learn a lot from the different beautiful mar-ried women of South Africa, gain experience in public platforms and develop my independence as a married woman.
“I also want to learn more about contributing towards nation-building at large, via woman to woman mentorship programmes as a mother and again a married woman.
“Lastly, I want to inspire and help motivate others that it doesn’t matter where you are from and what scars you have, what is important is to always know that you have what it takes to be a success.”• What would winning Tammy Taylor Mrs South Africa mean to you?
“Winning is not about defeating others. It is basically about over-coming your fears, stepping out of your comfort zone, learning from your previous mistakes and turning your dreams into reality.”
• What makes you happy?“My family, seeing them happy
makes me extremely happy. Being able to assist others where I can also makes me happy. I also get joy and happiness from travelling and exploring different places. Lastly, shopping, shopping and more shop-
ping makes me happy.” • What inspires you?
“My mother is my inspira-tion; she is the defi nition of imbokodo (strength). I am also inspired by people who achieve their goals and make progress in their lives because it gives me hope that one day I will also achieve my goals.”
• How would you like to be remembered?
“I want to be remembered as a loving, humble, kind and caring person. As a person who always tries her best in all she does and someone who is always willing to help.”
• How do you feel about
being in the top 100?“It feels amazing, it’s a dream
come true though it’s not as easy as it looks. We have a lot of tasks to do, we have to meet our targets, we need sponsors and it’s not easy to get one.“Sometimes you just feel like locking yourself up in your room and crying but then again that’s what makes the jour-ney even more interesting. That is what makes you pray and push harder and I am so fortunate that I have a very supportive husband who is always by my side.
“I am learning a lot from this journey. I have gained more con-fi dence and it is indeed what we call a life-changing experience. I thank the pageant every day for giving me this opportunity and for making my dream come true.”• What do you do for a living?
“I am an admin support.”• What are your hobbies?“Travelling, cooking and hik-
ing.”Only 25 women will be selected
and announced as fi nalists at a charity ball at Emperors Palace on June 29. To help her secure a place in the top 25, SMS Buyiswa Jevu to 35959 or like the Mrs South Africa page on Facebook and like her picture in order for your vote to count.

In honouring Youth Month, South Africa Airways hosted its annual Youth Careers Summit at Air-
ways Park from June 11 to 14.The summit, now in its third year,
brought together 2 000 Gauteng learners from Grades Nine to 11, students from Ekurhuleni East College and numerous other TVET colleges in the province.
Aimed at sparking conversation around the country’s skills require-ments and opportunities in avia-tion, the event highlighted the wide array of career options available to youth within the aviation industry in general.
Zuko Mguzulwa, acting head of training at SAA Training, said: “We started with 200 students in 2016 and hosted 400 last year.
The increase in the attendance is really exciting, because the idea is to expose these youngsters to the various careers in aviation and hopefully plant a seed in some of them to consider aviation as a career.”
Delegates and students were given insight into a number of professional aviation disciplines such as engineering, fl ight opera-tions, logistics, catering, aircraft

This knowledge was shared at the different stalls put up at the venue and students were given the oppor-tunity to walk around and engage.
SAA spokesperson Tlali Tlali recognised that as a state-owned company with a mandate that includes supporting the national developmental agenda, SAA understands the importance of contributing towards transforming the country by creating both eco-nomic empowerment opportunities, as well as providing training and skills development for the country’s youth.
Additional exhibitors at this year’s summit included DENEL Aerospace, the South African Police Service, Civil Aviation Authority, Mango Airlines and the Transport Education Training Authority.
“A total of 262 apprentices are already undergoing training this year with a further intake of 40 apprentices and interns beginning their training on July 15 in different fi elds, preparing them for future op-portunities in the aviation industry. Going forward SAA will consider reinstating some of the additional training initiatives for the youth once the fi nancial position of the company has been stabilised.”

MUNTU Vilakazi, a documentary photographer, was the winner of the 2017 Thami Mnyele Fine Arts Award, taking home the grand prize of R60 000. He is with Ward 91 Clr Desmond McKenzie and the MMC for Community Services, Clr Dora Mlambo.
A lot of cases are opened and closed at various police stations and as such, many people might think everyone knows the steps to follow when opening a case.
Well, that is not the case, as there are people who have never opened a case in their entire life before and know very little about the process.
Kempton Park SAPS has detailed the process at the police station.
• You approach a police offi cer at the community service centre.
• The offi cer will refer you to the crime offi cer where a state-ment will be obtained in private. You need to give your statement in detail to the police offi cer at the crime offi ce.
• The police offi cer will then give you (the complainant) a case number e.g. 24/05/2018 on a small piece of paper. Keep the case number safe because you will need it for future enquiries or as reference.
• You (the complainant) will then be taken to the detectives.
• The detectives will interview you for further clarity on certain issues and a witness statement will be taken. Always bring wit-nesses, if possible, when open-ing a case, it will speed up the process.
• If the suspect is available, he must be arrested immediately (except for common assault and minor cases). Domestic violence cases must be treated as a serious
crime.• Remember that the offi cer
who takes your statement at the crime offi ce is not the one who will investigate your case. The detectives who interview you may also not be the ones who will handle your case.
• Your case docket will only be allocated to an investigating offi cer the following working day. This also means that if you open a case over the weekend, you will know your investigating offi cer on the Monday. Note that your case will receive immediate attention, whether it is reported during the week, weekend or after hours before it is allocated to the investigating offi cer.
• The investigating offi cer will either visit or call you once he has received the docket to continue with the investigation.
• Once the suspect/s is arrested and the witness statement/s ob-tained, the case is ready for court. Take note that normally on the fi rst court date, it is not necessary for the complainant and witnesses to be at court. The reason is that the prosecutor must fi rst check whether he has enough evidence.
• You can voice your concerns with your investigating offi cer. If you don’t know who your inves-tigating offi cer is, use your case number to fi nd out. If you are still not happy, you can approach or contact the detective commander, Col Lesetja Manewa, on 082 778 7923.

When should a landlord start the eviction process? The relationship between a landlord and tenant is a business one, and should be treated as such. When a tenant is in breach of contract, it is best to start the eviction process as soon as possible.
Many landlords will have, at one stage or another, found themselves in the situation where their tenant cannot afford to pay the rent anymore and, in most cases, the tenant will leave voluntarily. But what happens in the case where the tenant refuses to move out?
Some landlords are too lenient, giving their tenants chance upon chance to rectify situations. Tenants can make many empty promises, which results in a big rental loss. The best is to remember that this a business
transaction, leave emotions out of it to a point, and also follow the guidance of the rental managing agent as they are the ones dealing with the tenant from day to day.
It is important that as soon as there is breach in the contract, that is, if the tenant has failed to pay his rent or has gone against any of the conditions stipulated in the lease, the landlord has the right to put the tenant “on terms” notifying him that he will cancel the lease if the breach continues.
The warning should be in the form of a written letter, to remedy the breach within whatever time frame is stipulated under the breach of contract section of the lease, or 20 days according to the Consumer Protection
Act.If the lease is cancelled, but the tenant
refuses to move out, the landlord would then start the eviction process.
The landlord cannot take the law into his own hands and lock the tenant out, nor can he enter the premises and claim items that belong to the tenant to sell in lieu of rent that is due, as this would be theft.
It can take some time to evict a tenant, and an attorney has to apply for an eviction order.
Once this has been issued, the Sheriff of the court will serve the notice to the tenant and the local municipality.
The tenant will be able to state his case at the hearing as to why he should be able to
remain and that an eviction order cannot be granted. It has to be remembered that the courts will only grant the eviction order after considering all the circumstances and has established what is just. If there are special circumstances the courts may not grant an eviction order straight away.
The courts tend to regard carefully the rights of the elderly, children, those with disabilities and households headed by a woman. They will use their discretion as to what date the tenant will have to vacate the premises and when the eviction order is to be affected.
By ensuring the tenant’s fi nancial status, previous rental track record, fi nancial behaviour and references have all been positive, there is less chance that it will end in a case of having to chase the tenant for rent each month or that they cannot afford to live in the unit.
If the tenant falls behind in their rent, the landlord must take action immediately and not wait for matters to rectify themselves.
It can take some time to evict a tenant, and an attorney has to apply for an eviction order.

Tips for buying a home remotelyBuying a home in a different city or town than the one you live in has become easier with the technology available.
Finding a new home that is “just right” for your family is stressful as well as exciting; and even more so if you are planning a purchase in a remote location.ResearchBefore you consider buying a home remotely, you should try to become as familiar with your new location as you are with your current one; where you probably know all sorts of details
without even thinking about them, like what time the post offi ce opens, or where the schools are, or which is the least congested route to work.
And your best resource in this regard is the Internet, where a few hours of research will generally yield everything from commute times and public transport availability to the location of shops, schools, parks, sport facilities, hospitals, churches and local attractions, as well as other essential information like crime stats, income levels and house prices.
Google Street Views will also help
you to visualise what it might be like to live there; although there is still no substitute for a personal visit.Estate agentsYour Internet research can also cover this and it’s important that you then make contact and ask them to start looking out for properties that might suit you.
It really helps to have people ‘on the ground’ who are personally familiar with the area and are prepared to provide you with inside information as well as real-time local market and house price trends.
Be clearWhen you’re planning to buy, you should always have a written list of features you want. You may insist on having a kitchen separate from your living area or need a home offi ce, or want to live close to the school so your children can safely walk there and back.
Knowing exactly what you want out of a home and location will really help you to hone in on the best options and pick the one on which you want to make an offer.Don’t freeze
If you’re still nervous about making an offer “sight unseen”, there’s always the option of making the sale contingent on you viewing the property in person (and still liking it) when you get there.
Alternatively, you can always consider renting for a few months and giving yourself time to settle into your new job and new routine before you fi nally decide on a new home.

Should you pay cash for your home? Many buyers feel buying a home
for cash is better than taking on a home loan, but this is not always the case.
Cash is good, and credit is bad. Pay off your debt and don’t take out new loans. Save for the things you want until you can pay cash for them.
This is the prevailing advice these days as many SA households wrestle with the ever-increasing cost of living.
So it is not surprising that many people think it would be a good idea
if they could pay cash when buying a home instead of taking out a home loan.
But prospective buyers also need to consider the potential disadvantages of this approach. A cash purchase of course eliminates the need to pay thousands of rands in interest on a home loan over 20 years, and cuts out the bond registration fee, although you will still have to pay transfer duty and legal fees.
Paying cash is also likely to make your offer to purchase more
attractive to sellers, because they don’t have to worry that you will back out if you don’t qualify for a home loan. This might even enable you to buy the house at a discounted price, especially if it is an urgent sale. In addition, buying a home for cash will usually shorten the transfer period and enable you to take occupation sooner.
However, buying a property for cash will probably mean that you are tying up most of your capital in one asset and that you could lose the option of being able to access
it in an emergency or investing it more profi tably.
When you pay cash for a home it is the same as investing it at the current home loan interest rate and when rates are low, you might feel that you could get a better return on your cash by investing in shares or commodities, although your risk will also be higher.
Cash buyers should keep an eye on their credit record. Not having a home loan could prevent you from obtaining one for a future purchase as there will be no history of regular
and responsible repayment. If property prices fall, you will carry
the whole loss. If you have a home loan, you will suffer a loss only on the portion of the purchase price you paid as a deposit and have paid off since.
The best compromise is usually to pay a large deposit, while still keeping some cash free for emergencies and other investments.

Ford Figo refreshed locallyWith an ever-increasing fuel
price adversely affecting the cost of day-to-day living,
many car buyers are looking for more fuel-effi cient cars that are less of a fi nancial burden when it comes to getting from point A to point B. Buyers are spoilt for choice within the budget segment and for many years, the Ford Figo has been a top contender. I spent some time with the recently updated Figo to see what this budget contender has to offer. The looks
The fi rst generation Figo was based on the outgoing Fiesta at the time and it was well received by the buying public. When time came to replace the Figo, Ford opted for a completely new design, thus establishing the car as a stand-alone model. This new
model refi nes the design of the out-going version with enhancements to the front bumper which now features more design-focused elements in the form of a honeycomb grille, new chrome inserts in the headlamps as well eye-catching detailing for the front fog lamp surrounds. The rear has also been given slight enhancements which give the car a refreshed look. The Figo also comes with dual-tone multi-spoke 14-inch alloy wheels for the Trend models and updated wheel caps for the Ambiente versions which have 14-inch steel rims. The interior
Stepping into the new Figo, one can expect to fi nd a rather spacious cabin considering the compact dimensions of the car. The designers have also given the centre console and upper instrument panel a fresh look while the Ford MyDock feature is a very
clever element. It is a dash-mounted smartphone holder that lets you mount your phone securely so as to make use of the navigation system without having to hold it. There is also a USB and 12 volt port for charging, which is a bonus in terms of convenience. Other features which caught my eye was the inclusion of a new, more modern fabric design on the seats while the interior plastics, despite being hard, appear durable.Sedan or hatch?
The updated Figo is available in either sedan or hatch body style as well as different trim levels. The base Ambiente features niceties such as front electric windows with one-touch operation, a built-in Ford Audio system with an integrated display and four speakers to name a few. The higher spec Trend is a more feature-packed model and offers remote central
locking, a belt minder for driver and front passenger, electric rear windows with child lock, rear window defroster, perimeter anti-theft alarm, as well as a gear-shift indicator for the manual model.Under the hood
Ford has fi tted a 1.5 TiVCT three-cylinder engine which develops 88kW/150Nm. I found that the com-bination of the engine with both the fi ve-speed manual or six-speed auto-matic gearbox, which is a conventional torque converter automatic, to offer a great all-round driving experience and impressive fuel economy.Verdict
I was impressed with the Figo as a budget car package. It doesn’t feel like a small city car on the highway and is easily capable of providing the driver with the black and white photograph that usually accompanies a traffi c
fi ne. It is a noteworthy alternative to the likes of the Volkswagen Polo Vivo.
Unfortunately, the Vivo carries a Volkswagen badge on the front and South African buyers lust after that more than anything. I also fi nd the Figo to come across as more subtle when compared to the aesthetics of the Vivo. As an entry point into the Ford brand, the Figo does offer more for your money than its competitors which in our economic climate might just be the deciding factor.Service and warranty

The market shift towards SUVs might be in full swing both globally and in South Africa, but it remains highly unlikely that the supermini or B-segment hatch will go the way of the traditional three-box sedan anytime soon.A long wait
In a segment that accounts for 15% of all new passenger vehicle sales, and which has been dominated by the Volkswagen Polo and to a lesser extent the Ford Fiesta, Nissan has been suspi-ciously absent by opting to concentrate on the upper A-segment with the Micra Active, a reworked version of the previ-ous K13 generation that debuted in Europe some eight years ago.
Now though, Nissan has introduced the new K14 Micra to South Africa. I was part o the national motoring me-dia group that got to experience this newcomer in a wet and windy Western Cape recently.Styling a sway(ing) success
While it is often the case that con-cepts are signifi cantly toned down aesthetically when shown in produc-tion form, the Micra not only retains the majority of the Sway concept car’s exterior touches but rates as a massive step-up from the model it replaces.
Boasting a more striking and funkier appearance than before thanks to its distinctive V-motion grille, tapering shoulder line, short bonnet, sweeping headlights with V-shaped integrated daytime running LEDs, C-pillar inte-grated door handles and boomerang taillights, the Micra undoubtedly looks sportier than any previous generation,
and arguably rates as one of the best in this segment.Interior is bittersweet
It is a similar story inside where Nis-san has taken the Micra more upmarket to rival the likes of the VW Polo and Ford’s Fiesta. Taking hints from the Qashqai, the Micra gets the signature D-shaped steering wheel, fi ve-inch TFT instrument cluster display and various other switchgear, but with a more youth-ful touch in that the top-spec Acenta Plus model can be had with orange detailing on the dashboard, seats and around the gear lever.
Just as welcome is the new seven-inch touchscreen infotainment, which while a big step up from the unit used in Nissan’s SUV range, it still comes
with outdated graphics despite being easy to use and featuring Bluetooth as well as Apple CarPlay.Space hits a false note
Somewhat disappointing was the quality of materials used inside, which ranged from soft touch to hard and cheap-feeling in places. The biggest drawback though is rear passenger space, which became virtually non-existent from a leg and headroom perspective with a medium-sized adult seated in the rear.
Measuring 3 999mm in overall length with a wheelbase of 2 525mm, a height of 1 465mm and width of 1 743mm, Nissan claims a boot space of 300-litres or 1 004-litres with the rear seats folded fl at, which sounds encouraging given
its rather squat silhouette.Japanese design, French mechanicals
Available in three trim levels; Visia, Acenta and the aforementioned Acenta Plus, the Micra shares not only the same platform with the Renault Clio but also its French cousin’s engine, namely the tried-and-tested 898cc three-cylinder turbocharged petrol that produces 66kW/140Nm.
A crucial difference though is that the Micra tips the scales a smidge under 1 000kg, which made for nippy progress on the launch route leading out of Cape Town and on to Worcester.
Mated to a rather sweet shifting fi ve-speed manual gearbox, the only option for now, the Micra stacked up rather well in spite of being pummelled
by the gale force winds and rains that lashed the area during our test drive. The drive
Out on the winy Cape roads, the Acenta-spec Micra, which Nissan be-lieves will be the biggest selling variant, proved to be unexpectedly fun when chucked into a corner, although the tiny three-pot did run out of puff when faced with a slight incline. A continuing snag we also noticed with the Qashqai and X-Trail, is the rather high clutch bite point, which could result in stalling the Micra without careful balancing.
In terms of standard spec, the Acenta comes with niceties such as the afore-mentioned infotainment system, 16-inch alloys, four-speaker sound system with USB and AUX jack, multi-function steering wheel, cruise control, front electric windows, six airbags, ABS with EBD and Brake Assist, Vehicle Dynamic Control and Hill Start Assist. Conclusion
While defi nitely, a quantum leap in every area compared to its predecessor, there are a few drawbacks to the new Nissan Micra that could result in it being a left-fi eld choice instead of an outright rival to the Polo and Fiesta. Granted, while Nissan has estimated sales of some 350 units a month, the Micra, in my opinion, lacks the polish of its rivals despite the range being well priced and based on proven mechanicals.Warranty & Pricing

eSport fanaticsI
t’s fast-paced and fi lled with skill and strategy. It requires a minimum of
eight hours’ practice each day, and may soon be added to the Olympic Games. Can you guess the sport? Competitive video gaming, better known as eSport, is a thing.
It grew from competitive gam-ing in the internet cafés of South Korea, to televised leagues with over 300 million viewers and R250-million in prizes on the line.
eSport stars may even con-tend for Olympic medals in the near future, as the International Olympic Committee is con-sidering adding this activity to its list of about 28 sports. Two days before this year’s Winter Olympics opening ceremony in PyeongChang, eSports even got a trial run.
But is watching someone play League of Legends the same as watching swimmer Michael Phelps win a gold medal or local javelin thrower Sunette Viljoen a silver?
Local gamer Philip Guest (22), username DarkPriest, thinks so.
“You go to a soccer game, you watch the game and people call it a sport.
You can do the same with a computer game. It is a sport,” he tells Express.
Together with brother Taydn Scout Guest (18) and Micaela Ghost How (15), he forms part of Zigon, Kempton Park’s very own eSport team.
The three gamers practically grew up together. Micaela is goddaughter to the two Guest brothers’ mom, who calls her-self the Mother of Mayhem.
Micaela was introduced to gaming by an older nephew when she was six years old. “I love the feel of a controller and how you can get so involved in a game. It’s a way to relax.”
Philip and Taydn’s dad, by playing Super Mario, got them interested when they were only three.
“It was like my other world,” said Philip, who is also a quali-fi ed IT technician.
What started as an escape for many teenagers has quickly turned into a competitive in-dustry. Just earlier this month 16-year-old South African Thabo Moloi won R400 000 in
a Fifa eSport tournament. Team Zigon, who specialises
in games such as Counter-Strike and Paladins on PC, is well on their way to also make a big name for themselves. In February, they won an inter-national tournament, although they were only a team for three months at the time.
Preparing for such a tourna-ment takes non-stop practising, said team captain Micaela. Philip agrees. “At pro-level you need to get in seven hours a day, minimum.”
This team often plays from 9pm to 5am.
“In total, we will break for one hour,” Taydn explains.
Apart from dedication, gamers hoping to make it big need a reliable PC or console, and a strong internet con-
nection. Luckily, the latter is covered by Nepic, the team’s sponsor.
“Then, you need the right mindset,” Micaela adds.
“Don’t think you know eve-rything until you’ve actually been out in the fi eld. If you want to go pro, pick a competi-tive game.”
Philip’s advice: “It takes practise, practise and more practise.”
Whether you believe gaming is a sport or not, it is defi nitely here to stay.
To see what this team is getting up to, fi nd them on most social media platforms by searching Zigon.
